Andrew Postell recommends two cheap tools for house flippers: star-head coated decking screws that won't rust or strip, and a battery-powered watering timer for new sod. Both solve real problems without needing expensive systems.

Hey now, DrewTube time. Of course, I'm at my flip house. Where else would I be? But today I want to talk about 2 important tools that I think that every flipper should have in their actual toolbox, or contractor, or whomever's doing the repairs on the home. All right, so these are so basic, but I want to point something out. I'm working on this deck like I have been. You can see like this plank, I mean, it's not even, not even fastened down anymore. So the original person who installed this deck Used nails. You don't use nails on outside lumber, especially something that you step on, that expands and contracts over time. It's in the elements. The nails will eventually wear out, become loose. We always use decking screws. Now these in particular, I mean, you can see they're brown, but I like these with the, the star head, if you can see that. The reason why I like those is because you can't strip them, and even the box comes with A star head drill bit. So you don't even have to have a lot of tools to it. But if you're on decking or fencing, you got to have a screw, one that's got a finish on it so it doesn't rust, and you can choose your color. Now, the other tool that I think that every flipper should have— again, these are so basic— but you need to have one of these, which is your timer for your water. These run like $40, but I've had it for like 8 years. It runs off of one AA battery in the back. It's waterproof, but I set my times. I can water the grass when I'm not here. I don't have an irrigation system. This allows me to plant the grass or put down sod and not have to worry about coming to the home or the sod dying. I can time it, and it's legal because in the city that I live in, we're on water restriction. Unless you're selling a home that you just planted grass on. 2 important little things that every rehabber, contractor, and house flipper should have in their toolbox. Hey, I'm Andrew Postell. Thanks for watching today's DrewTube.
