How to Get Your First Real Estate Deal in 7 Days or Less

This is a YouTube video titled "How to Get Your First Real Estate Deal in 7 Days or Less" created in July 2025. The content features Pace Morby conducting a live session where he calls a homeowner facing foreclosure to discuss her situation and potential solutions. The video includes a detailed conversation between Pace and the homeowner about foreclosure challenges, mortgage issues, and possible real estate strategies. Following the call, Pace provides educational commentary on real estate investing, foreclosure processes, and bird dogging strategies to the live audience. The session is interactive with a large online audience and includes practical advice for beginners in real estate investing.
Hanging out Monday, Tuesday, Wednesday. And Today is Thursday, July 17th. It is 6:00pm Arizona time. If you are on the east coast, it's 8pm and the seller that I'm about to call that is in foreclosure is also on the east coast. So we're going to be calling her right now. It is 8pm her time, she's in foreclosure. I don't know anything other than that. And we're going to get the scoop on what is going on and see if we can help her out. This is a lead that came in. My wife set this appointment for me and so I know nothing. We're going to go be going in blind. By the way, say hi to Scott everybody in the side chat. He is single, just FYI.
Hello?
Hey, it's Pace. How you doing?
Good, how are you?
Good. So catch me up to speed. What's going on?
So my husband was living with my son and his nephew and they were splitting the rent three ways. He died unexpectedly Oct. 23. So the two boys were trying to split the rent and keep up with the payments. My, my son has, he's on the spectrum and he only went to school through the 10th grade because my husband let him quit and he only makes $15 an hour. So he was struggling. I asked him to get another roommate because it's a three bedroom house. My nephew that was living with him was a little hot headed and my son is like, he won't get along with anybody, which I do know. I was making payments though and they were putting it under suspended, so they weren't applying the payments I was making to the mortgage. And then it looks like I'm like more than 90 days late. But I wasn't.
Okay.
And then after my husband died, they sold the mortgage because I told the company that he died. And so within two months they sold the mortgage to new people and I had mailed a cashier's check that never got applied either.
Okay.
And I don't, I don't know which mortgage company it's with because I'm not the person on the loan.
Got it. Okay. So let me see if I understand all of this. This is a house that you do not live in.
Correct.
Your husband was living in it with your son. Your husband passed away on October 23rd. I'm terribly sorry to hear that.
Yes. Thanks.
Your son, who is there currently 24. Okay. He's 24 years old. He's currently in the house now also has another Nephew that's living there as well. They don't make enough money.
Nephew? Yeah, the nephew got worried with the notices that were coming, and he says that I stole his money and wasn't putting it towards the mortgage.
Yeah.
So he took off back to California.
Got it.
That's another little tidbit.
Yeah, it's never fun. I mean, the tough thing is that because your name is not on the mortgage, you have lack of control. You don't know what's going on. You might want to call somebody and say, hey, I need to know what the heck is going on. And they'll say, I'm sorry, what's your husband's name?
David.
Sorry. You're not David. So we can't really talk to you. So you probably haven't really been able to get anywhere. Is that correct?
100%. Yes. I'm a female voice, and they're not going to tell me anything.
Okay, cool. Hey, Carly, if there's people promoting in here, delete them immediately.
I did not tell the second mortgage company that he was deceased. I only told him he had a stroke because he had been having strokes. The whole thing started. He got attacked at a private mental hospital at his work, and the guy cracked his skull open. So he lived through it, but he'd been having strokes and could never work again. And all kinds of other stuff.
Got it. Okay.
I don't know if you know people with, like, a brain tumor, it changes their behavior. So. So did the damage to my husband's brain, and I was like, you know what? I'm gonna go off to Louisville. My dad did he six. I just lost my mom in 2018. My husband had the severe accident 30 days after my mom died. And I was like, you know what? I'm gonna go to Louisville. My dad's 86. I'm going to take care of him, and then I'll. I'll be back, basically. So we kind of were separated. Not legally, just physically. So I was living in Louisville, he was living in Florida.
Got it.
My husband was 57.
Young guy.
Yes. Okay, so the brain injury accident 52.
Is your motivation right now to save the home so that your son still has a place to stay? What is your main motivation?
I would just like to get it covered that it doesn't have a foreclosure on the record.
Okay, I'm gonna play it.
My name's not on it.
That's what I was just gonna say. Like, even though your name is not on this, you still just want to honor your husband and Stop it from having a foreclosure on anybody's credit.
Correct that. And he was a vet. So if I could ever use the veterans benefit to use to get a house. I live in a house that I'm struggling to pay for.
Okay.
In Louisville. But, yeah, my dad wants me to move in with him because he's getting worse. So I'm going to sell this house, but if I ever want to use the VA benefit, it also would interfere with that.
Got it. Okay. So let's figure this out. Your son, if he's only making $15 an hour right now. Yes, he's probably not. Even if I save the house from foreclosure, it doesn't sound like he's going to be able to stay there.
He cannot. Unless you take it over and want him as a renter.
I mean, if he only makes 15 bucks a month, I doubt he can make the payment by himself. Correct.
Oh, he cannot.
Okay. So, yeah.
Barely make the half. Yes.
Okay, so what is the monthly payment right now?
1795.95.
Okay, 17.95. And how big is the house?
A three. Two, but it's small.
Okay.
It's maybe 1100. It's. It's under 12.
Okay. 1, 100. Got it.
It's somewhere in between 11 and 12.
Got it. I mean, I could imagine a world where your son probably pays something like $600 a month, and then we go get two extra, you know, roommates in there, and they're making the payment, and they're covering the payment.
Correct.
And there's a little bit of cash flow. Right. If the. If the payment, 1750, and I could go and rent it out for, let's say, 800 bucks to one person, 800 bucks to another person, your son probably could afford six to seven hundred dollars a month. And so I could cover the payment, and I could make a little bit of money, and there would be some reason for me to save the house and try and keep the house. Are you looking to put any money in your pocket, or are you okay just handing the keys over to the house?
Handing the keys over.
Got it. So you hand the keys over you. I don't give you any cash, but I save the foreclosure. I try and work out a scenario where your son can stay in the house. Is there a world where your son doesn't want to live there?
No, he kind of, like, my husband was his person, and he liked to be in the house.
Got it. Okay. Are you thinking maybe your son's gonna move back in with you or what are your thoughts?
He does not want to live in Kentucky.
Okay. I'm sorry. You. You've got a lot of burden on you this year, don't you?
A lot.
How are you handling it? Are you. Are you talk. Are you talking to people? You got friends that are helping you out? What? Like, how are you. This is a lot for one person.
Yes. I'm with a Christian women's group.
Okay.
So. Yes.
Good.
It helps.
That's awesome.
Thanks.
Yeah. I mean, I have gone through things, but nothing like this. And it's incredible what you're going through. I mean, your husband, your other family, moving across the country, your son who's on the spectrum, who, man, bless his heart, he's going out and working and making 15 bucks an hour. What an awesome kid you must have raised. And then he gets sideswiped, and then the bank is like, hey, we're not going to accept payments. We're going to put you in foreclosure, and then you're going to lose your VA benefits, which you desperately need. Like, that's a lot.
Yes. Yeah. I mean, if they've been fair about it and not put the payments in suspension and unapplied funds. I mean, come on. That's not fair. I paid the funds, right. I don't know whether unapplied.
Well, here. Here's what typically happens. What typically happens in a foreclosure situation is, let's say they sold the mortgage, right? They sold it to a different servicing company. You must not have gotten communicated to. Something happened, and you. You might have fallen a couple of months behind. So what ends up happening is even though that money has been paid, it hasn't been paid to the appropriate place. So what they do is if you're 30 days, 60 days behind, easy to catch up. Once you hit 90 days, they will not accept a partial payment. They want a full reinstatement all up front with their fees, with their penalties, all of that. And so what they're probably doing is they are holding your money in a suspension account, and they're not going to apply it to the payment because you're whatever amount of dollars short.
It was 5500.
Okay, cool. So my suspicions are correct. So you're $5500 short. Okay, got it.
But then they're holding definitely two and a half payments and a missing cashier's check.
I wouldn't say. I wouldn't say it's missing. I bet you anything it's sitting there just in a suspension account. And they're waiting for you to come up with the 5,500 bucks.
Well, they're saying it's not. With the second company, Freedom Mortgage, I had mailed it to Plaza Home Mortgage, which was the first one, and it said, I think it was March 4th was the new payment date for the new company.
Okay.
So I had mailed the payment for March 1st in a cashier's check to the Plaza Home Mortgage, the older company.
Okay.
And that's also what started the year behind. And I'm like. But I mailed it, but they didn't apply it.
Yeah. Okay.
And then they won't talk to me because I'm a female voice.
Yeah, that happens sometimes, unfortunately. Okay. So here's. I. I do have solutions. I can solve this problem pretty quickly. You've got two days until they foreclosure on the house. Correct.
It's. I think it's tomorrow.
Okay. Awesome.
Yeah. The beautiful thing, I did email you, like three weeks ago when I put in the email. Relocate the bunnies.
Oh, yeah. I don't get three. I probably did a day. Yeah. And my team answers most of the emails, so somebody probably looked at it and they're like, they. For. Maybe they forwarded it to somebody else. But you got a hold of my wife, which is, you know, she's the person that sets my schedule and puts all the leads on my calendar.
Yes.
Okay. So my wife Laura is the best foreclosure negotiator and also the best person at stopping foreclosures in the country. She. She teaches the whole entire sub 2 community how to do this, which is awesome. What I would do is this. I'm going to put you and Laura back to work, and what I'm going to do is have Laura call the trustee first thing in the morning. And what we need to do is I'm going to send over a contract. Okay. And here's what my contract's going to say.
Sure.
The contract's going to say, hey, I'm buying the property from you and we have permission to go and communicate with the trustee and all of those things. We're going to get that taken care of. Like, maybe I'll even try and get it sent over to you tonight.
Okay.
Once we're in contract, I mean, you.
Got to spend some time with your kids.
Oh, I did that all day today.
We done meetings all day.
We took them fishing. We did all the things. Sometimes my meetings are with my kids fishing on the lake.
Oh, absolutely.
Okay. So what I'll do is I'll send over a contract. The contract will give my wife the ability to communicate with the trustee. The first thing we're going to do is we are not going to stop the foreclosure. What I'm going to do is postpone the foreclosure 30 days to give us some time to go back to the bank, figure out what the heck is going on, structure the deal. During this time, your son can stay in the house and we'll give him an extra 30 days. Then. Then what we'll do is we'll set a close of escrow day. I will buy the property. I will be bringing one of my private money lenders. They'll cover the closing costs, they'll catch up the arrears, they'll catch up the payments. And then what I'll do is I'll have a conversation with your son and say, hey, do you want to stay here? Because I'm probably going to go rent out the other two rooms. And if you feel like you want to stay in this house, let's figure it out. If you don't, I'll give you 30 days to find another spot. I'll be super amenable to him and make sure that he's taken care of. And then we can make sure that the VA entitlements are not damaged so you can go out and still buy a house.
Great. Yes.
Cool.
Perfect.
Love it.
My son did meet someone at work that actually when the nephew moved out, like a week later he moved in. But my son's like, not charging him anything so he could be another person.
Okay.
That could stay in rent.
Love it.
I don't know. I don't know the guy. My son would know more, but you know, 24 year olds don't talk to their moms too often. So. Yeah, I told him, I said, give me two words in a text every day so I know you're alive.
Yeah, you don't even have to say I love you. Just say, love you, mom. Right.
Correct. I was like, two words takes 10 seconds, but it's been seven days, so, you know.
All right, well, here's what we'll do tomorrow. Look, here's the funny thing is, my wife, most of the time when she's helping somebody out in foreclosure, it's always the day of the auction. I know.
And I called Laura too, twice. But I luckily reached her today.
I mean, I'm like, so thankful her and I were actually together. We were at a farm and watching these baby goats get born and Hanging out. And she said, hey, do you want to help this lady out of foreclosure? I'm like, I'd love to.
So I heard your voice in the background.
Yep. Cool. So let's. Let's get working on this. I'll have Laura reach out to you. We'll postpone the foreclosure tomorrow and see what we can do to help you get right back on the right track.
Perfect. Do you want to take my email?
Yeah, just shoot it to me via text message.
Okay.
You're amazing. Let's get this. Let's get this handle. Take all the stress off.
You are, like. It's a lot. And then just even the whole thing, you know, VA paperwork because of the death, of course. I kind of put my head in the sand. I mean, I was making the payments. I truly was on the mortgage.
Yeah, but you got. You got so many things to worry about, and you're just one person. It's like what you're dealing with right now is a mountain of things that an army of people would have to take over, and you're doing all of it on your own. If I were you, I would look yourself in the face and look at yourself in the mirror and say. Just say, I'm proud of you because I'm proud of you. Like what you've been doing. Incredible.
It's like it hit with a Mack truck.
Really? Right.
Yeah. That's what it feels like.
All right, well, we got your back. I know how to take care of these things, and you called the right people, so thank you so much.
Oh, yeah. I'm glad that I learned about you years ago. Well, yes, I'll send over the email.
Awesome. And my wife will give my wife a couple of hours. But you'll see an email sitting on your inbox first thing in the morning. Sign it. My wife will start working on it. We'll postpone the auction.
Oh, wonderful. Okay, Sounds good.
Thank you so much. I appreciate it.
Thank you.
Okay.
All right, Have a great night.
You too.
Bye.
Bye.
Thanks.
Bye. That is what this business is all about, my friends. I get to do that almost every single day. My wife and I have saved thousands of people from foreclosure. And when you sit here and you talk about what the heck does Pace more me do for a living? I'll tell you what I do for a living. I help people out of my nearly impossible situations with knowledge that I've acquired, experiences that I've acquired and gone through, relationships that I've built over all of these Years. And what's kind of fun about this call is, number one, how many people unpause the side chat. Guys, do me a favor. Today we're gonna be hanging out for the next three or four hours. Do me a big favor. Do not promote your stuff. Because Carly. I got Carly. She's ruthless. She's a mom as well. She will kick you from this thing. We don't want people promoting their things in here and doing all that kind of stuff. Please, just be patient. Get your notepad and your pen out. This is a great time to learn. Don't be in the side chat promoting yourself. I want to unleash the side chat. And I'm telling Carly right now that if you guys promote your stuff, you have this and you're. That. I'm not going to point her out, point you out to her. I'm just going to give her permission right now that your butt is getting kicked out. So please do me a favor. You got 2,200 people that came in here and learned how to do this business. Carly's in the side chat. She says, I'm on it. Captain, how many people wish you could do what I just did right there? Handle a call where somebody's in their absolute time of need, everything is on top of them, and I can cool, calm and collected, literally get a house for free. And have you. Has anybody ever seen an ad of mine where I say, you get. Want to get a house with no credit, no cash out of your own pocket, no credentials, no bank? What did she say when I said, what do you want? She says, I want nothing. I said, great, so you want to just hand over the keys. And what did she say? She says, I will just hand over the keys. The beautiful thing about real estate is once you figure out how to find those people that are suffering and they're in those situations, you understand how to find those leads. Then you learn how to negotiate structure. Go and call the trustee. How many people have no idea what the heck a trustee is? Say me in the side chat. Say me in the side chat. You don't know what a trustee is? Yes. So Michelle Irvin says, so you'll catch up the arrears and enter into a sales agreement with the wife. That is correct. So I will bring in a private money lender, and I actually may be giving you guys a private money lender list at the end of today. So yesterday I was doing a training. How many people were here yesterday during the training when I just kind of randomly said, hey, does anybody want A new, fresh private money lender list that I've never given away. So for those of you guys that came to show up for the private money lender list, I said multiple times, I will give it away at the end of today, at the end of the training, which is probably in about three, maybe four hours. Why am I waiting till the end? Because we still have to compile the list. We got a hundred names. We're putting it all together. I have Taya Goodwin on my team working on this right now. It is such a fresh list that it is not currently ready. Can we all get a yes, that you understand that somebody is working right now on the freshest list that that's never been given away. For those. Some of you guys that saw the post, I said, I will be giving it away at the end of the training. Literally four seconds ago, somebody goes, where's the private money lender list, dude? If you got here for the private money lender list you specifically saw, I said I would give it away at the end. My team is specifically putting it together. If you don't want to wait, Netflix is always waiting for you. You can always go and hang out on Netflix. I'm sure you'll learn how to make money and save somebody from foreclosure over there. Okay? You're all you impatient people can go to Netflix or whatever it is, Hulu, those types of things. Okay? All right, so here's what I want you to learn from that call. The number one thing I want you to learn from this call is that there's a thousand things to think about on that one call. If I'm brand new, how many people feel like I'm brand new? I do not want that to be my first call. I wouldn't even know what to do. I wouldn't know how to navigate. For heaven's sakes, this lady's losing her home tomorrow. Literally. It is going to the auction block tomorrow. She will lose it tomorrow. The bank is going to take this house tomorrow. You will be if you take that call. Guess what else you're taking on? You're taking on the responsibility of this lady. Her life and her VA benefits. Her VA benefits, which come with being married to her husband who has passed away, she will lose those VA Benefits if this house goes to foreclosure. How many people want that responsibility? In the current phase of your life you're in right now, meaning your experience, your relationships, your understanding of how to take care of all of those types of things. Guys, that's like, I Wouldn't say it's black belt status. Of the things that I teach people in the sub 2 community, I teach multifamily. I got a text message from somebody this morning saying, pace, I just got my first 300 unit multifamily deal under contract. No money out of pocket, no banks, no credit check. This is crazy. It's a $50 million deal. This one deal set me up for life. That's like black belt stuff that I teach the sub 2 members. What I just showed you is probably like, I don't know, purple belt, something like that. But when you really look at it, what we've been doing the last couple of days is we've been talking about bird dog strategy. The bird dog strategy doesn't really need anything that I just did on this call. Like quite literally nothing that I did on that call is needed in bird dogging. So I want to show that to you guys for just a second. What I mean by that, that needed somebody to generate a lead. I also need to understand deeply the foreclosure process. I need to understand that foreclosure process. This is a master's degree by itself. Just understanding not only what a foreclosure is, but what every single state's differences in the foreclosure foreclosure process is. This lady is going to lose her house tomorrow. If I don't understand the foreclosure process right now, today this lady's house is going to go to foreclosure. Okay, what else do I have to know? I have to know how to raise capital, right? I have to know how to get some of my private money lenders to wire money to the title company. I also have to understand transaction coordination, right? I have to understand how to navigate the call and negotiate with this lady. But more importantly, I would say the most stressful part of this entire conversation is what the heck am I going to do with this house now? Not only, let's say I help this lady, right? I help her out of foreclosure, I then take over the house, no money out of my pocket. How many people watch that for the first time? You're like, wait, hold on. This lady's literally going to hand the keys to a house over to you. You just realized you can buy houses with no money out of your pocket. Give me a me. If that's the first time you've ever realized in your, in your life that that is not a scam. A lady is like, just take the keys. You heard it from her yourself. She said I said, so do you want to just hand me the key? She goes, yeah, I'll just hand you the keys. Welcome to Creative Finance. The thing that I have dominated and created strategies that did not exist. We've, we have absolutely changed the industry as a sub 2 community by doing those strategies. A strategy that will help this lady. People go, what kind of person would give you the keys to their house? You just watched it. A lady whose husband passed away, A lady whose father is physically struggling. A lady who also is sitting there going, oh my gosh, my son is autistic. He's on the spectrum. He has autism. And I'm struggling and I'm trying to juggle all these balls at the same time. Will you please take this house off my hands? Welcome to real estate. That is all I do for a living. I help people and I make money. I have never done a deal in my entire life. Whether it's multifamily, RV parks, multifamily that has RV parks next to it, restaurants, buying businesses, buying cars with Creative Finance. Some of you guys saw that I just bought a plane on Creative Finance a couple of weeks ago. I have never done a deal that did not involve a similar situation where somebody's saying, thank you so much for helping me out of this situation. That is what I do for a living. The problem is, let's say that I gave you the knowledge of where the lead came from. Let's say I gave you the knowledge of how to solve the foreclosure. Let's say I gave you the knowledge like a microchip and I just installed it in your brain of how to raise capital and bring those private money lenders to the table. Then I taught you how to run the transaction and the paperwork and all of those types of things. There's still a massive insurmountable mountain in front of you. Even if all of those things are taken care of. And the thing that you are missing is what the heck are you now going to do with the responsibility of a house that now comes with a seventeen hundred dollar payment? How many people are stressed out just thinking about that right now? That is called your exit strategy. How am I going to make money on this house? So many people are probably wondering, what's he going to do with the house? Even though I then told you I was going to rent it out by the room, amplify my income, the monthly expenses, make a couple hundred bucks a month in cash flow. That's still stressful. Where do you get the tenants? How do you Manage the tenants, who manages the tenants, who manages the cash flow? How many people in here? Like, yeah, I'm out on that. Like, I need a strategy that is way more simple of that and I want to ease into what Pace is talking about. There you go. I love this answer. For now, yes, for you guys that are watching right now, 22, 2300 people on Zoom right now and a couple of hundred people on YouTube. How many people are like, I'd rather just learn a simpler process that does not require foreclosure. Knowledge, raising capital knowledge, worrying about transaction coordination, worrying about all of those types of things. I literally want the simplest way to get a deal as fast as humanly possible. I imagine that is why you are here today. And so for the last couple of days, we have 25, 2600 people on here today. I was with you guys on Monday for three hours. I was with you on Tuesday for two hours and 45 minutes. And I was with you yesterday for two hours and 15 minutes before I took my kids on the lake and we went boating. I cut it a little short. You guys already know what the heck bird dog strategy is. I'll touch a little bit on that today. But here's the thing. I get a lot of messages during these trainings, Mondays, Tuesdays and Wednesdays. And people go, okay, well, you gave me the resources. Okay, we're going to put this on the side. Chat on pause. I'm going to give you all the resources that I gave on Monday, Tuesday and Wednesday all over again. On Monday, I gave you 16,000 of the highest level buyers in the country. The people that are buying 25 plus deals a year. I gave that list to you. My team spent $4,000 on that. On Tuesday, I gave you all the paperwork, the purchase and sale agreement, the JV agreement, the assignment contract, all of those cost about $5,000. Every time we refresh those, we gave those to you. The third thing that we gave you was the wholesaler list. Where will you get the deals? Where will you get these opportunities? I gave you the top 600 people in the country that are spending incredible amounts of money on marketing and finding people in foreclosure, getting them under contract and then giving them to you. However, I get a lot of people to go Pace. They're like, this is scary. Me making any calls and me navigating this. I'm still afraid. You still give me all of the resources you give me literally every step of the way. I still feel like I need somebody to hold my hand. And so for those of you guys that are sitting here going, I need somebody to hold my hand. I need a little bit more attention. I need a little bit more physical touch. You're probably like me. I can't learn how to frame a house from a YouTube video. I can't learn to frame a house from watching somebody else do it. I need to be on site, I need to be there watching somebody do it four feet away from me in physical proximity, eyeball to eyeball, belly to belly. I want them to tell me, do this, do that, etc. If that's you, stick around, please stick around. How many people are sticking around just because you're like, that's me? I want to learn how to get my, my first deal, my first four or five deals by doing something that does not require any of the stuff that Pace just demonstrated on that call. In fact, if you've watched a lot of my YouTube videos, I just locked up two RV parks a couple of days ago live on this training. I think it was Monday or maybe Tuesday. Two RV parks. I got a broker relationship that will send me a new RV park on creative finance. So no money down, no credit check, all of those types of things. So many people were blown away by that call. Like 40% of the words that I was saying nobody's ever heard before, like cap rate and second lien position. And we were talking about, okay, well let's have the seller subordinate into second lien position so I can go get a first lien position. And I'm talking through this really, really, really quick. And the broker's talking through it really quick. It was a 14 minute phone call that literally would take me three or four weeks to completely dissect. Is that in your future? Yes. Is buying and holding assets in your future? 100%. But if you feel like I'm going to start there, you'll never get there. That rock, that ball is way too heavy to push. We need to start with something very, very simple. And that is bird dogging. And so we're going to be talking about that today. How you guys can get your first deal, 45 minutes or less per day, you can get your first deal. And I see a lot of people do it in six days. I see a lot of people do it in seven days. I see some people do it in 20 days. I'm going to tell you guys all of those stories today, give you guys some awesome education. For those of you guys that are putting your email and your phone number in the side chat, I Carly, kick them out. I don't care who they are, if it's my own mom. If people are putting their name and their number in the side chat, I want the live chat today. I want people to know that I'm here paying attention. I will kick you out. Give me a yes, we understand. We're not going to be promoting our stuff in the side chat and you know all of those types of things. Guys, we're here to hang out. You want me to make life seller calls. You want me to do all of those types of things. Reward me by just being present and paying attention. You imagine the person that is literally coming and watching me stop a foreclosure. A lady whose husband just passed away on October 23. Her son is struggling to make a payment and all they want to do is promote their stuff in the side chat. Guys, be gone. Go watch Netflix. Do not be that guy or that galaxy. We are here to hang out and be patient. Go through the process. How many people have had an incredible time Monday, Tuesday and Wednesday with me that I don't dilly dally. I don't waste time. We get right into it. We teach, we teach, we teach and we give tons of practical stuff. Okay, Carly, will you do me a favor? Let's go in the side chat for the people that maybe did not show up on Monday, Tuesday and Wednesday. Give them the 16,000 person buyers list, give them the wholesaler list, where the deals will come from, and give them a copy of all the contracts. There's a total of about $20,000. An actual expenses that my team incurred to give you that gift. We're gonna put in the side chat. Guys, Carly Grundman is running the backstage. Please watch out for that. Now if you guys are on YouTube, I'm gonna put a link in the side chat for you guys to come over to the Zoom. If I were you, I would just come over to the Zoom because at some point I'm just gonna cut this off and we're gonna go directly into. Oh, is it the QR code? If you guys want to come over to the jam session, come over to the the actual Zoom where we're live. We are live today, guys. It is. What is it? July 17, 6:33pm so if you're on YouTube, this is not a replay. This is live right now. There's 239 people. There should be zero people on YouTube. You should all be over here. Get the QR code. Or you just want to leave the QR code up the whole time? Yeah, sick. Okay. What I would also do is I would put the link to the Zoom inside the YouTube live. Like if you. If somebody goes in there and they. We actually. That's pinned. Okay, cool. You guys are on it, guys. No wonder things are done around here. Scott is single, and so he doesn't. He has a lot of time. He has a lot of time to make sure this stuff is happening. He's six foot four. How tall are you? Six foot four. He's six foot four. Ladies. That's what every lady thinks a man should be is 6 foot 4. I had to. I had to tell my wife I was 6 foot 4 to get my first date. Don't worry, she found out right away that I wasn't 6 foot 4. All right, guys, come on in. If you are on YouTube, come on and hang out with us. I'll hang out with you guys for a couple more minutes, but we are going to start transitioning into the actual training today. We're going to jump into all of the things that you need to know about bird dogging, how you guys can get deals in 45 minutes or. Or less. Now, the cool thing about the average bird dog deal, okay, the cool thing about the average bird dog deal is that you guys need to understand the average bird dog deal is usually one month's salary in just one deal, okay? I see so many people doing bird dog deals between 5,000, 10,000, $15,000. I've paid people up to $90,000 on a bird dog deal. And so I know that $90,000 is not the freaking average month salary, but 10,000, 15,000, $5,000 if you're working 45 minutes or less. You can do this. You absolutely can do this. It does not require you whatsoever to understand the foreclosure process, where the leads are coming from, how to negotiate with the seller. And I'll tell you the honest, the hardest part of this. In this business, here I am working directly with a seller. Do you know what the hardest part is? It's not learning how to talk to that lady that way. It's not learning the paperwork. It's not learning where did the lead come from. It's not learning empathy. It's not learning what she's going through and how I can help her. It's not learning how to ask the right questions and saying, well, what's your motivation in this? If your name's not even on the mortgage lady, what is your motivation? You guys heard me ask that question. I got. I go right into it, and I solved the problem. I solved all of that in 15 minutes or less. That's not the hard part of this business. The hard part of this business is now once the property's under contract, or let's say once I know it's in foreclosure, it's all the stuff that nobody sees on YouTube. It is so much more once you get that contract that you're like, okay, now we're calling the trustee, then we're calling the bank, then we're doing this. We're sending proof of funds, we're doing this. And none of those things ever get shown on YouTube. None of them. And so while a lot of people are going, I want to be a wholesaler, I want to be a flipper, I want to buy and hold. It's a tremendous, tremendous uphill climb. And so what we're going to be talking about today, going in a little bit more depth. The bird dog strategy eliminates all of those things. You allow people to do the upfront work, you allow yourself to not be the buyer, and you're going to be playing the middleman. Okay, so for some of those guys that did not show up today, 1, 2, or 3. Are you standing here because you need me to do something, or you just like standing next to me just waiting for you? Oh, you want me to leave this? Hey, if you guys are on YouTube right now, get your booties over to Zoom. We're going to be cutting. I'm going off of YouTube right now. Later, guys on YouTube, come on over. It's pinned in the side chat. And you guys should just come over here. It is live. Thank you, guys. Sat.
