Meet the guys making $20 Million a Year from a Mastermind

Codie Sanchez visits Operation Black Site, a $20,000-per-year mastermind with 65 members that uses shooting ranges and self-defense training to build networks. The hosts explain how masterminds accelerate business deals and share how one group generates roughly $20 million annually.

What is a mastermind? I took a trip to Temecula, California to visit Operation Black Site and hear about my friends that are, I think, making $20 million plus on this thing called a mastermind. Homeless, fleeing communism, ate out of dumpsters.
Yes. Yeah. What a hell of a place to start, right?
These two guys started Operation Black Site. Bedros escaped communism, ate out of dumpsters when he was homeless, and then built multiple nine figure businesses. Dan at 17, copyrighte the term who's yous Daddy? At 19, sold it for $9.5 million. What the fuck? Two days masterminding with Tim Kennedy, shooting guns in a famous green Beret. Mike Chandler, who is another famous MMA fighter. Tim Grover, coach to Kobe Bryant, Michael Jordan, and a bunch of other CEOs, all seven, eight, nine figure humans. We're going to tell you what it is, how they did it, how you can too, and why. We think paying for access and network is going to be a really. I can barely get the holster open. What if you could get a group of humans into one space where you could say, hey, friend, yay. We're not going to tell anybody all the things we talk about here, but we're going to share the real difficulties, secrets, tips, tricks to get to the next level of whatever our goal is. That's a mastermind. And it turns out, masterminds, they lead to millions.
When I first heard about the word mastermind, it was through Napoleon Hill's book Think and Grow Rich, where he goes, benjamin Franklin's not alive when I'm alive, and neither is George Washington. He goes, but I can read their book. How would Benjamin Franklin, George Washington, Abe Lincoln solve through my problem? And he goes, in my head, I have a room full of these world leaders who mastermind in solving my problems.
I was watching what Bedros is already doing with his very intense version. I wanted to make a version that was like the CEO version. Operation Black Site is $20,000 for three weekends per year.
20K three weekends per year. How many people come to this?
So we have 65 people that are part of this group.
First you get the money, then you get the people, and that turns into power. Why did you start your first Mastermind?
I started building up my gyms, and then my gyms got successful. People started to reach out to me, gym owners, and saying, well, I see that you've got four or five gyms throughout North County, San Diego. I started realizing I charge for this coaching I'm doing over the phone. Okay. Between running my five gyms and these 20 coaching clients, I keep teaching them the same stuff. Like, hey, what if I get you guys together three times a year?
One of the activities at Operation Black Site was this kill house, which was awesome.
What you're doing here is you're able.
To understand how to use time, space, posture, and weapons manipulation.
Okay? So I got talked into actually doing this thing. I'm going into a kill house with a guy who's like. Like, got a lot of experience with killing. This guy right here.
Hi.
Don't let the smile fool you. This guy's a bad motherfucker. He's gonna teach me how to shoot some shit, which is apparently what we do at things like Operation Black side.
Are we ready? I'm ready.
All right.
Are you ready? Yeah, I'm ready.
All right.
Yeah, you're good. Come on.
This is really important. It's called a magic moment, and you need one in your mastermind. Ooh, man.
All right, so this is our shoot house, okay? We have these designs so you can learn how to clear your home, clear your business. You know, heaven forbid, clear a school or a hospital. The priorities of work are people. Dead space, open doors, closed doors, and then bodies. So in those priorities of work, what are we going to address first?
People.
People. All right, you ready?
Yeah.
Let's get them.
So I. Should I shoot it now?
Yes, you absolutely should.
This was so good. Thank you, man.
Can we go force on force?
I don't know what that means. Oh, God. Were you gonna come after me?
Yeah, that's right. Oh, fuck.
Yeah. Of course. It's for the YouTube. I can barely get the holster open. Oh, God. Oh, God.
Let's go.
Oh, oh, oh, oh, oh, oh. Shoot him. Come on, we gotta go. Nope. But he has a gun by him. Do we shoot him anyway? Keep moving. Keep moving out the door. All masterminds aren't shooting and punching people in the face.
What was that for?
Geez. In fact, we have a Mastermind that'll do $20 million a year called Unconventional acquisitions. All about buying businesses. What is the reason people join a mastermind? And what exactly are they? They're a way to go zero to 10,000 hours faster than anybody else. Because you could Google all of the stuff we talk about on the Internet in any type of mastermind. But can you get access to the best people in every field quickly in order to steal their 10,000 hours? So how should you start your own master of all?
Make sure you practice what you preach. Like there's so many fakes and phonies.
Out there that's why people don't like them.
If you have a lawn business and you have several of them across town and it's massively profitable. Talk about that on social media. Number two, say, by the way, I'm also going to do a two day workshop for anyone that's got a lawn care business. And if you want to come to this two day workshop, it's going to cost you $500. On day two at lunch of that workshop, you make an offer for a $1,800 a month or $18,000 paid in full for the year. Mastermind, of the 50 people, you will convert 12 to 15.
When it comes to getting clients or getting your first members of a mastermind, what did you do?
So nobody wants to be first when it comes to joining a mastermind in a group in the mastermind space, you have to show some proof or credibility or show some type of live event. And so I had my free events. Elevator nights were free. So people visually saw that I've thrown a bunch of these free events for entrepreneurs and they saw me in that light and I was speaking to other masterminds So I was tied in from that perspective of it, even though I hadn't thrown my own.
Yeah.
Then I did what's called a preview dinner. So a preview dinner is where I bring 50 people together in a city and show them a four hour version of what my weekend would look like. Basically like a three to four hour version of what a three days would look like.
Making videos and making money. It's a lot of work. So you know your girl gets a little hungry. Which is why I partnered with Factor. Love these little smoothies from them because I'm trying to get a six pack but it turns out to get a six pack, you know you need a lot of protein. Which is why I actually need something a little bit meatier. They have these 30 gram protein bowls full of tons of different options because let's be honest, ain't nobody got time to cook. Also, small side note, I don't actually cook. So we get factor never frozen fresh meals delivered straight to you like garlic herb salmon. Delicious shredded taco bowl. Absolutely. Chicken fajita bowl. Personal favorite, surf and turf because you know, we fancy. I am all about meals like this that are ready in two minutes or less. You know that if I get a deal, you get a deal. So this June, if you too want six packs and six figures, you can go to factor75.com use code CODY50 for 50% off so we can all get rich. And get fit together. How do you figure out pricing? And how would you start pricing if you were say, brand new, like kind of like you were in the beginning?
Yeah, that's a good question. So I think human instincts, behavior, most of us are very humble. We always think less of ourselves. Like, ah, what the hell do I know? I'm sure they know more than me. How could I charge this much? So we always undercharge anyway, right? So I go, hey, whatever it is that you think you're going to charge, add another 500 bucks a month to it if it's a coaching program. And so if someone's like, I'm going to charge a thousand bucks. Okay, 1500. No, no one sees a difference. That $500 difference doesn't matter. If you help the person produce the result that you promise you can produce, an additional 500 bucks a month is nothing to them.
What's going on here?
We are teaching self defense. So obviously here at operation Black site, just trying to make ourselves happier, healthier, harder to kill. Giving these guys and gals life skills. What will happen in certain scenarios, as well as just being more proficient in self defense to be able to protect themselves, their business, their livelihood, their families.
What I want you to do is drive back, see what he's doing with the knife. If you're in close like this and we're in a struggle against the wall here, can grab the knife with his other hand.
So you're gonna go here and then I'm gonna here.
Now wait here. See this arm?
It's inside that.
Oh yeah.
You need to drive it out.
Yeah, like this, feel this.
Not gonna give it to you, Z.
Then I'm gonna go like this. And then I'm gonna go, yes. And then I gotta go here. Bam, bam, bam. The point of this is that by the end, humans who are used to cubicles and desks are gonna leave. Having felt what it's felt like to elbow somebody in the face, theoretically, to roll on the ground, they're going to feel stronger. And what happens when you feel stronger? You part with a little bit of this. Also, it's just better for you as a human to not be like a weak little weakling.
Okay, now watch this. I'm just going to break the wrist and walk away. Break the wrist, walk away.
Jeez.
Okay.
It's just that simple.
I think the little man and the everyday man in the US is sort of getting crushed by the big, you know, the big companies, the big banks, the big government. And increasingly there's like a Nation of men and women who sort of feel purposeless and a little bit powerless.
Every single thing that we do, every single thing that we say, everything that we feel, every single aspect of our life always really does go back to our self image, our self concept. How we see ourselves, how deserving, how deserved are we of success? How deserved are you of even embarking on the next business venture? You know, who are you to think that these people are going to watch, tune in, buy, want the services, or, you know, what is the story that you're telling yourself? And I think for me, I always had such a. I always had such a lowly view of what I brought to the table that I needed to start doing a lot of work.
You can really only have proficiency and legacy in things after you've learned the stuff yourself. You've made a bunch of money doing it, and then finally you are so good at it that you can synthesize the hard to the easy. And why would people then teach other people how to do it? Well, let me give you an example. I buy a bunch of small businesses. Why would I teach anybody else how to do that and thus steal my small businesses? Because it actually has a law of attraction aspect to it, which means that when I go and try to sell more small businesses or buy more small businesses, I get more deal flow. And deal flow might mean investors. Deal flow might mean individual businesses to buy. Deal flow might mean employees that could come to me. Deal flow also might mean that I learn more because I'm immersed in it. Bringing them all together with the magnetic pull of the center of a mastermind means you're going to get the things you want faster than others because you are the connecting focus to everyone. That's the power of a mastermind. If you were to do it again, is there anything you would do differently than how you launched this?
There are some members I let sneak in that weren't doing 5, 10 million bucks in revenue. One of them became our biggest success story. Another one became a pretty big success story, and the other four became my biggest headache. And I believed I could help them, like, you know, the girl that can. I can. I can fix him, right? I know he's been to jail three times. Not gonna be the fourth time I'm gonna fix him. That's what I thought. And so I felt like I could fix them. And it worked with a couple of them and not with others. And so I think I would have been stricter about it. And I am strict about it now. There is no exceptions under any circumstance if you're not ready yet for that space. I have other masterminds for you or I don't have them. My friend has them. Go to Kent's mastermind, go to Bader's mastermind. Go to a 25k mastermind. That's fantastic also, but it's in your price point and level up. There's no rush. I'm going to do this. I'll be 84 years old in a wheelchair still doing these masterminds because I love it.
A business that makes millions by having buds and doing hood rat shit with them. Kind of fascinating. Communities and masterminds, I think are on the rise. And it turns out you can do pretty much anything you want inside of your community too.
I think you're supposed to be ready for anything, Dick.
