I had no money to really pay for the coaching or to dive into my wholesaling business, but I had a house that I just bought 2 years earlier. So I sold that townhouse at $17,000 in equity, $6,000 paid off some credit card debt. I took $11,000, $5,000 of which bought me into a coaching program which taught me how to wholesale my first house in 90 days. I made $5,000 off that. The $6,000 was, you know, the direct mail spend, my contracts to form my LLC. But that year we went on to do 10 deals of like $70-something thousand. And that rebuilt the foundation of something great. My wife now, my girlfriend at the time, she quit her job, she came in, and then we've gone on to now where we stand. We've done over about 450 off-market deals, wholesales, old deals, you know, flips and everything else in between over the last, you know, 7, 8 years. We've built in multiple markets and we've hit about $10 million in gross profits.
