One of the things that I've really tried to do is just stay conservative and sometimes staying conservative I look back and I'm like dang, I missed, I missed an opportunity. Sometimes like your biggest regrets are the properties you didn't buy. You know that, that it's like, and it for me sometimes comes up quite a bit, you know but then they, I gotta focus on the numbers, I gotta focus on my gut and see if it, if it works. Um, property management is another huge lesson learned. Like it's critical that person that is in that office has to represent our brand. We went through at the Ivy at the Galleria. We're on our third property manager. That manager though has been with us since December and she's done outstanding. Our Google reviews are five star. She's leasing up the property. She's done incredible.
