Confidence Comes After Action

Chris Prefontaine says real-estate entrepreneurs waste millions waiting for perfect conditions. Confidence doesn't come first; it comes from taking action, learning, and adjusting. After 35 years including the 2008 crash, he's seen that those who act position themselves as experts while others still wait.

If your plan for your real estate is, hey, I'll really get this going when rates come down, or I'll start when the economy settles down, or I'll start when the market feels a bit safer or is more predictable. I could keep going on, right, with the craziness that I hear in the media, and unfortunately when I travel and speak at some of the REAs elsewhere. I need you to hear something. Super, super important today in particular in this market. You're not waiting for a better market. You're waiting for somebody to remove the uncertainty for you, really. And that's not how entrepreneurship works, let alone this real estate business. Let's talk about it briefly. Happy Motivational Monday. Today might, I'll say, sting a little bit or be a bit of a gut check as usual. I like to do those because I see people doing this all the time, and that is waiting, right? Waiting for those better rates, waiting for the election cycle, waiting for prices to change, waiting for the buyer-seller ratio to change, waiting until they're more educated, waiting until their spouse is completely comfortable, waiting until they have more money, waiting until they feel confident. I— we could keep going. Waiting for the kids to finish school. You fill in the blank. Waiting, waiting, waiting for what, right? Question for you, very important on this Motivational Monday. When exactly is everything going to line up perfectly for you and for the market? I can answer it for you. It's 100% not gonna. It just isn't. I've been in real estate now for over 35 years, and good, bad, or otherwise, I've seen high rates, low rates, Crashes, booms, bank changes, bank consolidation, credit changes, good and bad, crazy markets, slow markets, my own family crisis or crises, several. And I can just tell you this, and I could have kept going with that list, right? There has never, never been a market where everybody felt comfortable. Never, ever. You can't find it. Comfort comes only after what? Action. That's where it comes. See, people think it goes, okay, I'll get some confidence first, I'll build that up, and then I can, then I can take action. No, it's not that at all. It's almost always the complete opposite. I can tell you, if I look in hindsight now, remove me from the picture because I was in that cycle back after the debacle of '08, and I could see it clearly now. Specifically, you take action You survive it, you learn, you adjust, you take another action, right? And eventually you look around and you realize, oh, I'm actually getting pretty good at this because I keep taking action, adjusting, and taking action. That's confidence. Confidence came as a result, right? It wasn't a prerequisite. Get ready and be confident and then go, then go. It's crazy that the crowd— I call it a bunch of sheep, right? The crowd always waits. And here's what is fascinating. When the market's going crazy, people say, oh, Chris, everything's too expensive. I'm going to wait this one out. Then the market slows down. Oh, I don't know, Chris. I'm a little bit nervous. I think I'm going to wait this one out. Rates go up. You know, I'm going to wait. Rates are going high. Rates come down. Oh, geez, prices are going to jump. I'm going to wait. You see where this is going? It's a crazy pattern and it's real. Like, I'm not making this stuff up, right? Maybe, just perhaps, maybe the market isn't what's keeping people stuck or keeping you stuck. Maybe waiting has become sort of the habit, right? Look, I ask people all the time at events, are you comfortable if you're in the same spot as now in 3 years? And they all go, no, no, no. So be honest here. Take my 2008 lesson as an example. I've talked about 2008 plenty of times. That was not comfortable for me at all. And one of the biggest things that helped me kind of rebuild was, was not predicting exactly what the market would do. It wasn't listening to others tell me what to do. And by the way, they all told me I was crazy to go back into real estate in 2012 and '13. All of them said, you're crazy after going through the beating you took to get back into real estate. It was actually super important though as I look back to be around certain people and that dictated what I learned, right? And my willingness to change what I was doing, like totally change identities. I didn't need the market to go back the way it was. I personally needed to change. It took me 3 or 4 years of my head in the sand to do that and then the rest opened up. Now, that's a massive distinction that applies to you right now. Maybe the opportunity actually is in the change. See, when a market changes in any direction, doesn't matter. I'm not saying good, bad, or otherwise. Problems then show up. It's just normal, or obstacles. Not always problems. Obstacles. Change creates obstacles. And when problems or obstacles show up, people need what? Solutions. And when people need solutions. Opportunities are created. Boom! That's what happens. They they just literally get created if you know what to look for. See, the market needs experts and they need people in the kind of the authority spot, and that can be you. That's just business in general. But we're talking real estate deals here. Yep, most people do exactly the opposite. They see uncertainty and they retreat. That was me after the crash. There's always a small group that says hmm. This is super interesting, and they think, what's changed? Who can I help now because of that change? In order to get better at that, what skills do I need? And where's the opportunity that everybody else is missing? That's it. And that small group is who wins, right? No surprise that 2 or 3% of the people, or 5, whatever stat you're looking at, control so much wealth because of that. That group is exactly who we are inside of real estate, inside of the Smart Real Estate Coach family. So here's today's gut check for the Motivational Monday. Where in your life or your business have you said, I'll do it when you fill in the blank? When I know more, when I have the money, when things settle down, when I feel ready. Because that when may be costing you years as well as lots and lots of money. Lots in lost dollars. I call it drifting because that drifting Cost me millions of dollars in the 3 paydays just by waiting as long as I did after the crash. Waited like 3 and a half, 4 years. And here's the tougher question for you: what if nothing outside of you needs to change first? What if really you simply need to make the decision? It's not brain science, guys. Please don't wait for an easier market or wait for anything, you fill in the blank. Become a better operator today. Become that Expert, that authority that everyone needs right now. Don't wait until the fear disappears. Move, move, move while it's there. There's less there's less friction. Don't wait till every light turns green. Take the next intelligent step and the next and the next. Just stack those together because twelve months from today, literally, possibly for you, you're either going to be glad you moved and started stacking those steps, or you're going to be explaining. Why are you still waiting and saying, ah, you know, I should have done that. I wish I did that. So-and-so did it. I wish I did. If only blah blah blah. You know what the cool thing is? You get to choose. That's it. You get to choose. Can't wait to see it happen. Can't wait for you to transform yourself in as short as 12 to 36 months because you can. Now let's get after it together.
