In this monologue, real‑estate investor Chris Prefontaine argues that the current surge of online searches about whether 2026 is a good time to invest reflects herd mentality and uncertainty similar to the COVID era. He recounts how, during the 2013 downturn, his community doubled down and succeeded, and he urges listeners to do the opposite of the masses now rather than wait until 2028‑29, which he predicts will cause regret. He promotes his coaching site smartrealestatecoach.com/getgoing for free resources, advises against buying in a flat, uncertain market, and recommends owner‑financing free‑and‑clear, principal‑only deals as a recession hedge, citing a colleague Jason’s 30‑year financing plan. The overall message is a persuasive, urgent call to act against the crowd and use creative financing to secure real‑estate gains.

The biggest buzz now on social and on— well, forget the media because they're always screaming, but on social and in general, if you look at any search engine, is '26 a good time to invest? Right. It's the biggest thing right now. It's ridiculous. Type in the ChatGPT, what's the biggest search thing? Here's the fact, guys. This is when— this is very similar to the uncertainty during COVID It's not the same type, but it's the uncertainty type of COVID And I had friends close their doors who were in the same business as me. And then we doubled down as a community and crushed it because I said on a podcast today, are the masses— I was on Troy Kern's podcast and he does creative too. And I said, are the masses like masses? Are the masses successful? Generally speaking, are the masses out there doing what it takes every day, no matter how hard it is, no matter how long it takes, no matter how many curveballs, to accomplish all their goals? No, it's just a fact. I'm not being critical. Yeah. So if that's the case and the masses are saying, well, not sure, I'm sure things are good, that's when you go the complete opposite direction on purpose because they're not in a position. So don't get the sheep mentality, the herd mentality, and get caught up in that crap. Or in '28, '29, you write it down. I promise you, in '28, '29, you go, damn, I wish I did it. So now is the time. In '13, every single person I was associated with, because what I went through in '13 said, You're nuts. Not sure where to get started? Go to smartrealestatecoach.com/getgoing for free books, strategy calls, and a whole bunch more. We're going to help you get going the wicked smart way. We've been after this for over a decade doing exactly that. Don't buy real estate. It's uncertain now. It's flat. You do it, you go in the wrong direction. So, okay, thank you. Great feedback. And we crushed it. So now's the time to double down. I just want to make sure because that's the biggest thing on the internet right now. Just chuckle and get after it and double down. You'll have a great experience for sure. And by the way, you want to have a recession hedge when you're doing that? Do some owner financing free and clear deals. You will forget thinking about the market. Jason's working on a possible 30-year owner financing principal, and even if he gets 10, he's not going to once think, oh boy, I wonder if the market's going to go up or— he doesn't care. It's principal only. And if the house is going to be paid off, Fast. Debt's a killer and we pound it with principal only. So anyway, that was my rant.
