The best marketing funnel that will make homeowners beg you to buy their house at a discount

In this video Fidel Guajardo presents a complete, repeatable marketing and sales system for real‑estate wholesalers that relies on Meta (Facebook) ads rather than traditional pay‑per‑click (PPC) or pay‑per‑lead services. He begins with a high‑impact case study: a client spent $9,500 on Meta ads, generated 217 leads, closed 17 contracts with an average deal size of $18,000, achieving a 19× return on ad spend. Guajardo then explains why conventional PPC and lead‑purchase funnels are inefficient for wholesalers – they target low‑intent buyers, drive high acquisition costs, and leave the seller with little control over lead quality. He introduces the “pre‑search” funnel, a three‑stage process (top‑of‑funnel pain‑based ads, middle‑of‑funnel qualification and retargeting, bottom‑of‑funnel conversion) that consistently delivers high‑intent, motivated seller leads at $50‑$80 per lead. The funnel includes detailed ad copy themes (foreclosure, divorce, inherited property, repairs), backend audience targeting tricks, and a feedback loop that monitors ad performance three times a week. Guajardo stresses the importance of an integrated sales process: immediate discovery drip for un‑reached leads, structured call scripts, KPI tracking (leads, appointments, offers, contracts), team training, role‑playing, and call review. He shows how a disciplined sales workflow improves offer‑to‑contract ratios and maximizes ROI. Real‑world client examples (Eduardo, Nick, Kyle, Cole) illustrate how scaling ad spend from $3K to $10K+ per month, combined with the funnel and sales system, can generate $30K‑$100K+ monthly profit across diverse markets (Texas, Tennessee, California). The video concludes with a call‑to‑action for wholesalers to enroll in a done‑for‑you Meta ads service, promising script creation, ad management, weekly optimization, and support to reach $50K‑$100K+ monthly revenue targets.

If you're buying paper lead right now, doing PPC, or using an agency to run your ads, I want you to pay attention because one of our clients just hit 17 contracts in a single month off of only $9,500 in ad spend using our Meta Ads system. And now this is not a one-off thing because we have dozens of wholesalers who are adding an extra $30,000, $50,000, even $100,000 per month, spending $5,000 to $10,000 per month on ads with our system. So I want you to pay attention until the end of the video. That way you take some takeaways that you can start incorporating into your business if you want to have a marketing channel that's actually consistent and that finally gets you to revenue goal without having to spend so much money in marketing. Now, why are we able to get such good results? Yes, we do some secret ninja stuff on the backend of Facebook when it comes to the targeting the audiences, but I just want you to see exactly what is possible when you have a marketing channel that focuses on getting good quality leads instead of just optimizing for cheap leads or just renting the skill from an agency. Now, this is the ad account. We spent $9,500. We got 217 leads, 17 contracts. This client has an average deal size of $18,000. So we have a $567 cost per contract. Now he does strategic nationwide, so he has a 60% success rate, meaning 40% of his deals will fall through or he has to cancel on the clients. So if we multiply $18,000 times 17, we have $306,000 in revenue. But since we have the 60% success rate, that means that we are having an additional $150,000 to $180,000 conservative revenue, and he's only spending $9,500 on ads. So that is a 19x return on ad spend. And here's a client just kind of telling me the crazy month that he had. And what I want you to pay attention into this funnel is that this is replicable and it's repeatable. So if we optimize on the right things, we're going to be able to get way better results than if you're just using PPC or pay-per-lead. Now, marketing is not the only thing that we do very well. This is a sales-focused have a high priority on the sales process as well. So pay attention until the end that we can take the takeaways on the things that you need to focus on if you want to have a successful marketing channel. Now, this is one of our clients, but we have crazy results with a lot of clients because we just transitioned into doing full-on done-for-you Meta Ads system. If you're spending at least $3K per month on ads, we can incorporate this exact same setup into your business. Now, before we dive into what we do, I want to talk about the problem with the current funnel when it comes to pay-per-lead and PPC. Now, a funnel is just the way on how you get leads. If you think of like the top of the funnel would be kind of like awareness, middle of funnel would be people that are looking for a solution, or maybe they're considering multiple options. And then the bottom of the funnel is what do they do when they are searching for competitors right now? If you are using PPC, yeah, like the seller Maybe they may have a problem and they start thinking of a solution. Then pretty much once they search online, they're going to submit your form. And now at that point, you are just bidding on keywords and then you're competing against another PPC competitor that's running ads in your market. And at that point, since the homeowner is looking for a solution, they may be very price focused. So unless you are really good at sales, it's going to be Very hard for you to compete because the cost of acquisition, it's always going to be more expensive on PPC, right? So you need less leads, probably like 10 to 12 to get a deal, but you are paying $200 to $600 per lead depending on the market. So if you multiply that on your cost of acquisition, you may be paying $3,000, $4,000, $5,000, $6,000 to get a deal. And if you're making $15,000, $20,000, $25,000, I mean, you are getting like a 3 to 4 return on ad spend. With this channel. Now it is consistent, but we have clients that are getting an 8x, 10x, 12x, even 20x like this client by just using Meta ads done the right way, which I'll dive into what we do right now. But the problem here is that you're just kind of bidding on the attention on PPC. And as you already know, in wholesaling, the most important thing is marketing and sales. With good sales, you can negotiate your average deal size from $15,000 to like $20,000, $25,000 if you're doing renovations, but with marketing, The only way for you to get it cheaper is if you actually know what you're doing with marketing and you pay attention to the right things. But if you're just using a vendor who has outsourced this to a media buyer, it's going to be hard for you to optimize on cost of acquisition because there's so many different levers on the marketing that you can do right to ensure that you still get good success. Now, this was for PPC, but let's look at pay-per-lead right now. If we look at that whole funnel, many of your favorite pay-per-lead providers will be running ads like this, right? Like sell your house as is. Now, if they submit that form, and I'm pretty sure you got in these leads where you call 'em and they're not motivated at all, just because they submit a form doesn't mean that they're motivated. So for us, our whole focus is to get people that are actually dealing with a problem and are motivated so that they can actually, you know, come to us so that we can actually help 'em, right? Now, this is another example of another of the ads that I have seen from these competitors. I don't think you should run ads like these because you're not gonna get high-intent leads. Now, if you're one of those people that has kind of complained that the quality on Facebook is not that good, I mean, the reason why it's probably always going to be because of your ad. But overall with pay-per-lead is like, you don't really know where the lead is actually coming from. Are they running Facebook ads? Either running Facebook ads, they're probably running these ads. Do you know if it's an SMS lead, a cold call lead, or an email lead, right? So we really don't know. So we have no intent and we have no control because we have basically no say-so when it comes to buying these leads from these pay-per-lead companies, right? And oftentimes you'd be paying $150, $200, $250 per lead. But we're able to generate leads for less than $80. And all of our leads are pain-based. We're targeting people that are going through a foreclosure, a divorce, an inherited property. And that is why the likelihood of us helping them and getting under contract is way higher. Therefore, we pay less per lead because our ads are really good. But then also, once you dial this in, we need less leads to get a contract as opposed to the other marketing channels. Now, what do we do different with our funnel? We call it the pre-search method. Now, if we look at the top of the funnel, when we get the awareness of the homeowner, the main thing is running pain-based meta ads. So things that will tell us that they're a motivated seller. So you can't afford the repairs on your property? Are you stuck with a problem property? Maybe it's inherited, behind on payment. Are you going through divorce? Or different formats of this type of funnel. Now, the good thing about this funnel is that it is repeatable and it does all of the 3 stages, top of funnel, middle of funnel, and bottom of funnel at all times consistently. So anyone can come in at any point of the funnel and they're going to be served our different strategies and they're going to convert. Even if they click on one of our ads, it's a matter of time before they come into our funnel because the way that we build these campaigns. So think of it at the top, we have the pain base to get the attention. And then as we work our way towards the bottom, we have the seller qualification where we are very, very intent into who we're trying to target. We only want people that actually do have a problem. So everything with our ad copies, videos, and ads are going to be calling out those specific pain points, right? And then we do things with the retargeting and proof. It can be either them in the ad or our other video ads where we are kind of staying top of mind of the problems that they may have. So the way that it works is like we have kind of like the new funnel. Anyone that has seen us for the first time, they may click on the ad and they don't submit, but later on they will, cuz we're gonna retarget them. And we are kind of ninjas on the backend to ensure that we still get a lot of leads for cheap because we know exactly what we're doing on the backend. Uh, but we just share those strategies with our clients. But I just want you to get an idea of how all of this works, right? Uh, so more towards the bottom of the funnel, of course, we are gonna have everything with our conversion when it comes to our sales process, our follow-up, how many times we try to reach 'em. And of course with the goal To get a signed contract. So if you could see overall of how this whole kind of cycle and funnel works is we do pain-based ads, we kind of build the trust, we qualify, we follow up, and we close. And then one of the most important things that you have to consider and have in mind when it comes to your sales process is as soon as somebody comes in, you need to put them in a discovery drip. If you haven't been able to call them within five minutes, or maybe you try to call them but they didn't answer the phone, they still need to be put in a sequence because a lot of the deals that we. do get end up coming from follow-up, not just from that initial call. Yes, we do get deals from the first initial call, but overall, since we're getting a ton of lead flow, we still want to capitalize on the people that already are in our CRM to ensure that we can kind of get them an offer. Because if you think of these people, the ones that are distressed, of course they're going through a problem and, you know, they may think of this problem late, late at night, and then the following day they think it's getting better, but it's still there. So we just need to find a way of us always staying top of mind so that we have the ability And the chance to actually convert them. So this is kind of more so on what the video ads would look like. We're calling out the market. We have a good hook talking about maybe it's divorce, repairs, problem properties, depending on the areas that you want to focus on. Now, when we work with clients, we research the main pain points in that market and we run these ads specific to those problems instead of just trying to do it one way for everyone. Now, okay, this is kind of like how the whole funnel works, right? Pain-based ads, we retarget them. We're talking about the problems in the ad copy headline, and that is why we're able to get these leads for $50 to $80. And we need 10 to 20 leads to convert a contract. But that is kind of like the high-level view, because if you do that, if you focus on those things, when you talk to these people, they're highly motivated. So if you're good at sales, you're going to be able to convert them. And that is why this is the best funnel and marketing system that you can have for your business if you're actively wholesaling and if you have a good marketing budget of $3,000, $5,000, $10,000, $15,000, $20,000+ per month. And if you want to generate consistent revenue for you and the team. Now, the other thing of course is going to come down to the sales process. Now, marketing is one thing, but then the sales is super important because there's so many times where I see that clients will complain about marketing, but when we ask them like, hey, what is your process like with the sales process? They are not training the team on the sales. They're not role-playing, they're not listening to calls, they don't track the KPIs with the team or tell the team exactly what are the things that they need to focus on so that we objectively look at the data when it comes to the marketing. Okay, how many leads do we get? How many appointments? How many offers do we need to give in order for us to get to our goal? So if your marketing is working great, but your sales process is not aligned, it doesn't matter because you won't be able to convert. So you want to have a flow of what happens at every stage once the lead comes in? And how do you talk to your team to ensure that you actually are able to talk to everyone, right? So you need to have a process map. So for us, it is lead comes in, we start the intro call, set the expectations. We ask what made them inquire. We want to know, are they urgent and ready to sell? And then we ask the basic, okay, like what's going on with the timeline, condition, motivation, price? And then we want to gauge, are they motivated? Yes or no? If they're not, I mean, we will just Put them in follow-up. But if they are, we're going to set the expectations into what's going to happen with our call, how we're going to be able to give them an offer, and how the whole process is going to look like, right? So once we go through all of those things, we're always training the team on each of these stages, and we're listening to feedback on those phone calls so that whenever we train our team, we know exactly how to make them better. But if they miss the mark, we know how to give them feedback so that that doesn't happen again. And the better that you get at this, The lower your offer-to-contract ratio is going to be. So if you can contract 1 in 4 to 5 offers to a deal, it's going to be way better than if you are having to contract 1 in 10. Because at that point, you're way more efficient with your marketing. Therefore, your ROI is going to be way greater than if you don't ever focus on the process, right? So that is why wholesaling is just marketing and sales. And the better that you do these things with the marketing and the sales, the better that you're going to be, right? So if you're not training your team, you need to do this because what is the main difference between the clients that are doing over $100,000 per month? I do have some clients that are doing a million bucks a month and the comparison of like both wholesalers, like it's totally different. So if you have been stuck at a number, let's say $20K, $30K per month, what you're doing right now is not working. Now, I'm not saying everyone needs to make $100,000 per month, but if you really want to scale and you have been stuck at that same number for a while, it's probably time for a change. The sooner that you kind of change that mindset into you're going to take accountability and ownership into what you need to do as a founder and the company owner, the better and quicker you're going to be able to get results, right? But everything needs to be mapped out. And like I said, training on the sales is one of the most important things. It's not just marketing. But the point of all this is like everything has to be documented and you need to have a sales process that's replicable in order for you to keep on continuing having results and for your team to keep on getting better. Because once you have an established sales process, it's going to be way easier to train your team for them to keep on spitting results and for them to have an ROI back on your business, right? Now, if it's just you, I mean, it's way easier because you know exactly what you need to do in order to close a deal. But as you scale, it's going to be less about you and more so about your team members, right? So overall, this is kind of like what the whole funnel looks like. Yes, PPC can work, pay-per-lead can work, but you're talking to people at the bottom of the funnel. So you're competing with price and like they don't know you or they don't trust you. So with us, what we do is we're super high High intent when it comes to the motivation, what needs to happen, how do we help them? And then we are, you know, pretty much just like ninjas when it comes to the sales process. And we're still very transparent into how we work and all these things. And that is exactly why our clients are able to crush it because it's not just marketing, it's marketing and sales combined, right? And I just want to— For you to kind of get an idea of what these leads look like, because we still ask a lot of questions on the lead form when It comes to them clicking on the ad. So if you can see here, I mean, we have a very low cost per lead with this specific client. And as you can see, all these people want to sell within 30 days to 4 or 5 months, and they're facing foreclosure. The property needs repairs, a divorce, downsizing, right? So if you can get high-quality leads and you think you can close, you're going to be able to do very good. Now you can see all of the client interviews and their experience with us managing their ads, but I just want you to have the idea of The better that you get at marketing, the more efficient you're going to be able to be, right? Because if you can get $200K per month spending $10K a month in ads like Eduardo or Nick or Cole or Kyle, it's more net profit for you. And then if you have a team, then you don't need to be doing everything to have a business that spits out profit. And as things get harder with wholesaling, now you're able to net way more money for your business without being super risky or having all this huge marketing spend in order to get deals, right? So Nick is contracting 1 in 12 leads. Eduardo is at under $600 or like $700 cost per closed deal. So he's constantly hitting $80,000 to $100,000 per month. He's spending like $6K a month on ads. And he's been at that spend level month by month because every month we get more efficient at the marketing. So his cost per lead keeps on dropping and the quality keeps on getting up because we constantly monitor the ad account 3 times a week. We ask for feedback into what's actually converting, and then we optimize on the backend on Facebook for us to be able to get the same amount of type of deals. So the more that we do this, the more that we use Facebook to our advantage to keep on being consistent when it comes to actually getting these deals, right? The same thing with Kyle, right? A lot of motivated people here, inherited financial difficulty, downsizing, moving. And if you play to your strengths of the sales process where you're able to convert, whether it is with cash deals, novations, or flips, you're going to be able to make way more money than You know, everyone else. So this works in every single market, whether you are in Texas, Tennessee, California, this works great. So there you have it, guys. That is the funnel that is crushing it right now for our clients. Pain-based ads, good targeting, good feedback loop, optimizing on the right things on Facebook, and good sales process. That is exactly how you're going to be able to lower your expenses and net way more money.
