There are leads everywhere!

Real estate investors should stop selling and start solving problems. Four lead sources are especially hot now: tired landlords dealing with tenant issues, properties coming out of mortgage forbearance, referrals from your network, and expired listings where sellers have unrealistic expectations.

There are leads everywhere. Many are saying right now that leads are drying up, and we consistently get the question, where are you finding leads in this hot market? Well, I'm here to tell you that leads are absolutely everywhere. It just depends upon where you're looking. I've spoke about this in a Motivational Monday, and I said you have to switch your mentality from being a salesman to a problem solver. Salesman meaning you're taking a shotgun approach and hoping that whatever prospect you speak with, you have the ability to convert them. And the truth is, when you're in a hot market, there are less opportunities for you to do so. But if you switch your mindset to a problem solver, meaning you know exactly the type of person you want to communicate with, you know exactly the type of property you want to buy, and you know exactly the type of challenge in which that prospect is facing, and you already have the solution to it, it makes finding these prospects that much easier. I'm gonna give you a couple lead sources right now just to prove that leads are everywhere. And some of these lead sources are becoming more prevalent now based upon the current market that we're in. Number 1, tired landlords. Just imagine the toll, the mental toll that it's taken on landlords right now going through all of the transitions that we have through COVID and having all the moratoriums be set up in place? Well, you as the real estate investor can provide an amazing solution to the seller, uh, specifically those that are free and clear and that are landlords. Most landlords go into this game thinking, I want to create cash flow so that way either I can create a retirement or I can create financial freedom for myself. Then all of a sudden they got this rent thrown in there and now their tenants are no longer paying. But you have the ability to go in there and say, hey, I can help you get to where you wanted to go originally. I can help you still create cash flow on this property, but you no longer have to handle tenants, toilets, or trash because I'm going to handle all that. I'm going to go ahead and I'm going to purchase your property using one of our options. I'm going to handle everything. I'm going to make the monthly payments to you, and then I'm going to get you cashed out sometime in the future based upon the term in which we agree upon. And you know that you're not going to handle tenants' trash or toilets either, and you're going to go ahead and pass that along to our tenant buyers. The second one is forbearance. You have a lot of properties that are going to be coming up from forbearance right now. I'm speaking with sellers on a daily basis, and I know our associates around the, around the country are as well, and we are finding people that have a lot of equity in their home but are about to lose it because, uh, eventually forbearance is going to, you know, come— uh, the bank's going to start come knocking on people's doors and asking for that money because unfortunately not all of, uh, the forbearance is going to be moved to the back of somebody's mortgage. So you have the ability to really help somebody there by providing a solution with one of your terms. Also, networking has been an even bigger lead source right now, meaning you positioning yourself within your community as being the authority. You positioning yourself as the person that can help people in challenging situations and letting everybody know that you have a solution. I've seen so many deals come to fruition now where it was a friend of a family member, or it was somebody in which they did a deal before in the past and now they recommended a friend or a family member. So consistently, you know, raise your sign and let people know that you're here to help, and you're here to help during this time frame. And then the last one, which has always been an amazing lead source for us, is expired listings. No matter what, it doesn't matter if the market is hot, cold, flat, there's always going to be expired listings because there are always going to be unrealistic expectations with sellers, and there, there are always going to be sellers that have little to no equity in their property, and they're just not able to work with a realtor or decide to move on from a realtor. So as I just pointed out 4 lead sources for you, you can now go ahead and take action and start looking for opportunities. Now, we would love to help you strategically put together a plan or help keep you up to date on the lead sources that we have. So what I recommend is go ahead and go to smartrealestatecoach.com/action and go ahead and book a strategy call with us. And that way we can help best position you in your market and help you gather the right lead sources and help you accumulate the right amount of deals and create the right plan for you to be successful, not only in this hot market but in years to come.
