This is a YouTube video titled "Closing Deals in the Middle of Nowhere." The content features a single speaker discussing real estate strategies, specifically focusing on approaching sellers in foreclosure and working with agents to understand why properties remain unsold. The speaker shares insights on market conditions and tactics for closing deals without relying on traditional methods.
If you put me in the middle of a field, start over from scratch, no cell phone, you have no shoes. I don't know why I don't have to have shoes, but I have nothing. I'm going to go direct to seller. I'm going to go to somebody who's in foreclosure. I know they have a ticking time bomb. Most importantly, I know what value I can provide to them immediately. I'm going to stop your foreclosure. There's no guessing in my mind. However, when you're newer, you're afraid to talk to somebody who's in foreclosure. You don't want to mess those things up. So you go with agents because the agent will put the house on the market. That symbolizes somebody wants to sell the house. I don't have to guess. Yeah, typically we'll make a filter that says you haven't sold this house in 120 days. Average days on market in Phoenix is about 80 right now. And so the agent saying, man, I've been trying to show this house for 120 days. So we will call the agent and go, what's kept the house from selling? What's going on? How can we help?
