Chris Prefontaine teaches a three-step script for contacting sellers already listed with another agent. Start with "How long you tied up for?" to probe their contract length, then suggest they consider alternatives if they're not hitting their price target, and finally ask them to call if they cancel early. Follow up in July or August when sellers reassess.

Just do more of them, not less right now, because they are listening now. Okay, that's fine. Put them on your radar. First of all, the realtor script thing. Um, the— I critiqued a dozen calls over the weekend, or maybe it was Monday, and not one person that got the realtor on the phone did exactly the script. So I want to just go over that with you guys and make sure you're clear on the script, because it is pretty simple. Um, you guys tell me, like, what do you— when someone says they're listed, how, how fluent are you with the script? If a seller says, I'm listed right now, what's the script?
Honestly, I, uh, I, I'm bad at that myself. We'll do it.
We'll go over it.
Okay.
Uh, does anyone know it?
Yeah, I, I just tell them, oh, okay, great. Well, If you're not getting the, the price you want, or if it's not selling in the timeframe we want, let's circle back and we can look at some options and we can go from there. What's, uh, what's your, what's your email? I'll send you some information.
Great. So you nailed the middle one, Kyle. There's 2 more. So there's 3, there's a sequence of 3 things. How long you tied up for is first. Yes.
Do that again.
How long you tied up for?
Yeah.
That's what I was going to say too. Yeah.
Okay.
And what's the third piece that Kyle didn't say? He said the one right in the middle, which is perfect, and it would suffice, but all 3 are important. Does anyone know the third one? Okay. So John's my seller and he says, I listed, or I just listed, or I got 2 months left, whatever. How long you tied up for? It's not how long is your listing contract, all that crap. Tied up for is very specifically tied up, like it infers something. Right? How long you tied up for? Then you go to Kyle's. If you don't get full price in the time you want— full price, not your— just full price in the time you want— here's the third one: or if you end up canceling before that, before the end of it. You planted 3 very important seeds there.
I actually did do a little bit better than, uh, than I put myself out there for. I was thinking there was a little bit more to it than that.
No, no, no, you do that all the time. You beat on yourself all the time. No, that's simple. Just have that on an index card right next to the computer because this is the time, as I said, I think I said it in the rant, when you are going to get a lot of those. Okay, great. Plant the seed, send the realtor form letter, and then in July and August when they start thinking back to school, summer's coming to an end, you're going to get a load of calls if they didn't sell. And that's what you want. You don't want the crap. Okay, so how long you tied up for? If you don't get full price in the time you want, or if you end up canceling sooner, uh, definitely give me a buzz. I love what Kyle said. He didn't ask. He said, what's your email? I'll send you some info. What's your best email? I'll send you some info. And you're gonna send an email with a sell doc and something personal, right? But you're also gonna put the form letter in the mail, the realtor form letter. That's it. That's the whole thing. Just keep moving. And if I were you, I think I said in the video, if I'm repeating myself, guys, Um, just do more of them, not less right now, because they are listening now. Okay, that's fine. Put them on your radar.
