My Favorite Business You Can Start with $0

Codie Sanchez presents a step-by-step, example-driven framework for turning a $0 side hustle into a multi-million-dollar business using power washing as the exemplar. She argues power washing is low-cost to start (can be pre-sold for $0), easy to acquire local customers, and highly scalable by outsourcing labor, bundling services, adding recurring subscriptions, leveraging local SEO/social media/influencers, and tightening operations (bookkeeping/reviews). The talk includes specific startup-cost estimates, pricing per job, revenue scenarios (e.g., 16 homes/month → $288k; one home/day → ~$547k), a sample expense/profit breakdown, and an exit valuation using 6–10x profit multiples (implying ~$24M–$40M for a $4M profit business).

How I build a side hustle into a 4 million dollar business in just 10 minutes. And bonus for you, how I turn that business into $40 million in cash at the end. So you can steal this framework for any side hustle or business you have. We're here so you can copy my homework, but I want to start with side hustles that basically cost us this to start. $0 to $4.1 million explicitly. And I did this in about 10 minutes. So I want to start today with one particular side hustle. Power washing. Because I love watching porn. Okay, easy. This is a special type. Maybe you too have watched hours of power washing porn on Reddit. Now get your head out of the gutters. This is what this is. This is power washing porn. I wanted to talk and break this down really, really specifically. So we're going to hammer through this really quickly on how to get power washing into the millions as a business. Power washing as a side hustle. This happens to work for any service business. Spoiler. Here's how I'd start with $0. You can pre sell washes with $0 in materials. They're super low failure risk. Your only cost is you decide to scale up this business. You have no inventory, no big expenses, no shipping expectations. The risk to you going bankrupt or having to ask money for mom is basically zilch. A house is easy to close a deal on. Power washing. I'm going to show you how. The next reason I like power washing is you don't need to be an expert or license. We aren't Maverick isn't. Finding clients is easy. You live next to them. Most of them want or need this service. And lastly, it'll be fun to sell. Wait until you see our ideas for how. All right, so how much would it cost to start this little side hustle? Let's say that you want to start with some equipment. A high end gas powered pressure washer. You can buy one on Amazon for like 350k. You could also go super high end to get a fancy $35,000 truck set up. I wouldn't advise that. You could also buy it. There's a business right here for sale for $220,000. But I'd go with like the cheap setup. To start. You add a bunch of accessories. The accessories break down in costs. Like this. You need your power washer. You need $40 in accessories. That's like different nozzles and handles. You need $80 ladder, 40 bucks in a hose and about $220 in cleaning solution, which should cover about 2,000 to $5,000 worth of square feet. So for total, you're all in of about $730. That's your startup costs. You have what you need to make money. Now, how much money can be made? Well, you could charge around 350 to $500 to pressure wash a driveway. With only two driveways, you have paid for your entire pressure washing business. That's what I do. I'd go out and I'd pre sell those clients and I'd get my first two clients before I ever bought those accessories. So I would be in for $0. But here's the best part. Rarely does someone just need their driveway pressure washed. To pressure wash a 2,000 square foot home, you can charge 800 to $1,000. If you add their front or back porch, that's another 400 bucks. So a single home can bring in 1500 to 2000. But let's say you're like me and you don't want to do the actual labor. We could outsource it. Now, the average technician, aka power washer person, makes $44,276 a year. That's working 40 hours a week. So let's say you go premium and you pay them 50k a year plus some bonuses. So let's annualize what this looks like. Eight homes a month equals $12,000. Sixteen homes a month equals $24,000. So let's annualize 16 homes a month. That's $288,000 in revenue. Now, let's say we could get one customer a day each month. That's $547,000 a year. Imagine you add another contractor. Now you're at 1.6 million a year. Only doing one house a day, by the way. And so let's take the idea of doing 1 million. And you should be asking this question now, which is how much money do we actually take home? Cody, revenue is cool, but I like money in my pocket. Okay, here's the contractor costs. This contractor is going to cost us 53,600. Chemicals 30,000. Equipment 10,000 advertising 10,000. Truck, 30,000 because we're going to get fancy. So that's a total of $133,600. The revenue from that is that $547,000 roughly number the profit you're going to get is about $413,000. 413k from each person that you hire. Now here's the fun part. All right, we're at 2 mil. We went from $0 down the $730 for equipment to a 2 million dollar business. How would I take this $2 million business and make it worth 4 1. Show me. Don't tell me. Marketing. I have a blast with the marketing. I'd have posters with this on them before. After I do non stop social media highlighting this. Here's what your place used to look like. Here's what it looks like now. And the marketing would change with every season. It'd be like, hmm, little summer refresh. Then number two, never sell one thing. Bundle, bundle baby. I'd one stop shop. So here right now you're just doing power washing. What about roof cleaning, pool cleaning, wooden deck fence restoration, gutter cleaning, window cleaning, exterior painting? That's probably another 500 to $1 million in added revenue a year. All right, number three, reoccurring revenue. Sell it once, charge it continuously. Nobody. When have you ever been upsold a reoccurring model for things like power washing or window cleaning for your house, you're just not. But there's three opt options. On my upsell I would have a big package, a medium package, a small package like this. This is just human psychology. Because once they see your package that you want in between the cheap package which you name thus and the premium package, they're gonna go for the middle one every single time. Everyone just works too hard. They sell a power washing job once they don't try to get them on a subscription. But you are not gonna do that. You're gonna sell an annual power washing subscription. All right, number four, SEO YouTube YouTube shorts. I'd start a channel on power washing in my local city. Like views on these. I'd have the videos tagged Austin and I'd drive more local customers to me getting customers. We're going to keep it low pressure to start. You go knock on your neighbor's door and this is what you tell them. Hi Karen. I live down the street and I own a power washing business. I just started servicing this area. True. So I'm giving a limited time offer for this neighborhood for this month. Since I'm here already, I'd show them your before and after shots. You can just pull those from the Internet. And then I'd lock up as many as I can and I'd basically say Karen, I'm going to be here for the next three weeks doing this. Normally we charge a thousand bucks but because you're an we're only going to charge you 350. You know, would you be interested in this service? Here's what it Looks like before and after. And then I would document this whole process so somebody else could do the selling next. There's like this secret that maybe you don't know about running a business. If you buy a business. Most of those businesses have no books. They don't actually have P Ls, they don't actually file taxes correctly. Half the time is a mess. But there's a solution to that that I found and now I try to make all of our portfolio companies use it. And their name is Bench. The coffee talk is that these guys automate bookkeeping P and L tax filing process and they do it all online and they make it super easy and they give you this nice clean P and L and you don't have to pay a bajillion dollars. So thanks, Bench. The second I got one customer, I do the job and then I've asked them to post about it on Nextdoor. While I sat there with them, I'd tell them, reviews are so important. Reviews are my love language. Next way to get clients, harass your local realtor. If you've ever sold a house, you know the first thing your realtor asks you to do is pressure wash the entire exterior. Because it takes like 10 years of age off your house. So if you get in good with three to five of these guys, you'll be busy for months. Look up new home buyers who are in buy mode. Look up recently sold listings and you're going to attack same model. Drop off the flyer with your sweet before and after stuff. You could even take a picture of it and show them what you think it would look like afterwards. With some cool AI technology like this, you could just drop by, knock on the door, hey, I'm a young gun. I got this business. Looks like you could need it. What do you think? Now let's talk brand. This is where these service businesses really suck typically. And we can shine. You can grab them. And remember that people pay premiums for feelings. You'll change everything because you're cleaning up the old and turning it into the new. We help people make houses, homes. That's the American dream. There's not a bigger promise. So here's how we make them feel. Something with branding, something called a magical moment. It's a psychological hack for sales. I do something ridiculous for every home I pressured wash. I'd pick a corner somewhere and I'd pressure wash the initials of the family in the cement like this. Then I'd have them come out. I'd tell them some story about it, maybe even a little calling card that looks like this. Tell them if they ever want to surprise their kids or loved ones to come do it. Then you gotta crush reviews in this company. In Austin, I looked it up. The very top businesses only have like 200 views. I'd go ham on reviews, use the software like this. Nice job. And then after I use this software, I'd make these fun. The first one I'd have a meme like who doesn't get love to get a meme text to them, think nobody. So I'd have a meme like this and then I'd ask for a review right afterwards. By the way, you're going to send this to them before they've done it. So now they're going to feel bad if they don't do it. Now the last one is influencer campaigns. Remember when I mentioned power washing porn? It's an entire phenomenon. 1.64 million subscribers on Reddit. I'd get some local influencers, maybe in Austin, somebody like Cody Sanchez, Tim Ferriss, Harris, Noah Kagan. Local business owners or micro influencers. You're going to pay them something small and you're going to do a cool video with them about pressure washing. So let's look at how much money you can take while doing this. Let's say you get 50 influencers over the course of the year. Those 50 influencers with this strategy where you're going to have them do cool pressure washing videos, they're going to post it, you're going to ask for a tag and you're going to give their users a discount code, a unique one, like not pressure washing porn. They probably wouldn't do very well. You're going to give them a cool code. They should be able to give you about 50 to 100k each in revenue. Let's say it's 100k each, that's $5 million in revenue. Let's say we give them 10% of that revenue as an affiliate fee. We get $4.45 million at 30% profits. That's another 1.35 million to our bottom. We're sitting at a 3 to 5 million dollar EBITDA or profit business. But here's the cool part. This business has magic in it when it comes to selling it. Because of seven systems and processes, reoccurring revenue reviews, protected margin, client acquisition strategy, opportunity for scale and a moat. This is the exact type of business that these guys, these are private equity firms, all love to buy and in fact have bought all around the country for millions of dollars. And a few for $100 million plus. So the real question is, what's our business worth? We just created a business that does $4 million in profit. What is it worth after you've done this? Well, a 4 million dollar profit business would be worth 6 to 10x its profit, or 24 to 40 million dollars to a private equity company. You just turned a side hustle that you started for $0 that people laugh at into $40 million. It isn't easy, but it's definitely not rocket science. Do you guys still think my businesses are boring? Because I think this kind of proves that they're not. Something as unsexy as a power washing company can turn into generational wealth for somebody like you. In fact, if you want to see another boring business that did this, check out the laundromat business that we talked about. Those businesses sell for anywhere from 3 to 5x profits. Boring businesses, Big bank accounts.
