Chris Prefontaine says your first house flip teaches you the entire real estate transaction. Replicate it multiple times in a year for exponential cash flow. Once you hit capacity, bring in partners or "mini‑me" collaborators who take a profit share so you can scale.
You buy your first house and you flip it, you get cash flow and you see the full circle of the transaction. It's not going to take you long to take a step back and say, okay, how do I replicate that 6 times this year or 5, 5 times this year? And then you put yourself over the next year. If I can do this 2 years in a row, my cash flow is going to grow by exponential. And now it allows me to do 10 deals. And then you go, wait a minute, wait a minute, I can't do 10 deals by myself. Now what do you do? You get a mini-me of you where you give them a piece of the action, and pretty soon you've got 1 or 2 people pulling on the oars with you doing deals.
