In this training presentation, Zach and Nick outline a systematic approach for real‑estate agents and investors to generate a steady flow of creative‑deal opportunities. They emphasize building a handful of reliable referral relationships each year—particularly with expired‑listing owners, for‑sale‑by‑owner (FSBO) sellers, realtors, wholesalers, mortgage lenders, and niche‑list targets. Through case studies they illustrate how an expired‑listing portfolio and a FSBO owner‑financed sale produced $125k and $81k profits respectively, leveraging their "3‑payday system" and principal‑paydown strategy. They also discuss structuring deals with referral fees, using pre‑made video content to educate and attract realtor partners, and delivering brokerage‑level training to scale these relationships. The overall message is that agents can create a symbiotic, high‑margin pipeline by focusing on a few high‑quality sources and employing creative financing techniques.

All you gotta do is just find like one to two relationships a year for people to send you deals. Super symbiotic. How do we find these sellers? One is expired listings. Two is for sale by owners. And as we go through the case studies today, we'll share with you where we found each and every one of these and how referrals. So mortgage mortgage lenders. You got realtors. You got wholesalers. Other real estate niches inside our Real estate ecosystem. And then niche lists, what Chris was talking about, targeted lists of very specific, very specific attributes when it comes to the property. So here's an example. I'll let Chris walk through this one because him and Nick actually did this deal specifically.
Yeah, just because we're hitting sources now. But this was an expired listing that was a whole portfolio of properties because his dad passed away. They passed on doing creative real estate because they had heirs involved, and I understood they wanted closure. But then we did get a call about 9 months later saying, "Hey, I have my own personal residence. Can you come do that owner financing thing?" Literally is what he said on the phone. It was free and clear. That little house we bought for 183.9 because I don't think it's in the case studies we're going to do today. We bought it for 183.9. Now, if this doesn't get you thinking to stick around, I don't know what would. The profit on that was almost 125 grand. So think about that for a second. And it's because of the 3-payday system and the power of the principal paydown. That's how that happens. Just so you have an idea, a little teaser.
I don't think Mike's with us right now. He didn't wake up like some of the, some of the other people from California and the West Coast. This is a for sale by owner property that we helped Mike structure. I believe this lady is a student rental and she lived up in This is in like the Sacramento area or the Fresno area. We ended up structuring this deal with Mike because the lady was a tight landlord and structured about $67,000. I believe it was under 3 years as well on this particular deal. Here's a referral. Can somebody type in the chat again if you're an agent in the room? Well, this isn't to pick on you. I just want to share with you some nuggets. Go ahead and just type in the chat if you're an agent in the room. You can say me, you can say agent, you can say whatever else you want to say. Uh, awesome. Well, 3 people responded. All right, this is, this is not a good start. Um, all right, kind of technically. All right, very good. Um, here's, here's what I just wanted to share with you. Look, this property was a realtor referral. You see the amount of profits here? $81,000. This particular deal, the seller— I mean, the agent had the property on the market. It expired, uh, well, it was just about to expire, so he referred us to this couple who was a military family and they were leaving and relocating down to Alabama. Uh, we did pay him a referral fee, like, don't get me wrong, but it was not anywhere in comparison to $81,000 on this deal.
Hey, Zach, for the, uh, I guess another teaser, We have pre-done videos for people in our community, and one of them is because I spent 18 of my 33 years as a realtor. It's me speaking to the realtor. All you got to do is send the realtor to that video, and if you get 2 relationships a year or 4 a year that send you 2 to 4 deals, that's a gold mine.
That's not—
again, it's not brain science, but if we just take each one of these segments, we try to help bridge the gap for you and do that for you and with you.
Yeah. Absolutely. If you are an agent, huge opportunity to offer multiple options. I speak with agents all the time. We actually do large trainings for brokerages. If you are sitting here and you're an investor, not licensed, huge opportunity, what Chris said. All you gotta do is just find like 1 to 2 relationships a year for people to send you deals. Super symbiotic.
