Off the plan

Aaron Whybrow explains how to borrow against off-the-plan properties in Australia. Market shifts and stricter lending can leave you underwater at settlement, so have backup plans ready: use a broker, buy in your own name, or find another lender.
Hey, it's Aaron here. Just another tip on off the plan borrowing this time of year. I'm getting a lot of settlements coming up for my clients that have been bought a property two to three years ago, whether it's in anywhere in Australia, it's any units, things like that. And one of the things that has attention to people when they borrow off the plan is one is that they're trying to look and capitalize on future market improvements. But there's been some changes recently and sometimes the off the plan property comes undervalued. So you need to check this out. You need to have two to three options ready to go when you're buying off the plan. I've done it before and I may continue to do it, but you really need to have two to three options up your sleeve if you're borrowing off the plan for your self managed super fund. There's a lot of changes in that market and a lot of products have been withdrawn from the industry. So you do need a broker to help you out to get the right lending for that. You need to have another strategy, maybe putting it in your own name too. So off the plan can be great, can pose its issues, but if you're needing to buy that property, absolutely it is a perfectly legitimate strategy for investment or your own home. So have another option in place and I look forward to speaking to you soon. Bye for now.
