It's not all roses, but it's like, hey, if you've got a sponsor who's, like, not putting his head or her head under a pillow when things get tough, they're communicating, they're working through solutions. They're able to, you know, modify loans or put in more money. That's what investors want. They want someone to truly be the jockey of the asset, not only in the good times, but the bad times. So I talk a lot about, about the good, because there's a lot of good. I'm grateful, you know, knock on wood. Like, all my properties are doing well. I've got one that we're modifying the loan, and if you would ask me six months ago, what would have happened, I would have known. Like, now I know, like, hey, at least we have, you know, a good Runway to continue pushing the asset. So I'm super excited about that. But hopefully, given my experience and just being real, to help investors become educated on understanding the risk. But also, like, how do you look at a deal and how do you know if it's a good one to. To invest in or not?
