Aaron Whybrow explains how first-home buyers can release parents from guarantor loans. You need to get your loan-to-value down to around 80% of the home's value, either by building equity or paying mortgage insurance. Refinancing into better products later helps you pay down faster and build wealth.
Hey guys, first home buyers that have bought in the last two years, this is for you. Have you been able to release mum and dad yet? If you used a guarantor family pledge style loan, have you been able to release mum and dad yet? If not, it's probably time to think about strategies that you can do it cost effectively. Pay down your home to 80% of the market value, release mum and dad by paying a bit of mortgage insurance. What do you have to do when mum and dad want to move, Move country, move state, move somewhere else, move into a bigger home, smaller home and your property is still locking them down. I would love to talk to you guys but the biggest tip is pay down the loan, build up some equity, maybe pay a little bit of mortgage insurance. And if you really need some strategies on how to do that, especially in the market in Sydney at the moment we are seeing some changes downwards and we're seeing some changes upwards. So sometimes we may need to refinance into special loans like no mortgage insurance for 85%. There's a couple of new lenders that are coming out with that. Or we might need to pay a little bit of mortgage insurance so that we can be on our own two feet with our assets. Then we can take your current home loan and see what we can do to benefit in the future and pay it down even further and build some more wealth. Alright, just a tip, let's look at releasing mum and dad from your first home buyer mortgage. Bye now.
