Aaron Whybrow walks through a three-month refinance that used home equity to buy the business premises the owner was renting. The deal converted rent payments into an owned asset, pulled in tenant income to strengthen the application, and locked in a longer term at a lower rate.
Hey, it's Aaron here. Just want to let you know about a deal being able to finance recently it was another complex deal. It took about three months to get approved. This was a refinance and using the equity in the applicant's home to be able to leverage to buy the business that they were going to that they are actually operating their business in right now. So at the moment paying rent to a landlord, that could change at any time got an opportunity to buy the business and also that business premises has the ability to put more tenants in as well. So not only are we able to add back the rent that was in the self employed area as income, we're able to also add in the third party rent to be able to get the loan approved and get the control of the asset for the person's business and also look at how we can maximise leverage off the family home to be able to reduce the interest rate and get a longer term for being able to pay back. So if you're looking at buying or leveling up your business to buy the office block or the industrial unit or anything that you're looking at to control the rent in your control versus in your landlord's control, comment below.
