Real estate agents can find leads in local Facebook groups, but for seller-financing or subject-to deals, join national niche groups focused on those specific deal types and post your interest there.

I get a lot of leads from the local ones, like general leads. Not all of them are open to seller financing or subject-to deals, but there are lots of deals that you can get in the generalized Facebook groups like seller financing homes, like subject— like there's lots of them that I would still participate nationally because then I would post in those groups telling them you're interested in looking for these types of deals in these areas.
