Hello Dr. Dawn here with Delta Janitorial Systems. In today's video, you'll be introduced to the five biggest mistakes that managers make in selecting a janitorial service provider. Changing commercial cleaning services is a real pain, even when it's warranted. Yet it does have to be done from time to time. When a janitorial service provider isn't doing their job, more than 90% of the contracts that begin this year will be terminated in less than a year for poor service. In almost every case where a commercial cleaning company doesn't work out, an expensive and unnecessary mistake was made in the selection process. By understanding the five most expensive mistakes managers make in selecting a commercial cleaning service, the selection process can be enormously improved and the success rate improved to almost 100%. In order to choose a commercial cleaning company that will serve your long term needs, managers must use a good selection criteria and avoid mistakes that lead to poor choices. This video will focus on the first two of the five biggest mistakes managers make and I'll address the others in future videos. Choosing a janitorial service that fails to meet long term objectives is an expensive mistake. Facilities managers end up having to go through the whole process of selection again. This takes up a lot of valuable time and energy, and for most managers it isn't fun. Mistake number one is choosing a company with cleaning specifications. That too general. Vacuum the carpet, empty the trash, clean the restrooms. The problem is that variations in cleaning processes lead to variations in quality and in the consistency of service. It may sound silly to say the specifications should be specific, but it's true. Good cleaning specification will include language that explains how a task is to be executed, as well as a description of the end result. It's really best if the specification also include the cleaning products and the tools that will be used. Clear specifications help reduce variations in processes, which then reduce variation in results. Mistake number two is failing to find out who actually will be cleaning their facility along with how they were selected and trained. By asking a commercial cleaning company questions like where do your workers come from? How are they trained? How are they tested for honesty and competence? How are they equipped? Managers can quickly determine if janitorial candidates are using a staffing system that has a high chance of success.
It may seem pretty simplistic. And really it is. Simply by looking at how specific a janitorial service's specifications are, and by asking the details about how they staff their workers, you will avoid two of the most expensive mistakes facilities managers make in selecting a janitorial service. There are three more expensive and easily avoidable mistakes that I'll address in future videos. My name is Dr. Dawn and I hope you found this video helpful. I'll see you in the next video.
