How Long Does It Take To Close Your FIRST Creative Real Estate Deal?

Chris Prefontaine argues that obsessing over speed misses the point. His Wicked Smart community closes first deals in 140-160 days on average, with recent paydays hitting $329,000. Focus on goals, skills, and systems instead.

Let's make sure we erase from your vocabulary how long it takes and we laser focus on getting your goals nailed. And that's what's important. Welcome to this week's Motivational Monday. What I wanted to go over today was a simple thing that I read in one of my books recently. I think it was actually one of my Audibles where the author said, hey, the last I checked, the time it took you to get your diploma is not written on your diploma. So when you graduated from high school, Indo graduated from college didn't say it hereby took so-and-so 4 years or 3 years or 2 years. To the best of my knowledge, that's not on there. And now I'm equating that to something. When I heard that, I went, this is really cool because so many people in real estate get caught up in— and I get asked this all the time— well, how long is it going to take me to do my first deal? How quickly can I do my first deal? What does it matter, really? Number one. Number two, if someone's giving you a direct answer, that's not accurate. That can't be accurate. Now, we can give you a direct answer in our Wicked Smart community and say, okay, on average, not lopping off any anomalies, just saying on average, everyone, big goals, little goals, people that don't care to do one fast, people that do want to do one fast, we can say on average it takes somewhere between 140 and 160 days. I think right now we're at like 157. Now, I caution you to lean on that too heavy because every single person coming in the community is totally different, right? They bring with them, just like I did after the 2008 crash, they bring with them different baggage. Different skill sets, good, bad, and otherwise. Different habits, good, bad, and otherwise. Different goals, big or small. Different urgencies. I have to do a deal tomorrow or I want to versus, you know what, if I do a deal or 2 in this entire first calendar year, I'm great. Why do I share all that with you? I— we have an attorney in our community, for example, that comes to mind right now who when we did his goals, I said, will you be good with 1 or 2 deals this year? He runs a law firm. He's very busy. He said, absolutely, 1 or 2 would be great. So see, that skews the averages a little bit and he's okay with it because the average 3 paydays in our community runs, roughly speaking, from $45,000 low to a high of— we used to say $250,000. Now in February of '24, we hit a new high of actually $350,000 for payday 3 alone. I think it was like $329,000. So when you add the other paydays, it goes over $350,000. All that to say, does it really matter how long it takes you as long as you set the proper expectations and we help you get to those goals? Now, to set the proper expectation and to set the right goal is important, but then you holding yourself accountable in between that period and you taking the proper steps— we call it stacking inside the Wicked Smart community— you taking the proper steps in order to pull together 3 things in our Genius Model. The right skill sets, the right systems. We can give you those and the right mindset. This is the piece that is enormous, that slows down or speeds up people. It's not— it's not bad. It's not good. It just is. So if you have a goal to go ahead and participate in the creative real estate space in a timeframe right now, when in my opinion, in my 33 years as of September of '24, it's 33 years in the business. It's never been as in high demand for creative real estate in the 33 years. So if you say, okay, good, I want to take advantage of that, I want to be the person that says in 6 months, in 6 years, I am so glad I did that and be one of those that people look at and go, well, they're so lucky they did that. That can be you if you just take the right steps. Now, I have a few ideas for you for the right steps. If you're watching this on YouTube right now or somewhere on one of our pages, Real simple.
