Hey everyone. Welcome to our next episode. Today I'm excited to discuss the tax benefits of real estate investing with some of my favorite cows in the background. Once you get the gist of what a real estate syndication is, it can almost sound too easy and too good to be true. Monthly cash flow checks, profit at the sale, passive income and tax benefits. So what point do you start to feel skeptical? Hey there. I'm Wayne with CREI Partners, and in this video I'm going to talk you through legit tax benefits available to investors in a real estate syndication. Real estate investors get some fantastic tax benefits. Just to clarify, we're not talking about loopholes and we're not doing anything illegal. Real estate is something that the government has recognized that is valuable because people need housing. And the government has recognized that they are not always the best at providing quality, affordable housing. And so they often look to real estate investors to help out as a reward. We get tax benefits. One of the benefits is that many of the expenses related to real estate can be written off. And a huge benefit there is a depreciation, which is being able to write off the value of the asset over time. Another fun term, cost segregation, is related to depreciation, and it simply means that you're allowed to accelerate those write offs over a much shorter period of time. So all of that together allows real estate investors to really reap a lot of great benefits that you absolutely would wouldn't want to miss out on. It's a huge reason why I diversified heavily into real estate compared to stocks. Taxes confuse most people, so it's okay if you don't know how taxes work. The important part is that you now know that these are benefits available to you as a real estate syndication investor and that your tax professional will fix you up 100% if you invested in real estate syndications before.
