How to Turn Everyday Conversations Into Real Estate Deals ft. JP Fluellen

JP Fluellen went from retail to multi-million-dollar real estate investor by constantly talking about deals. He uses a two-question script to turn casual conversations into seller leads, then structures deals with owner financing, wholesaling, and creative financing. He also shows how Claude AI can automate lead generation and deal analysis without coding.

Okay, smart listeners, it's Chris Prefontaine, your host again with another awesome guest. I've been on his show several times, so I thought, you know what, man, oh man, we got to get him on our show. And I know he also attended our live event last fall. So this is going to be an awesome chat. I'm going to be hanging out with Mr. JP Fluelen. He's a couple things got going on, guys. He's a real estate entrepreneur in general. So we're going to talk AI and some new stuff going on. He's an investor. He's a managing broker with over 2 decades. Here we go again. I always tell you guys, I'm looking for that type of experience, building wealth through real estate. That focus for that long is who I like to have on, as you guys know. Has over $100 million in closed sales. I would say there's been a lot of flip-flops and things and, you know, bopping and weaving you got to do in there. And that's what I want to learn about. And he's helped clients navigate everything from, you know, your traditional home purchase to complex distressed things to creative things. And that's how he and I connected. He also hosts— I said I was on his show. He hosts the Success Agent Podcast. He brings together a bunch of top performers. He brings together business leaders, not just agents. And everyday people just kind of doing extraordinary things. That's why, again, there's a lot of connections here. And his show, it's a— write it down— a Success Agent Podcast. It focuses on real estate business mindset and leadership, basically. And it's very, very practical. So I go ahead and subscribe to that. Outside of business, he's a dad, 4 kids. He's an Army veteran. Thank you. Thank you. Thank you. And a musician who's passionate about building a life by design. And gosh, I've been saying that for 3 decades now. Design your lifestyle. All right, JP, with that as a backdrop, good to see you again, buddy. I don't think we've connected since last fall maybe, or whenever it was. No, we were on your show after that.
Yeah. Yeah. You were just on my show, what, 3 months ago maybe?
Yeah. So I meant live. So yeah, you definitely—
Oh yeah. Live was in the fall. Yeah.
Yeah. I appreciate you coming out to that. And yeah, it was awesome to be on your show. And as I said to these guys 2 seconds ago, definitely subscribe. You're going to want to hang out with JP and his guests. So JP, take us behind the green curtain to kind of give the listeners a 10,000-foot view until they get to know you and your show of kind of how you landed here. And then we'll talk about some cool things going on in the market right now.
Yeah. So basically I've been doing real estate, well, kind of started looking at real estate way back in 2006 when I was looking at life through a different lens of being a retail person sucks. And in trying to figure out, there's, I've always asked myself this question, there's always gotta be a better way. And kind of stumbled on some real estate and started going to some REI groups, that kind of thing. And then bought my first property in 2007 as a Personal property. And then I was kind of introduced to this idea of buying rentals, did that for a few years, and then decided that the mundane 9 to 5 just wasn't my jam. And so I just quit everything. And after having these rentals, you know, I thought, oh, get your real estate license. That'll change everything. And then of course that opposes its own sets of challenges with doing, being a realtor and listing homes and dealing with clients and all that kind of stuff. And you're really at the whim of your clients, right? You don't have any control of your, as much control of your time. You know, they say, oh, time freedom and unlimited income potential and all this crap, right? And so I get my real estate license. And after quitting retail, I was so burnt out, I did nothing with it for 6 months. I did nothing, just sat on my butt. And I was young, I was in my mid-30s and I was a video game kid growing up. So I did a lot of that instead of actually working my real estate business because I had some rentals, you know, I was already doing RA and I was making, back when rentals could actually cash flow, you know? And so I did that for about 6 months to 8 months or so. And my wife was like, hey, we've got to buy this building for my business. She was starting this psychology business. And I was like, okay, well let's go start looking at property. And I didn't even know what I was doing. I was just like, here's the MLS. I forgot my login because I hadn't been in there for months. And I get in there and I start looking around and I finally find this property. Get it under contract and we close on it and I made like $6,000. And so I was like, I did hardly any work, you know? So I was like, oh, well let's, this was amazing. So that kind of lit this fire of this idea of like your ROT, like return on time.
Yeah.
And realizing like, I need to double down on this real estate gig because there's so much more to it than just Oh, there's a house, you go buy it and all this kind of stuff. Well, in the meantime, there's this law of attraction in real estate, and you've probably experienced this too, where you're out there and you're just, you talk real estate all the time. Every conversation somehow turns into a real estate conversation and it becomes so natural. And then you get these weird deals that start falling in your lap. And I had a deal that was my very first Owner finance deal falls in my lap. This guy that I had kind of knew was going through a divorce and he's like, I got this fourplex I need to get rid of. I'm going through a divorce and I have partners on this. And part of the divorce decree is I have to cut ties with all of my real estate deals, start clean, and then start new on after the divorce is over. And I gotta split proceeds or whatever and all this stuff. He calls me up and he is like, hey, I got an owner finance deal. And I just need $15K to get out of it and I'll pay my partners off and then I'll be done with it. And it was a fourplex. It was fully rented. I think I picked it up for $215,000. I gave this guy $15K.
Wow.
And picked up a fourplex for basically nothing and held that thing for about 10 years. And then I sold it to do some other, do a 1031 and do some bigger stuff. And I made like $140,000 on it.
So nice.
It was a pretty good deal. And then of course I made income along the way.
But also, let me jump in there. You said, you saw me scribbling notes here. A couple things you said. One is you just talk real estate all the time. That becomes natural to say you or I, but I know there are people even in our family community that are afraid to go tell people what they do and they're not getting those deals. And so we featured one JP last week, similar to yours. It was, closing soon for payday 3 for this guy, but his family had a death and they, because he spoke about it, they gave him this owner financing deal. It's over 6 figures for him in like under 3 years because he spoke. I'm just screaming to the listener, like, tell people what the heck you do. So, uh, because you brought that out. So huge point.
Yeah. So, so really it's when you're talking with people, they're always going to say something in that conversation is Either real estate directly related or real estate adjacent related. And so then I'll always just try to say something along the lines of, oh, well, do you live around here? And then it's like, oh yeah, yeah, I live here. And then they'll usually go into a story and it's usually something to do with my family or whatever. And like, oh, tell me about that. And so if you just keep it simple, because people want to talk about themselves all the time, So as long as you're asking questions, oh, tell me about that. Oh, how's that going? How long, you know, how long have you lived in your house? You know, are you planning on sticking around for a lot longer? Whatever, whatever. And usually they'll bring up some issue or some problem. And that's usually, and then you're just right there. It's so you've already like, without being cheesy or sleazy about it, you've already kind of just opened up the conversation around some sort of opportunity. And so then I'll just say, oh, that's cool. 'Cause I'm in real estate. Oh, really? And then of course now they ask all the questions. What's real estate? All the things about real estate. And that's what gets me super excited because I just want to solve problems. And I heard it said once before that money is like energy. You just have to figure out how to get it. And once you figure out how to get it, then it's just, you already have all the tools. Now you just got to figure out how to refine it. Solve people's problems. And then, and that's all it is, man.
It's just, yeah. You, you just basically taught them the easiest script on the planet, right? That most people, if they would, if they would go into every conversation, phone or in person, with the 2 things you said, I'm just having a conversation and I'm just looking for a problem to solve, then they wouldn't take this all so serious. Like, I, I don't know what they're gonna say. I don't either, but just find out if you got something to solve first.
Yeah. Yeah. Don't overthink it. And I think that's the problem is you're like, Oh, I don't, what if they say that?
Yeah.
You know, I need to put a, you're not trying to put a deal together right there. You're not trying to like structure a deal that's a win-win. All you're trying to do is figure out a problem and say, well, you know what, let me get back to you on that. I think I can probably have something for you. And then you go back and you start doing all the things you need to do to figure out and get more in the weeds of it or whatever. And if you don't like to be on the phone, I have a, I built a little chat GPT that gives you like these awesome scripts that like gives compassion and like tells 'em, oh, I'm so sorry to hear that. Because it's usually some tragic story of like, sometimes it's like, I can't, I'm behind on something, or I can't, I'm not paying something, lost a job. I don't want to go into foreclosure. I don't want to lose my property, or I inherited this property and, you know, you're just trying to figure out how to disposition the things. And usually a lot of times people don't want to talk about it because they can't think of those things on the fly.
Yeah.
But this little GPT I made, you just gave, basically throw in your scenario and then it gives you the script, right? You just, it gives the whole, and then it digs into the things you wouldn't normally get into when you're on the phone. 'Cause it's just hard sometimes if you haven't had enough of the repetition with the conversations.
Yeah.
But this thing just does it all for you and even says stuff that I probably wouldn't even say. You know, like, I'm not that nice, you know, and I don't love to talk about like, Oh, I'm so sorry. You need a hug. That kind of stuff. But this thing just says it in such a way that it's just like, okay, that kind of sounds like me, but I definitely wouldn't say that. And I'm actually working on a deal right now that I'll probably close that one here probably in about 2 weeks. And I did everything completely by text.
So you can script that easy?
Yeah. Just like on the fly.
But do you find, we'll jump into AI in a minute because of that prompt, so to speak. But do you find that, I found this with filming, so that's why I'm gonna ask you. I found that when I, when I throw some stuff in there to say, hey, gimme some feedback on this, then I catch some cool pointers that I end up using like for the next, I find myself saying it 6 or 8 months later 'cause I think it was a cool add to what I did and then it becomes internal.
Mm-hmm. So, yeah, you, and you kind of like, oh yeah, I remember they said that and then you just start using it. And maybe you're using it, um, subconsciously sometimes too. And you're like, oh, I didn't even know that that was gonna come outta my mouth. Yeah. I just remember hearing that from somewhere, you know? And it's cool. Yeah, it's so good. So, and, and with the, with this too, you've gotta, you gotta read through it.
Right.
Because if you don't read through it, it might throw something in there, um, that you're like, I definitely would not say that, or I don't wanna open up that extra can of worms in the conversation. Yeah. Because it might throw something in there. For example, like I'm working on a deal right now where the lady's like, well, I've been working with this lady for 5 months and then she's like, had, she's stressed out about this property. She doesn't know what she wants to do with it. And she's just like, she's the executor of this, of the will, and she's got power of attorney and she's— Also trying to get her master's degree, and then I've been working on this for five months, and then yesterday she just reaches out and says, "Oh well, I want you to talk to my sister-in-law." Well, turns out sister-in-law is a realtor down in Florida, and now now she's trying to pull out all of her you know bag of tricks on this thing, and I just kind of yeah, and so I used all of that stuff, and I threw it in there, but I didn't want to start. The, my GPT to start throwing in things about like, well, go ahead and list it on the market. No, I don't want to go down there. I don't want to go down that road. The side note on that. And so I had to delete some stuff. And so you gotta be careful, you know, just making sure it stays on point. But again, it's going to unveil some stuff because I've got a, the one I was just telling you about prior to this, the lady's so stressed out about this property that she's just like, I love how you're being so compassionate about our conversation.
And I'm like, Well, it is you. You made it. It is me.
I made it. But right. Yeah, it is me. But it's not, that's not how I would say stuff, but it does. Um, it's like the cheat code. Yeah. Is this really a good cheat code? I mean, you can be the best salesman on the, on the planet right now with all this AI stuff. It's, it's—
You just need a nudge. A little nudge. You know, it doesn't matter if you're brand new to real estate or if you've been doing this for several years or a whole bunch of years. I learned the hard way back during the crash that doing creative of deals is much better. It's a much better path in real estate in general than, let's call it, the old way— getting paid once using banks, signing personally. 3 paydays, getting paid 3 times on a deal. It's better 3 ways, not one. Money now, money over time, and money long term. And I don't care if you're in an up-down sideways market, it doesn't matter. You can and should operate with the utmost confidence. There's literally nothing I love more. than helping people create systems and simple systems and processes to become massively successful with our 3 Payday System, and doing so in literally any market and doing it geographically literally anywhere. So if you've been learning and learning and listening and studying and not taking action, I'm telling you after going through it myself, it's costing you tens of thousands if not hundreds of thousands of dollars by not taking action on the 3 paydays the way you should be getting paid. Many of the people that were brand new, just like you, that joined our community have fast-tracked their startup. Now, I mean, wouldn't that be ideal? If you said, okay, should I go fast or slow? Should I take action now or later? It's costing you too much money to wait. Each one of you are at a point in your life, I'm sure, where you want things to be easier, you want things to be better for you and your family. You probably realize that you not only want more, but you deserve more in this life. So, to be able to give your family everything they want, build a legacy, For you personally too, and to have time freedom to start enjoying life. Frankly, whatever else you're seeking. And for some of you, now's the time, for example, to just focus on security. Maybe it's building a big solid bank account for retirement. We take these things super, super seriously, and it's my life's biggest reward to help you achieve them. I want to give you a free discovery session with our team. It's free. It's 15 or 20 minutes. You have zero to lose and everything to gain. And to understand how you might fit into the 3 Payday System that we've done now in over 80 markets as of this filming, go to smartrealestatecoachpodcast.com/discovery for a free call with our team. smartrealestatecoachpodcast.com/discovery. Because it's not whether or not you can do it or whether or not you fit, you can do it. It's whether or not you'll take action and do what it takes, and we can guide you through that process.
smartrealestatecoachpodcast.com/discovery.
We'll see you soon. Uh, well, let's talk about a little bit. Let's talk about you and I off air talked a little bit about, uh, cool lead gen, um, in, in the AI world. Do you wanna talk about that? 'Cause I'd like to, as much as we can, give these guys a nugget or two. We already gave 'em some script nuggets and how to go about this mindset-wise. How about, how about that little thing you built there?
Yeah, so, um, so we're using Claude Cowork. And by far, if anybody's listening to this, I'm not an expert on AI by any stretch, but what has happened right now with AI is that it's really kind of closed the gap on how much you need to know and how much you can do. I mean, I don't really need to know a ton of anything and still be able to accomplish what a lot of these guys that are doing that have knowledge in coding and degrees beyond my human abilities or beyond my ADHD. And so with basically what you do is you just get Claude Cowork. You just download Claude and then you have to pay for the, at least the $20 plan. However, if you do do the $20 plan, you're gonna burn through your $20, whatever they call 'em, the credits or the—
Yeah.
All that stuff. So Right now we're seeing a lot of times you gotta, you have to get the $100 plan in order for it to actually keep up with whatever tasks that you want to do. And then you basically download the Claude Cowork app to your computer, and then you just jump in there like you would with anything else, like ChatGPT or Gemini or any of these other ones, and you just tell it what you want to do. Now, I'll give you a little caveat with that is that you gotta be careful with what you give it. You can't, you have to be very specific. If you're vague, like, hey, go on my Facebook and do some stuff, it'll do stuff you don't want it to do. Like it could go in and delete your, all of your followers or unfollow your whole entire contact list if you're not very, very specific. So you have to make sure that you give it, they call it in the industry, the guardrails. You gotta give it guardrails, otherwise it's gonna go off the rails and start doing crazy stuff. But I, we just, went in there and we gave her the instructions. I want you to go into my Facebook. I want you to start searching for, through groups, for people that either are looking for real estate or wanting to sell their real estate. And then I want you to find them in these groups and then DM them so it takes it off group, because otherwise you'll get banned if you start make— tell it to make comments.
Yeah.
Because that'll, you know, and then, and then start a conversation. And then in that conversation, I also want you to give a little bit about why I'm DMing them, just a short little message. Um, and then if you're interested, I'm a, I'm a buyer for, or whatever you're— you want to put your bio in there or something, or a link to something credible or whatever it is. And then basically you just have it do that and then you can watch it too. You'll have, you can have Claude over here and then you can have your Facebook over here and you can watch the little brain start thinking and then it'll start moving around on your screens and stuff. It's wild just watching that happen. And then, yeah, and then you're just getting leads from that. You can, and you can do this with anything. So like for example, if you're doing like sub-2 deals and you're trying to find pre-foreclosure deals. You can have it literally go into the county records, pull up all the lists of all the pre-foreclosures. You can have it import that list into an Excel spreadsheet, and then you can have it turn it into a CSV file, and then you can have it upload it to your CRM and you can have it do it all automatically.
That's awesome.
And it's, you don't have to know any coding. You don't have to know how to build an app. You don't have to like go into a, another app thing that you have to build. You can just tell Claude Cowork what to do and then it'll just start doing that work. It's like having an employee.
JP, spell that for them so they literally have another concrete nugget here they can go get.
Yeah. Claude, C-L-A-U-D-E, Cowork, and it's just one word, C-O-W-O-R-K. Download it and then put it on your computer. And then, I mean, Whatever you can think of, you can have it do. So, yeah, any of that stuff. So if you're, if you're, I don't know if you're trying to pull any kind of public knowledge data stuff in your area. So like if you wanted to have it, if you're a real estate agent and you wanted it to go onto MLS and then have it grab all of the listings that have been on the market over 100 days, And then start DMing the listing agents directly and say something like, hey, what is the story on this property? Why has it been on the market for so long? Or you could just have it connect to like your forms and have it just write a lowball offer. Boom. And you shoot it out right there just like that. You can have it do all that stuff.
So are you using Claude cowork to structure some of your creative stuff too?
So what I'm doing right now with my creative stuff is I'll take all the data that I have. And because I'm a little bit hands-on, I'm that way. So I'll just copy and paste it right into like ChatGPT or Claude and just say, hey, I know there's a deal in here somewhere. Figure, help me figure out a way to structure this so I can still make money.
Hmm.
And it'll start spitting out all sorts of different scenarios. And now that, you know, these AIs know me so much, they're just like, JP, this is so right up your alley. Let's go ahead and dig deep, you know, and with your investor hat on. And then it starts going through all the different scenarios and it'll be like, okay, well you could do this. You could do an owner carry and finance it for so many amount per month on top of whatever their current interest rate is. And you could still make, as long as the, you can, the rents are supported in your area, you can still make another $200 a month. And then if you do a balloon payment after 3 years, you could then sell it after 3 years and then make another $20K, or you could do a deal where if you're bringing in hard money to bring them current, and then this is how much your interest rate is on that hard money, it's 12%, and then this X amount per month plus their mortgage. And then after you've paid that and your third-party lender, and then this is what you'll still make on top of that. So like, and then you can do a 3-year balloon payment on that and then you'll make X amount. Like there's just so many different ways and you don't have to use so much brainpower to figure this stuff out.
Yeah. I love it.
And then you can say, hey, take that, export it into a spreadsheet, and then run the numbers side by side so I can see them both next to each other so that I can compare which avenues I want to go down. Or maybe I just say, you know what, it's too complex. I'll find a real estate agent to pay me a marketing fee for 3 grand and then I'll be done with it. I don't want to deal with it. You know, so there's all sorts of ways. It's crazy.
So the time, the time alone, the time and efficiency, never mind the profitability on the tail end of that is just Insane.
Yeah, it's crazy. But I will say this though, it does not replace networking with people that are doing it.
Yeah.
And because you, there's, there's just ideas you cannot come up with on your own. And there's just so these weird niche like scenarios where if you don't know, really know how to like stack the different details on top of each other. Because AI is only as good as the prompts that you give it or the depth of what you already know. Because sometimes it'll give you weird stuff, like, and then you have to kind of look at it and like, that doesn't cash flow. Even though it says that it does cash flow, that doesn't cash flow. Because like your intuition will tell you after you've done enough deals, you're like, something's off here. And then when you look at it, they might've put the numbers in wrong or they might've thought you said this and it doesn't, you didn't say that. Um, because AI, the biggest thing about it is it, it affirms what you want, but it doesn't always give you the best suggestions. That's why, like, when you do a prompt or something, like at the very end it says, well, we could do, go this route or we could go that route. I'm like, I don't wanna go any of those routes. Those are weird and they don't make any sense. And so you gotta be careful on On how far down the, 'cause then it'll start really hallucinating if you go too far down a rabbit hole with a certain topic. And then you have to like rein it, either you can try to rein it back in or you just gotta start a new chat. So sometimes that gets super annoying. So you just gotta be careful.
Yeah. Well, there's some good nuggets today. I really appreciate it. I wanted to bring you back to the very beginning when you talked about, um, there's gotta be a better way is what I wrote down. Always gotta be a better way, you said. So as we kind of wrap, I think a cool question for you would be, what's going on next besides AI? What's going on next for JP? What's the better way? How often do you think of that? What's next?
So right now I'm focusing on 2 areas. One is I'm doing a lot of wholesaling right now just for cash flow reasons, because I think there's a lot of bigger players in the game that have bigger pockets than I do that want to take higher risk. And for me, it's get in, get out onto the next one. And then I'm also focusing on creative in the sense of I'm really liking the pre-foreclosure market right now and really problem solving because I like how complex some of those deals are and how you can kind of fit different pieces together to get it all worked out.
Yeah.
So that's been really exciting for me. I've got, I I moved into a new market and I've got 3 of 'em under just cash flowing right now for me. Especially when you're, you know, because the nice thing about pre-foreclosure is you're usually dealing with, you know, 2021, '22, '23 interest rates and you can make deals cash flow pretty well.
Yes.
Because, you know, that's the sweet range right now. And those are my favorite ones because usually they're pretty make the most sense. It's like, hey, you know, I'm behind 15 grand. Okay, well I just gotta find an end buyer that has 15 grand and then, hey, it's 15 grand down and then you can just, you know, do like a rent-to-own for 5 years on, you know, and they're pretty easy to cash flow because interest rents are much higher than what they were even 3 or 4 years ago.
Yeah.
And those are really good. And then a lot of my contract for deed or owner finance deals, You know, those are fun too because people want that sense of ownership and, and they, and, and so, and I'm like, great, get in there, get on, let's go. You know, just gimme 4 or 5% down and then gimme 4 or 5% down in a year or two. And then exactly, you know, hopefully you can get your credit scores up and then you can buy it after 4 or 5 years and onto the next one.
I love it. So love, you gotta love that quality of that income for the 3-page.
Yeah.
JP, how can these guys reach you and any other nuggets you want to share as we wrap? Anything you want to share for your sites, your phone, whatever you want to give them?
Yeah, I would just say, you know, the biggest thing right now is that if you're hesitant on getting on board with AI stuff, is that AI and AI agents are the future. And if you don't want to be replaced, then you need to get on board. And then if you want to get ahold of me, you can find me anywhere on the internet. JP Fleullen, F-L-U-E-L-L-E-N. I am, uh, only one on the internet, so you can find me anywhere. You can DM me, shoot me a, a text, or find me on all the socials.
Love it. I mean, always good to hang out. I hope you're going to come see us again this fall at 3 Paid Days.
Yeah, it'd be great.
I'll, I'll get the team to send you a VIP ticket as usual, and, uh, love can hook up. It's in Rhode Island this year, back to where, uh, We're reeling it back to the beginning.
Nice. I have not been there, so that would be exciting.
It's a great time to come too. It's a great time to come. Yeah. Uh, JP, good to hang out again. Thanks for coming on. Sure.
Thank you.
Take care.
Bye-bye.
Okay. Wicked Smart listeners, that wraps up our time together today with Mr. JP. Um, I want to give you, as always, if you didn't get them yet, uh, my books for free. Uh, just go to 3paydaysbooks.com/podcast. And if you have not attended, I shouldn't say attended. If you have not registered to attend a live event for 2026, it's 3 Paydays Live. We've rebranded it 3 Paydays Live Event 2026. Go to 3paydayslive. That's the number 3, 3paydayslive.com/podcast. We'll get you in there. Space is limited as always because we feed you. We do things most people don't do for expense-wise. You're going to absolutely love it. You're going to leave there with confidence. You're going to leave there with clarity. You're going to leave there empowered to do some creative deals and kick some butt. All right, guys, super cool announcement. On the 27th through the 29th of September, we have our 3 Paydays Live. I'm talking no gurus there, no fluff, just a proven system that builds wealth. Literally join us on this 3-day event, guys. It's in person. There will be no virtual. We're going to show you literally step by step how deals are constructed, how we negotiate and solve challenges for sellers. And how we close those deals without banks or credit. Super important when I came out of the crash. You'll see real deals, real numbers, and exactly how the 3 Paydays model creates multiple streams of income from just one deal. I'm talking averages of $45,000 to $350,000 per deal, all 3 paydays. Just one or a handful of these can change your year, guys, and certainly create a total breakthrough by the year 2027 for you. You're going to leave this event super clear and confident about how to speak with sellers, how to structure offers that are win-win, and how to think through deals literally in real time. We've made some really cool adjustments this year too. We've built in hands-on workshop learning experiences and extended the Q&A after each section and some other really cool experiences so you can actually do deals when you leave, not just conceptually understand it, but do deals. And lastly, we've removed all outside speakers, back to our roots, just the family team. You're going to hear from people who have recently closed deals and how they made it happen, and that's important because association with others and proximity really, really matters and can and will change your trajectory. If you're serious about totally replacing your income or adding a really cool supplemental income and building some long-term wealth, this is where it becomes real, guys. 3 Paydays Live. It's led by our family team and our coaches, all who are in the trenches every single day, every single week. Again, no outside speakers selling you stuff, none. Just go to 3paydayslive.com/podcast to learn more and to claim your spot. We'll see you there. All right, thanks for tuning in to the Smart Real Estate Coach Podcast. If you got value from today's episode, guys, be sure to subscribe so you never miss a future episode. It literally takes one nugget to access some of the things we're doing. And for goodness' sake, share it with someone who needs to hear it.
