In this Q&A‑style YouTube video, Chris Prefontaine (introducing himself as “Chris Pree”) argues that even the world’s wealthiest investors cannot reliably predict real‑estate market movements, and therefore viewers should stop trying to time the market. Instead, he urges them to develop a high‑level skill set in "creative real estate"—techniques such as taking over low‑interest mortgages and structuring owner‑financed deals with aggressive principal paydown. He claims these strategies act as a strong recession hedge, producing typical deal paydays of $45,000 to $350,000. Throughout the video he promotes free educational resources (a 30‑minute masterclass and a "get‑going" portal) and an in‑person "In the Trenches Boot Camp" in Newport, RI, while encouraging viewers to ignore media hype, focus on skill acquisition, and share the content. The tone is instructional, promotional, and confident, aiming to attract prospective real‑estate students and investors.

The billionaires don't know what the real estate market's going to do, so stop trying to figure it out. Hey, it's Chris Pree. Welcome to this week's Q&A Thursday. You know, I was thinking this morning and I thought, I'm going to do a Q&A on this. It didn't come from the community, which is 99% of the questions I put up here. When I do these, I wait for students just like you to say on Slack or an email or on YouTube or on social media, hey, what about this? What's going on with this? How do you do this? Creative Real Estate, and I'll put it out. This one's different. This week I wanted to talk to you about every, almost every podcast I do where I am interviewed on someone else's show, not my show, and every radio show I do, and frankly, probably every event, but that's usually offstage. The question comes up, well, Chris, tell us what you think the real estate market's going to do, or give us your prediction of the real estate, you know, something along those lines. Here's the deal, guys. The freaking billionaires don't know. The large hedge funds and PE funds and all these large companies, they don't know. They can manipulate it a little bit. They can prod. They can do things politically, but they don't know. Nobody knows with certainty what's going to happen, right? If they did, there'd be a lot different world right now. So if they don't know, the way I answer it, first off, for you, stop worrying about what the media says, what CNBC says, what they all say, because they don't know. Get yourself like, think about when you were younger. Did you, when you were, I don't know, whatever age for you, when you were in kindergarten, elementary school, middle school, did you worry about like what the media said and what, like, of course not, right? You were in a bubble. Get yourself in a bubble with respect to real estate in a good way. I'm going to qualify this in a minute and do so by taking on a skill set. In this case, I'm going to tell you it's creative real estate because I'm going to give you the end result of that. Get yourself in a mode where your skill set is so high and proficient and you're comfortable and comfortable, confident and comfortable with what to do with a piece of real estate, regardless of where you are geographically, what price range you're in, what the economy is doing, what real estate's doing, and what interest rates are doing. Right. Those are 5 variables. People individually worry about those. and try to time the market and time the area. And it's not— this is not a stock that you're trying to chase, guys. It's real estate. And when you learn creative real estate, here's the answer I give every show when I'm interviewed. This is 4 to 8 times a week. Every time I say this, and this is your advice, don't worry about all that. Instead, get good at creative real estate. So why? So you can go to bed at night, put your head on the pillow, and know that it doesn't matter what happens with the economy. Why? In our deals, it is— I'm never going to say recession-proof. That's insane, right? That's naive. But I will say with our deals, the way we teach it, and you do with what you want with it, but the way we teach it, it is probably, in my opinion, and I'm biased, the most recession— the best recession hedge you could possibly set up. Because we do things like— I'll give you examples, not in stone. We do things like Take over mortgages that have 2 or 3% interest rates, 4%, 5% interest rates, very low. We do things like owner financing with 0% interest on residential properties and some commercial where the pounding down of the principal is so strong. That's right where I got that recession kind of hedge, recession resistance, right? That you're positioned fine no matter what. There's so many ways to pivot only when you know how to go at this creative real estate world in a confident manner. So I have some suggestions. Real simple. You can go to smartrealestatecoach.com/mastersclass and you will get a very simple 30-minute class. It might even be a few minutes less from me or my son-in-law, Zach, our CEO and my partner.
