As a listing agent, let's differentiate our online marketing with lots of photos of our property. Just select the Enter button and take all the photos of your property with a good digital photo and come to the right-hand side of the screen and upload and tag all your photos at once. So here I've got about 150 photos I've taken. Just drag and drop them over, scroll down, and And all you have to do is hit Start Upload and it's going to upload all those at once. When the files are done uploading, all you have to do is tag them to the corresponding room or item. So you can see here we've got thumbnails on the left, and that's the main picture of our property. You pick the property and hit the Save button. Now you can take multiple pictures from different angles of the same property, so you can tag it to the same item. And now you can see here we're looking at the living room, so we'll pick the living room, and we may have Multiple angles of the living room. And notice you don't need to fill in all the fields in order to save that photo to that particular item. So I've got 3 different views of the living room from 3 different angles. And now you can see here I've got a picture of a dining room, but notice in my drop list the math— the template did not include a dining room. So you can actually add a new room on the fly by just literally typing in the brand new room and hit Save. And now I've got multiple shots of the dining room as well. I can click that down arrow and go down to the bottom, and you can see the dining room is there. Or you can even use keystrokes. You can put the cursor in there and put DI for dining, and then it comes up dining room, and then you just hit the Save button. The same applies to items inside a room. So here's our dining room. And this is some new flooring that just got put in that I want to highlight. So I just type in flooring, and then 2 key things you want to fill out. One is what category of fixed asset is that? We're going to call that a Building Material, and you want to change the type from a Possession to a Fixed. Fixed means it's a fixed asset that's going to stay with the house. Possessions is for people who use HomeZada to track their personal contents for insurance purposes. And then you just hit the Save button. And now if I've got multiple photos of the same item, same thing, I can just key in flooring and up pops that item, and then I just hit the Save button. Now that you're done tagging your photos, you can go to the Inventory menu and actually customize the order in which the rooms appear on the public Zada listing. All you have to do is drag and drop the rooms. For instance, let's move the master bedroom farther up the, up the list. Let's move the master bathroom up there. And this is your way of prioritizing which rooms show up first. You can also see the thumbnails here. If you drill into the kitchen, you can actually choose which photo is displayed as the main thumbnail in the Zada listing. So let's choose this, a little bit of a more panoramic view. Click on that button, hit Set as Default. If you'd like, you can also use these pencil icons to edit some of the information. So if you want to put in the approximate dimensions of the room, you can do so. You can also use the description field to create more marketing language to tell a story about that actual room and its use. Down below that, you can start to see all of the different fixed asset items that we're highlighting in the kitchen because we know that there are lots of appliances and finishes. You can do the same thing here by drilling into the, for instance, the cooktop here. If you wanted to highlight the brand, you can come in here and type in that it's a GE, and you can also come over here at the bottom of the screen and In the notes section down here, put in a description as well where you're actually describing that particular item. If you want to put in model and serial number, you can do so as well. Obviously, you can choose which photo you want, so let's leave that one there. And if you wanted to, you could even upload the link, upload a document or a link to owner's manuals for those particular items as well. So now you could go through room by room and make these edits. You could go to the family room next and do the same concept from there. Or if you go back to All Spaces, you can actually export the entire home inventory as an Excel spreadsheet and do all your data entry in the Excel spreadsheet and then upload that all at once. Now you see the spreadsheet has downloaded where you can actually see all your rooms and items, and you can actually do your data entry in an Excel spreadsheet, which much be— which may be a lot faster. So for instance, here we're going to put in a description for that particular living room. We're also going to put in the rough dimensions of this particular room, and so on and so forth. Now you can see I've used Excel to enter in descriptions for all the rooms and items in the home with a specific focus on every single room in the home, as well as focusing in on the items in the kitchen. When you're done with this, all you have to do is import this information back into your HomeZada property by clicking Choose File, choosing that Excel spreadsheet, and then just uploading the file. When the file is done uploading, it shows you all of the edits that you made within the Excel spreadsheet, and all you have to do is click Accept. Now you can go back to the individual rooms and actually see that all the descriptions have already been imported from the Excel spreadsheet. When you click on the Maintenance menu, here's the property checklist that HomeZada has automatically created for all the common maintenance tasks that most people either tend to forget about or just don't even know that they need to do to actually maintain their home. Now you can add, edit, and delete as you wish. For instance, if this house doesn't have any exterior railings, you just come up here and delete that checklist. And if that particular house has some other items on it that need special maintenance, you can create new checklists. You can also go to the Contacts tab, and I entered in a couple of vendors and contractors that service this particular property. So all you have to do is enter in the company name and type and make sure you link it to the proper property that you're creating. If you want to highlight any specific remodeling projects on your listing, just choose the Projects menu and choose Create Projects, where HomeZada provides you over 40 common templates for common home improvement projects. All you have to do is select the Create Project and it'll automatically create one for you. So previously I created a quick sample here called the Bathroom Remodel. And if you drill into that, a few key points. Make sure that the status here is listed as Complete because HomeZada listings will only publish ones that are complete. You can enter in the end date, a description. You can obviously upload multiple before and after photos, perhaps if your seller actually has those before and after photos, and any important documents that you may want to share regarding the overall project. By clicking on Return to Property List in the upper right-hand corner, it takes you back to all of your list of properties, where instead of entering the property, you can edit the Landis Avenue property, where you can add as many files and documents and videos about the property as you wish. Just hit Upload File, hit Add Files, And you can choose to upload as many documents that you see fit as part of your marketing plan to market your listing. Just hit upload, and all the important documents about your property are uploaded. You can also add links to any third-party site by choosing add link. This time you're going to want to give it a name, so we're going to call this Neighborhood Info, and we're gonna link to a third-party site that has information about this particular zip code. And hit Add Link. And you can now see your Neighborhood Info link, and you can also embed videos. Hit Add Link again. This time we're gonna call this the Neighborhood Video. And as long as it's hosted on YouTube, you want to be able to pick the document type and pick Embedded Video. And then you'll want to copy and paste the URL for that video and hit Add Link. And now you can see the video is embedded as part of your Zada listing marketing strategy. And now you can see how easy it is to differentiate your online marketing strategy with a Zada listing with a lot of data about the home.
