I Restarted My Wholesaling Business 4 Days Ago With AI And Already Got A Contract

In this video, Fidel Guajardo explains how he relaunched his real estate wholesaling operation using AI-driven marketing and Facebook ads after previous financial setbacks. He details the ad spend ($630), lead generation (18 leads, $35 CPL), and the first contract secured within four days. Guajardo outlines his AI stack (agents integrated with GoHighLevel, calendar automation, transaction coordination), the importance of speed‑to‑lead, and how he tracks campaign quality across English and Spanish ads. He presents a financial model aimed at $85,000 monthly revenue, breaking down required leads, appointments, offers, and contracts, and sets weekly KPIs to stay on target. The sales process is described step‑by‑step, including call recording, weekly training, offering every qualified lead, and AI‑powered follow‑up on rejections. For disposition, he discusses building a buyer network, aggressive pricing, transparency with sellers, and leveraging local agents and hard‑money lenders. The video ends with a call‑to‑action inviting viewers to join his marketing system and promises future deep‑dives into the specific AI tools he uses.

So I just restarted my wholesaling business using AI and only using Facebook ads. We have spent $630 in ads. We've gotten 18 leads and already have a contract with 4 more opportunities for this weekend. Now, why am I rebuilding? I don't know if you saw the last video, but I had a ton of losses on flips, not on wholesales. And I was also dealing with a lawsuit that wiped me out financially. And I had to let go of my team and focus on the agency that we have with the other wholesalers where we help them crush. This time again, taking all the lessons and all the losses so that I focus on the things that I'm good at and really focus on making as much money So in today's video, I'm going to walk you through my plan, what I'm doing, the sales process and the dispo, and the things that you guys can get from this video and apply it into your business. Now, how am I using AI to rebuild my wholesaling business? I have AI agents that are helping me with the marketing. They're plugged into my system, my sales process, and my dispo. I'm not going to get into the details. That will be for later videos. So this is for this week. My cost per lead is around $35. We have spent close to $630. Today is Thursday, so we already have a contract and I'm probably going to get another one here today or over the weekend. But I want to show you kind of what's possible. When you focus on the marketing. Now, the deal came from my foreclosure campaign. These are the opportunities that I have in my pipeline. So I have all these guys that I need to call because they wanted to have an appointment for today. I'm working on these 3 and I have an appointment scheduled for tomorrow and I have other 3 that I'm negotiating with. This is the one that I already got under contract. One of the most important things when it comes to doing the marketing and the sales is going to be your speed to lead. Right? So as soon as we get the lead, we confirm pretty quick like, hey, how you doing? And then we want to get 'em on a call, right? So for this specific lead, it was a foreclosure lead. They are behind on payments. And what I do is I click on the address on Zillow. And what's funny is that I flipped a property super close to this one, so I'm familiar with the area. And what I'm doing with the hot opportunities is I'm going in person in order for me to be able to get way better deals and get just more familiar with the whole area and the actual property. Because when it comes to this, if we do this properly, we're going to be able to sell the deals much quicker. And on this one, we're just kind of waiting on the payoff right now. And this is probably going to be like a $10K to $15K spread if everything comes back how we want it when it comes to the payoff. Right now with the marketing, what is very important is that you are able to track the feedback and the quality per campaign. So on each of the ads and leads that I get, I'm focusing on the quality, right? Because I want to know exactly from which campaigns my hottest opportunities are coming. This is what we do with the clients. So whenever we are optimizing on a weekly basis, we want to optimize based on data, not by feel, right? So like if a cost per lead on a campaign is expensive, but it's giving us the most amount of high quality leads, then there's no point in changing that or only focusing on cost per lead. It's super important that you kind of give feedback to yourself so that you track what is working well and how you can improve things and make things more profitable, right? So we're running English ads and Spanish ads, and that is my edge. Now, when it comes to the math behind you know, 7 figures, it's super important that you guys are tracking your numbers and you have a plan into how much it is that you need to spend in order to get to your goal, right? So for me to scale to 7 figures, I need to close consistently $80,000 to $85,000 a month. How this calculator works is we put in the numbers on the yellow and then it's going to give us how much we need to spend on marketing and how many leads we're going to need on a monthly basis in order to get to our goal, right? So for $85,000, let's assume that my average deal size is $15,000. Right now I'm being conservative. I know that my success rate is So we're just accounting for a margin of error because not all of your deals are going to make it to the closing table right now. Because I am the one doing the sales and the marketing, I know that my leads per deal is going to be less than 25. So I'm estimating for it to be at 15, even though right now we already got 18 and we already have a contract. I know we can get another one, but I'd rather be a little bit more conservative. Historically, my average cost per lead has been $35. So that means that on a monthly basis, I need to spend around $4,000 to $5,000 to generate 121 leads. And I'm going to show you what that week to week is going to look like and how I'm going to hold myself accountable to ensure that I get there and the things that I need to measure to see that if I'm on track, right? To get to the $85,000 would be we need to close 5 to 6 deals at $15K or $17K. And that's what gives us the total of $85,000. Now, on a weekly basis, that means that if we divide this $120,000, that means that we need to have an average of 30 leads on a weekly basis. And from those 30 leads, we're going to have a 65% average of net leads, meaning that we are able to reach the homeowner and they do want to sell. And what we see is 70% of these net leads are going to set an appointment. So on a weekly basis, that means that I'm going to set 14 appointments and those will either be in-person appointments or phone appointments. I'm only going to go in person to the hottest ones that I know I'm going to be able to sell super quick. And then on the other ones, we're probably just going to do renovations or just ensure that we have enough margin to dispo. So from that, I want to give out an offer to at least 80%. So that means that on a weekly basis, I need to give At least 10 offers, and that should give me 2 contracts. Historically, I've always been able to convert 1 in 3 to 5 offers to a contract. So that is how my plan is. So if I can get 8 contracts a month and 5 to 6 close, I'm on track. And on a weekly basis, I'm going to be tracking the actual numbers of each week. So I want to ensure that I'm on KPIs. So if something is off, I know exactly what it is that I need to fix or change. So on a weekly basis, I know that I need to get 30 leads. I need to get 20 net leads, 13 appointments, give out 10 offers, and get 2 contracts. So that is my goal, and that is exactly how I am doing it. And I'm going to show you exactly what we're doing on the sales process to ensure that we actually get to this goal right here. So number one, the speed to lead is super important. Within 5 minutes, we're going to give them a call or a text. Now, the other thing is I have an AI built within my GoHighLevel, and it's connected to my calendar. So if for whatever reason, I am in another phone call or I have an appointment with a seller, it's going to warm up the conversation with the seller and set the appointment for later on the day so that I can actually call them. It's going to tell them which number I'm going to be calling from and how we can give them an offer. Number 3 is you need to follow a sales process. I've made other videos here on the channel on the process that we use. I'm focusing on the bottom dollar needs, not on the max allowable offer. Why? Because we're going to get better deals. So how do we get to the bottom level of needs is we need to find out exactly what is the pain that the seller is going through and position our offer as a solution to those things. So asking really good questions and then just be more curious and actually willing to help the seller because if you do that, whoever cares the most for the seller is going to be able to get the deal. Number 4 is all of the sales calls are going to get recorded. And if I'm doing in-person appointments, I have this little thing right here called the Plot. So it looks like kind of like a credit card, but it's able to record all of your interactions. So this, Gets uploaded into a cloud project that I have, and I'm able to get feedback on my calls and my appointments to see if I missed the mark somewhere, which is number 6, train weekly on the process, all the appointments that I went to, and if there's things that I could improve for the next week. Number 7, every qualified lead gets an offer, even if it upsets the sellers. We need to work out something so that if the cash offer doesn't work, we can do the novation pitch and doing all those things. And then number 8, everyone who says no to our offer, My AI is going to automatically follow up to stay top of mind and see exactly kind of what's going on. Because historically, every lead that you get is going to sell at some point. So if you already have it in your system, you need to ensure that you're the one that gets it or else somebody else is going to get it right. Now with the dispo, what am I doing is I'm making new buyers. Now here where I live in my market, I run ads for one of the biggest hard money lenders. So me and him are talking about how do we keep on making new buyers, meaning we don't want just your standard fix and flipper. We want new people that can get into a property if they have 10, 15% down to purchase a property. Well, now they can have like a rental or they can do the flip themselves. So we are having events where we are kind of telling them like, hey, this is exactly how you can get into real estate and how you can just buy your properties. Because, you know, we're focusing on getting more people in there. So which this is going to do is we're going to be able to sell deals much quicker and ensure that our deals sell so that we actually get to our goal. Number 2 is we're going to price aggressively. Now, we don't want to just list it for what we think it's going to sell. We're going to be able to kind of give a discount and create Demand so that we choose the best offers, right? Number three, be transparent with the sellers. If you are doing a wholesale or you're doing an innovation, tell them exactly what you're doing. And a lot of people have the misconception that you need to lie to them in order to get a deal, and that is not true. Number four is I know a lot of the agents and lenders here in my market, not only for the Harmony lender side, but you know there's agents that have pre-approved people that are looking to get into a property. So if we are able to get into a property with a discount where we can offer concessions and different things like that, it's going to help with our dispo process and cash conversion cycle so that we make money back. to the business much quicker. And then number 5 is I have an AI agent that is connected to all of my transaction coordinator files and my email. So it is going to update the files on automatic. So if we need to send any documents or things like that to the seller, my AI is going to do it. So this is what my plan is to scale back to 7 figures. And I'm going to make a series on how I'm doing it. And by the way, if you guys want access into our marketing system that gets us these hot opportunities and the sales process to convert them, maybe you're not where you want to be. Well, now I'm going to do it. With you, right? So we have right now probably like 40 clients that we run ads to, and they are absolutely crushing. So you're going to see exactly what that would look like. Click the link down below, schedule a call, and I'll walk you through our setup. But with that being said, I'll catch you guys on the next video. I want to be breaking down the exact AI tools that I'm using, how I'm doing it, and how you guys can copy me and get a lot of success. So hope this was valuable. I'll catch you guys in the next one. Peace.
