WHAT DOES A MORTGAGE BROKER AND ARBONNE CONSULTANT HAVE IN COMMON?

This is a conversational YouTube interview between Kelly Wilkins (an independent Arbonne consultant) and Aaron Whybrow (a mortgage broker). Aaron explains his role: he has been a mortgage broker since 2012, works full-time for the last four years, prepares loan applications, coordinates with banks, and helps clients with lending strategy (especially for investment property). Kelly asks about stress reduction and begins offering non-monetary tips (gratitude).

Four years (prior to the interview).
Hi, I'm Kelly Wilkins. I am an independent consultant for Arbonne and I'm sitting with Aaron Wybrow. Aaron, I am excited that we're here together today because I know a little bit about what you do around mortgage broking. But I wanted to ask you a few questions because I know that some of the questions that I have, a lot of people have and out there around mortgage broking and services that you provide. First of all, tell us, tell us for those who are watching.
How long.
You'Ve been doing this.
So I've been a mortgage broker since 2012. I started up part time like most people that start in a business start out like. And in the last four years I've been doing it full time.
Fantastic. And what do you love about what you do?
It's an interesting question. What I love about what I do. I suppose it's more around because I sit in the middle of the transaction most of the time. I'm not the one that approves it. I'm the one that prepares the application. I'm not the one that does the money transfer stuff that's typically the bank. But I'm the one that facilitates that in the middle. My role is to facilitate the transaction in the middle and complete all the paperwork to begin with. So what I like to do in my job is I'm serving you as the customer to put your application together so you don't have to do it. And that takes a big lot of stress off you. And then I also do the phone calls that you have an expertise in a different area and I have the expertise and staff to make the hour phone calls to the bank and different things like that. So my whole job is really to take stress and pressure off you. It's not that stress and pressure won't come, but it is a big slice of that pie of stress that I can take and do that work for you.
And you are very good at that.
Eating the pie or the stress?
Well, pie comes at the end, right?
That's right.
And that's a big part of, I guess if you have something that's important to you, such as, you know, developing your future for buying property for investment purposes, you up to a big game and in and. But you can't be all over it all at once, right. So you need somebody like you to be able to, who can take that time to, I guess, tick all the boxes and make sure everything's going right. And you were saying as well, take that stress off. So a lot of the time that stress comes when you're sitting on the phone and you're waiting for the bank to get back to you. And that's what people experience. Right? That's what boils your brain sometimes when you're going through those processes is those mundane things that people have to do in order to get the approvals. Would that be right?
I'm the accessible person to the, to you or to the client. So the client can call a mobile phone number and get either myself or one of my team members. Which is not like a big bank where you've pressed number one for number two. You've spoken to Sally in the morning and Sarah in the afternoon and Alex in the evening and they all have to spend 10, 15 minutes to get across your file. They all have to try to figure out where the other person's up to. We have to do that internally for your application to the bank on our side, but we are the coordinator of the information so that we can give that back to you. Now. It's not always the case that we give you back. It's all progressed normally and it's all good. Sometimes we do need the interaction for help with the outgoing bank or help with an extra document or maybe we need to brainstorm together because we are in it together when we're buying houses to be able to see what flexibility do we have to get a little extra time. And typically we find with the banks, and especially at the moment is that they just need a lot of time.
Wow. Wow. And that's fabulous because someone like myself who is, you know, wouldn't know what piece of paper to show the bank and wouldn't know what they were wanting. You take a lot of that pressure off and stress off by going, all you need to do is step one, step two, step three, and ta da, there it is.
And it comes down, we all talk about that. We need to take time to prepare and we all want to jump in very, very quickly and we do have to ask a lot of questions up front. We do have to prepare a lot up front. Because if you do, I've had times that I've put unknown to me. And that's another thing. Being honest back to the broker is a good thing. Whereas we've submitted an application to a bank and then someone else has submitted the same application to the same bank and the banks declined both because one has it all strategically all put out nicely and laid out the way it needs to go. And then when the other one comes on top, for one reason or another, it has if you have three car loans, they might just report it as one big car loan instead of the three. Or they might just whack all the income together where there is certain types of income that are treated differently. And once you start confusing the story to a bank, they get scared and they're the ones providing the money and they're basing it off the information that you've already earned the money or you've already done things to try to predict what's going to happen in the future. So having the story, having everything correct and not shopping around to so many places, and we've got clients that are scared and they've come to us with their credit file is another variable in it that's got like many different transactions because they got scared and they wanted a loan quickly. Yes, we have to slow that down and we have to put the story together. We have to screen it up. We are the people that can take your information without your identification and talk to the banks and go, yeah, what if we present it this way? Doesn't match your policy. Does it match this? Does it match that? Okay, it doesn't. We'll go to the next one. Does it match this? Doesn't match that. We thought we could have got it there, but there's just one little nuance with your circumstances that change it. So when you're going to a bank, if you don't get that, I'm going down the aisle of Coles and I can buy different brands where you're only going to one brand. And that can be a little bit of a nightmare where I can go to the multiple brands with the same piece of information. I know where it might go, but there's usually something that needs to trigger one bank over the other.
That's really powerful. Having someone like you who knows nuances are to advocate on your behalf so that you get the right story across, you only have that one chance, really to just tell the story the right way. So they say, yes, here's your approval, here's your, you know, you can go buy your dream home investment and now you can go live the life of your dreams. And at least that portion of it you have provided that. And that is an amazing and invaluable service. And I love the way that you've explained that. So it's a massive stress reliever to have you on your side when you're out there looking for property for investment. Is that what you do mostly as investment property for people?
So my role is around the strategic lending assistance. So it's understanding where your circumstances are. So the most common thing is I want to buy a car and an investment property. So how old's your car? It's only two years old.
Do you want a car and investment property?
The one go we can. But it's more understanding that if your car is going to die and it's going to prevent you from working, we may have to delay the investment property because of your numbers. We could do them both together depending on what the numbers look like. But sometimes it's a sequence of events. If something's preventing you from earning money like a car breaking down and needing a new car and having a family safe, we can push the investment property out. That could be a logical idea. May not. You have a car that's only two years old and you want to buy the next fancy Porsche or Maserati and you want to buy your investment property and you need a loan to do both. That may not be the best strategy. First we may want to go down the line. Let's go for the investment property. Let's see how your car's going in a few years time when we've affected your net wealth by using the bank's money. And the lending strategy is what I get involved in. I don't totally get involved in the property side. I leave that to the experts. And your husband's one of those experts. And we put that together together. So I'll put the lending strategy together. We'll match it up with the property and then we'll match it up with the next transaction.
Awesome. Awesome. Seamless.
Yeah.
Yeah. Because you know the right people to work with who are going to provide the right goods for your client at the time. Whatever that needs to be.
Yeah.
Yeah. Super smooth and simple. Stress free. Not always free, but less. Less like that. Do you have any advice for anyone who is shopping around looking for the right mortgage broker? What do they need to be aware of?
You can sum it up pretty easy. If you're looking for a mortgage broker and you want to look at whether I'm the fit or someone else is the fit, you need to know that a mortgage broker is going to come and meet you where you are and brainstorm with you in your time to make sure that you get the right outcome. So you just need a mortgage broker to meet you where you are. But then next level to that is the type of transaction you're doing. There are different brokers for different transactions and there are different brokers for people that can do all the transactions. So you've just got to look at the experience and someone that's going to meet you where you are.
Perfect. Perfect. Well, is there anything else that you would like to add?
So I suppose, Kelly, on your side of the fence you have Arbonne. So if I'm going to take on all this stress from people, what's a couple of good tips that we can reduce the stress?
Well, I have some fabulous tips, first of all, that don't involve money or time. So without involving any products or anything that you do, first of all, my number one tip is gratitude. Look at what you have and be aware of everything that you have because there's always someone who has less than you. Yes, there's always someone who's going to have more than you but it's not about what they have. It's about, you know, what you can appreciate because you can't get more unless you appreciate what you've already got. And even if you do get more, then you're not going to.
