Deals with CROSSROADS: Stop Wasting Your DEALS!

Chris Prefontaine introduces Crossroads, a co-investing vehicle for Wicked Smart members to share risk on deals outside their comfort zone. Nick handles buyer meetings while coaches manage seller calls, so members learn by doing. After a few deals, you'll have the confidence to invest independently.

And I promise you, after you do maybe 2, you'll probably be like, okay, I'm kind of back on my legs again. I want to do this on my own. Because I don't expect you to do a bunch of those. There's no reason to do those with us. But onesies, twosies, you might. And we're game to do that. Some of you guys came on late. I would strongly suggest— a good 4 or 5 of you— I'd strongly suggest you watching the video to catch the first half hour. Because this, this like dynamically is changing every 10 minutes. And that was an important year-end thing that we did. So please make sure you watch that. As usual, Kelsey will post it in the i6. I'll probably post that video live to everyone. Okay, Rick, anything else other than that? Or Rusty? That was a good reminder. Mm-hmm. Who? No, that the accountability issue for the weekly calls, just to reset everybody to make sure you're there and you're showing up. Um, don't— by the way, don't take that personally after the first of the year, but that— we're definitely gonna go back to that kind of— I won't call it strict, I call it clear and blunt and to the point, which is one of our values, to making sure we get you guys where you want to go. Because absent that, we're just on a treadmill, right? Okay. Um, the other thing I should talk to you guys about as High 6 is, um, a couple High 6s are doing this, and that is if you see a deal that for whatever reason would keep you up at night and you're a little squirrely on it and you'd want to mitigate some of your risk, you can do that with us in Crossroads. Mm-hmm. We don't say it enough. I might stop messaging it after the first of the year. That is an option for you. There's another person that said, look, overhead-wise, I just can't do this right now. Why don't I just do deals with you guys? I said, okay, that's fine too. Crossroads does deals with associates and non-associates outside of the contract. So each deal is different depending on how much we think that you can help us as boots on the ground. It goes into our entity. Okay, just to get you thinking, don't shy away. And that doesn't mean we're going to look at a deal that you don't like, right, and love it. But at least we'll look at it and go, what are you afraid of? Let's do it in Crossroads. I don't want you to throw away deals. What is Crossroads? Just our entity that we do deals in for this type of deal. So Wicked Smart owns it. It's not outside our property entities like me and Nick. Wicked Smart owns it, so it's part of this ecosphere. Okay. And it does deals with non-associates that might refer us one. We got one right now in Colorado in year— I think it's in year 2. The buyer's one of the best buyers we've ever had. And so we'll do deals like that that get referred to us outside the community. They get a small referral. If there's someone inside the community, they get a bigger referral because you guys know what you're doing and you beat boots on the ground. You'd learn as much, if not more, because we're doing the deal and you're in it with us. Cool. So the buyer meeting's all done by Nick. You're in it. The seller calls are all done by myself or Zach or one of the coaches, and you're in it. So you get to learn too. So it's the same type of deal. It's just that we don't feel comfortable doing it. Is that what you're saying? Yeah. Like Deb, the one you and I looked at, I said to you, we drove to it and I said, if this thing goes, it might still go. The one that's in the Probate Weirdness family thing. I said, if you don't want to do this, I would maybe go do it with you on terms, or I'd go get a DSCR loan and do it. But it would definitely be in crossroads because that's not something you probably want to do, right? So just something that is outside your box or comfort zone. And I promise you, after you do maybe 2, you'll probably be like, okay, I'm kind of back on my legs again. I want to do this on my own because I don't expect you to do a bunch of those. No reason to do those with us. But onesies, twosies, you might. Okay. Yeah. And we're game to do that.
