In this segment, the presenters outline three primary ways to acquire real‑estate without traditional bank financing. They define each method, explain how title and payment responsibilities differ, and highlight why these strategies are especially powerful in the current low‑interest‑rate environment. Owner financing treats the seller as the lender, with title transferring to the buyer and the buyer making monthly payments to the seller; the speakers promise formulas to generate six‑figure profits from such deals. Subject‑to deals involve the buyer taking title while continuing to make the seller’s existing mortgage payments, allowing the buyer to benefit from the seller’s low‑rate loan (often 5‑6%). Lease‑purchase agreements let the buyer control the property and make payments without title transfer, using a “clouded title” protection to prevent the seller from selling the property elsewhere. Throughout, the speakers stress consistency, the potential for high returns, and practical safeguards.

3 ways that we buy and sell on terms are owner financing, lease purchases, and subject-to deals. So that's going to be our main acquisition strategy. So owner financing, just to make it super simple, just means the seller is the bank. Title transfers to you. Apparently I ate a frog this morning. Title transfers to you, uh, then you just make monthly payments to the seller for a period of time And yes, we're going to share with you lots of deals that are at 0% interest rate.
I'll also give you a formula a little bit later, or maybe tomorrow, on how to yank 6 figures out of these owner financing deals from homes that are free and clear predictably every time. I'm not insinuating you can go out and do 10 of these a month, but can you do a few a year where you're eking out 6 figures predictably? I'm going to give you the metrics for that every single time you can do it.
Yeah, amazing thing is, right, uh, Hida and Isabel working super hard. All of a sudden they get three deals that pop from the same person, all seller financing. So just when you're we're always going to talk about singles, right? You just want to hit good deals consistently. But once you get a hold of and once you have your business flowing, you're going to get some home runs consistently as well. And that's going to definitely come in the form of owner financing. Second one is subject to deals, which I believe is probably the most pro. Prevalent ways in order to buy real estate, especially today, just because of the where we are in this market. And when I say market, I know I'm not kind of trying to broad stroke it today, but in general, there are so many interest rates that are really low and people that are still having challenges, although those interest rates are low, and it's a massive asset for you. So when we talk about subject to deals, means we actually go ahead and purchase the property, title transfers to you. And then you just make payments on that seller's behalf. Nine of every ten houses are six percent or below. I think the average, I believe the average interest rate right now is at least six and a half with good credit, up to seven. And then four to five houses are five percent or less. That's a huge opportunity for each and every one of us here. So just between those two strategies. You can get a 6% interest rate to zero. So if we just focus on those 2 strategies, which are 2 of our favorite strategies, then you can make a huge difference in your financial future here. And then the last one we're gonna talk about is a lease purchase, which simply means you're just gonna control the asset. You're just agreeing to a certain equity to lock in the seller's price. You're taking over any and all responsibilities of the property. Title's not going to transfer. You're just making payments on the seller's behalf. And then of course, we're going to protect ourselves by clouding the title so that way your seller can't sell it to their cousin while you're under agreement.
