All right, we're just checking out Ivy at the Galleria. We bought this property in 2022. This property has been one of those properties that has really shown and tested grit and just not giving up. We did a bridge debt on this deal and we used bridge debt in a way that would allow us to do what was needed and that was to bridge the debt to long term debt with a lot of renovations, a lot of value add. But like many properties, this property was hit hard in 2023 with valuations, with interest rates, you know, inflation, taxes, everything, insurance. But I'm really proud of what we've done. We've modified the loan to a fixed rate debt. It took a lot of effort, a lot of work. Our property management team is continuing working on the lease up. And the big thing is, is like not every deal goes exactly as planned, but how do you work through it? How do you not give up and then most importantly, how do lose investor capital? So this is a deal that we're going to continue working through. I'm proud of what we've done over the last year to position ourselves into a better environment. Because, you know, if anybody was doing real estate in 2022, 2021, even 2020, they all have a property that has struggled. And, you know, a lot of properties have gone back, you know, to the lender and such. And so anyway, I just feel very grateful, very blessed for our investors. I know this is one of the longer videos that I've done, but just really proud of the team, the general partnership team, and our investors for working with us and our lender for allowing us to modify the loan into a fixed rate debt. So that way we have an opportunity to continue pushing this business plan and moving forward. So anyway, I just wanted to give an update here at Ivy at the Galleria and excited for 2025 and what this property will bring.
