Action Steps Every Real Estate Investor Needs

In this Motivational Monday video, Chris Pre (Smart Real Estate Coach) addresses aspiring real‑estate investors, especially those still employed in W‑2 jobs, and outlines why most people fail to achieve their real‑estate goals. He critiques the common habit of setting vague goals without concrete plans, highlights the fear and perfectionism that stall action, and introduces his community‑driven framework for turning goals into results. The core of his method is the ACAA/AKA cycle – Action, Critique, Adjust, Action – combined with daily "stacking" of small tasks, strict deadline setting, and relentless tracking of metrics (calls, leads, deals). He shares a typical 24‑month, 3‑payday plan that can generate $45k‑$350k per deal, explains how the Wicked Smart community and the upcoming QLS Live event provide accountability, coaching, and peer support, and enumerates the three main reasons people fail in real‑estate (lack of implementation, lack of interactive learning, mismanaged expectations). Throughout, he urges listeners to stop waiting, adopt disciplined habits, and take immediate action via free resources, strategy calls, and personal calendar links.

Hey, welcome to this week's Motivational Monday. It's Chris Pre again. You know, guys, I did a solo cast recently. It was mind-boggling when I did a few questions with the group. And I want to, I want to walk you through this because I want to get you ready for 2026. Some of you may hear that and go, oh, it's a ways away. I got to wait till the year end. Stay with me on this. This is so important that you work on this now, not waiting till December of '25 to get your '26 goals ready. And if you're hearing this in '26, it's okay. Everything's relative. You can get going this quarter, this month, this week, right? We hold this in the trenches boot camp every 6 or 8 weeks or so. Probably going to increase that. We just increased the size of our training room here because of the effectiveness of this. And in that event, it's a 2 and a quarter day event. You're all welcome. It's free with any one of the experience levels that we have. But on day 1, I asked a few questions. I didn't realize where this was going, but I asked a few questions. I said, okay, number one, who wants to leave their job? Ideally those who have a W-2, because some people in the room are experienced real estate investors like some of you. But I said, those of you that have a W-2, who wants to leave? Without a doubt, with very few exceptions all year in these boot camps, people go, yeah, yeah, yeah, yeah, I want to do that. Okay, great. Number 2, who set goals last December or January for this year and who set goals the year before? For this, for that year? And they all raised their hand. Yeah, I set goals, New Year's resolutions. You know, I had all kinds of comments. Okay. Then I said, how many of you nailed those goals? You accomplished them all. You raised your hand. You all set them. Did you accomplish them? Keep your hand raised. Guess what? All hands go down every single frickin time. It's amazing to me. So third question I ask, How many deals would you like to do ideally if you could wave the wand utilizing a 3-payday system, knowing that the profits typically are, you know, $45,000 to $350,000 per deal? And that's not a guarantee, guys. That's just a rough average of the community over the last— gosh, we've been over a decade now coaching these coaches in the community. And the typical answer is somewhere between 5 and 12 deals. Because these deals are so lucrative, like I just said. Right. So that's all good. My surprise came and continues to come at these boot camps. I'm going to try to figure out a way to break the code here. And some of you may come see us at QLS Live this year in Boston, and I'll help you break the code for you personally. But the, but the surprise on day 3 is when some people in the room, not all, but some people who had those Questions answered, not too positively. Hadn't taken action yet. You know, we give homework each night, for example, and I call it stacking. Like, they're little things, but by the end of 3 days, if you didn't do them, you missed about 10 things, little things that you could have stacked to get closer to leaving your job or to get closer to becoming profitable in real estate. If you've been at it for a while and you haven't been, or stacking to get closer to 3 paydays, whatever it might be for you. So I want to help you. When I said I want to help you break the code, I want to help you sort of break the challenge most people have, and that is making a decision. Because usually these goals we have or the people we see that are successful are usually, if we're stretching for a big goal, beyond our normal paradigm. And so fear kicks in and all these things kick in. So I want to help you kind of stop waiting, even though you're not waiting consciously, and start moving towards Executing on your goals with like obsessed focus. That's what it takes. So I do that with them. I'm trying my best to do this with you on a simple Motivational Monday. You're not here, in my opinion, for this Motivational Monday. If you're tuned in here, you're an avid learner. You're not here to daydream. You're not here to say, well, you know, maybe this would be good. You're here to get results. I've encouraged— gosh, I don't know how many Motivational Mondays there are, but I've encouraged on every Motivational Monday to take action on something. Action is the only thing that counts. So these goals that everybody raises their hand and says, yeah, I did a goal, I made a goal, it means nothing without action, right? You can have vision boards, you can have endless plans and the best intentions for you and your family, but until you put your head down And get to work, nothing changes. Okay? This is that you're going to roll your sleeves up and get to work. And I'm not talking about someday when you feel ready, because that would be easy, right? When the wind's on your back is easy. When the wind was on my back and say in the before the crash of 2008, it was easy. It was when I was getting crushed that it was important to take the right actions. In fact, I don't even like using the word goals. and actions together. I don't like doing that. Here's why. I like using the word plan. A goal is a— too many times, and I'm sorry to poo-poo on people that do goal planning, but a goal too many times for all of us is, yeah, it'd be nice. Like, I got a cool goal. Like, that'd be nice. But a plan to be executed on and accountability built in the way we do it here in the Wicked Smart community, it's a far different world. A plan that you won't, for example, waiver from, a plan that you will commit to not settling for any less. Like, example, we have people that leave their job. We help them with a plan. They— we say to them, okay, based on what you just told me you need for reserves, based on what you told me you need for income, based on what you told me you need to pay off for debt, etc., everybody's plan is different. Here's the 24-month plan. Are you willing to do that? Are you willing to do all these actions we just gave you? And are you willing to be held accountable? Action is the only bridge from where you are now to where you want to be. At the QLS Live event in Boston, I'm going to rip this apart. I'm going to talk about where you are, where you want to be. I'm going to rip apart the in-between for you, help you do that. If you want to build a business, you want to get in shape, you want to create change, let's get in the trenches together. Let's roll up our sleeves and get to work. Like, literally every day, whatever your schedule allows. When I say every day, right, every day that you allocate. There are just too many empty promises, I'll tell you, from other real estate educators looking to sell you something. At Smart Real Estate Coach, real simple. We're in the trenches doing deals with you. We're in— my son-in-law Zach told me recently about 80 markets or so right now, meaning people just like you scattered about, about in 80 markets doing deals. And so we don't want to sell you. We want to teach you how to create a lifestyle of your dreams. It just happens to be via real estate for us. And the plan is super predictable now, as we've helped so many people leave their jobs. In fact, our 3 coaches all came in with no experience. One teetered with trying to wholesale and realized, like so many other people do, that it's just another job. Sorry if you're doing wholesale right now, but you got another job. That's all you have right now. Okay. If you want to escape your W-2, picture you doing that within 24 months that I just alluded to. I don't know your situation yet, but I bet you we come close to it. And I guess the gut check question for you with all this stuff, and I'm just kind of going on a riff here, is are you personally okay? Excuse me. If you're in the same spot, let's just say fast forward 2 years, are you okay if you're in the same spot in 2027? I don't know. If the answer is no for you, then let's get to work. Forget that. I get that this fear— I had a ton of fear coming out of my 4 years of the doldrums of the crash. And I was in my head that I couldn't do it right. So I get the fear, but why do so many people not act and how can you be different? This is worth exploring, right? Most people freeze up because of that fear. Now, it could be fear of failing, fear of like the unknown, fear of looking stupid, fear of not being perfect. Like there's, there's a lot of analytical type in our community. I call them the thinker brains, the engineer brains. They tend to do extremely well, but they tend to want it all perfect. Just doubt. Will this work in my market? Will this work for me? Will this work in my price range? It goes on and on. Or perhaps you— and I know this happens in our community— sort of getting stuck in that I'm going to do this when I'm going to do it, when I'm going to do it, when my kids are done school, I'm going to do it when I pay this off, I'm going to do it when I fix my boiler. This week I had one of my associates that were coming into that particular experience level supposed to fund, and they— one week the water heater broke, the next week something else broke in the house. And I texted my partner and son-in-law Zach. I said, every week supposedly something's going wrong with the house. It's one of those, I'm going to do this when? So, you know, my answer to them was, I'm sorry you're going through that, but that has nothing to do with you getting started here with us. Brushing a couple of deals, looking at these little things you're hitting at your house going, well, that was nothing. I just did a $75,000 deal. This is what I'm talking about. Different mindset, guys. And here's what I tell my higher level Wicked Smart community members. I coach personally the President's Club, which you won't see marketed anywhere. It's by invite only and I coach high 6s. The perfect moment's not coming. The pros aren't waiting until they're fearless and they feel better, until everything's good at their house, until a bill is paid. Until they save more. I could go on and on until they get this particular project done. Until, until, until they don't wait. How about now? How about you act like a pro and how about you jump on this now? Here's an idea of how you can shift from sort of doing to starting. Just an idea. Number one, break it down. Big targets I get can be paralyzing. I came out of the crash and like, oh, I wanted to do 50 deals. It just seems like, oh, holy Moses, how can I do this? It actually spurs more self-doubt, or can connect with someone instead who's already done what you want to do and then ask them, hey, if you were me, what are the next 1 or 2 steps you would do? Not 43 or 143 or 180 steps. What are just the next 2 things you could do? I'll tell you, at this year's QLS Live event, just go to qlslive.com in Boston. We're going to teach you all this and we're going to rip apart a decade of lessons learned like that alone. It's like me tapping you on the shoulder and go, hey, come over here. I got 10 years of stuff I want to show you so you don't make those same mistakes. That alone is good. But what if you could just grab one of the coaches or one of the people that are where you want to be? There's someone in the room that'll be there and go, hey, if you were me, give me like the next 3 most important things. That would be worth your trip to Boston tenfold, if not a hundredfold. Okay, that's number one. 2, set some tight deadlines for yourself. You know, give yourself some real non-negotiable deadlines and then ask someone. If you're in our community, you'll have a coach. To hold you accountable. Think about this. You go to me and you go, "Hey Chris, here are my goals," and then I say, "All right, are you you want to be accountable to me?" I have about twelve people that report to my cell phone every night via a voice text. I want to hear their voice. That's nightly accountability. And if they're way off, I hit them back and go, "What what's going on?" And I call it out, right? So I have a bunch of those that that call me. I encourage you to set tight deadlines and have someone help you hit them. Okay. 2 more things here. One is practice AKA. I'm not going to go into what that means. Go ahead on to— I'm assuming you're hearing this on YouTube. Check out what AKA means and the details behind it. It just means taking action, critiquing, adjusting based on that, and then taking action again. Perfectionism is a trap. Progress is what matters. And AKA will keep you going, keep you going, keep you going. It's in our QLS home study program. It's also on a free YouTube video. Just check it out. ACA. Last but not least, if you're going to do all this with us or on your own, frankly, just be relentless with how you measure and what you measure. Track what you're doing. If you're not measuring and tracking what you're doing every day, you're guessing. Like when I started back to this day, I make hash marks. How many dials I make? How many live did I get? How many of those live turned into leads? And guess what they report to me, my Wicked Smart community members? That exact thing every night. Hey, Chris, I had this many contacts, this many live, this many leads. Hey, I got a question. I got a challenge. It allows me to coach them 5 times a week in addition to their group calls. So track and be relentless with that and review your numbers and your actions and your results every single week. And I said it 10 times probably already, have an accountability partner. Now guys, let me just say this as I wrap up. Is this like— is any of this stuff going to be easy? I'm going to go into way deeper at the QLS Live event, but is any of this stuff easy? No. The pros, however— I mentioned pros earlier as a reference— they know there's bumps. They know that those bumps are the learning. Those are the headaches that all this makes sense and makes— that's to make you Right. So you get bumps and headaches and challenges that make you— I said to that person who texted me, I go, sorry you're going through that, but that's character building. That's what we hear. Now let's get after it and get some deals done. You're going to hit walls. Everybody does. Just persist and keep moving through that ACAA system. ACAA: action, critique, adjust, action. Action, critique, adjust, action. And when you miss the mark, just immediately do a reset. Boop, reset. You're going to miss the mark. It's okay. You heard the analogy, like a plane flies off course 98% of the time. Man, don't dwell on it. Don't make excuses. Just refocus and take the next step. See, success is built— I unfortunately got my head beat in 2 or 3 times over the last 3 decades, and success is built on the discipline of starting again. That whole act of over and over and over and over and over and over again. And I'll tell you the biggest lessons— sorry, the biggest reasons that people fail in real estate. And I do this on my mini virtual workshop and in live workshops. I'll give them to you real quick. Lack of implementation. That's why we commit and implement with you. Not sure where to get started? Go to smartrealestatecoach.com/getgoing for free books, strategy calls, and a whole bunch more. We're going to help you get going the wicked smart way. We've been after this for over a decade doing exactly that. Lack of interactive learning. That's the interactive learning that we do back and forth with you. Mismanaged expectations because you got a bunch of wacko educators out there screaming at you online without mentioning any names. Get rich quick tomorrow. Here's my fancy car I rented and here's my fancy house I rented. A bunch of baloney. You'll notice that we don't do that. You won't see any of that fluff online about us. What you'll see is real stories. Go to our YouTube channel if you're not there now. And look at the hundreds of deals being done with students in our Deal Structure Sunday release every Sunday. That's real, guys. That gets rid of those 3 biggest reasons that people fail in real estate. And I feel like I hammered the daylights out of this. I could go on and on. Look, there are 1,000 reasons to hesitate, guys, but only one that matters— action. The doers are the ones that change their circumstances. They build wealth, they create freedom. inside our community and outside. This is just in life. And they don't let the fear or excuses rob them of the life they want. So I invite you to step up, get after it, make it happen. Come see us at the QLS live event that we have coming up October 6th and 7th. I'd love to work with you. By the way, if you want to get on my calendar personally, because I spent so much time riffing here and you hung in there, if you did right now, Go to smartrealestatecoach.com/chrisfreecall. You'll hit my calendar. I might move you, but you'll hit my calendar. If you're like, hey, I've seen a lot, I've been following you and I want to go ahead and apply and see what that might look like, then you'll speak with me or an advisor. Go to smartrealestatecoach.com/applynow. Please come up to me at the QLS Live event. And let me know where you are, where you want to go, and what you think is stopping you so I can help you get there. Make it an outstanding week. See you next week on the next Motivational Monday.
