Dr. Don from Delta Janitorial Systems covers two costly mistakes facilities managers make: not understanding a janitorial service's quality control policy and personnel management, and missing a "care and custody" exclusion in their liability insurance that can void coverage for the property being cleaned.

Hello, Dr. Dawn here with Delta Janitorial Systems. In today's video, we'll continue our series on the five most expensive mistakes facilities managers make when selecting a janitorial service. In the last video, we covered the first two mistakes, which were choosing a janitorial service with a poorly defined cleaning specification and then failing to find out how a janitorial service staffs their cleaning positions. We talked about how variations in processes, how something is done, will produce variations in the end results. And then we discussed that a lot of janitorial success is based on having the right people doing the work. The third biggest mistake managers make in selecting a janitorial service is failing to ask about and understand how the janitorial service handles quality control. You see, if janitorial services have great cleaning specification being carried out by great people, then the next variable is how the cleaning personnel are managed. Good commercial cleaning companies will have a written quality control policy that will lay out how quality is managed. Decisions about how to manage quality issues are made in advance before problems even occur. It makes it easier for the cleaning personnel to do a good job because the consequences for poor performance are clearly spelled out. The fourth and most expensive mistake facilities managers make in selecting a janitorial service has to do with the general liability insurance coverage of the janitorial service. Most people are unaware that general liability insurance can become almost useless if it contains a single clause that few people pay attention to. The clause I'm talking about is called care and custody. It means that any property that is currently being cleaned or worked on is not covered by the policy. So if a worker ruins a carpet that he's working on, it's not covered. If he breaks a window he was cleaning, it's not covered. You get the idea. The important thing to look for is that the insurance includes care and custody so that everything that the cleaning personnel could possibly damage is covered. So in this video we talked about the need for a written quality control policy that makes dealing with quality issues easy because quality decisions have been made in advance. The workers, supervisors, management are all on the same page in regard to quality and how substandard work challenges are corrected. We also talked about how important it is to make sure that janitorial services general liability coverage does not exclude property that is in their care and custody. There is one more expensive mistake that facilities managers make in selecting a janitorial service that is the most painful and frustrating of all. I will address that in the next video. My name is Dr. Don and I hope you found this video helpful. I'LL see you soon in the next video.
