In this instructional video, the host (Speaker A) addresses a common objection in creative‑financing real‑estate deals: a seller saying, “I want my attorney to review this.” Rather than seeing this as a deal‑killer, the host reframes it as a strong sign of the seller’s commitment because attorneys do not work for free. He advises agents to welcome the attorney’s involvement, offer to coordinate attorney‑to‑attorney communication, and explain that both parties benefit from legal protection. The video outlines how most attorneys lack familiarity with creative‑financing structures (lease‑purchase, subject‑to, owner‑financing) and why having a knowledgeable attorney on board can quickly resolve concerns. Real‑world anecdotes illustrate the approach: Judy’s Maine deal, where connecting her attorney with the seller’s attorney cleared obstacles and led to a six‑figure, multi‑year profit; and another scenario where a hidden mortgage was addressed through a direct attorney conversation, allowing the deal to stay on track. Throughout, the host emphasizes confidence, an assumptive‑close mindset, and maintaining momentum. The video concludes with calls to action, directing viewers to smartrealestatecoach.com/getstarted for free resources and to 3paydaysbook.com/youtube for a detailed playbook on executing these transactions in the current market.

Have you ever had that dreaded comment from a seller when you think you got the deal all the way to the finish line, yet they stop and they tell you, well, I'd like my attorney to review this? Now, for most of us, we think that the deal is absolutely dead at that point because we hear that awful sound in the title of that person that tends to be the gatekeeper.
The attorney.
But see, if we completely reframe this and know that if a seller is super serious about a deal, you know that they are at that point in time, because if they ask their attorney to review the deal, that means that they're actually invested in this deal even further than they were before they had them involved. We both know that attorneys absolutely do not work for free. So to say that the attorney is going to review the agreement and the seller is not committed would actually be false. So I want to tell you that this is actually encouraging and you're actually moving this deal one step closer to the finish line. So absolutely do not resist. Do not say no, no, no, don't get your attorney involved. You know, they typically don't understand what these deals or these transactions are like. Instead, encourage, because a lot of the times they just ask or they just state that to see how you're going to react. I want my attorney to review this. And most of us are like, no, please don't. Yet if you are confident in your abilities and in your process and in the deal, you say, of course, of course we want your attorney to be involved into reviewing because what we want is we want both sides to be protected. So then offer them help. Yeah, I would absolutely love to either communicate with your attorney personally to ensure that they know exactly what this transaction consists of, Or even better, if you've developed a relationship with an amazing attorney that's helped you close deals, you can always say, yeah, no, it'd be a great idea is to have my attorney reach out to your attorney because they're going to figure it out. See, there was a deal that one of our community members did. Her name is Judy. The deal's up in Maine. She worked this deal. It was just about to get to the finish line. And guess what happened? That comment of, I want my attorney to review this, stopped Judy in her tracks.
I didn't like this.
But Judy was on her toes. She developed an amazing relationship with one of the attorneys that she closed a bunch of deals with. And she said, great, you know what would be the best idea is if I have my attorney speak with you and your attorney so that way we can get all of your questions and the things that may feel concerning to you out of the way so we can keep the deal moving forward. What happened was that attorney actually engaged with that seller and her attorney was able to nail down all of the challenges because, see, here's what happens. Most attorneys have zero idea about a creative financing deal, whether that be a lease purchase subject to or owner financing. It's a very select group of people that actually understand that type of transaction or even further, are deciding to participate in a deal that's outside of traditional real estate investing. So by having somebody that has that authority as being an attorney and has that experience, becomes very easy to get both attorneys together and to solve those challenges. Because here's the reality, just like the seller wants their attorney to be involved, if you're going to go ahead and close on a deal, then certainly you want your attorney to protect you in this deal as well. So I encourage you to actually open up the communication, work towards the transaction with confidence, because if we just keep the deal moving forward and we make the assumptive close, meaning we just assume that if the attorneys can get together and that they can find a solution, that the deal is going to move forward if we just continue down that path. The deal will eventually find success. Funny, I was actually working on a, on a transaction. It was a transaction with a particular seller. And because I'd been in this situation multiple times where the seller was about to sell the property to us on seller financing, but then what we found out was there's actually a mortgage on the property, which threw off almost Every single person besides myself, because I knew exactly how we were going to pivot. So what I suggested was I said, Mr. Seller, once you get your attorney on the line, and I would love to explain to them a potential solution that can get us to the result that we originally started with. And guess what? By having that detailed conversation and honestly by offering my experience, not sure where to get started.
