$300K+ in Real Estate Opportunities From The Right Coaching with Annette Weber

In this episode of the Smart Real Estate Coach Podcast, host Chris Prefontaine interviews Annette Weber, a Minnesota‑based real‑estate investor who transitioned from a 12‑year insurance career and multiple unsuccessful coaching experiences to achieving significant success with the Smart Real Estate Coach (Wicked Smart) program. Annette recounts her early attempts at mobile‑home‑park and single‑family investing, and how three prior coaching programs failed to provide one‑on‑one support, timely feedback, or actionable community. After hearing Chris’s podcast, she joined the 90‑day Apprentice program, attended QLS Live, and was accepted into the High‑Six and President’s Club groups. She highlights four core differentiators of Wicked Smart: coach availability, constantly updated modules, a supportive community with friendly competition, and a strong focus on mindset. Through intensive weekly coach interactions (4‑6 times per week via voice messages, Slack, and email), she built confidence, refined scripts and offers, and closed her first major office deal, which catalyzed a $321,648 profit check and set a $1.1 million revenue goal for 2026. Annette also discusses challenges—personal health issues, family illness, and a lost deal—emphasizing resilience and the value of the community. The conversation wraps with detailed promotion of the Apprentice program, In‑the‑Trenches bootcamp, upcoming 3 Paydays Live events, and affiliate tools like prosperity.io, providing listeners with actionable links and a coupon code for the podcast audience.

It's Chris Pree, your host again, and today I'm joined for a family cast by Annette Weber out in. I don't want to mess it up. Minnesota, right, Annette?
Correct. Yeah.
All right. So a little context for the listeners, Annette, for us. So on occasion, we do family casts with people from the community. Why? Because it's more practical. It's like what's going on now. I just asked Annette a day or two ago to jump on with me. So this is not something that's. pre-plan when we bring community members in because it's usually people that are hitting it and learning and growing. And this is exactly what we have today. So anyway, Annette, welcome to the show.
Thank you.
Awesome to have you. Now, this will probably be one of many.
Yeah, I, I'm certainly counting on it. I'm planning on it.
Well, let's do this backdrop for the listeners, uh, background before Smart Real Estate Coach even came on your radar, just so they know who they're talking to, and then we'll make our way through the journey.
Okay. To give you a little background or the full background into my road to entrepreneurship, I started an insurance office in Northern Minnesota when I was 21. Did that for 12 years before migrating down to the Twin Cities, continued insurance, and then started down the path of sales manager for mobile homes in mobile home parks. Did that for several years during that time. Met my now husband, had our now 18-year-old son, but in the back of my mind, I always wanted to do real estate. So back in, let's see, beginning of 2023, I decided I would search out a coach. First one I came to sounded great. The problem was there was no one-on-one interaction. There was no chance of it. If you wanted To speak with that coach, you joined a once-a-week meeting where there were probably 10 to 20 others. Wow. And while I'm learning, they're bringing in deals. So of course they're getting most of the time. So realized quickly that wasn't for me. Onto the second coach, was determined onto the second coach. This one was more of the same thing initially when I—
Wait, how did I not know these details? This is actually good. I continue. I didn't know all these details.
Um, onto the second one, and it was more online-based, strictly modules. You were learning through the modules, and again, once-a-week meetings. You would get emails every day to your email box, and they were more of the rah-rah type, you can do this, but there was no additional support. If I needed support, send in an email and hopefully get a response back. In 72 hours. So eventually cut ties with that one, found the one directly before I found Wicked Smart, Smart Real Estate Coach. And that was again, going back to trying to purchase mobile home parks. My first one, tried to purchase mobile home parks. My second one, single-family homes. My third one, mobile home parks. And there, there was no one-on-one either. It was promised. Did not get the one-on-one. Our meetings, our weekly meetings were quieter. There was 8 to 10 of us. However, again, found that same pattern of those bringing in deals, of course, used up most of the time. On top of that, I found there's no way I was going to be able to purchase a mobile home park without having significant money in the bank or a seasoned investor behind me, which Yeah. When you purchase your first mobile home park, they expect you to be seasoned as well. So it happened to be on one of his podcasts that I heard you speaking and it instantly clicked. It's okay, this is the piece I need. This is what I've been missing. So went kind of down a rabbit hole for about 3 to 4 weeks, listened to as many podcasts, YouTube videos, ordered your book. Read through your, your first book. Um, and so then I decided, okay, it's time to move forward. So I joined a 90-day apprentice program. During that time, I earned my ticket to my first QLS Live, which was nothing short of life-changing. I knew right then and there.
Um, what are we in, '25? Was that fall of '24?
It was, it was the end of September. Correct.
Okay.
And that's when we met the first time. And at that time I was still pursuing, thinking mobile home parks would be the way to go. And at QLS Live, I was able to meet you. I was able to meet every single coach, pick your brains, talk to you, see what I would eventually be working towards. And at that point, before the end of it, I decided I applied. for the High Six group. I was accepted, joined into the High Six, and that was the end of September 2024. And then in December, the beginning of December '24, you announced you would be personally mentoring 5 people and creating a new club called President's Club. So I instantly applied for that, made a video to apply for that, found out a couple days later I I was accepted and life has been growing and scaling ever since.
I love it. There's a lot of things, well, there's a bunch of things I want to unpack there too, but there's a lot of things you've done since then. Um, first of all, when you were in those other pro— I didn't know you tried 3 other things. Maybe you said it in passing, but that's good for people to hear in that because there's a boatload of people, unfortunately, probably too many listeners that get bombarded with social media and it's out there, I'll get rich quick tomorrow. I love, not that you had to go through it, I love to hear that this is how people are trying to operate because they're not competition if they're doing that. There's no onboarding process. They're throwing you all in one bucket. Um, so good feedback for me to hear because we don't do that.
Wonderful.
Um, a couple things I want to unpack. One is, what would you say to the people listening now that I know Tried some programs, failed, and said, therefore I can't do this. I know it's out there. I, I mean, I get stuck in that trap back after the crash. So I don't know, is there any nugget or 2 or 3 that you, you'd say to them? Because they're getting bombarded on social media, especially this time of year, right?
Right. Absolutely.
And everybody's saying they're the best, and you've tried 3. I mean, so any thoughts for them?
There's 3 big There's 3 big things that stand out for me with Wicked Smart that are significantly different than anything else. And actually, to be honest, that I've never seen anything else. One is your availability to speak with a coach, to talk to a coach, to have a coach walk you through your issues. If you're stuck, there's a coach out there that will get you through whatever issue you're getting. Second is the constantly updated modules. I think that is huge. Even though we have access to coaches, it's nice once in a while if you're up at 2:00 AM to just hop on and maybe reread through something that maybe resonates different once you get into the program. The other thing is the Community. I think the Community is huge. It's a friendly competition. When they say friendly competition, it really is a friendly competition. It's everyone is pulling for everyone. Let's get that next deal. Let's learn from someone's either success or their loss, whichever it is, their struggle. If I could add one more, it would be mindset.
Hmm.
And that right there actually would top the chart for me was because I came in, in uncertain terms. I was broken. I was absolutely feeling that where, no, I can't do this. This is my last hope. I believed in you, the other coaches, but not in myself. I had Like zero belief in myself. And it was one of those that I thought, okay, I don't wanna dump this on them, but I know if I'm going to do this, this is the crew that's going to do it. And with you leading the forefront and actually being accessible to your associates, that made all the difference in the world. And when I ran into a bump, when I ran into a roadblock of any kind, I could communicate it in a way that you would understand and you would work me through it. There's been wonderful, numerous wonderful books that you've suggested to me that have helped me along the way.
Mm-hmm.
But along with it, it's the emails, it's the Slack channel, it's the communication, it's the accessibility. And that's huge. They won't get that anywhere else.
I also appreciate your candor though, because you're helping other people. You're touching chords with other people because sometimes guests, not all guests and not all shows, but a lot of times people will not be as open and vulnerable. So thank you. That's awesome.
You're welcome.
Okay. So you talked about mindset, whereas most people think, okay, it's creative real estate. I just got to learn how to do a deal, right? And I always scream about this and that is, well, you went through it and that is, You, if it was just about a deal, okay, you'd learn how to do a deal, you'd get your confidence and you'd run. It's all this other life stuff that gets in the way, right? That myself and the other coaches care about. So any thoughts on that? Because you said mindset's important, but any thoughts on why you said that and what you've seen and gotten help from?
I think with me it was in the very beginning, still even being accepted in a president's club. There's that doubt in the back of my mind. Can I do this? And then that little voice would kick in. No, you can't. I would communicate that to you and you would walk me through it. The other people in the group would walk me through that. Everyone was very patient. I was suggested resources on top of it that worked very well. And all of a sudden, that change in mindset. That slowly building of the confidence hits, and then all of a sudden I'm not afraid to get on the phone. I'm excited to get on the phone.
Yeah.
Um, I was encouraged all the way through. We worked on scripts. We still work on scripts.
Of course.
Um, I got help with creating offers, creating the best offer that was a win-win, not just for Us, but for the sellers as well. It was the best for their situation. And with all of that confidence, I noticed just all of a sudden started growing. And once I got my confidence, once I got my mindset that, yeah, I can do this, I may have a hiccup once in a while, but we'll just keep going. We'll just keep plowing through. Once I started getting that, then I started getting my first deals. And I think when my confidence Probably hit the top of what it was before was when I secured the office deal. And that was simply negotiating one-on-one, just on the spot. And I had that confidence not only in me, but in the program that will make this work.
Okay. Who wants to be the next apprentice? Pretty interesting, guys. We started this apprentice program back as a July 4th, 2024 promo. That's where it started. And it was so incredibly effective. We were just going to run it for the summer. It was so effective immediately we kept it. It's in place now. And what is it? It allows you to get into the community, the Wicked Smart community, for less dollars than the QLS Home Study Course sells for right now on our site. In fact, when you go to smartrealestatecoach.com/apprentice-pod, apprentice-pod, When you go there, you're going to see that as an apprentice, you're going to get over $13,000 worth of coaching, the possibility for you to touch base with us if you want to, 4 or 5 times a week. And it doesn't exist anywhere out there, frankly. That's why we did it. We did it for 2 reasons. One, no one is giving you the support out there. We keep hearing feedback, which is how this was born, that other educators are not giving support. They're just selling stuff. So it doesn't exist anywhere and nowhere in the real estate education or coaching space. And we want to help you do one thing— deals. So we've wrapped the support mechanism around this. We've allowed you to get into a Slack community with the other associates who previously were protected in Slack, and now you get to jump in there and experience that for 12 weeks. You also get to come to the In the Trenches boot camp, which is private. It's a chance to hang out with the family team and one of the coaches for 2 and a quarter days in our conference room, roll up our sleeves, Get calls done, get deals done. If you come with leads, you leave with deals. Absolutely incredible. I could go on and on. Go to the website right now, check out more information about the Apprentice, and I'm going to give you the In the Trenches boot camp site because you don't have to become an Apprentice. It just happens to be free with Apprentice and Associate. So 2 links I'm going to give you, super important. smartrealestatecoach.com/ittb-pod. That's going to give you some information about the boot camp. If you want to buy a ticket to the boot camp, it's more expensive, but you can just to come check us out. About 1 or 2 people every time we run it do just that or become an apprentice and it's for free. smartrealestatecoach.com/apprentice-pod or it won't work. You hit another chord there. So just so we know, it's like, do we teach a lot of single family? Yeah, because if not, people get shiny object syndrome when they come in. They won't know which way to turn. But Annette came from, hey, I'm going to call some mobile parks and then, hey, I'm comfortable talking to the seller of this building. You can buy any asset and should, if you're listening to this, with creative financing. It's been around, it predated banking, so why wouldn't you? We didn't create anything here. We trademarked the 3 Paydays, sure, but we didn't create creative real estate. We just wrapped the bow around it and support around it as Annette keeps alluding to. Annette, the A couple things. The check, you got a check signifying or outlining the culmination of your proposed profits. It wasn't, these deals aren't done 'cause they're creative financing. They take time. That was at this October event in '25. And I think that was 3-something, $300-something thousand?
$321,648 to be exact.
A little more exact than I am.
I have it up on my wall.
I'll put it in front of you. Okay. And then before we get on, your screen, if these guys are watching on YouTube, is somewhat blurred and we couldn't figure out how to take it off. So you were saying to me, your goal check is somewhere behind you. And how much is that?
That is $1.1 million.
For '26?
For 2026. I have it dated December 31st, 2026.
Love it. So let me say a few things about that. One is they're hearing this episode the 2nd or 3rd week in Jan, probably. I think that's when this is coming out. So great timing. I'll give them some links at the end and you can even comment on some of the things I'll give them. So let them explore what you did, right?
Absolutely.
The second thing is you mentioned how your conference went up, but, um, and how it was at a high at that point, but just so everybody gets this, like, this wasn't, well, it was a light switch because it went up, but it's not like it stays up now and it's over. Like, you're going to have other challenges and we all have mental challenges and family challenges and health, like just Just is life. And that's what the community's for. You'll hit new highs and higher lows, right?
Right. And after that confidence boost that I, or that high that I experienced, I hit a couple lows. One, there was health issues. Second, my mother had health issues. She's alone now. And then third, I ended up losing a potential property that I had counted on, or that I thought was a slam dunk. And that was, I don't think it was necessarily the confidence maybe low that it, that I thought it was. I think it was more of just a reality check. You know what? Not everything is going to work smoothly, but you still pick up, you get going, and there's another one. There's so many people that need our help, especially sellers. Not to mention the thousands of buyers that I have now on my list. It's their sellers that are in trouble. They want out of their homes, they can't get out of their homes, or people aren't able to get financing so they can't sell them that way. We've had several that come to us and the buyers, the financing has fallen through at the last minute.
Yeah, which we know is coming and they just, it's usually a first for the sellers. Okay. So day in the life of Annette. So how much will you— I want these guys to understand when you said some things you said earlier about support and community and coaches and blah, blah, blah. What in a given week, let's say in a week, not in a day, how often will you touch base with myself or one of the coaches? And like, if you thought back to the last few months.
On average, I'm touching base with a coach 4, 5, 6 times a week. 6 times a day minimum. And that is via voice message texts. That's not including Slack messages. That's not including emails. That is just where I'm hearing their voice, they're hearing mine, I'm hearing yours. And that's at a minimum. And now with that, I've had increased productivity. I'm, again, very anxious. It's, it's not that I'm just happy to get on the phone. I'm anxious to get on the phone. Okay, it's 4:30 in the morning. I don't pick up the phone at 4:30 in the morning. People wouldn't be happy. But at 4:30 in the morning, it's countdown time. It's okay, 4 hours until I start dialing, until I get to start dialing.
That's awesome. And keep in mind, for the listener to know, like, this is Annette's goal. So that's what— so the coach is supporting that. If someone says, I have a goal, I just want to be clear on this. So everybody said, well, I couldn't do that. If you have a goal to do 3 deals a year, because our deals aren't small, between $45,000 and $350,000, if that's your goal, great. That's what we'll support. I spoke to a gentleman this morning, Annette, that said, look, Chris, he has a significant salary and he wants to be done that by August. I said, well then there's some things we have to get after, Josh. We have to, like, we don't have a week to waste. So he's going to be on the path like you, like aggressive. Other people will say, I can't, I can't, I don't want to do that. I like what I'm doing. I just want to add like 3 deals because they're so big. So just know that as a smart listener that it's your pace. One of our values is matching effort for effort, and that's exactly what Annette's getting because she's throwing the effort at it. So I should make sure I was clear on that. Let's see, Annette, what did I not ask that might have been an experience in the community that we didn't cover? And if there's not, if we hit it, that's fine. Um, I can give these guys some resources to look at. What, what else you want to share with these guys?
I think the biggest thing is at QLS Live. At QLS Live, not only do we have access to all of the coaches, all of the team, it is a wonderful, wonderful networking event. And on top of that, now you've expanded the classroom at the main office, at the head office. So there's In the Trenches boot camps. And I cannot stress, you always say how important they are, and they are absolutely 100% important because you'll meet other associates. Doesn't matter what level anyone's at, but you'll meet other associates that you can network with that will help you along your journey. You get a chance to help them. I get, I've gotten a chance to help several others. Um, it's, we're community-based. And I, I feel a part of something that's bigger and something that is so wonderful that I've never gotten to experience before. And that networking even can go beyond the associates. It can go into those companies that you're presenting to us that make our job, our position easier to do, more effective, more efficient. You get a chance to talk to all of them. That's huge.
Yeah. That piece that you just said, that's so everybody gets this kind of connection. We bring people who do what? Who only help us do it. And as I said, get to our deals quicker or more efficiently or more economical, whatever it is. That's what we bring to the community. And I say that because without using names, there's plenty of people in our space that will just flood their lists with what we call affiliates, but doesn't mean they use them. They're just trying to bring some more income into their company. It does, they don't care if it's helping the student or not. And I know them, so I'm not talking outta school and I won't say their name publicly. Um, Annette, you, we were, we were on the phone as recent as 20 minutes ago.
Correct.
So, you know, like doing deals. So when, when you come in and you're newer, uh, and/or running as fast as Annette, You're gonna get that type of support. Like we just went through, she had screened and went through leads and structured offers that she'll go do now and then we'll follow up together. There's a lot of heavy lifting at the beginning on the company side, but it's well worth it because we're all in the game to win and do more deals. It's very simple.
And I think on top of just working with you now, mainly on my way up there, I worked with several other coaches I, I believe I worked with all of the coaches, including now our buyer coach, Nick. Um, they're all top caliber. They're all wonderful. They all want all of us to be successful. And that is, I feel like the common theme in the company is let's all get there. Let's, you know, if, if you want to get somewhere, we'll get you there. And prior to QLS, Of 2025 now, just several months ago, I had no idea of where I was at actually for my potential deals, my total potential deals. And to be presented with that $321,648 check, um, was very emotional. I was excited, but yet all of a sudden it was a validation. To myself. And that, that's another big life-changing moment. And that's a huge breakthrough for me.
Yeah. And you mentioned like networking. These guys can meet you and the coaches and other people at, you mentioned the bootcamp. Thank you. And, and the next QLS Live event, um, actually let me do this. I'm gonna jump off and forget. Let me, let me give everybody some links. The, the new name is I got overruled, Annette. So it's been QLS Live and QLS Home Study for a decade. So after that 10th QLS Live event, it's now 3 Paydays Live. So they can go to 3 Paydays Live, that's 3paydayslive.com, and get on the list to be the first to know about the date and location. But I can tell you it's going to be October of '26 and it's going to be in Rhode Island. So we only went out of round twice and we're bringing it back. And so 3paydayslive.com and you can get your name on the list. That's all it is. No ticket or anything yet. You just want to get on the list because we will sell out. Secondly, second and third, I'll say, Annette mentioned she started at the apprentice program with us. You can go check that out and I encourage you to do that. Just go to 3 Paydays, again, the number 3, 3paydaysapprentice.com. And if you decide to journey into that path, use the coupon code podcast and you'll get a discount just for hearing Annette and I talking about it. And then, Annette, you mentioned the bootcamps. Context for everybody, we were running some private bootcamps here in the office, in the conference room, and it was getting to the point where we said it was a beta test about a year and a half, 2 years ago now. And we said, whoa, this is by far the most effective thing we've ever done because we're doing live calls. For people that come, that we're doing offers, like literally calling their seller and creating deals right on the spot. And they leave with deals, a lot of them, or appointments for deals. But then we grew out of the little conference room table in there, so we built a classroom. That's what Annette was talking about. It holds like 27. It's still very small, but it's a classroom. And Annette called, I don't know, now a month ago or maybe—
Yes.
Maybe 2 weeks ago and said, can I go to all of them in 26? And because of the experience level she's at working with me, I said, sure. But that just shows you a couple of things. Commitment level of the net, sure. But also, we're going to match effort for effort. I'm going to find a way to get you to where you want to go, wherever that place is for you. And so to learn more about the boot camp, you can go to inthetrenchesbootcamp.com. That'll give you an idea, just so you have a sense for what that's all about. inthetrenchesbootcamp.com. You don't have to buy anything there because we do sell a separate ticket for it, but it's free when you're an apprentice or an associate. So don't Don't buy a ticket. If you're not sure about any of this and you just want to kind of get on an advisory session, discovery session, if you will, so you can go, hey, here's where I am, here's where I think I'm going, how do you guys fit in? Go to smartrealestatecoach.com/actionpodcast. So those are kind of everything Nanette touched upon. I just gave you a link for, guys. It'll be in the show notes as well. Any last-minute thoughts, Nanette? So appreciate your time.
Well, and thank you for having me. I think my final thoughts would be, if you have any part of you that wants to do real estate and you've run into any kind of roadblock, including mindset, just do it. Just come to an event, try the 90-Day Apprentice. It will change your life. And you can prove to yourself, like I did, that you can do this. Because anybody, I think anybody can.
Annette, thank you so much. And I know you guys, proximity and association matters. If you don't want to, and then make plans to meet Annette. Annette, you'll be here, uh, in just a week or so when they hear this. So that's probably too tight for them, but the next one's going to be March 4th, 5th, 6th. Uh, and that's going to be the next in the Transitive Bootcamp. So thanks again for being on, Annette. These guys are going to hear a lot from you and, uh, congrats on your success. And it's just awesome working together.
Well, and thank you so much for working with me. I appreciate it and getting me here.
You bet. More to come.
