In this Smart Real Estate Coach Q&A Thursday video, the host answers the question of whether tenant‑buyers are allowed to make changes or renovations after moving into a property. He confirms that tenant‑buyers can indeed make improvements, but stresses that any major work—especially anything requiring permits—must be approved according to the purchase agreement because the seller still owns the asset. The speaker frames the guidance as a relationship lesson: encourage the tenant‑buyer’s pride of ownership while protecting the property. He then promotes the Smart Real Estate Coach resources, directing viewers to a get‑started page for free books and strategy calls, and reminds the audience of the weekly free “Sit Down” sessions every Thursday at 4 p.m. Eastern, inviting them to join via email or text list.

All right. Q&A Thursday. Great question here. Can the tenant buyers make changes or renovate the property once you install them in the home? Make sure you see the last 2 Q&A videos, Q&A Thursdays, where I sort of lead up to this question logically. Last 2. So short answer, yes, the tenant buyer can make changes and improve things. But there's rules, there's bookends, right? You ever go bowling with the kids and they got the guides along there? There's some bookends here for them because here's reality. When someone feels like it's their home, they want to improve it, right? That'd be you and I. That's a good thing. I've had buyers put on decks, put on roofs, upgrades you'd never get from a renter, ever. Of course not. But anything major, anything requiring permits, for example, That needs approval. It's in the agreement and it needs to be done properly because you still control and/or own the asset. So the lesson in relationship is simple: encourage pride of ownership. That's awesome. But protect the property. Encourage pride of ownership and train them to be owners, but protect your property. That's how you both win. Okay. Not sure where to get started?
