Syndication really does sound like a big scary word. And adding it to real estate just boggles people's minds. So if you don't know what a real estate syndication is, don't worry, you're not alone. Hi, I'm Wayne with CREI Partners. And after watching this video, we'll know exactly what syndication means and why they're awesome. And you'll no longer be one of the mind boggled masses. Instead, you'll be that much closer to savvy investor status. Pretty cool, right? Syndication is just a fancy word for a group investment. So instead of you going out and buying a single family home on your own, you're taking that money that you would have put into your down payment and you're pulling it together with several other investors to invest in a larger, most often commercial asset together. And that real estate syndication is led by a sponsor who is an active participant. They're running the operations day to day, whereas the passive investors are taking the backseat. A great way to think about this is an airplane ride. So if you think about a syndication as an airplane ride, the sponsors are the airplane pilots. They're the ones making sure that we're on track and heading to the right destination. Then there are the passive investors who represent the passengers. By putting in your capital, you get a seat in the back of the plane. You get to sit back, relax, and enjoy the ride. But at the end of the ride, you all get to the same destination. And this is what it really means to invest passively in a real estate syndication. This imaginary airplane passenger visual should give you a nice perspective of what a syndication is and how a real estate syndication works.
