In this live coaching session, Chris Prefontaine and his team walk participants through creative financing techniques that generate six‑figure profits with minimal cash outlay. They demonstrate the use of "sub‑to" owner‑finance hybrids and a "3‑payday" structure, breaking down real‑world examples where a $40k purchase yields $138k profit and a sub‑to deal nets $108k. The discussion emphasizes the power of coaching call slots, live deal reviews, and momentum‑driven events that spur rapid decision‑making. A core strategy is to target free‑and‑clear properties priced $200k+ and structure 48‑month seller‑financed deals with $1k+ monthly principal payments, which consistently produce six‑figure returns. The session also ties these tactics to Warren Buffett’s principle of maximizing upside while minimizing downside, positioning creative financing as a low‑risk, high‑reward path in real estate.

In real estate, what does that look like? It means like get into deals with the least amount of money and have the opportunity to make the most amount of profit.
I was talking to Bjorn. Bjorn, I'm sure he's on Zoom watching us this morning, just on text. One of the many things we do is we set up as a coach, we'll set up call slots with you so Jim can say, hey, in this case with Bjorn, I said, hey, next Wednesday and the Wednesday after that for 45 minutes, Start making calls now. Get your follow-up set up for those 2 days. I'm doing them with you. And so we get on Zoom, we just do calls. I've done it with Debbie many times, a lot of the President's Club members. Just so you know what goes on behind the scenes, because we can't talk about everything that goes on. That's why we encourage you to pick the brains of the associates in the room. But I was doing that this morning and thought, okay, I'll share that just because that's a super effective way for you to bang out calls when you're new with a coach on the line with you doing the call for you. And you just position it as, hey, I'm meeting with my partners. On this day, during this time, we're going to give you a call. We're kind of reviewing deals for the fall. We're reviewing deals for the winter. It sets it up great. And then you get that credibility. That makes sense. Do you think you'd, you'd get a few more calls done? A and B, a few more Hagens maybe for the year if you do a few of those. Super effective.
Wait, I'm curious, Lance, you had the review of the deal. Like what were the projected paydays on that deal? I can't like not ask. Is that—
you said it's a sub-to, Lance?
Yeah. Mike, Mike, Mike, Mike, Mike, Mike, Mike, Mike. It's a sub-to owner finance hybrid. Let me pull up the 3-payday sheet that I put in there this morning.
For some reason, our community, like, if you listen to people talk about how much money they make, it sounds like this. Yeah, I was like doing this deal and this, this deal made me like $100,000. It's been fun. Have you guys noticed that's like a trend?
My fun comes on the beach after I get— Okay, fair.
Okay.
So what was your question? So payday 1's $29,900. Payday 2 is $18,720. Cash down payment's $59,920.
So just a quick 6-figure deal there, Lance.
What's total?
Yeah, total was $108,000.
See, my math is right. Like, this is— this is what I love about these events is that happens every time we get together. It's all of a sudden it's like, oh, I had this deal and we're just about to get this deal signed, or I got this buyer under contract or about to book a buyer's meeting for next week. It always happens because of the momentum. I was having a drink last night with David and Adam Carroll, which you'll hear from later, and we were just talking about how, like, it's a reset, right, for a lot of people where it's like these types of events bring a significant amount of energy because you're focused on making things happen and all of a sudden deals come out of it or, you know, you're— you make a quick— what do you call it— minute decisions that then lead to something significant. So that's why, that's why we put on the wedding every year.
So this week alone, I think it was several— I don't know, it was past $500,000 just in 3 or 4 people. And you came up to me this morning and said, when we get home, can we work on like 6 offers this morning?
Like, oh yeah. And that we made some adjustments this morning to your paydays, right? I know yesterday you guys saw the mobile home was going to be projected like $70K. What did we end up like actually looking at their numbers?
Just because you don't have a mic. $138,000 on a $40,000 purchase if it went the full term. That's the power of the owner financing and the power of the 3 paydays.
Let me just say one thing. So that's the point of having a coach, right? We went from— we're sitting on stage and we're brainstorming, right? You guys heard that all happen live where she walked through the mobile home, right? And we were like, oh, it's going to be like $70K. And then you came this morning, you're like, hey, can I just like review these numbers with you and make these adjustments? And we, we did it this morning before you guys came in and realized that we were missing like $70,000. So we found $70,000 for a net.
Not a bad deal. No, I'm excited.
Yeah, I like your numbers way better than the numbers are up here.
You know what? That's probably a good reminder. Even if you've been in the community for a while, write these 3, 3 or 4 metrics down. I'll give you For a free and clear deal that you find, which you can buy a list of free and clear, you don't know that you— when you find a free and clear deal that has a purchase price of at least $200,000 or higher, I'm just going to be round numbers here, guys, and you structure at least a 48-month deal with your seller, they're making payments to them. And those are principal payments, which is most of our deals, if not all. And that payment is around $1,000 a month or higher. You now have a 6-figure deal in almost every case. And I just did 4 years. When you go past that, as you can see with the Nets deal, it gets ridiculous. But that's a 6-figure deal every time. Now you're going to find 5 of those a month? Probably not. But can you go out and find a handful of those this year? Yeah, yeah, yeah. Awesome. 3 of you.
Yeah.
So come on, guys. Can you, can you, with our help, go to a free and clear list, which was my first deal ever on purpose, and maybe perhaps in your area, free and clear out-of-state owners, maybe great list, and maybe do a few of those deals this year. Maybe 3.
Yeah.
Does everybody feel comfortable with that? Okay, well, that's $300 grand or higher.
For you. Just, just to put it in perspective, if you're looking for conservative deals, right, get free and clear properties with 0% interest rates. And who cares if the market continues to go down because your principal is going to push it significantly further down, right? That's how you protect yourself on these things. Real estate and creative financing is awesome for profits. But what did we say at the beginning of this event?

It's to also prevent losses, right? Create profits and prevent losses. So how do you do that? Well, Warren Buffett says, right, he seems to be a pretty smart guy, that the best investments are the ones with the least amount of downside and the highest amount of upside. So in real estate, what does that look like? It means like get into deals with the least amount of money and have the opportunity to make the most amount of profit.
