Hi everyone and welcome to Be a Smarter Homeowner podcast. I am Beth Dodson and with me is, uh, my other co-host John Bedrosik. We are the co-founders of HomeZada. HomeZada is a digital home management platform to help homeowners manage All of the data about their house in one secure central system, and also to help gain more customer engagement for all of our professionals that work with us as well. So with that said, we are here in this particular episode to talk about a new functionality and feature that HomeZada is launching, and it is called HomeZada's Visual Design AI. I'm going to be the interviewer for most of the conversation because John has done a great job with our development team building out this product. So John, to get us kicked off, please tell us a little bit more of why we felt this visual design AI was important for our platform.
Yeah, it's, uh, There's so much passion that homeowners have about their house, especially with remodeling interior design projects. And people love their homes. And as a result, we saw this technology really being able to empower homeowners to visualize what those projects could look like before they start going down the path of spending money and all those other kinds of things. So the visualization feature that's empowered to the homeowner is really what drove this decision to incorporate this into the product.
That makes sense because I often see a lot of homeowners, a lot of people are very visual entities and very visual learners. And so oftentimes if they can see something, they can get behind it. And I think that is especially important for projects Because it's a lot of reasons why people go out there and hire additional services like designers and what have you, if they can afford it, for these types of activities, because they can't always envision, well, does this color palette go with this color palette, or does this idea go with this? Now, I basically stated part of the pain points, but do you see any other pain points that homeowners are experiencing today that We feel like this is more needed for them.
Yeah, I think it starts with homeowners have an idea of what they want to do with a project.
They—
I want to remodel a kitchen, I want to do something. But then visualizing what it's going to look like is like creates angst and stress because what do I want it to look like and do what do I want colors and all these other things. So that instant stress over I know I want something but I don't know what yet. Therein lies the biggest problem that visual design AI can actually solve for homeowners, which is empowering them to essentially create these visualizations so that they end up being much more confident about what they want to do moving forward.
You know, we're going to talk briefly about how homeowners find inspiration and what tools they use today. But do you think one of the other pain points for homeowners before we get there is That the amount of choices, especially in the United States, that we have over products that you can put in your house, the colors, the selection palettes— do you think the choice, the amount of choices, is also part of the challenge? Because people struggle with, well, what do I do about this or that? And specifically, and the first thing that comes to mind is paint. Like, there's 100 shades of one color, and there's hues of things mixed into those paint shades. So is there a red tone or a green tone or a yellow tone or, or, or blue tone? I mean, those things matter in these shades. Um, but do you think that the complexity of choices is also part of the, the challenge that people are faced with?
Yes, you hit the nail on the head. So many choices, and how are those choices going to work in their house, in their room, or whatever thing that they want to renovate and remodel? Um, and so all of those choices creates anxiety. You could even see it when, like, when I walk down the home improvement store and you see people in the aisle discussing, like, well, what if we went with this way, and what if we went with that way, and this choice? And it doesn't matter whether it's paint, appliances, furniture, that struggle over how do all these pieces fit in my home with my existing sort of room. That is the huge differentiator, I think, over why this visual design AI is going to make making those decisions so much easier for homeowners because they get to experience it themselves in a visual way.
Oh, that's fantastic. And we're going to get to how it works and more specifics about it. But today, how do homeowners find their inspiration for design?
Yeah, another great question. I'd say primarily online, going to other online platforms. You know, with the web, there's various platforms that are specifically dedicated to inspiration boards. Pinterest, I know, is one big one where people will create boards and then they're aggregating different photos over— they're visualizing what they want to do with the room. The challenge with all of those other inspirations is they're photos of somebody else's home.
Mm-hmm.
They're not a photo of what your home and your room would look like with that color scheme and palette scheme and choices of product. So clearly online gathering boards is one of the primary ways, but candidly, there are even people that will still flip through magazines and pull out pictures of you know, design magazines of, I really like this kitchen, or I really like this. And they end up stacking up a folder of lots of different design themes that they're considering.
So with that said, what are some of the benefits then that Homesada's visual design AI could provide homeowners?
I think the end benefit is really greater clarity, confidence, and control over what design decision they want for their remodel project.
Oh, great.
It goes back to what you said, so many different choices. And because those choices are not applied to their photo of their room, then they're struggling with which one of these choices. Well, the visual design AI lets them create all of these photos themselves. And it's the old adage, a picture is worth a thousand words. Now I can see 10 different pictures with 10 different paint colors.
Yeah, and so it makes the choice, um, easier. I can also see, in my opinion, you— unless— and we keep talking about paint just as an example, so we're just going to keep going down that track. When you have clarity and confidence in your decision, you get to remove the challenges and the expenses or the time it takes to— so both the expenses and the time it takes to manage this project. And a good example is paint. Oftentimes you either get paint swatches that are about, you know, 2 inches by 2 inches big on a piece of paper that doesn't really match or doesn't. And what, you know, is it flat? Is it matte? Is it semi-gloss? Gloss? What are you trying to do? So you don't always know that 2 inches by 2 inches is not going to really fit and give you an overall view of it. But so you're saving time there. But the other thing that I also see happening is you— I remember the days I used to buy a bunch of paint samples, paint samples for a room, and you would paint samples. So you've got all this extra money you're spending on samples, which by the way is not for free. Then you're also spending all this time testing out all these colors. And lo and behold, 2 things happen. You finally make a decision after a day or 2 of letting the paint dry and picking out your paint, but then you've got all this other paint left over for what? Nothing. It sits in your garage. It, it takes up space. It is not going to be used for anything unless you're a hobbyist and you have other projects. Waste of money. And at the same time, you've just wasted all this time, 2 to 3 days, going through this process of going to a store, picking up the paint, going back, going back, going back, going back, going back, painting the wall, painting the wall, painting the wall, have all of these splotches on your wall, and then letting everything dry, determining the color, and then finally making the decision, and then you can set everything up. And so I see that as I see Homesada's Visual Design AI as a cost savings and a time saver as well.
Without a doubt. That, I mean, that's what I was thinking of while you were sharing that story, which is the amount of time going back and forth. Now you can sit online, on screen in your Homesada account and just start doing it online. And you, in, in literally 2 minutes, you've got 10 different photos of 10 different paint and it's in your room. That's the key. It's not somebody else's room. It's not the picture at the paint color store of, you know, some fancy sort of room with different furniture. It's actually your furniture with your paint color choices.
So basically, Homzada's visual design AI is a streamlined and personalized way of viewing your projects.
100%. And it gets to the— it eliminates what I call the indecision. and the anxiety because there's so many choices.
Totally.
You've got these indecisions. Should I go with this? Should I go with that? Well, if I go with this paint color, and let's say you're putting in new furniture or a new lamp, then how are all these things going to work together? So it's the compounding sets of choices when you have multiple things coming together. And now you can see that in multiple iterations. And it's like you're having a visual discussion with a designer That's basically giving you feedback in a picture over what your room will look like based on, hey, if I change this, what would it look like?
Yeah, that's fantastic. So yeah, I didn't think about putting all the items together as well because a room is more than just paint on a wall. It's flooring, it's sometimes draperies or window coverings, it's furnishings, it's however you're gonna use it.
Yeah, it's scope creep. You might just do paint, but you're gonna leave all of your furniture as is. But then you're like, hey, if I do this paint, what if we actually did this sofa and change the carpet or the hardwood flooring or whatever the case may be.
Totally pulling the string. Don't pull the string, you might actually end up spending more money. Um, so do us a favor now, walk us through the customer experience and how HomeZada works. Let's, let's talk to that a bit so that people can understand how this magic works.
The beauty of that question is it is so simple. It literally is take a photo of a room, upload it to your account, and then use a description box to describe what you want and hit generate. And 10 seconds later, you get a new photo that's basically of your existing photo, and it's taken the text that you've described what you want to see in the new photo, and now you see a new image. That's it.
And, and to clarify, what you want is the type of design, furnishings, paint, whatever your design project is. It's those specific information that you're defining inside this Visual Design AI to update the photo.
Yes, and you hit the nail on the head again, which is let's say you want to renovate the entire room like a kitchen remodel. You could say, I want a modern farmhouse theme. So you're doing a thematic design because the AI understands what design themes are. There could be an Italian theme, there could be a coastal theme, a beach theme, a mountain theme. Or you could say, replace the carpet with hardwood flooring, or replace the sofa with a leather sofa.
Okay.
It literally is whatever you can describe in text, it's going to generate a photo, which is the exact same way that you would do it if you were talking to a designer But now you're actually talking to the AI and it's generating a photo for you 10 seconds later.
So it gives everybody the ability to use a designer even if they can't afford one.
Yes, absolutely. Now, I'm not saying, you know, clearly there's a role for designers in the world because they still are very good at sort of bringing all these things together. But this is really empowering your average homeowner to essentially have a discussion with a photo of their room and go through all the different things that they're considering changing.
So quick question on this. Yeah, it sounds like it, but let's confirm it. Can Visual Design AI work on any project anywhere inside or outside your house?
Absolutely. Visual Design AI works on interior projects, exterior projects, Landscaping, furnishings, change the lamp.
Brilliant.
It's, it's literally amazing technology because again, I go back to the most homeowners are visual. They want to see a photo over what this is going to look like, and visual design AI gives them unlimited opportunities to create as many photos as they want to explore all those iterations. Saving you time and building confidence over your final decision.
This is fantastic. Like, I can't wait to see this. And yes, I've seen part of it, but I am not on the development team in our company. And so it always fascinates me. And our team has been talking to me about this regularly going, oh, it's so cool. And I'm like, okay, okay, okay, we'll see it when we get it out. And so speaking of that, so oftentimes a photo can tell 1,000 different things. What kind of data and insights can this visual design AI provide homeowners that will be relevant to helping them manage their projects or their home or et cetera?
Well, the first thing is the data is it understands your existing photos as it relates to the geometry and layout of the room. It also can understand surfaces and colors and textures. So the photo generation is very photorealistic. It looks like a real photo of what your room will look like. So that data element over all the objects that are in the photo, that's one of the real powers of the AI. Now, if we know that the consumer experience is they go through lots of what I call design iterations now in their head over what they want, The next question around the data is once they actually want to do the project, the next question is, well, how much is this going to cost if I choose these products and materials?
Sure.
That's another section of how the AI is even better is now we're not only are we helping you figure out the design, but like, hey, I want to figure out what the cost of this design is. It's going to extract all that and build the budget for you.
And that's part 2. Yes, that's part 2, literally part 2. But, um, okay, so like to regroup again, what— why would people want to use Homesada's visual design AI versus generic AI tools?
It goes back to the first part is number one is Homesada stores all of your property data in one place for you.
Yes.
So when you do visual design with inside of Homesada, you may be thinking about multiple rooms, the living room, the kitchen, the All of those visual designs are automatically stored for you, and you can share it with other family members inside of your account. So now you have multiple people in your house potentially creating competing designs that you could both share and talk to one another about, hey, what do we go with which design concept? The other part is it's your photo of your house, And the AI also knows that it's— you're doing it for the living room. Therefore, it's making suggestions for the description because it actually creates design themes and suggestions over things that you could change in your photo. All of that makes this much more streamlined and saving that downstream for you in one place.
Yeah, and I think to your point, the fact that you can share it is, in my opinion, a pro and a con. But the con is it could be a pain point Everyone's got an opinion of what your design needs to look like. The positive is you gain more options, and you gain more options. And then once you can collaborate those options, you can compound them and put them together in one design element. So you can mix and match kind of the elements from one design with another to make it more compelling. And then You know, maybe couples can coexist together in their homes with the same design elements.
I get the man cave, you get the kitchen, right?
Yes, something to that effect. But, um, I think you wanted to show us a little bit.
Absolutely.
Homes out before we move on to some next sections.
Absolutely. Give me one second. Okay, I think you should be able to see this.
Yes, we can.
So let me just describe how easy this is. Okay, the picture on the left is the existing photo of your kitchen, and now below that you can see it said modern farmhouse theme with new appliances. That's the descriptive text that you could enter in And in 10 seconds, you get the image on the right, which is an updated kitchen with new cabinets, new appliances, maybe even new floors, new floors, new light fixture, a new window frame in a black window frame, even new pulls and knobs. Yes, yes.
No, this is fantastic. And for anyone who's listening to this podcast, please come back at this time midway through and look at some of these examples so you can see what the visual AI can do in terms of with a simple phrase, it can make a home look completely different. I noticed it also changed the windows. Look at that. It did.
And this is just one example that the visual design AI could then— you could then say, I want a beach theme. kitchen or a Mediterranean kitchen or a modern Asian kitchen. And, and it will generate again multiple images in 10 seconds. So now you end up with a gallery of different choices. That's how easy it is for anybody to do this, because you can upload a photo, describe what you want, it generates an image.
This is fantastic.
Can I share?
You get to look at your specific property.
Yes, that's why it's, it's your room. It's not, it's not a picture of a modern farmhouse from somebody else's kitchen. No, this is— you can see it respected the geometry of your kitchen.
Mm-hmm.
Do you mind if I share 2 more?
Absolutely.
Okay, here's another one.
Ah, yeah.
So the picture—
It's a different paint.
The picture on the left is the picture of your bedroom with essentially yellow walls.
Mm-hmm.
Now if you look underneath it, it says the description says paint the walls in Azure Tide SW9684.
That would be a Sherwin-Williams 9684.
Now the picture on the right is it's generated your photo of that room with that paint color. Now going back to how many paint colors you've looked at in your life, Elizabeth, you can just see—
I was talking about that earlier. Hundreds.
You could keep doing this without having to go back and forth and pick up those little color chips and try to figure out how to paint that on the wall.
Brilliant. And for anyone who knows paint, I mean, this particular room went from a yellow to a bluish color. The room looks the same but still has a different feel. And for those of you on the phone too, this happens to be a bedroom. As a side note, Homeselda has blog posts about colors and how they impact your bedroom. So important to know.
Yes. And just to reiterate, the AI can— the visual design AI can change any object. You could say, change the carpet in the room to a hardwood floor, change the bed to a queen-size bed. Change the shutters, put drapes on.
Mm-hmm.
Again, think about all those things that— how those multiple objects come together. The first example was an overall design theme. Now this was an example of changing an individual object.
Perfect.
One more.
Okay, let's see it.
That is the outdoor house. So the picture on the left is a picture of your backyard where you've got this huge lawn area. Let's say your vision is, you know what, I'm tired of the lawn. I really want to have like a Mediterranean theme, which again—
That makes sense.
Look at the description. The text just says new landscaping with trees, flowers, and a Mediterranean theme. The picture on the right shows you visually what that could look like.
Completely different.
Completely different. That is why I am so excited about visual design AI, because it's the first part in any remodel interior design project. I have a vision over what I want, but I don't know what I want. How do I explore my different options?
Yeah, and this can replace people running around pulling out papers and magazines as well. And trying to compile things that don't actually look like their property. And it just makes me think, like, I can't wait, like, I'm going to try this on my own property, my own backyard, and see what happens. So that's super exciting.
One other quick point is Homesada is a private and secure account. So if you have a username and password, that's what I was talking about sharing between, you know, multiple family members. But with the visual design AI, there's also one other feature here where you can share this exact sort of image with people outside of your Homes.com account because you really want to share it with a family member or a friend, because that also can help build what I call emotional confidence in your decision.
Yeah.
Or you want to share it with a builder or a professional interior designer because you've actually hired them, but they're like, hey, give me an idea over what you want.
Yeah, or a landscape architect.
Correct. So that's also an exciting feature of being able to share this with people outside of your username password in your HomeZada account.
That's brilliant. Thank you for those examples. I think that's fantastic. So because we do this, you know, our current customers get the opportunity to test and play with our features prior to releasing them because we use them almost as a beta test, alpha test within the, um, in the system. And so they get to play with things prior to being released to the public. And I think it's one of the biggest benefits of being a HomeZada customer is that you get to play with these features prior to them coming out. What are the top projects that we see customers currently playing with within HomeZada? Using visual design AI?
I think the top is using the theme design around a room.
Okay.
Because they're looking at some room in their house, predominantly kitchens or bathrooms, but it could be living rooms, and they just want to redo the entire room with a simple sort of theme. That is the most prevalent use of the visual design AI. The next is the individual object, and I'll share a story. A customer shared this with me about an individual object, which was they had a living room with an old brick fireplace, kind of old, and they essentially wanted to design, redesign the fireplace with different stone. Again, going back to the different options, what color stone? Is it flat stacking stones? Is it river rock stones?
And a lot of options.
A lot of options. Do you put a mantle on there? Do you not?
Totally.
This customer was explaining to me how they were so excited because they're essentially creating all these different visuals around just replacing the fireplace in the room.
Yeah, that's a big deal. Now, are there any other projects that people are really focused on besides the theme-focused projects and specific items within a specific room?
I think those are predominantly the two, which is that the thematic one is again the biggest one. Because the AI also makes suggestions for you.
Okay. Yeah, that's right.
Of course, you can, you can put your photo in. You already might know, I really want a Mediterranean theme, give me a Mediterranean theme. But a lot of people don't understand design themes. It's more the domain of an interior designer. So the AI actually knows that you're in the room and it gives you suggestions over different themes to try. And it makes it very easy because you don't even have to type in a whole bunch of text. You just push a button and then you hit generate. And that's why those are the most common things that customers are using as it relates to visual design AI.
Well, speaking of which, because we've been talking about the multitude of product options available to homeowners, and there are They exist. Do our customers like the first design and stick with it, or do they keep using the visual AI as like a playground and keep playing with new themes and new parameters around their objects?
Absolutely. It's playing with more iterations of the theme. It's the— because Usually they'll start with one photo and then they're like, wow, this is pretty amazing. But as with all design, you never get it right the first time. You're like, you know, well, what if I change this?
Mm-hmm.
What if I change that? Or what if I don't really like that theme now? What if I just start with a different theme from to begin with? That is essentially the human element process over when you, when you ask an AI tool to give you an image and now instantly you see it, you have an instant emotional reaction. You like some things, you don't like some other things, you're questioning whether I really like that or not. So then you're essentially having that dialogue because now you can enter in more descriptive things over what you want to change. The example, like with that farmhouse kitchen that I showed you.
Yes.
You're like, it was a white farmhouse sink where you're like, well, I don't like white. Can you make that a gray sink?
Sure. Or stainless steel or whatever.
Or stainless steel. So you can essentially, again, start with a theme and then start changing the individual objects within the theme as well.
Okay, so I see what you're saying. So the theme itself is a lot of times a starting point for a lot of our customers today, and then they will go in and go, I want to change this, or I want to change this. And specifically, let's say a sink, a fume hood, a refrigerator, a color palette, a knob, flooring, etc. That is part of the Correct.
100%.
That's fantastic. That's fantastic. So it basically— so Homesada's visual design AI goes granular into the design process, at least in the beginning.
Yes. And I think that in a sense, going back to what are the challenges that homeowners face, it's the, I have the idea, I don't know where to begin. I get overwhelmed with all these choices. I'm spending so much time either searching all these different choices and this, that, and the other. Now you have an engaging feedback, visual design AI that's giving you a visual feedback every 10 seconds.
So it's all— go ahead.
And the beauty of this is you can walk away. Let's say you did this for like 20 minutes and you ended up with, you know, 20 different images. You walk away because life takes over. You come back a week later. And all of your previous designs are already there, and now you can look at them with a fresh set of eyes. Which one of those 20 that I did a week ago do I like? Oh, I really like this one now that I think about it more, but I want to do more changes to it. What if I did, you know, 6 more changes to it? Again, the design is not a— you're— most people don't know it right off of getting it. Most people don't get it right the first time. They need to have that iterative process.
Yeah. And so Homes Atlas Visual Design AI is the beginning phase of the project design slash management of the overall project. And we're going to get into the budgeting process using Visual Design AI in our second podcast of this. So this is a part 1. There is a part 2 to this Visual Design AI because It does have a lot of functionality that will benefit a complete project. One of the things we talk about is that peace of mind is a recurring situation for— it's a theme for us at HomeZada. We do, we, we have a home inventory to help people manage those just-in-case situations. We have maintenance for also managing those, those areas of preventative so we can extend the life of our equipment and appliances and everything else in our home. But how does Visual Design AI enhance the peace of mind as it relates to projects and to our homeowners who are using HomeZada?
I think that when people start a project, there's some fear and anxiety over what is the design that they want, and that fear is going back to those choices. So the visual design first starts by trying to eliminate the fear and giving them greater confidence over what design they actually want to pursue. Let's face it, your home is very emotional and you've got an emotional connection to your room and how you feel and the colors and all those other aspects of it. It's that not knowing creates a fear of, did I make the right design decision? And then we're gonna talk about the next fear is, what is this gonna cost?
Yeah.
Going back to the first fear, it's just a reality check. Going back to the first fear, when you can't see what your design is, I've talked to a lot of homeowners in, in our research that made design decisions. There was still some fear and anxiety. It was still on budget in terms of what the contractor did, but now they look at their remodeled kitchen or whatever and they're like, you know what, I don't really like it.
Oh, that's not good.
So there's that design regret because I made the decision to go in a certain way, and but I couldn't visualize it, but I had to do it. And then I did it and it all got installed. And they're like, yeah, I really wish I had done this instead of that.
Yeah, that's sad. I personally don't live in that world, but a lot of people do.
That's really, really sad. There's the, there's the fear and anxiety of making the wrong choice because you can't See it. You, you see all these great inspirational ideas of other people's kitchens, and it doesn't sort of fit with your kitchen and your flooring or your curtains or whatever the case may be. Now you get the opportunity to explore all those options, and you get to see that visual, which is really sort of, again, giving you greater confidence and clarity over what your design decision is going to be.
I also think by using visual design AI from a peace of mind perspective, you don't have to follow the trends.
Yes.
You can actually build a design, a design area of your rooms, your spaces, everything else that truly fits who you are personally. And that way you can get inspired by making minor modifications inside to take that, um, That farmhouse kitchen, that's, that's a big trend right now. But there's a lot of people that don't want a farmhouse kitchen.
Yes.
They want elements of it, but they would rather have some— maybe I want a contemporary slash farmhouse slash something, some other element, old style, all mixed together. And how do I get that? And how do I actually be who I want to be with something that still looks really great? And I'm not influenced all the time by society, by oftentimes family members, and oftentimes contractors. And I bring this up because you know how much I can't stand the word should. I'm not a shoulder. I don't like should. I believe we all get inspired and are individuals and can do whatever we want. But I remember a conversation about talking to somebody about hanging photographs. Well, you should hang it this way. And I'm like, I don't live by that guideline at all, anywhere in my home, and I do whatever I want. But I think the visual design, from a peace of mind perspective, gives people the freedom to be the person they want to be within their home through designing what would look good if they truly understood how to go through the process.
Yes. And it's saving them time, and they haven't spent a nickel on actually doing anything on their project yet.
It's brilliant. Brilliant.
They—
it goes back to our model. Preparation is the key. to getting what you want and managing everything within your home.
Correct.
Good preparation, then you're more likely to fall in love with your home again and again and again.
Correct. And that preparation with Visual Design AI is preparing you by going through the different choices of the design that you have. That's the preparation. It's taking you— because so many people start with an inspiration don't know what it's going to look like, start spending money with a contractor, and then end up regretting whatever design decision they chose. This is the thing that's going to, I think, really accelerate people's confidence around making a better plan, because once you have a design that you feel confident in, then you're going to be much more better prepared to do what we're going to talk about in the next podcast, which is figuring out the budget and how you're going to do all that stuff.
So thank you so much for prefacing that. We're going to talk about budgeting and how to take those photos to the next level in the next podcast. Um, but how do people get started using visual AI?
It's so easy. You go to homezada.com, you create an account, you take a photo of a room, and you click on visual design.
It's brilliant. Brilliant. It doesn't get any easier than that. We are literally trying to take The hard out of project management of your projects.
Yes.
Oh my gosh, that's brilliant. So that concludes this version or this episode of HomeZada Be a Smarter Homeowner podcast. And just to follow up, we talked about what people experience today, how— what HomeZada's visual design AI is at a high level. We showed you how it works. With physical photos. And then we talked about how people are using it today, and then what pains and challenges it addresses and solves for you. So we will deal with the budgeting process of projects and the use of visual design AI in the next podcast, in part 2. So come back to us. And, uh, we appreciate you being here with us. If you've got anyone who you think can benefit from this, please feel free to share this podcast with them. Please come back for version— for, um, section 2. Sorry, I keep saying version 2, uh, for episode following this one, and we will talk further about visual design AI. Have a wonderful day.
