Hello, Dr. Dawn here with Delta Janitorial Systems. In today's video, we'll be continuing our series on the five biggest mistakes facilities managers make when selecting a janitorial service. In the last videos, we discovered the first four mistakes that managers make in selecting a janitorial service, which were first of all, choosing a janitorial service with poorly defined cleaning specification, and then two failing to find out how a janitor janitorial service staffs their cleaning positions. We talked about how variations in process.
How something is done will produce variations in the end results. And then we discussed that a lot of janitorial success is based on having the right people doing the work. Then we talked about the need for a written quality control policy that simplifies management and the importance of making sure that the janitorial service has general liability insurance that does not exclude property in their care and custody. The last of the five most expensive mistakes that facilities managers make in selecting a janitorial service is the most painful and frustrating mistake of all. That is Signing a long term contract. Many janitorial services will try to get facilities managers to sign a contract for one or two years. This isn't all that bad if the contract allows for early cancellation for any reason. Many contracts contain language that give the janitorial service the right to cure. This is a time period to correct any written complaint. If the written complaint is corrected within the time limit, then the contract term is still binding and has penalties for early termination. It's much safer to go with a janitorial service that has a 30 day cancellation clause that allows a facilities manager to cancel the agreement for any reason so they can get rid of non performing janitorial services. Think about it. Who wants to have to put up with putting every complaint into writing and jump through a bunch of hoops just to get rid of a company that isn't keeping their part of the arrangement. By choosing a commercial cleaning company that has comprehensive cleaning specifications, good hiring policies, good quality control policies, good insurance, and making sure they must continue to earn your business in order to keep your business, your odds of selecting a great janitorial service will have improved enormously.
