$200K in 6 Months: Investing from Israel to US

In this live coaching session, Chris Prefontaine, Zach, and guest Avi discuss how Avi, based in Israel, generated six‑figure earnings in six months by using creative real‑estate financing. Avi explains his turning point—joining the In‑the‑Trenches bootcamp, connecting with a reputable wholesaler, and closing two 10‑year, 0% owner‑financing deals. He breaks down a Gettysburg, PA deal: $175K purchase price, $17.5K wholesaler fee, 10% down, seller‑financed at $1,250/month (plus taxes) with a $400/month payment to the seller, yielding roughly $90K profit over three years and $800/month cash flow. The conversation covers remote deal sourcing from Israel, the importance of credibility with wholesalers, the role of call‑critiques, role‑playing, and the ACCA framework to shrink calls from 15‑minute scripts to 2‑minute precision. Avi describes his support team—two part‑time virtual assistants and a trusted local associate, Rob—who handle calls and appointments. The group also touches on community resources: the President’s Club, funding options like Eaze and Seven Figures, and higher‑ticket coaching programs. Throughout, Avi emphasizes persistence, practice, and leveraging a community of coaches and peers to scale creative‑financing deals across markets.

I saw a wholesaler that I connected with and was well known or reputable, and I knew that he was buying deals in Pennsylvania and New Jersey, which was right near Avi. So I just tagged him on a Facebook post that the guy made and I was like, hey, talk to this guy. He talked to him. I think he's bought 3 or 4 creative financing deals directly from the wholesaler. In one of these deals, one of these deals, it was a 10-year, 0% interest rate. So it was a— it is an absolute no-brainer. I think it's like a $200,000 deal. And he did it because he paid a wholesale like $20,000 to get the deal.
We whiteboarded at boot camp. It was $200,000 if he doesn't go full term.
Wait, is he with us?
I'm here. Can you hear me?
Yeah, we like to sit.
Hello, everybody.
Hey, Abby.
It's funny because like this we have here, Abby. How to do that?
He said he could.
Are are above me and I can't see you. So I thought I thought God was here.
Well, I'm in Jerusalem, so okay.
Good morning, Abby.
John.
I mean, when we can get view of you, we'll tell you. But right now, you can only see— you can see right now, you're just the voice of God. So appropriate right now.
Okay, let's figure out.
Okay, we had no questions for you. We just wanted you to be up there.
Thank you.
You could, because we've been— we've been looking forward to having you. You produce a, you know, six figures. In the last, like, 6 months, it's almost like $200,000-something. I have— I don't actually know the numbers. I mean, maybe you could tell us, what are your projected paydays on your deals right now?
Right now I have 3. They're closing in, not going to the full terms because I have to correct you on 2 things. One is I have 4 kids living in Israel. That's number one. And number two, 2 of the deals Were 10-year, no-interest owner financing.
And—
Hey, when you're good, you get 2 of them.
You get 2. Having good connections and not even going full term. I'm talking about at least $300,000.
Oh, love it. All right.
Yeah.
I love it. So what? I mean, Avi, you look.
I'm looking.
I'm looking.
Go on.
You really were.
Yeah, I know because that's how I feel right now. Avi, there was a there was a turning point, right? You you worked with us for some time, and there was a turning point. It happened within within like the short period of time. You got a lot of people here that are either trying to get to their first deal or trying to get to their, you know, their next, like, third, fourth, fifth. What was the turning point? Like, when did everything kind of start to click for you? So that way we can fast forward and help out some of these people here that have been working so hard.
I don't know if I can pinpoint it exactly, but it was probably at an In the Trenches boot camp. And Besides you tagging me with that wholesaler, you got on the phone with me as well with the wholesaler and you made that connection. At the same time, I was also working on closing a subject-to deal of my own that wasn't through a wholesaler. And somehow just everything came together from that point.
Because you stayed at it.
Stayed, yeah. I stayed at it. And as you guys point out with the community and In the Trenches Bootcamp is Extremely valuable. That I don't know where to begin on that one. That's worth everything.
Getting skill set question, Avi.
Is it?
I pointed this out to you, so it's not talking out of school for you, but so they know. When Avi first started, surprise surprise, his calls were long and off script, and we helped work through that. And then he recently said to Colin, probably two months ago now. I said, I— it was like very little I could critique and I was looking for stuff to critique. And it was like a, I don't know, 2 or 3 minute call. This happens all the time. It happened to Judy recently where she put a call in. I'm like, that's night and day from where you were before. So for these guys to know, did you love calling at first? Maybe you did because you were in real estate. And what— how did you make that transition from 15-minute off-script calls to 2 or 3 minute nail it? Because that's why you're where you are right now.
Right. So I did not love calling. And to be honest, I still do not love calling, but it's like, oh, hello everybody.
That's what the voice of God looks like.
Oh yeah, sure. So again, I did not love calling. I did not. No, certainly did not. I still don't love it, but I'm much more comfortable now. And a lot of it is just, it's doing the reps. And sending in your calls for call critiques. It's the, um, as you always talk about, ACCA. You just, you gotta, you gotta do, you gotta get the call critique, you gotta adjust it, and then do it again and just keep at it.
Roleplay, Avi?
I, yes, I do roleplay. Uh, not as much currently because of the time difference, but I was roleplaying with, with Judy. I was roleplaying with Jessica a while back. I was roleplaying with John Bristol. Yeah, so find quality people to roleplay with.
Yeah, question for you guys. Do professional actresses and actors practice?
Yes.
Do athletes practice?
Yeah, they do.
So why do we— why do some people in real estate get in and think that they can just do it? So strange to me. So great job, Avi.
Avi, how, how far is where you're located to the properties?
I guess.
Guess how many miles?
7,000, 8,000.
Okay. 7,000, 8,000 miles. Okay. How different is— how different is it for you to buy real estate deals from 7,000 or 8,000 miles away in comparison to what you were doing before?
It's very different. And I'm— one of my issues that I still struggle with is doing everything on my own. And I've had to learn to rely on others. I don't know, is Rob— I think Rob Ciccelli is here. I think I see him. And we're saying good things about you. Don't worry.
No, I'm just kidding.
And he's been— I learned to trust him over the time that I've been with you guys. And I've been leaning on him in terms of going on appointments, meeting with buyers, that sort of thing. And he's been very valuable on that end. So that's learning, meeting someone within the community, trusting them, and then Relying on them has been a big growth piece for me.
These guys, no surprise, are 2 of the 5 in President's Club, Rob and Avi. So they've formed a bond and they rev share on their own arrangement. Pretty cool. And there's associates, as Zach said, in a lot of markets. So you can accomplish the same thing.
Somebody that's buying virtually, right, like yourself, you obviously have some boots on the ground. What other Like, what other resources— like, if somebody else wanted to buy in a different market, like, what other resources would you recommend people have in order to buy in a different market?
I'm still working on that. It's a work in progress. I mean, boots on the ground is important. Your support certainly has been important. I am utilizing VAs to make phone calls for me. But again, that's not day one. I didn't start doing that right away. And I know I don't recommend that to nobody, and I know none of the coaches recommend that. So it's just growing the team is a big piece of that.
Love it. I'm going to open up the room and see if they have any questions for you, because I think this is cool. And if anybody says the big man upstairs is not humble, you know, you're clearly proving us wrong.
Can we pass the mic? You guys, this is your chance, as always, to pick Avi's brain a little bit. And Avi, thank you, all kidding aside, for coming on during—
Yeah.
What time is it?
It's about 8 p.m., 8:20.
Oh, so you're just in the middle of Hawaii.
No, it's Hawaii.
Good afternoon, Avi. As everybody affectionately calls you, Lord.
No, no, please don't.
No, I'm just kidding. I'm just kidding. I know. Maybe not too funny to you. My name is Carlo, kind of new to the organization come August. Can you dive a little deeper into each of your 10-year zero financing deals? Just kind of break it down, maybe like a deal sheet kind of a breakdown of what you've done, just to kind of give us an insight. And how you did it. Thank you.
Okay. So I'm— break down what I've done. Both of them were actually negotiated by the wholesaler that I've been working with. That's— I've been very fortunate that the wholesaler that I've been buying from understands creative financing, understands what's a good deal, and he's been presenting me with good deals. In terms of numbers, let's see what I've got here. I'll do the most recent one, which is in Gettysburg, Pennsylvania. I bought it for $175,000 and I had to pay and I did pay the wholesaler. So this is something— this is not a day one purchase. You know, this is like something you do after you got a little more experience. Another $17,500 to the wholesaler.
With 10% down.
Like 10% down. Right. Which is more, you know, it's more than what's traditionally done within the, within the community. But this was handed to me, you know, so it just made it very easy. We're selling it for— we're basically coming in for $192,500. We're selling it for $240,000. The monthly payment from the buyer is effectively it's $1,250 a month plus property taxes. I'm paying out $400 a month to the, to the seller with no interest. And ultimately I'm scheduled to make about $90,000.
You know, rather than—
What?
Oh, that's over. And that's just over a 3-year term.
Yeah. $90,000 in 3 years. Thing goes full 10. I mean, that's like a— yeah, $270,000. I'm just going to use my simple multiplication.
No, it's spot on. I mean, at the boot camp, you guys, I don't want to go too deep, but at the boot camp we talked about, you know, can he owner finance that buyer for 5 more years if he wanted? There's all kinds of twists he can do with this deal. He just gave you a basic bare bones, run-of-the-mill vanilla 3 years. That's what he gave you. And it was $90,000.
Yep. All right. So just put this in perspective. You made a connection, you paid $17,000 to then automatically walk into $50,000 in equity, right? Because you bought it for $192,000, you sold for $250,000-ish. But you're making— was it $800 a month in cash flow?
Yep, correct.
Okay, so who wouldn't do that deal? I mean, wouldn't you figure out how to get $17,000? 7 figures.
So I'll say when I first came across, I was nervous about what to do and I brought the deal to— I don't remember which group, whichever online coaching format it was, whether it was the weekly meeting or something else. And I'm going over the numbers with Rusty and he basically looks at me through the camera. I was like, well, what are you waiting for? And here we are. Deal's already sold and we have a tenant that's in place and we're moving forward.
How long did it take you to find the buyer on that one?
It took under a month. And the biggest difficulty I had was we couldn't I was advertising for about 3 weeks before I can get somebody in there. And just because of the terms that we had with the wholesaler, I couldn't get anybody in. As soon as we got people in, within a week we had it done. The person who we ended up selling it to was the, I think, the first person who called me on that, on the property. And they waited to get in and they waited and waited and kept asking me and They finally got in and they were the ones who made the best offer.
And I asked the buyer situation because the seller came from a wholesale, but what's the buyer situation? Why did they need rent to own?
They actually had been there. They were in another rent to own situation that was going south. I don't— I didn't quite follow all the details, but the person that They had— they were under a rental contract in another property they'd been living in for a couple of years. And somehow that deal was falling apart, not because of them, but because the owner, the seller, wanted them out and they were suing the seller. Wow.
Was this the one that you just funded Monday this week?
No, that we just found. Yeah. Oh, that just came in. Yes.
This just happened, guys.
This buyer, it just happened.
Yeah, this is the newest buyer. It's awesome.
Love it. Who else? Well, let's ask questions, right? We got a couple more minutes.
Hi, Avi. Thanks for joining us. How many members are on your team and what are their titles?
Good question. Let's see. I have 2 VAs that call for me. I have Rob, whose title is—
He goes by Rob.
He goes by Rob because he's the man. He's the man. And trying to think if I have any other— well, I don't have any other real active team members. That's my— those are my top 3. I mean, of course, the guy sitting up on stage and As well as the other coaches.
So 2 VAs part-time?
Correct.
Okay. Simple, guys. The wholesaler, he hasn't— he pays as he gets deals.
He's not—
he's— he could be considered his dream team, I guess.
Yeah.
Yeah.
Okay.
Mike.
Yeah.
So there's a variety of conversations you got to have. One with the seller. One, if you're going through an agent, can you just touch a little bit on the conversation you had with the wholesaler to get him to send you deals and what that looked like, sounded like?
Well, the original conversation, I was trying to have conversations with him and initially he was ghosting me and I just suspected the particular deal I was calling about, he already got it sold. So he was just, because I was talking about trying to reach him about a particular deal, He was just ignoring me. Then at the In the Trenches boot camp, I got Zach on the phone with him, and that created a level of credibility that I had not been able to create because Zach's buying a lot more properties than I am through wholesalers. And after that, this wholesaler was just posting things up on Facebook. So it's not like I needed to find, to have him really send me the properties. But now I'd say the biggest thing is that the first one I actually bought from him, I did everything I said I was going to do. I did it on time or before I said I was going to do it. And he now, the second deal that I got from him was because I had already built that credibility with him. He told me on the second deal, he says, I'm going with you versus another offer I have because I know that you do what you say you're going to do. So that's just follow through.
Maybe one more and then we—
yeah, let's do that.
One more question, anyone? Here's your chance. I would ask him why the seller did what he did. Do you know why the seller did what he did even though it came from a wholesale? Do you know the motivation behind the scenes or no?
Yeah.
Depends on which other— the most recent one that I sold, the seller was moving, moved to California. I don't know the why, why they moved to California.
Well, that's enough why.
Sure.
Awesome. Yeah, I think we're there.
Well, Avi, happy holidays, my friend. Yeah. Amazing.
Thank you for doing that for us. Appreciate it.
You're welcome.
Yep.
Everybody give a round of applause.
That's good timing. Thank you. Thank you, Avi. Do we want to just take 2 minutes to talk about ease? Because it came up 3 times and because everything else they already went over, kind of.
Sure. I don't know if we— do we have it?
I'm saying even without it, we're sure. Okay, so we have a couple of you guys went through 7 figures, which I describe it as sort of a long-term process, no matter— I mean, if we never see each other again and you're doing the restaurant business, you know, you should go to 7 figures, right? Because it's business credit and you should do that. Zach made reference to a company that we took, I don't know, better part of 4 years.
Yep.
To get approved by. The company's called Eaze, E-A-Z-E, and they are set up to fund education, which is why we had to get approved from them. So you can apply with them if you go to smartrealestatecoach.com/funding, you'll find Seven Figures in there too, and you'll find a video of me explaining this. But the point of bringing this up today is— and Zach can address sort of how the tiers work— but if some of you were like borderline, let's say, 7 figures, which is what prompted me to say this, Ease has a bunch of different programs, but different than Seven Figures, it's just a bridge loan. For an education program only. Us. It's not long-term business credit. It's how quickly can I get deals and pay that off and get it out of my life. Right. Nick, right here in front, used 7 figures for a $75,000 coaching program when he hired a coach and had great success with him. So if you want to talk to him during break, he'll talk about his experience. But ease would be just for funding the program, the experience level you choose. Okay. You can go to smartestatecoach.com/funding just as another option for you guys who asked me that you're borderline. Okay, makes sense. Just another thing for you to look at for resources. I'd love to play some clips of that President's Club. Okay, so you guys are high 6 primarily. Well, let me quick strike. Zach and I were talking earlier. So you heard me say in 2023, I just woke up one day. I said, Zach, I'm going to do this Chairman's Club thing and we're going to charge a quarter of $1 million and they're not going to have a split. Not surprising. Rick Abbiati stepped up, Judy stepped up. There were a handful of people that stepped up and did that with me privately. And then my wife's like, you're not going to do that again, because it's all, it's all me now. Luckily, it's going to be me and Derek, but it's a lot. Because I'm critiquing the calls, I'm doing everything. This year I must have banged my head again and I, I did the President's Club. President's Club is $160,000 and it's a, it's a 90% you keep, 90%. I can talk to you guys privately about it. But what I did in March when I had the idea is literally I was on a hike. I called 5 people and those are the 5 in the group. I just hand-selected, invited them. The only one that delayed a teeny bit was Avi, but then he called me back and said, will you still let me in? So there's 5 of them.
It's a super cool group.
I'm going to show you a video clip in a minute, but it is by far, no offense to anyone else in the room, the most fun I have coaching because we get on, right, guys? And we just talk deals the entire time. We're like, oh shit, we're done. We could go for 3 hours. It is just deals. It is not, does anyone have a question? And there's no dead time. They're like fighting for How quick can we get through this material? So it is a lot of fun. I'm considering opening up to three more. I told these guys before we came, so there wouldn't be a surprise to them because it's a private group. So I want you to see what that looks like. Okay, you want to see that for a few seconds, a few minutes?
Okay, cool.
Let's play it.
Plus, I traveled all across the country, which was fun.
Oh, okay. Let me say that. So it wasn't even part of the plan. Zach said, let's go to the markets. Let's just like go to a Primus. And you're going to see this in action here. But they all got takings from it. And so I don't know how many we're going to do that with in this new group, but if it's just 3, maybe.
If it's up to my wife, I'm not going anywhere.
So Zach or someone, let me say it that way. Okay.
All right.
Just not to overcommit him. All right.
Can we play that video?
Okay.
Well, we're going to find out if we can. Well, let me—
while they loan it then. So it's— if you were in high 6, which is a 3-year deal, and you say, hey, I want in on that, and we talk because it's going to be just you and I, it's the longer of 2 years or whatever you have left in high 6.
Okay.
That's how the term works. However, like Judy, there's— when that term ends, Judy's still here and has no split. Her chairman's 2 years ended. I don't know. 25, uh, beginning 25, end of 24. So you have the 9th split for as long as you are around.
It's not responding.
Do you know it's because, it's because of the big man upstairs left?
All right, we can come back to it. Yeah, we can give Adam some more, some more time and we'll be ahead of schedule.
We able to set up Adam then?
That's perfect. That we're trying to get up?
All right. Okay.
Pause for station identification. Are there any questions about anything whatsoever for the entire day today or a major action item or takeaway that you want to share? I love questions. By the way, you guys didn't put any questions up here today. Well, one this morning. That was it for index cards. So you're either tired, in which case we should jump up and down and do jumping jacks and push-ups, or—
I'm good.
Have a question?
Oh, I guess we're good to go. And here we go.
Inside the President's Club, we don't talk theory. Speak with any one of the members. It's all about deals, appointments, and raising the bar in your business and in your personal life. If you get enough times at bat and then we come back and critique it and come back into that sell, you can't lose. You can't lose. Just getting enough times at bat. It's like after you give me your first deal, your conference changes.
It, it does. And then you walking me through Tuesday morning, the script with the gentleman for the takedown that I just got last night, it's huge.
If you're coachable, if you're committed and serious, and you're ready to step into true leadership, the President's Club is where you belong.
Hey guys, just checking in from the visit with Annette out in Minnesota.
My biggest takeaway was that right away ask for a P&L, which I wouldn't think about with a multi, only with a business. The other thing is literally is going at a steady pace through the property, taking pictures rather than taking an hour like I do, but then also sharing the wordings that you're speaking to the seller using and specific like that.
That's what struck me. So you said that, so don't waste your time Or theirs by doing all that whole dance. You can do some pleasantries like, I love the park, I love this stuff, I like the asset class. And it gets a little trickier, in my opinion, on commercial loans because commercial loans are going to get reviewed every 5 or 10. I'll help you when it comes time, but I'd much rather have owner financing straight out of the gate.
Thank you.
Hey everyone, I am in Colorado, actually in the middle of nowhere Colorado, here with one of our President's Club members, Jeremiah. And I want to ask Jeremiah, like, what was the number one takeaway now that we've done this appointment together?
Yeah, I think my biggest takeaway was essentially first listening and asking inquisitive questions and being curious. And then once that information comes out from the individual, working to find a combined solution, because I think there's a couple of key points that came out in our appointment where the seller has a lot of really important motivations. Their husband, his health has declined and Colorado winters are extremely hard on him. So we're understanding they want to get out of here before the wintertime. And we have a better understanding about what they want to do with the financing behind it. So now that we've kind of got that information, it'll really help us to be able to craft an offer that'll be a win-win.
What Rusty critiqued that call for Deb, and Rusty hit me on his nightly and said, Deb knows all these answers. She can be much more concise. I'm thinking, unless you told her, I told you not to yesterday, but unless you told her we're calling her back right away, I'm thinking we let her sit over the weekend.
No, I didn't really give her a timeframe yet.
Fantastic. So we'll call her next week. I think why the seller dealt with Rusty is important. So the last 2 over $1 million we did, the seller did it for this reason and this reason, and then drop it. It's just like you're dropping a seedling.
Hey everyone, we're just finishing up the President's Club visit. I'm here in Fort Myers, Florida, with Jeff Cody, our President's Club member.
Yeah, thanks for coming down, Zach.
It was really—
it was fun doing a bunch of meetings with you. I think for me, it was interesting to see how you run the meetings, how you talk to the sellers. Some of the questions that you ask to get the conversation started and then seeing when they say like, all right, if I'm interested, how is this going to work out? And then you guiding them through the process and asking some of those questions to ultimately get us to where we can meet in the middle.
Your down payment up top is going to be $100. Your down payment at closing is going to be the arrears. And then mortgage. That's it.
Done.
Don't dance around. If I take all responsibility and I do this and I do that. But if I get you to a number, are you open to owner financing all these purchases? It just opens it right up right away. I said, don't dance around this. Just— this is how— that's going to be easier to run the show.
Really? You're always dancing.
And I'll tell you, we hand-select each and every single member because this is for the serious and committed. This is about making a major impact for you. This is about raising the bar to levels that you've seriously never even thought about before. So if you're serious and committed and you want to bring your life and your business to the next level and you want to work one-on-one with myself and Derek, this is a fit for you. Not sure where to get started? Go to smartrealestatecoach.com/getgoing for free books, strategy calls, and a whole bunch more. We're going to help you get going the wicked smart way. What happened, Robert? You didn't make the cut. What happened?
Yeah.
Oh, I know. Really?
We didn't edit it.
Disqualified.
You guys, that was for high 6 primarily so that, so that whatever they pay for high 6, the difference is what we talked about. But there's no app. Just come see me or you can text me. I'll put my number up later. I do want to say congrats so far. I don't know what happened since we've been in here. Starter applications. Maggie, raise your hand.
Where are you?
Maggie, congrats. Philip, Stata, congrats! And high six, Laura, Suzanne, Kevin, Dr. Landry, will you be? There's Jan and Michael.
That car, awesome.
They bring us up there.
