Welcome to another episode of Investing Uncensored. I'm your host, Andre Stewart and today we got a great guest. His name is C.J. kio. Is that, did I say your last name correctly? Sorry about that. He is the co founder of Wynn Properties llc. He's been a real estate investor in commercial real estate and residential for a long time. He got a good thing going on because it's just him and his wife running his company. So a lot of times those dynamics are kind of weird. But how's it going for you and your wife, man? Just to give us a little insight on partnering up with your wife and doing business together.
Yeah, I mean, partnering with my wife, it's a blessing and it can be challenging at times. We both have our, our personalities and we like to think ourselves as yin and yang. So we complement each other with strengths and weaknesses and we found a good groove on how to make it work. In the beginning it wasn't smooth, but perseverance and persistence in finding ways to make it work has served us very well.
You wanted the first people that I brought on that has done real estate with his wife. Right. A lot of times it's people just on their own. So I really had to start it off and ask you like, what's that like? Because a lot of times people are scared to do business with their spouse for obvious reasons. That's what you said. But if you can work through that, I think having a partner that's interested in the Same things you are is very beneficial and it's kind of obviously a lot more productive because you kind of can control what's going on within your household. You know what I mean?
Yeah, absolutely. And she's my biggest supporter, so having her on my side or both of us supporting one another is crucial to our success. I wouldn't be able to do what I do today without her, which is.
You know, a lot of people attribute their success to their spouses. So I appreciate that. And if she's listening, he's doing well. What made you guys get into real estate?
Yeah, so my story goes all the way back to when I was working at W2. I was a UPS driver prior to getting into real estate. And you know, at the time that's all I knew. It was a good job, high pay, good medical, good retirement. It was everything I was raised to strive for and I was content in that season of life until I wasn't. And what I mean by it wasn't is there's this time of year for UPS drivers that we look forward to it's peak season or Christmas for those who are not a UPS or up until this point, Christmas was fun, it was enjoyable. I took pride in what we did and it was manageable. But this one particular Christmas, I found myself working far more hours than I ever have in the past. And I was spending more and more time away from my wife and my young kids at the time. And it was just depressing, it was frustrating. I found myself not enjoying the position any longer. And I questioned how am I going to do this for next 25 years to hit retirement age? And wasn't satisfied with, with that long of a period of having to put up with something like this. So the shift happened during that Christmas where, you know, I told my wife I would like to quit and she's like, I'm in support of that because we didn't like not having you around during the holiday season. And she asked me the most game changing question, how are you going to replace your income? I had no clue. I was so emotional, so caught up in what I experienced in this Christmas season that I didn't think farther ahead of. Yeah, you got a good point. I get to replace this really good paying for profession with something else. And I had no clue what it was going to be. So little did I know that during this time frame of four to five months where I didn't see my family, I didn't see my wife, she was already investigating and researching opportunities that could support me leaving she got ahead of the game for me and she found real estate as her draw, specifically buying rental properties that produce cash flow. And her concept was let's produce enough rental income to replace that paycheck. And initially I was, I was actually against it. I was resistant to the idea. It was really about the limiting beliefs and fear I had around real estate. I didn't know real estate. I had no clue what buy and hold was or what owning a rental property wasn't, what involved in owning that and how it could look and being at the time we were living in Hawaii, numbers didn't make sense there. So I basically told her, you know what, go do you, I'll go do me. And we actually parted ways for the first year and instead I, I transitioned to startup businesses. I tried a whole bunch of things, basically anything I had the understanding of how to do or I could self run the business is where I went. So some of my businesses I started up were cleaning businesses, car detailing businesses, landscaping businesses. I was selling LED lights and hid lights for cars at one point. And I was on this entrepreneur binge. And the sad truth was none of them panned out. I actually fell into more debt than I did make profit because they didn't work. So after many failed businesses, about nine months later I came to a realization. You know what, it's not working. I'm more tired, more exhausted out of more money than I was when I was just purely working. Let me go check in on my wife and see how she's doing. And she was still dead set on cash flow. And I got curious around this because I'm like, you know what Jaz, I'm, I'm tired, I'm frustrated. What I'm doing is not working. Let me put away my pride and learn a little about real estate. So I started joining her at real estate meetups and immersing myself with like minded people. And it was weird because it was like I, I slowly dissolved this shell of defensiveness around real estate purely being around people who were doing real estate. I became more and more confident. I began understanding the lingo. I started to get excited about the strategy she was buying into. And we pulled the trigger shortly after that because I was on board now she finally got my support and that was the start investing journey. And you know, nine years later, we look back, we're in a, in a good position where both of us are both financially independent. We do not work a W2. We have a flourishing mentorship business that helps to teach people what we do to have what we have and we're loving life.
It's interesting. The one thing that I heard, and I'm a huge proponent for working on people's mindset just because of my background. And so when I hear people talk, I hear cues. And one of the big excuse I heard was you had a shift in your mindset because you were around like minded people. So tell me about your transition. And outside of you going to this seminar and having epiphany, what are the things that you do? What are the things that you do that kind of help with changing your mindset?
Yeah, I mean, it may sound silly, but I'm pretty sure your listeners and you have heard of Robert Kiyosaki. Rich dad, poor dad, right?
For sure.
Yeah. So how I came to understand him wasn't around the book. It was actually around his board game called Cash Flow. It was one of the things that I played with early on that started to turn on. The light bulb switches around. Okay, this game is supposedly based off of real life, and these are opportunities somewhere. Why am I not jumping into real estate? Because I find that I'm winning this game. There's got to be deals out there, properties out there that look just like how this game is. And that game led me to the book, which led me to podcasts. And it was just this ball effect of curiosity around how do I learn a little bit more, how do I get this knowledge and information so I can now then apply it to the strategy we're looking into? And that led me into the networking event. So there's a combination of a lot of things. And it's the investing in yourself. The Warren Buffett analogy. Right. The best investment you can make is in yourself. And I started to do that in the midst of my limiting beliefs.
It's funny because one thing that I do like about I have a game too. And anybody with any kind of career, they have a card for you on that game. So you could be a. I think there was a. I was a janitor one time, and I was able to get out of the rat race. Based on the janitor's profile. One would think a janitor can come out and buy real estate and make cash flow. Yeah. But it doesn't really matter. And that's why I like the game. So it's great to point that out because if people haven't played that game, they should play because it'll give you an insight or a shift in your mindset. Like, man, I could be a. A teacher or I can be a Janitor. I can be whatever the different things are, Become debt free or. Or, you know, be financially free.
Yeah, that's so true.
So then with you guys developing the mindset, with you becoming obviously financially free, is it strictly through real estate or. I know you got a mentorship company. How's that going for you guys? And are you teaching Strictly meant real estate. I know you touched on you having other businesses before you started. What do you guys focus on in your area?
Yeah, so part of Robert Kiyosaki, he has the. The cash flow quadrants, right? B, I, S, E. And the goal is to be on the left side with B and I. So we started with investing and creating our portfolio, and our portfolio actually got us to financial freedom. And the cool thing about success or perceivable success to others is as you make traction and stay consistent in what you're doing, you build a track record, you build credibility. And people become curious around how are you doing what you're doing. I never in the wildest dreams, if you asked me five years ago when we started this thing, thought I would be teaching what I do. And it was that shift of just staying in the grind until I got to success, which at that time for us, success was both of us quitting our W2s, which we did. And all of a sudden, everybody just came out of the woodworks like, hey, how do I do what you just did what worked for you? I want to learn more. People were like asking for mentorship. So knowing opportunity and the way my mindset worked at that point, seeing that there's opportunity everywhere, I found a way to create a win win where I can create this business where I support others to get what they want, doing what I already know and do, and giving them that head start to success. And while still adding to that casual quadrant of creating that business. And our business is purely focused around real estate. So everything we do is still in that niche of real estate and our strategy. Because we don't want to proclaim to be experts in flipping. If I'm not a flipper, I have friends who are experts in flipping that I will redirect. People who want mentorship in flipping. If you want to do what we do, then that. Then we're a good fit for you. And it's that abundance mindset, right There's. It doesn't need to be. I gotta have more clientele. I work with the right people. Because when you surround yourself with good people, you go so much farther in life.
It's funny because I touched on that in the podcast that I did, being able to surround yourself with the right people and putting yourself in a situation for success is a mindset thing with you. It's also, you obviously had to step out of a comfort zone in order for you to reach this level of success. And tell us about how you went from. For one, did you quit your job first or did she quit her job? You quit your job at the same time because that's an uncomfortable situation to be in when one person is responsible for the entire household. So give me a little bit about your own comfort, your, you know, your comfort zone.
Yeah, it was so. It was so funny because I was ready to leave far sooner than when I actually left. And it was largely in part to me and my wife both acknowledging we were at different levels of mindset. She was still a little bit skeptical about this being real. Right. Even though the numbers made sense. Everything was lined up. We had the history of it performing at a certain level. We were covering our income. She wanted a little bit more comfort. And I got to learn to respect that and goes back to having that, that powerful couple mentality in this thing. My urgency, my patience was tested at that time and what I ended up doing was convincing her by allowing it to look the way she needed it to look to get level of comfort. I left after four years of starting in real estate. She left after four and a half years. So not much longer after me did she quit. And we were both purely relying on this form of income. And it was just, it was just cool to see how that support and that mindset shift for her then allowed me to then stretch her and get more uncomfortable. We have the same get comfortable being uncomfortable. That's where growth happens. So for us, our growth happened more after we took that step of and leap of faith. We thought we arrived and, and it was so cool because at the time I was networking with people that were far more successful than me and they're like, dude, get over the arrival. This is a journey. You're just stopping to take a quick glance at the scenery now get moving, right? You don't want to stop the momentum roll. And we just kept rolling after that. It was like I could smell the roses for a minute. I'm enjoying it. And now what's next? And get excited about that. And that's how we continue to stretch ourselves as we grow in what we're doing. We have a 10 year vision. We create because of it. We want to see where we're going to be in 10 years. And aim for something is. The thing is if you aim at nothing, you hit it every time. I have intention behind where I want to be in 10 years and so is my wife. And I want to make sure I'm in alignment to where we both want to be going so we can alter our vision and goals around how it supports us best.
So I'm pretty sure people are curious, right? You left first and then she came. So what I want to know, in the time when you both were off, obviously you had to be at a certain level of income for you to be comfortable leaving. And she had to be at a place where she felt like you guys were both comfortable leaving. Did your income quadruple? Obviously when she came on board, it had to explode. So tell me a little bit about what happened when she came on board to help you out, when she stepped into the same mindset that you did, man.
So we, we were, we were at least double of our, our expectation when we both left and when she came on board. I haven't checked last, but we are well beyond comfortable because of what we've been able to stretch herself in. And she was like my fuel to my already burning fire. The moment she started pouring into to me and to the business, into what we had in our vision, we just exploded. And it was just so, so good to have a partner that wants to run alongside you at the speed you're running and also encouraging me at times because the reality is I face trials like, like everybody else. And at that moment, I have a choice. And the choice is so powerful. If your listeners can take one thing away from this, your choices you make daily matter far more than those big things that people like to highlight. So for me, it's in those little decisions in life that I'm creating the habits for success. And with her on my side, my successful habits are strengthened.
That's like I was going to say that habits are what? I mean, what's the guy's quote? He said, we don't decide our future, we decide our habits, and our habits decide our future. The power of a habit controls your destiny, right? That's kind of how it goes. So you having a partner that's on the same page with you. A lot of times it's really hard for people to be successful in a relationship when the two people are on the same page. Because you're going to be spending a lot of time doing something specific that takes away what you could be doing with that person. They may not like that. So when you have two people together, Working together for a common goal. It's obviously going to strengthen the household. And so that's kind of what you have and what you're explaining.
Absolutely. And we, we like to say if you want to go fast, you go alone. If you want to go far, you go together. And that's the philosophy we've embodied in our marriage, in our business and alongside our team members. Now we've, we've been able bring others up to a level where they're reaching financial independence and now they're wanting to run alongside of us. So it's just creating that mass, that just momentum just follows that mass.
Have you ever thought to yourself, I wish I could get into real estate investing. You can change this as quickly or as slowly as you want to. Now imagine yourself networking and making new connections in real estate globally or buying an investment property in a market or country that fits your needs. People do, they know what I'm talking about. And now you can too with invest far, connect and join the network. Remote investing made safe and easy.
So what kind of strategies are you giving your students or the people that you're mentoring on how to trade their time for money and letting their money work for them?
Yeah, one of our, our key strategies we focused in on is the burst strategy. It's the idea that you buy, rehab, rent, refinance and repeat. And it the theory and concept behind the strategies. You can take limited capital and rinse and repeat it multiple times over, essentially compounding that initial investment over many properties when done Right. Right. So that's one of our strategies that we focus in on. And the other is just creating that. Like you said, we work a lot with mindset. How do you create a network that will sustain and continue to assist you in growth? See, everybody can, almost anybody can do a deal and it's more about how do you keep it right. The deal is just one aspect to our buy and hold strategy because the goal is to create a portfolio so you have that stream of income coming in. And when you don't know how to manage that portfolio, that's when you're top heavy and most people come tumbling down. So we, we assist with the, the beyond the obvious, you can get your deals done with us, we can show you how it's done, we can train you up to be and ultimately we want to make sure you're successful beyond just buying a property or two. We want to see that grow into portfolio. We like to use the monopoly analogy. Buy those green houses until you're ready to trade it in for the Red Hotel. And when you are, we have a, a higher level ready for those who are ready to go into the commercial space.
So you guys start with mindset first and then you get into the areas of trying to find the right deal and things like that. So do you guys provide the properties to them or you show them how to look for properties or what's, what's that like?
Absolutely. It really is either or it what they want. I, I love to see them do it on their own because the value in having real life experience is price assistance is sometimes what's needed to get over that fear based mindset of I don't, I don't know what I'm doing, I can't do this right. So we like to say borrow, borrow some of our faith in you. And that's where we come in and assist when we feel it's needed and we, we provide more support on the network level. So your core team members, like your agents, your property managers, your contractors, your lenders, insurance providers, the whole gambit you would need. We have a large list of vendors or referrals that you could try out to start that process quicker than going in from scratch not knowing anybody in the market. Right. And we introduce you to the market that we're in. It's just that immersion into and speeding up that process to getting your deal done quicker.
So when you're dealing with them and they're coming up to you with all these objections on why they can't be successful, how do you guys handle those and get them past that level of. Because limiting beliefs are like man, such a stranglehold on people's, you know, finances and them becoming financially independent. I don't think they understand that. But what do you guys, how do you guys shift them from those objectives?
Oh, it's a fun thing because I got, I got the honor and privilege to sit with Robert Kiyosaki for four hours in, in a very intimate setting. And he gave me a nugget that I still use today. He asked how many sides are there to a coin? And most people answer two. And what he said is there's three sides to a coin. There's the edge. Learning to straddle and stay on the edge into the ability to see them both sides of the coin and to make more of an informed decision than just seeing one or the other. So what we like to work with is we ask powerful questions. If you feel you can, I'm gonna ask you what if you could, what, what does it look like to Be successful because there's always a polar opposite to a negative. There's a positive to it too. Most only focusing on the negative because it's fear based, driven. What if you couldn't do it wrong? Right. What if you were successful in what would that look like for you? And they, they find themselves talking themselves into the opportunity by purely speaking into themselves positively. I like to see it as that language for action. Right. The way you, what you speak, you believe. So you're speaking negative. I can't do this. Well, yeah, you can. What was the Henry Ford quote? Whether you think you can or think you can't, you're right. Either way, I'd like to choose. I can. How do I get them to see that they can? Right? And that's the, the type of, I guess, basic fundamental mindset shift that we work on is what if you could and what if you started telling yourself you can. What if you started to say that this deal makes sense because based off of the facts and everything that we've taught you and what you said you're looking for, if it lines up, why are you telling yourself you still can't do it?
Correct.
And the only way to truly figure out whether or not this worked or not is to do the deal. Everybody likes to play in hypotheticals and performers, we like to play in action, create a result, debrief on the result. What worked, what did it, what's next? And you move on. When you get into that habit of I cannot fail, I can only learn and grow, and growth happens with a stretch, getting uncomfortable. So how do I get you uncomfortable? And how do I get you to believe in just taking that very next step? Those are the type of mindset things that we work on to get people over what we call perceivable mountain, which is really just a baby hump to us seasoned investors. But they can't see that yet. So those are some visualizations of what we would work with.
It's interesting because I just wrote a book called Epitome of the Mind and it's coming. It came out on the 18th. And so I talk about a lot of what you're saying. You have to reframe some of your experiences. A lot of people have lost money or they've done some things or they've seen somebody else lose money in real estate. So they have this, oh man, I can't do it. Or they have these limiting beliefs that they need to reframe certain experiences that they've learned from someone else through their own. And a Lot of times that's the biggest factor in people not taking the first step on doing real estate or any type of investing at all. And a lot of times people are just interested in making money. So when you get into real estate, you're just like, oh yeah, everyone's goal is to make money, live in a big house, drive a nice car, but they don't know why they want to do it. That is the biggest factor to me. Because most businesses only succeed because they're able to stay in business long enough. The consistency, they're able, the ability to be able to sustain when it gets really hard. Because you know when you're starting a business, it gets really tough. But if you know why you're doing it, whether it's for family legacy or whether it's for you to be able to send your kid to college, once you have that, why identify what that is when it does get tougher, when I deal, those fall through, you go to the next thing because you have a reason on why you need the deal to go through. So tell me a little bit like you guys go over people's why they're doing certain things.
Absolutely. We start off, everybody with vision and creation around what it's going to look like for you. Because we're not here to work with you just for a short period of time. We want to see you successful. So just like how I shared with you what we do with our tenure vision, we apply that to all those we work with. Where do you see yourself in 10 years? What are you doing in 10 years from now? And it helps us to see the roadmap of where they're going to be at and how we can adjust accordingly to get them to their why or their vision sooner. And it's leverage for me to bring up when they feel like they going to quit. Right. You said you want financial freedom because you want to spend more time with your kids. Are you going to allow your limiting belief or made up situation around a deal stop you from having time with your kids? And if your why is strong enough, nobody can talk you out of it.
Correct.
So we play with that and we like to start with vision because that's your, that's your ultimate goal. Right. 10 years out. You want this? Great. Here's what you get to do today to arrive there in 10 years, if not sooner. And most of the time people create 10 year vision. I'm. This is a testimony to myself too. My first 10 year vision. I was envisioning having 10 doors in 10 years. Well, that didn't happen. I exceeded that. And I haven't even hit my 10 year mark yet. Right. So just having that marker and, and seeing and adjusting, we call it pivoting along the way. When you learn to pivot, you may pick up that momentum and notice you're far more capable than you first thought you could. So it's time to go back and redesign what the vision looks like and reinforcing that. Why? And for me, my why was my family, my kids, my wife, the time freedom that comes with being financially independent. When I hit the roadblocks, when I hit the evictions, when I hit the deals that didn't quite work for me, that's where I dove, dove back into my why. And they were the driving force to, to get me back off my rear end and get back into gear and just work a little bit harder, do one more deal, push a little bit more for a better deal and really leveraging it. You know, it all starts with why.
Correct. And I, I like to ask this question that people come on the show so everyone can hear it. I know the answer, but I want you to tell me, did someone give you a million dollars? Did you, Would you, did you grow up with money? Were you rich for you to be able to start your business?
I barely graduated high school. I graduated with a 1.6 GPA. I made three months into college and I just found myself grinding away. And to me, it's back to Robert Kiyosaki's the seas are the, the A's work for the C students. Right. It's nothing against formal education and there's opportunity beyond it. I feel that in today's society, it's college or nothing. And that's, to me, it's a lie. It's misleading. You don't have to have a degree to be successful in life, and you can still be successful in life with a degree. Just know that there's options. We love options in what we do because we're never stuck when we have options. And that's what I preach out to the, the younger generation that I, I get the privilege of occasionally spending time with Castro, playing with and mentoring at some level is, you guys have options. Create that vision. Where are you going to be in 10 years and allow that to help design what you should be doing today.
To piggyback off what you just said. A lot of times education is linked to university or college. Yeah, I talk about this in the book. I got a quote from Albert Einstein and said, education is not the learning of Facts, but the training of the mind to think that can happen in any setting. You can have it listening to a podcast, people listening. Right now you're getting educated where you believe it or not. Whether you're just riding your car, riding around, we're still giving you information or education about real estate. And so many different people have came on talk about the same thing, which you're saying about mindset being the common denominator. And I'm pretty sure the clients that you deal with that are new investors, the ones that go from 1 to 5, they probably have the same mindset. You know what I mean?
Yes, yes, absolutely. And we're experiential based. We want to create the experience because experience is what lasts. Theory, reading books, it all good to gather information. Now applying it is where everybody finds that roadblock to what you're calling that mindset, the limiting belief. Right. Taking what they know and then applying it. For some reason, there's a disconnect. For most. Bridging that gap is where I believe somebody like a coach or a mentor will assist you in because they've gone ahead. The path is there. All you have to do is cross it.
Correct, man. And with technology being the way it is, you have so many free mentors, I'm gonna call it that, because you don't have to directly know someone for them to be your mentor. You can have a distant mentor. Like for me, I didn't hang out with Kobe, I don't know Kobe. But for me, Kobe, like most people, was a mentor from afar. And so with people having YouTube, having podcasts, you in essence have a mentor that you just directly not hanging out to and that you can't just text. But I talked about this in my last podcast. With technology being what it is, if you send a compelling enough message to the person that you are looking up to as a mentor, you have the ability to probably get a response if you have the courage to take that step up and message that person. So I don't know, I think the victim mentality that is going throughout our society, which everyone knows right. Is not a thing that's not, you know, known to people. That's what's the biggest limitation for people, being successful.
Absolutely. It makes me think of Edmund's quote, the moment you accept responsibility for everything in your life is the moment you harness the power to change everything.
Exactly.
You, you start to take ownership over. I can do this. I am not a victim to circumstance. My grades lack college degree. X, Y or Z. I'm going to Find a way, because I control my destiny. And now you've got that power to create and do anything. You'll put all that time and effort towards your limit.
Your only limit is yourself. And I used to hear the quote all the time. Impossible. Like, nothing is impossible. Right. So it's just like. It's one of those things that it's like once you start going and you started gaining more knowledge, you're like, really? Nothing is really impossible. It's not. It's not out of your reach, depending on what it is. Obviously, like, you know, being an athlete, obviously you need certain skills and certain requirements for that, but other than that, anything you're using your mind for, it's fair game.
Yeah. And it goes. It goes back to your mindset on. It seems to be a theme on this. This recording. Asking right questions. So Robert Kiyosaki always says, don't ask, I can't, or don't say I can't afford this. Ask, how can I afford this? What can I invest in to create the residual income to afford this? You know, and just shifting that little degree can change your trajectory over time.
I like it, man. With that being said, you know, we spent time, a lot of time on mindset within this podcast because we talk about real estate all the time.
