How Doing Right by Sellers Builds Your Deal Flow

Real-estate coach Chris Prefontaine argues that treating sellers fairly isn't just moral—it's better business. When his team's buyer fell through on a Pennsylvania deal, they raised private money to cash out the seller anyway. That integrity generated referrals that built his pipeline across 80 markets.

Let me tell you something most people miss for this week's Motivational Monday, guys. Integrity isn't just a value of ours as a company. It is, but it's an actual strategy. So you can win short-term by squeezing deals, pushing people, doing what's technically allowed, you know, within boundaries. In fact, many niches require that. And they're what I call predatory. And this is not poo-pooing any one of those niches. I have friends doing very well in a lot of the niches that I'm referring to, but I'm talking about wholesalers. I'm talking about rehabbers. And, and again, don't shoot the messenger. I'm just stating the facts. I've done them and still do on occasion by choice. It's just not a business model we focus on or that you could build long-term, in my opinion. Doing right by the buyer, doing right by the seller, even when you don't have to. See, I've made decisions in deals where I didn't have to or where I knew my profits were minimized, but the seller's situation was solved. That's what we do. We solve problems or help accomplish goals the market can't. So that's what I did. And those decisions come back tenfold when you do that. From what? From trust, right? From referrals, from more deals. Your reputation is your deal flow. Always. This is the whole thing right here. Always do what's right for the seller, and then you can't lose and you'll get referrals to no end. So don't ask, what can I do or what can I get out of this deal? Ask a real simple question. What's the right way to handle this situation if I was in their shoes? What's the seller trying to accomplish? Because that's how you build something that lasts. That's why we're in 80+ markets. That's why we do deals every single week, every single month with students. You'll never be without deals by doing that. Quick real-life example. We had a deal in Pennsylvania where it was with one of our associates who was fairly new, and the seller wanted me on the deal with my associate who was brand new at the time. And I said, okay, I'll do that. And what happened was the buyer couldn't get cashed out on time. So we could have said, okay, Off you go, you're out in the street. But instead, what we did to cash the seller out, because we told them we would do that, is we raised private money. One time I've ever done that in the last decade, and that was because it was the right thing to do. Keeping in mind, our agreements are set up so we're not signing personally. I could have let the buyer go out on the sidewalk. I could have given the house back to the seller. A number of things I could have done legally. But what I said to Don, my partner at the time, was, hey, Don, I think the best thing to do would be to cash out Randy, the seller, because that's what we told him we would try to do. And we did that. We've got referrals from this guy and we use him for references nonstop now. Look, we're here to do deals with you. Not sure where to get started?
