Hey everyone. Hope you enjoyed the last video on tax benefits. Today I'm excited to do another video, this time on how to vet a real estate syndication deal. I'm going to go out on a limb and say that you and I both know what happens when we put the cart before the horse and get too excited about something before we know all the details. There are only two possibilities and they're both bad. First, getting in over your head, and two, becoming committed to a deal that doesn't align with your goals. When it comes to investing, it's the same situation. Before making any investment, it's important to vet the deal and the sponsor to your heart's content. I'm Wayne with CREI Partners. Hello and thank you for the time listening to this video. In this video, we're going to pretend you're getting to know some sponsors and you're all fired up about the next potential deal going to stop you from getting the cart before the horse and share what you should expect from sponsors and how to vet these opportunities. As the sponsors start to get investment opportunities, they're going to send you materials to tell you about those opportunities. One is the Investment Summary and the other is a webinar or conference call or some sort. So let's start with the Investment summary. Almost all sponsors will have this and it's going to be a long document, usually a PDF. It covers all the details of the investment and contains everything from pictures of the property to the projected returns, the financials, the business plan, the team involved, everything, everything. I highly recommend you scour the investment summary in depth. Next, we have either the webinar or the conference call. Not all sponsors will offer a webinar or a conference call when one is offered. You definitely want to attend live if possible. Why? Because the webinar will be one of your only chances to hear directly from the sponsor. Typically, during one of those webinars, they will walk you through every piece of the Investment summary and they'll add their own thoughts, their backstory, and their anecdotes to add a little flavor to everything. These additional ad libs give you an even deeper insight as to how the team works together and their perspective on investing and on the property. So you're definitely going to want to hear that. I also highly recommend attending live because there's almost always some time for Q and A. Even if you don't have questions on your own, it's always great to hear questions from other people who are thinking about investing in this opportunity. We will go through both of these the Investment Summary and how to best attend a webinar for real estate syndications and other videos in more detail, but these are the two main pieces that you should expect from a sponsor, an investment summary and a webinar or a conference call. Now that you're aware of the most common materials that should be provided to you at the beginning of a real estate syndication deal, what are you looking forward to most? Are you a paper person or do you thrive on the audio visual learning environment? Let me know in the comments below. Since I got your wheels turning, I want to let you know you can and should come learn more about real estate syndications and how they can help you achieve financial diversification towards your investment goals.
