Homeowner AI is fantastic new technology that really transforms how consumers can manage all the financial aspects of their home. Some of the challenges that homeowners have is they just don't keep track of all the different financial metrics, and one of the big problems is there's really no system of how to financially forecast in the future the issues around their house. Obviously, there's the financial view over should we stay or should we sell our house, and really there's no kind of an investment analysis of the house. When you consider now homeowner AI and the advances in these technologies, you get automated updates on your home value and equity. You can get the ability to forecast future costs and future value, what-if scenarios, and generate an overall investment analysis. So Homeowner AI here is embedded inside a digital home management platform called Homesada. And if a user were to log into Homesada with any device, they would get the exact same experience, mobile, tablet, or desktop. So for the sake of demonstration, we're going to stick to desktop. But when you sign up for a product like Homesata, you enter in your address. Now that address also gets us information like the year it was built and the square footage and the lot size, and those things come into play when it comes into forecasting finances for your house. Also, an amazing thing is without doing any data entry, Homesata automatically creates the market updated value of the value of your home, and it's going to do that automatically 3 or 4 times a year. If I click on the Project Values tab, maybe you've actually done home improvement projects. Here you've done a basement finish, added a swimming pool, and now it's even giving you an updated value of your home based on the investments of previous home improvement projects. And like I said, we— the system will even calculate your mortgage, and you can see that the current value of your home is $842,000, therefore your estimated equity is $489,000. Also on the expense side, Instantly when you sign up, Homes Auto is automatically going to create a tool that says, hey, we think it costs you about $46,000 to own your home. It's automatically going to calculate your mortgage, your insurance, your property tax, and all of your utilities. Now if I go back to the main finances dashboard, the very top right here where it says get home investment analysis, you click on this and now we're initiating specifically Homeowner AI. And it's basically going to combine all the different metrics around your house into one particular table that gives you a holistic view over everything you need to do to assess your home from an investment perspective. So you can see here is it knows that you bought your house for $521,000. Your current sales— current value is $842,000, so that assumes you were to sell it for what your home is worth. It's calculated what your ROI is over the lifetime that you've bought it. It's created an annualized return. It's showing you what your tax tax basis is because you're going to have to file taxes. It's estimated your cost at closing, how much capital gain you have, and net profit all within one click of the button. This is how amazing this Homeowner AI is because it brings together all of this information for you into one spot. Now one other thing in terms of future forecasting, if I go to maintenance now and go to future forecast maintenance costs, Again, same sort of thing. Based on the current year and the age of your home, HomeZada is automatically predicting future forecasted maintenance costs, and it even breaks out your maintenance costs into 2 buckets. One is preventative maintenance in column 2 here, and then repair costs. And the reason and way it does this is because, as we know, as homes get older, things tend to break more often that need fixing. But even more powerful than that, if I go to The finance section again, and now look at the top right again, future replacement costs. Again, Homeowner AI is taking all the data about your specific house, your specific age. It knows how long typical building materials last, and it's projecting when you might need to do a roof based on when your home was built, when you might need to do windows. That's in 10 years. Your siding is in 12 years. Your HVAC equipment might be only 4 to— 5 years. Years. And literally, it's given you not only the projected things of when they're going to— what's going to need to be replaced, what an estimate is, and how many years you have left based on today. And you can quickly even create some of these projects and just hit create, go back. So we created a roof project, we created the windows project. I'm going to do a few of these because you're going to see all of this information. Maybe we need to do new siding. Hit OK for that, and we're going to put in new HVAC, and we may need to eventually upgrade our water heater, and we're good for that. So all of that information was the Homeowner AI automatically created. If I now go back to the— whoops, I want to go to the projects dashboard and click on reports. Now if I go down here and look at future projects, you can see that all of those projects Everything from the water heater to the HVAC, the roof and windows, sidings. Hey, you might need to spend $80,000 if you live in your house for the next 12 years. So again, financial forecasting in the future based on the age of these systems and how long they might last, because as we all know, all building materials eventually have a useful life. This gives you a better financial picture over, hey, maybe the market value of your home is increasing like we saw in the investment analysis. But you may end up having to replace these systems. And this is absolutely fantastic, uncharted data as it relates to giving homeowners the ability to use Homeowner AI to get better financial visibility into their home as a financial asset.
