Well, hey, Wayne, before we dive into your property, Candle Ridge Park, 128 units in Houston, Texas, tell us a little bit about yourself, how you got into multifamily real estate and where you're at today.

Yeah, so thanks for having me on. I'm based out of Central Texas here, so most of our properties are aligned within the Texas triangle with a heavy focus on Houston. But I started in commercial real estate back in 2007, getting out of the Marine Corps. I joined CBRE and worked with them for about 16 years and started my company, CREI Partners, in 2019. So I was working, you know, a day job, and I always say my 9 to 5 was paying for my 5 to 9. And so it got to a point where I was balancing both pretty well. But then as we were acquiring more investments and being really hands on, on, especially the asset management of those assets, it was just really difficult to do both the day job and my. What was a side gig, which, you know, was many hours more than just a side gig. But so anyway, in June of 2023, after, you know, I think we were at like four years of, you know, doing this business, I stepped away from the W2 after working with them for 16 years. And I've just, I've been going at it over the last year and a half or so full time as a real estate entrepreneur.
