Foreign. Welcome to Wholesale Hotline. I'm Brent Daniels. I'm Jamil Damgee. And I'm Jerry Norton. And I'm Pace Morby. Every week we bring you the best information on real estate investing. Be sure to participate in the comments and subscribe. Welcome to wholesale hotline, number 280. My name is Brent Daniels, Mr. TTP and I am excited to see all you guys today. I missed last week. I was at Disneyland for my wife's birthday. That was a good time. And. But back now ready to rock and roll. So guys, make sure that if you have any questions to put it in the chat. That is the point of this session. It might just be me. I think Pace and Jamil have their no.1 Left behind challenge that I'm sure a lot of you have all participated in. So I thank you for joining me here on this Monday evening. And maybe Jeremy, Jerry. Jerry Norton will pop in here as well. I know that his, his reception at the. At the cabin is a little bit tough in Montana. So we'll see what's going on. So everybody put in the chat where you are from. Good to see V. Wolford and Samuel. Great to see you. Neo, Jason, great to see you. Leroy, Scotty. Brandon Mitchell, as always, great to see you. Buying house directs from Banks Direct Banks. Awesome. Scotty's from Alabama. Awesome. Guys, throw it in there. What is up? What is up? Yeah. Thank you, Uncle Brent. What's up? I see wholesalers dropping out like flies. Got two new deals signed today from Belgium, Dimitri Van Camp. Yeah, it's the truth. Listen, you know, whenever there is a. Whenever the market changes, right. Whenever there's that turbulence and whenever the inventory starts stacking up in our markets, you're going to see a lot of buyers kind of disappear, right? You're going to see some of the bigger buyers really be ultra conservative with their prices. A huge risk, obviously, when you take on a big project. So you see them kind of looking more for the projects that are a little bit less heavy on the budget, right? Kind of just a, you know, carpet and paint and some appliances and some cabinets and that type of thing. But the real change in floor plans and opening up walls and doing all that, that's. That's very specific. Investors in your marketplace. It's not the majority, right? It's not the majority there. So wholesaling is not allowed in Texas. It is. Peggy, what is everybody using to Skip Trace? It's been hit and miss with quality. So with the quality in Skip Trace, I really like Skip Genie. Skip Genie is really great for great grabbing really accurate phone numbers. Also deal machine does a great job. You get deal machine, you get 10,000 addresses that you can skip trace and, and get access to all of those. The contact information there for the property owners that you're trying to get a hold of. Got my first 10k deal. Congratulations. I don't have my bell here, but if I did I would ring it for you. That is awesome. Let's squat up. I need to grow. Let's go. Indeed. Got a deal for my cash buyer. I comped it via Chat GPT telling it to comp. Via Jamil's appraisal rules and via Redfin and Zillow. I think guys, I'm seeing a lot of people using, using Chat GPT and AI for some really cool things, right? You download and, and you train your. I think it's a chat GPT agent is what it's called AI agent or something and you can really get, get it trained up really well to do some interesting tasks for you for sure. Now I would probably put some comparables into chat GPT to come up with, you know, what is the, the right value or fixed up value. Remember guys, when we're looking at the, the arv, it's after repaired value. It's not the as is value. You're going to have to make some calculations as to how much money it will take to be able to get to that price. And I always want you to be conservative in markets like this one when the inventory is increasing because by the time that investor gets that property ready to hit the market, it could be 90 days, it could be 180 days. That means that the prices could have come down 5, 8, 10% and that's what they're going to be looking at. So you want to go about 90% if it's a big project. Guys, if it's a project that's going to take 90 days plus to complete, I would go at like 90% because in a lot of markets, unless you're in San Diego, Seattle, Chicago, Miami, some of these areas that are, you know, the inventory hasn't totally blossomed out of control, then yeah, I would, I would be real conservative with your numbers there for sure. Derek, what is the best thing to look for in a person's portfolio to find a cash buyer? I'm not really sure about a person's portfolio, but investor base is a fantastic tool. Investor base, if you use the coupon code TTP, you get 100 bucks off that and it's 250 bucks a month. But it gets you all of the buyers that are buying in your area. And it'll show you if they're buying to add to their portfolio, like they hold on to it as a rental or if they're doing a fix and flip, which is really, really, really beneficial because you're going to run across some tired landlords that maybe they just signed a lease with a tenant for a year, but they want to get rid of this property and you want it up with a buyer that, you know, they, they're looking for somebody, something that's already rented out. You know what I mean? And so you don't want to be sending that to the fixing foot buyers. They're just going to ignore you and think that you send them junk. Right. But you want to send them to the ones that, yeah, they're gonna, they're gonna add this to their portfolio and they're ready to rock and roll. Hey, Brent, have that shirt and sweatshirt. That's right, the Rhino Tribe shirt and sweatshirt. Awesome. Wear it proudly. That is incredible. Awesome. What site was that? That is investor base, Matt, do we have it in the, in the banners? I don't think we do. Can you make one for me? Investor base ttp and we'll just put it in there. That'd be great. Awesome. What's the best way to connect? Are you on ig? Oh, that's the Scott Jenkins. Yeah, definitely connect. Definitely, definitely connect in the, in the chat here, guys. You guys should be using this as like a meetup in the chat there especially guys, put where you are doing business so that you can squat up with other people in the area. All right. Make sure that you are doing that. Chat GPT is helping me a lot with Florida case law and probate law, etc. Awesome. Yeah, I hear a lot of people are doing that. You get all of a sudden everybody's like a law expert in, in, in these emails and responses. And I think it's all chat GPT. I mean it's always, listen, if you need an attorney and you're not an attorney, get an attorney obviously to be able to handle whatever lawyer work that you need. But chat GPT gives you at least some idea of, of some of the case law or, you know, some different ideas of, of what attorneys to reach out to for whatever reason. Since we got, we got Cincinnati, we got Phoenix, we got California, got dfw. That is awesome, Oscar. I don't have any Rhino Tribe merchandise to sell, but my 8 year old Bo said he wants to run my my like YouTube store or whatever. So I'll see if there's an easy. There's got to be some. If you guys have some ideas here on how to connect that, that would be awesome. To connect what you know how to, how to sell on YouTube and then you can go right there and check that out. You could do it right here. If you guys have experience in that, let me know what's up from Keighley. Houston here. Awesome. Tampa, Colorado, Baltimore, Philly, Idaho. That is awesome. How can I skip trace LLC with 100% accuracy? There's never going to be 100 accuracy. There's, you know, if, if you get. I heard that if you get a. Well, first of all, it depends on if you're looking for the LLCs that are like for your cash buyers. The property, where is it. Where's the investor base is a really great place to go. But unless you're like have access to TLO or one of those credit union skip tracing, it's. It's tough to get like a hundred percent accuracy and people change it up all the time. So I would, you know, if you can get 80, 90, that's really good. All right, Ricky. I'm in markets where the population growth rate is 0.8%. All zip codes. Let's do deals. All right. There you go. Yes. Of cash buyers. Yeah. Terrifying tales. I would just get investor base. Get it for a month and then if you want to keep it, I, I keep it. But if you don't want to keep it, get rid of it. You know, prop wire. Awesome. That's a. Jerry's company which is just absolutely changed the game when it comes to getting data. He decided to put it all out for free. So here we go. How do I learn how to. Bailey, how do I learn how to analyze deals without wasting contractors time relying on realtors or locking up bad deals? Especially in a non disclosure state. Hey Matt, where do I pull that from? I have to share this. It's like you had it on the. Where's the. The Google Drive and I'll pull it up there. How do I get it though onto the show? I see. Okay, give me a second here and I'll show you. Share screen allow. What is it? There it is. Okay. Share can you guys. Okay, there it is. Let's pull up this one. This is a fix and flip repair calculator. That'll really help you out. Let me get back into Streamyard here and. Oh, you got it there. Okay. So if you look at this guys, under 1500 square feet if it's an E. So I look at. Look at remodels in three different ways. Okay? Easy needs work, and wow, this is bad. Okay, now if it's under 1500 square feet and easy remodel is about 20,000, all right? If it needs some work, it's going to be 35,000. And wow, this is bad. It's 50,000. And you guys understand those three buckets? Because when you walk into a house, it's either one of these three, you're going to be like, wow, this. This is. This is really bad right now. This is just for interior. This is just for cabinets and countertops and bathrooms and. And kitchens. But if it needs major items, add 10,000 on top of this. Okay? Add 10,000 for the roof, add 10,000 for the pool. Add 10,000 for the boiler or the air conditioner or whatever else. Just add that on top of these numbers. Now, obviously, you can see as you go through this chart that at 1500 to 2000, 2000 to 2500, and then 2500 plus square footage, that's a really good estimate of the repair costs. So you don't have to go in there again and. And get a contractor in there. Now, if you want to do that, if you're. If you're doing the project yourself, you better get your contract in there. Contractor in there. Right? But you don't know from a cash buyer standpoint or investor standpoint how much they're. How much it costs them to run their crews or if they're doing the work all themselves, or they have a construction background and they've got discounts on. On all sorts of things. Flooring and cabinets and appliances and all of that. So this is a really, really great guide to be able to put you in the right place. All right? Boom. Does that help out? Does that help out, guys? Yeah, that's good. Awesome. All right, what other questions do we have? Demitri folks, send me all vacant land in Florida with retail value plus 200k, especially with title problems and missing airs. Etc. Awesome. That is awesome. He believes that understanding and motivating individuals on a personal level is key to building cohesive teams. Indeed. Michael, what's the best way to start and build a portfolio? One property at a time, brother. No, you know, it's really interesting. I think that if your goal is to start as soon as possible and start getting really good building a really good portfolio, I think that you either need to raise 300,000 from family, friends, people that are interested, people that are in the group here or whatever else, or have 300,000 after taxes in an account. I think this is going to put you in a really, really, really great position. And then what you do is you find a really great property that needs some love and you buy it cash, right? You buy that property cash. And then you can burr that property, right? You can do a brrrr strategy where you fix it up, you rent it out, and then you get it reappraised, and then you refinance and pull that money back out if you got a good enough deal. I mean, that's why it's really important that. To understand that we make money when we buy. We make money when we buy the property, not when we sell it every single time. So make sure that you're buying really great deals, okay? Now listen, I'm not the creative finance guy. Save that for Pace. Pace has a ton of lives that he does. He can teach you all sorts of different things if you're interested in that. And me, I'm kind of silly, Michael. I buy my rental properties cash. I just don't like worrying about them. I think that attention management is important. I think that where you put your attention and where you focus your efforts on a daily basis is really going to set you up for success in whatever you're trying to achieve. So you go, okay, what is the main goal? What is the One thing? By the way, The One Thing is a fantastic book by Gary Keller. It's somewhere around here in my office that everybody should read. And it really goes and it says, okay, like, what's the one thing that you can do today that sets everything up for success? And that's what's really, really, really important. So my One Thing is finding really great deals, coaching my face off, putting out content to help you guys out around the country. And that's what I love to do. I don't love being a property manager. I don't love managing property managers. So I buy my properties cash and have great cash flow on it, obviously, but not the smartest from a leverage standpoint. But I think leverage can get you in trouble. Leverage can get you in trouble sometimes. So where's the rest of the game? That's what I want to know. You know, Pansy. So Pace and Jim and Jamil are doing the no. No One Left behind challenge. And I'm not sure. Jerry's probably trying to connect to the WI Fi. Awesome. Why would he buy the first one Cash? I don't. I'm not suggesting that he is. I'm just telling you what I did, I think that that's probably not the best route to go for building your portfolio, but that's the route that I like because I want to focus on being a business person and being an entrepreneur and focusing on that. But some people, their business is owning rentals and being a property manager and they're really good working with their hands and they're really good at fixing things up and they really are excited and, and they love the action of owning a lot of, of real estate. And so I, I completely understand that. And I just, my, I like, I like building businesses, you know what I mean? And I'm okay at it. Not the best, but I'm working on it, right? So buying your investments and cars and houses, cash is the best life. Boring, but sustainable. I, I agree. You know, I look at, this is, this is how I look at it. I look at all these, all these guys and gals and people, people in general, and I look at, I've been looking at properties between 2 and 5 million dollars, right? I don't, I'm not going to buy a house right now between 2 and 5 million dollars. I'm not in the market to buy a house between 2 and 5 million dollars. But I like looking at these. It's like a vision board type of thing. But it's just something that I like keeping up with, you know, different areas around town here that are really popular and I like looking at them and I see the ones that have sold versus the ones that sit on the market. So I'm like, what are really popular houses in this price range look like? And I would say 90% of the ones that I have seen on the, that have sold are all bought cash between 3 and 5 million dollars, right? They're all, they're, they're all bought cash. These people have made significant amount. They're not leveraging banks, they're not getting these big mortgages. These guys, these people have sold businesses or extremely successful attorneys or come from wealthy families or their doctors or whatever else, and they buy these properties cash. Even though you can write off your mortgage in from your taxes for whatever reason, these properties are bought cash. And I always think about that. I'm like, why are all the hyper super wealthy people buying these properties cash in this? When I look, look that up and I, I just, I just think that they have so much money that they just buy it and it's sustainable and it's boring. I think it's exactly what Dimitri is saying. I think they just buy it because they don't want one other thing to think about, or they're just wildly, wildly wealthy. That's what I thought of doing. Cash pay will bring high returns, depending on the deal. Thanks. Well, I mean, that's the goal, right? That's the goal of owning real estate is getting it down to a point where, you know, you get to keep all the cash because all the cash isn't going to debt. It's not all going to the banks. You know, if you're going to buy a piece of real estate, in my opinion, it's only my opinion, then you should hold it forever, right? Unless you're a flipper, unless you're a wholesaler, then just do that action, right? But if you're going to own a piece of real estate that you want to own in a certain area and you want that to be in your portfolio, why would you ever sell it? You know what I mean? And I see people going in time and time again, their business is struggling, things are a little bit goofy. Maybe they're going through a divorce or something. And then all of a sudden they're taking out home equity lines or they're getting loans on these properties. I pulled up a property that we're negotiating with the homeowner, and they have owned it since 1988. They had 27 different loans since that time. So every year, almost every 18 months, almost, they were just pulling out money from that property, from that property, from that property. And to the point now where I think they ow more than, more than we could. We could offer them at this point is what was going on. So I'm sure they'll put it on the market and sell it with a real estate agent. But really interesting people use their properties as almost like a bank account. And I understand it. I mean, it's, you know, it's the whole Elon Musk or billionaire type deal where they don't have billions sitting in an account, they have billions in assets in their companies, in the ownership of their companies, and they get loans from banks to live off of of. So they're paying, you know, 5, 6, 7% as opposed to, you know, 40, 50% of their income tax or of their income to tax, which is a really interesting idea that you could just start a business in this country, get to the point where it's worth so much that you can get loans against it and that's what you're living off of. Isn't that incredible? I think that that's absolutely bananas. Absolutely incredible here to me, Sam, to me, it makes the most sense to use leverage for buying real estate, then using cash for stocks and acting as a lender for other investors. Great strategy, Sam. I love it. Listen, the bank is the top of the pyramid. There's a reason why, you know, banks run everything. You know what I mean? Like, the central bank is like, hey, there's too much money in the, in the United States. Let's, let's bump up inflation. I mean, inflation's going. We're going to bump up inflation and suck some of all this money out, suck all this money back. We're going to increase the interest rates to suck some of the money out of circulation and into the banks. It's wild, right? It's absolutely wild. We're on a roll, though. Awesome. Dj Keep throwing them at me, guys. I'm having a lot of fun with you guys tonight. DJ Freight. What's up, Brent? I hear you and Jerry talking about if you have a 9 to 5, then you need to start the side hustle from 6 to 10 or 12 wholesaling. What would you suggest doing during those late hours? Yeah, really interesting. I would, I, you know, probably six to eight. Most, most of the. There's a lot of different states that have a lot of different laws on how late you can call people. I think 8 o', clock's, you know, the most common cut off. I could be wrong. Put it in the chat. But I think 8:00 clock's the, the most common cut off. And so 6 to 8, go bananas. Let's call it 6:30 to 7:30, go bananas. Let's talk about the weekend. Go bananas. Like, when you're off, there's 168 hours. There's 168 hours if you work 40 hours. Okay, you got 128 hours. Well, I need to sleep, I need to eat. I need to do that. Okay, great. Take off another 100 hours. You still have time for this business. You can find it. It might have to be the weekends, it might have to be between 6 and 8. But as long as you're out there having quality conversations and making offers, you're going to be successful. All right. Oh, gosh, this is great. Samuel, this is great. Thoughts on employing family? That's great. So my, my, my dad just kind of runs all of our books. He's, like, not entitled, but he's my, my, you know, cfo. He makes sure that we don't do anything stupid. And then my mom just does bookkeeping. And I have my best friends. My best friends are on my Acquisition and disposition team and my wholesaling business. And I love it. Nothing is, nothing is more exciting than winning with the people that you love the most. Nothing. But if you want one, if you want people to work for you, do not hire family. If you want people to work with you, then that's fine, then that's great. But if you're going to be like a tyrant if you want to, if you, if you're like that driver type personality, hire people, hire a thousand vas. You'll feel like, you know, the general. You know what I mean? You're gonna feel, you're gonna feel fantastic. But that, you know, I always, I always thought, you know, if my family and friends trust me enough to work with me, that's a huge responsibility. And so I take it really serious and I just make sure that they, they're having a great time and that they're respected and, and they're heard and they've, they've been with me for, I don't know, five, six years. So it's pretty cool. Ah, here we go. Please tell me any more softwares to find cash buyers and sellers? Prop wire. You can go to Jerry's Prop wire completely free, propwire.com and then you can get in there. And obviously they have different levels of prop wire, but yeah, that's, that's the one. That's the one that, that'll really help you out. Terrifying tales. And thank you for participating. I don't know what kind of terrifying tales you have, but I bet they're great. Maybe I have to check out your YouTube channel and it's on there. Awesome. Divine skis Skays. I have an expired listing lead who's interested in selling, but they're currently protected under senior status. Seller offered them a cash for keys arraignment, but the arrangement. But they declined any advice. I wouldn't touch it with a 10 foot pole. I mean, listen, they're, they're senior citizens. They're protected. And so if they don't want to move, they're not going to move. I wouldn't, I wouldn't touch that. No way. No way. Not right now. Not ever really. But I mean, especially in this climate right now where, you know, there's so many lawsuits flying around that I wouldn't, I would, I would look for a different deal for sure. Yeah. Thoughts on door to door wholesaling, Zaid? Yeah, I mean, listen, if you don't have a budget, I would just, I would make sure that you just find the properties that maybe they're behind on taxes a couple years maybe they are just really run down properties and they're vacant and go talk to the neighbors and see if they know what's going on with that property and if the sellers thought about selling the property. So I mean it's, I think it's wildly proactive. I think it gets you out there. I think that you can have a lot of success with it for sure. I'd be careful, I'd be careful with the, the pre foreclosures. I would, I would be careful if you're in Arizona. Attorney general doesn't like that. They don't like people going after pre foreclosures. So I'd be real careful with that for sure. I'm having trouble unloading consistent lists for my VA to call. I'm in Atlanta market. This is Kevin, by the way. And it seems like I'm looking at the same lists. Should I have them recalling lists? Please advise. I wouldn't go through a list more than twice after that. The contact rate is abysmal. Kevin. I would call once, no answer. Call again, no answer, move on. So you just gotta, you just gotta have. I would expand your list or expand the area so that you can get enough volume. All right, get enough volume and there's always plenty. I would just, I would expand it out. You know what I mean? Most of this business is done over the phone. So if you can't, if it's an hour and a half away and it's a great deal, I suggest you go, go there. But you don't have to go there all the time unless you know that you, that, that it's a real opportunity for you. Yeah. Sam, it's almost never the listing you call about that gives you the most value. That's true. That's awesome. Do all properties need to be in bad condition to wholesale? I'm not sure what to look for exactly when trying to find deals. Which filters should I use? Yeah, I, I think, I think the best service that we can provide as wholesalers is these, these properties that need significant improvement. They really do. Now sometimes you run across somebody that, they just want to bless your life. They just want to give you a smoking deal. They know what it's worth. They know that they could get way more in the market. They could do. They, they could, they can fix it up a little bit and get even more. They can hire an agent, do all that stuff and they just want to bless you. Happens. I wouldn't build a business plan around it, but it does happen. But so for the most part, I, I get a lot of value out of seeing a property that is completely destroyed, just completely run down. Nobody's taking care of it, whether it's been vacant for a long time, whether it's just a property that the owner just didn't have the means to keep up with it. And they're moving on, they want to move on and start a new chapter in their life. And you get that property and you put it, you either do it yourself or you put it in the hands of somebody that's going to make it look absolutely incredible. And then you see the whole street is affected. You see all of a sudden like there's more people are mowing their lawns, more people are picking up their yard more just, I don't know, there's something about a really nice house that's next to you that makes you want to keep your house nice. Some people, not everybody, but there's, there's a lot of pride that I think that we can take in that. And so I think that, you know, most, I mean, I would say almost all the properties that we deal with on a yearly basis are properties that need significant investment, significant renovation for sure. Because they're just not. They, they, yeah, they need some love. They need some love and they need some investment. The beautiful thing is once you do increase the value of those in, in most areas, it's going to increase property taxes. And that might sound crazy, but remember, property taxes pay for the six S's. Are you guys familiar with this? Do you know this? The six S's, right? That is security, right? That is streets, that is schools, that is sanitation, that is spaces, like parks and everything. And then it's services, services for special needs, services for the elderly. All those things are, you know, the, the, the state really runs a lot of their budget, not all of it, but off of property taxes, especially in different districts. And so that's why you see that, you know, once, once, once a property gets renovated and it's worth more and property taxes have risen a little bit, some people aren't that happy with it, but for the most part it increases the budgets for all those other things, which is really interesting. And schools, schools is a major one for sure. You've said. I've seen, I have seen. There's an area downtown, guys, and I am telling you, after the crash, from 2008 to 2000, probably 15 or 16, this area was destroyed. I mean, it was rough, rough, rough, rough, rough, rough. And then some really interesting artistic minded flippers and developers went in there and they started doing little projects here and there. They buy it for like a hundred thousand, sell it for three, maybe 250. But it looked beautiful. And then all of a sudden another one, it sparked another one and then it sparked another one and now it is the art historic district of downtown Phoenix. You know it. And it's incredible. It's absolutely incredible what happens when people take the risk to go in there and, and invest into a community. And then all of a sudden that, that it snowballs. Right. It almost influences other people to take the risk as well. You know what I mean? And it's just awesome. Awesome. It's just really, really awesome to see that. Oh, Dimitri, question. All right. Do you sometimes consider holding a wild home run deal for 12 months to get a long term capital gain? For example, a 50k property that you buy for 200k will give you 40k in tax savings. I'm not that smart, Dimitri. Yeah, yeah. I'm just not that. So I don't want to think about it that long. I'm going to either fix it up and sell it or, or just, just sell it to another investor, you know what I mean? Sell that deal and. But I think it's a great strat. I know plenty of people that do the, the big hard money lenders, Dimitri, that I, that I work with. This is their main, this is their main strategy with really big deals and in good markets. This is their main strategy when the market's going up and up and up and up and it's, and it's in a really nice predictable kind of cadence. The, the guys with the most money, they'll buy those properties, hold them for a year. Maybe they'll do kind of an Airbnb, not so much anymore, but maybe just kind of keep it to where they, they secure it and you know, they get the security system and cameras everywhere and everything, but they'll hold it for a year and then sell it after a year and, or they'll start marketing it at about month 11 and, and take advantage of the long term capital gains. Yeah, yeah. But in this market. Yeah, in Phoenix, at least in this market. In Phoenix, no way. No way. It's, it'll go down a lot in the next year. Maybe. I. Listen, I don't have a crystal ball, but I, I don't think a lot of the, the people are doing that strategy right now. Landon, if you lived in a town of only 65,000 people, what type of leads would you target? With no marketing budget, land I would find the thousand most ugly. Well, you probably don't even have a thousand. Maybe the 250 to 500 properties that are. That are the worst, they are just in really, really, really rough shape. And I would be obsessed with trying to get a hold of the owner and seeing if they would consider an offer. And I would take copious, copious notes on that and. And just, you know, every. Every conversation I have, everybody that I, you know, maybe I send a handwritten letter to, maybe I call them, maybe I knock on the doors, maybe I knock on the neighbor's doors. You know what I mean? Whatever I need to do to try to get a hold of them, I'm going to try to get a hold of them. And. And I think you're going to find some incredible deals. The other thing that I would do, Landon, is I would get on Facebook and I say this every week, or at least on my Wednesday show. I say this all the time. If you go in to Facebook, go into groups, go into the garage sale groups, go into the real estate groups, go into the I Love Atlanta groups or wherever you're at, and. And just start friend requesting a ton of people on Facebook until you get to the point where you have 5,000 and you post every single day. I buy houses. Send me your deals. People will send you opportunities. Agents will send you opportunities. Random people that you don't know. That high school sweetheart. I know you were crushing Landon. I know it, bro. Look at you, you handsome devil. You know, all of a sudden they're reaching out, sending you deals. You know, just people that, you know here and there, they're sending you deals, right? And so that's a really easy way with no marketing budget. No marketing budget there. And be obsessed with the top. You know, if you have a thousand houses that need significant renovation, go for those. All right, awesome. How do I wholesale legally in Illinois? You can get a really great report at Easy REI closings. Matt, can you put that in the chat? Actually, I'll just put it here. Easy rei. Oh, hold on. REI closings. And they have a great report on every single regulation there is in wholesaling in Illinois. You need a license. I think you could do one without a license, but you need a license to, like, build a business. So get a license. Chaos. Some people go into different markets because of that, but I think if you just get a license, that. That'll really help you out. What is the best paid system for pre foreclosures, interest rate for current sellers and contact information. What's the best paid for system. I think all of them have it. Honestly, Paula, if you don't want to pull it directly from your county recorder's office, you can get them oftentimes from the title companies. You can talk to the title companies. They'll give you some. And then I know property radar is great. Propstream is great. Batch leads is great. Deal machine is great. I really like this new one that came out from my buddy of mine that does bazillion mailers for everybody across the country called envelop. Envelop.com. i think that one's gonna really sneak up on some people. That one's sick. That one's like a really, really affordable and it's a full blown unbelievable CRM. CRM with it. So they really took it to the next level. Envelop.com. it's really cool. Yep. I would check out those. I don't know if you need a license in Virginia. I would have to check that. I'll put envelop in here. Envelop.com. boom. There you go. Yeah, they're doing some really great stuff. There you go. I, I would have to check on that. Can you check on that? Can you see if you need a license in Virginia? I had the, I had the printed out war on wholesaling with all the regulations, but it didn't, it didn't make it to the show today. I don't know where it is. Jack, what's your opinion on buying a new primary residence and renovated every two years so you don't pay capital gains tax. You always have one in the pipeline. So as soon as that two years expires and many. Well, I think it's a great idea. I think a lot of people. One of my, one of my best mentors, Derek Jar, it's his birthday today. Happy birthday, Derek Jar. He does this all the time. Does this all the time. And he's developed houses like crazy. He had this unbelievable. I think the highest one that he sold was. Well, I think Jerry Norton does this on some level. You know, Jerry will go build something or, or buy something and keep it for a couple years and fix it up and, and, and then sell it. It's a very smart tactic if, you know, your wife doesn't kill you or husband or whatever else. You know what else? You know what I mean? Like my wife, she, her parents own the house that like they bought when she was two years old. They still live in that house. So Aaron's like, hey, you know, we're gonna just find a place. We're gonna stay here for a while. Like, yeah, okay, whatever. Let's find a cool place then. So not, not conducive to my lifestyle if I want to stay married. Right. And, but for if, if you're, if you're flexible and if you're, you're. If that's the game plan in the household. Awesome. Really awesome. Okay, guys, how can I legally do wholesaling? If your state says wholesaling property is illegal, how can I legally do it? Do I create llc? Please advice if you are. Well, I think you're in Illinois, so you can do it with a license, but I, I think South Carolina is the only place that's really put the clamps on it. So unless you're in South Carolina, then just follow the regulations. There's regulations in place to be able to. Like in Arizona, we have to disclose it. We have to put it into, we have to disclose it in writing if we're going to wholesale the property. But we've been doing that for years and years. So. Yeah, there's no, there's no workarounds. There's never a workaround. It's not worth it. Remember, every time, everything times zero is zero, right? If you do something and you're just trying to like trick the system, the system's going to catch on and then you got to give it all back in fees and penalties and all sorts of things. So I wouldn't, I wouldn't suggest going that route for sure, Joel. There we go. So if you're, if you are focused on the dispo side, can you still do wholesale deals, take equity positions, etc. What are some more ways can add value in deals, especially if want to learn flipping, etc? I love it, Joel. Here's what I would do. You gotta, you gotta find no license required in va. There you go. So if you're focused on dispo side, can you still. You're gonna have to find deals. I mean, you could find deals from the disposal side. If you find great deals, bring it to your flipper buddies and say, hey, listen, I want to bring these deals to you and I'm not going to, you know, add anything on top, but can I get a slice of the upside? Can I get a partnership agreement where I get a slice of the upside? So that's one way to do it. And that's a great way, Joel, because then you get part of the process and, and then you get to build great relationships with these flippers and really learn from them. I think you're you're providing a lot of value to them, you know what I mean? So, yeah, that's. Yeah, I think that there's, it's a fantastic way. It's a fantastic way to learn flipping and to get into that. And it is, it is. There's an art to it. There's a, there's a real skill to flipping properties and understanding the current trends, not just design wise, but like, you know, where, where should you spend money and where shouldn't you spend money and do you have to spend more now or can you get away with certain things? You want to spend enough to where it makes the house sell fast, but not too much to where you're overbuilding the house because you fall in love with the project. It's tough. I always like falling in love with the project. I always want people to have this pride in any property that I flipped. I always wanted them to feel really comfortable and know that this is a quality job done, you know what I mean? But do they destroy it afterwards? I don't know. Do they care? I don't know. You know what I mean? But I always go over. That's, that's why we don't do a tremendous amount of flips. Awesome. Ask Wrong3 these questions about various states, licensing agreements, you'll find out instantly. Yeah, there you go, Jesse. There's always a way, isn't there? Not. Not if, not if you can't assign deals. But there's, there's always a way to, to do great real estate deals. Deals. There's always, there's always a way to, to find great opportunities. You know what I mean? But if you have to close on them, you have to close on them. That's the beautiful thing about our industry is there are, there's more money than there are deals. Like, there's more people that will lend you, you know, 90%, 100%. They'll, they'll fund your whole deal. I'll tell you a story now. In 2008, I had a, My buddy Robbie, and, and he had Eddie his, his buddy that he grew up with. Eddie. Eddie's grandpa just sold his construction company for like $20 million. And he had money sitting around and they were like, I hear buying at the foreclosure auctions is a great way to, you know, turn our, our money into more baby monies, right? And so they approached us and said, hey, what do you know about bidding at auction? We're like, nothing but we can learn. And so they're like, why don't we give you like a million bucks. And we just bid down at the auctions. And I was like, okay, and so if we get down there and, and you want us to bid, get, get the properties at auction and do you want us to fix them up too? Yeah, fix them up. Do you want us to sell them? Yeah, sell them. Them. Okay, so if we bid and we fix them up and we sell them, are you good with giving us half the deal? It's like, yeah, that sounds fair. So we did that for the next two years until a little company called BlackRock came in and screwed it all up down at the, at the auctions and bought absolutely everything. But listen, you can raise funds everywhere, guys. You can raise funds to be able to close these deals. A really good deal. I've never lost a good deal because I needed funding. Good deals breed relationships with people that want to put their money somewhere that's not, you know, just sitting in a 401k or in the market or whatever, trying out crypto, doing all that stuff. Some people want to invest it in real estate and flip some properties and, and get nice returns. And it was a fun couple years and I, I learned a lot. I flipped, I don't know, probably 60 to 100 houses that couple years. And yeah, it was fun, but it was, it was stressful. It was very stressful. We had a bunch of break ins. People would break in and steal the air conditioners, steal the appliances. They would steal, they would unscrew the little. What are those things that the, that are in the baseboard that stop your door from door jams. Door jams, right. They would steal that door handles, all sorts of things. People stole the speakers that were in the walls and everything. It's crazy, but it happens. You know what I mean? Guys, if you're getting value out of this, give me a thumbs up, Give me some, some, some love in the chat. That'd be awesome. Usually, you know, there's, there's at least a couple of us on here. And so I appreciate you guys spending some time with me just rattling off questions and stories here. But I love this business. I think it's an incredible business. I think that there's a lot of value that we bring to the communities in this business. I think there's a lot of people and, and it's not, it's not a majority, but I think there's a lot of people that don't want to sell their property. Traditionally, they don't want to sell with an agent. They don't want to sell have people coming through. We just, I just heard a story from Mike Mahoney, my best friend and business partner in our marketing company. And he was talking about how a guy in Seattle, of all places, Seattle, of all places, had a house worth 750, beautiful, beautiful property, beautiful, great shape. And sold to one of our clients, our PPC clients, for 500, 000. And the guy's like, why, bro? Why are you, why are you selling it to me for 500? I, I'm telling you, I've got a, I got an agent buddy, or, or you, I'm sure you know somebody like just listed on the market, just go, go get 750. And you know what this guy said? This guy said, listen, I took the last certain amount of years and I fixed this up myself. I cut the wood, I designed it, I painted it, I, I, I put in the, you know, the window coverings, I did the floor, I did the cabinets. I did everything in this house. And I could not handle if agents and buyers came in here and nitpicked the work that I did. So I just want to sell it to somebody and, and not have to deal with any of the criticism, any of their commentary, any of any. All of that. I just don't want, I just emotionally can't handle. I just don't want to do it. I know that I can make more money. I'm choosing not to because I don't want to go through that process. Isn't that wild? Isn't that wild? Listen, we never tell people what they should sell their house for. Never. We can only tell them what we are willing to offer. That's how you do this business. That's how you do this business, Right? It's not trickery, it's not lies, it's not deceit. It's not certain scripts that are, you know, gonna change people's, you know, hypnotize them and change them into whatever else. It's just listening to what is the goal of this property owner. That's what this all comes down to. What is your goal with this property? If they want speed and convenience, then they have to work on the price. If they want price, then it's, and they want to put it on the market. It's not going to be convenient. There's going to be people that come through the house and nitpick it. There's going to be people that want to see it in the first thing in the morning or on the weekends. And you have to keep it clean and you have to keep it staged. And you have to get your kids out and their dogs out and your pets out and you have to make sure that the, the bearded dragon cage doesn't smell too bad or whatever else. Right? That's for you, Matt. You know, you know what I mean? By the way, Matt, my studio producer has an incredible bearded dragon. What is it called, Matt? Your red one, Your red bearded dragon? Igneo. Igneel. Yeah, there you go. For all you reptile lovers out there. But I mean, it's the absolute truth. I mean, there are certain people that just don't want to sell on the market. There's certain people that understand that we, I mean, everybody should understand that we make a profit on this. These, everybody should understand that we should disclose how much you make on the property. Who cares? I've never lost a deal at the closing statement because the seller was like, oh, you're making this much money? Hasn't happened. Interesting. Right. But we, we need to understand that there has to be a discovery process where we go in and we understand what is the goal that this property owner has and how can we help them achieve that goal. And guys, I'm telling you right now, sometimes the, the best plan for them, just go list it on the market, list it yourself. Get as much as you want for the property, do it, go absolutely bananas. But with these properties that need significant investment, they're not going to sell for the same amount as a property down the street that's completely renovated. They're not a brand new car is going to sell for way more than that used car that's 10, 15 years old. Right. It's the same with houses. And so you got to be realistic with, okay, this is what I can offer this person, and if they're willing to take it, then you've got a deal. And what I would say is this. I'd be real careful these days, guys with memorandums with holding. If people want to back out of a deal, let them. I'm just telling you, you know, a lot of these states are instituting that if you go to that war on wholesaling, a lot of the states are instituting that the seller has a right of rescission because usually a purchase agreement, and I'm not an attorney, is unilateral. That means that the buyer can cancel, but the seller can't. Okay, so there's a unilateral, It's a unilateral contract there where the buyers are protected from buying essentially a lemon is how it was. Essentially, it was made back in the day. Because if you just go, oh, well, a buyer can't cancel and a seller can't cancel no matter what, then buyers don't know what they're buying. That's why there's a inspection period or discovery period or they call it something crazy in Texas. And so with all that, if they want to. If they truly want to get out of that purchase agreement and they're. They're just not. They're. They're not going to give you a five star Google review. Let them out like it's Tuesday. Life's too short. You know what I mean? Like, just go find another deal with somebody that's going to be wildly pleased that you came into their life. If they hate you and they don't want to do business with you, great, let them do business with somebody else. And by the way, those people are going to, you know, usually be headaches throughout the whole time. So, boom. That's my kind of rant. Oh, pansy loves bearded dragons. There you go. Owning real estate is one thing AI can't replace. That's right. Unless we all get plugged into like, a, you know, the matrix and we're just in some sort of, you know, tub. Tub of weird goo, then they can. Real estate's kind of not as valuable, but until that time, we're. We're in a good position. Sean, cold fire, what is your standard inspection period you shoot for on every wholesale deal? Standard would be 10 days. That's pretty typical. And that's pretty typical for traditional real estate as well. Yeah, 10 days. So 10 days is. Is where you. You typically want it. Now, it just depends if you. If you can't get access to it, then, you know, you got to extend that a little bit. But you want to make sure that you can get access to that property. All right, awesome. Aria, maybe Brent can speak to this a little bit. How can we do wholesale deals in Illinois? Would the best bet be a takedown? Yeah, I would either take it down, Arya, or get a license. Guys, I. We've been talking about this since 2019. Literally. 2019 was when Illinois instituted this. I think that it's a smart idea that if you're going to wholesale, you get a license. I think it's a smart idea if you're a real estate entrepreneur that you get a license. I think it benefits you in so many different ways. You get access to the mls. I think that conversations with other agents or other people that are licensed are a lot easier. There's already a trust level that's there because you have to. You were under the umbrella of the code of ethics, the realtor code of ethics, which I think is important. I think it's important to have all those things. And I think if you're trying to avoid those things, you know, I don't know. I mean, maybe. Maybe it's not the right business to. To build. You know what I mean? Here we go. I hate memorandums. They get written three years ago, are just garbage intended to make selling difficult when obvious buyer isn't buying. Jolene, I couldn't agree more. I couldn't agree more. There's somebody that's in a very heavy lawsuit right now, and we just got a memorandum on. On a property that they had no intention of buying. They. The purchase agreement didn't even have a price on it. Didn't even have the price on it. Didn't even have the address on it. It was a blank purchase agreement with a seller signature on it. Horrible. Absolutely horrible. Wouldn't release it. The seller couldn't sell that house unless we gave him 20 grand. Crazy. Crazy people. That's. That's some people's business model, by the way. Lock up a property at any price, put a memorandum on it and disappear. Gross. So I hope to work with, you know, whoever's in charge to. To eradicate that to. To do something about, you know, making memorandums here in Arizona not as sticky on the property or there has to be some hoops that you have to jump through to be able to get a memorandum on the property. Maybe it's a, you know, a judge has to sign off on it or something or. Yeah, a clerk of the court or something. Yeah. Just sign here, Steve. That's right. Yep. Ricardo. Absolutely. Wholesaling without ethics is just manipulation in a suit. Not even a suit. More like a tank top. More like a mesh tank top. You know what I mean? Galen. Brenda. I'm closing my biggest deal on Friday. I flipped the house at cash flows, pulling all my money out. Additional $65,000 for Galen. Glenn, my man. I'm so happy for you. Congratulations. Just had a baby. Beautiful baby. That's a nice start. That's a nice start for you and your family. That's awesome. You're doing amazing. Here we go. Anonymous, no name, with an adorable cat. Is there a downside to getting a license? Such as being bound by rules, laws, code of ethics? I think all those are smart. I mean, I really do. I think that, you know, with. With having a license. Yeah. I mean, you have to take continuing education Every couple years or whatever it is in your state. But I think it's all upside to be, to be fair. I mean listen, the Department of Real Estate can, can go after you anytime. I mean if you have a license or, or don't have a license. I mean usually they're, they're in charge of the licensees. But, but there's still the Department of Real Estate and so I think that I, I don't know. My, my, my suggestion is to get a license. I don't think that it's that difficult. I did it as a mushy brained 22 year old part time while in college over the summer, you know what I mean? Failed one of the tests, had to retake it and then federal license since 04. So. Paula, my husband David is a realtor in Newport News and would love to connect and do deals with folks in Hampton Roads area. There you go. Awesome. Yeah. Glad you didn't get West Nile or malaria from the mosquitoes when you were here in Massachusetts. I am telling you, mosquitoes are different when you go the other side of the Mississippi. You know what I mean? They are just different. I, I, we have these tiny little pesky things. They bite you. It's a little red for a day. You get bitten out there. You got chickenpox for like a year. I still, my legs are still and it's been like three weeks. It's insane. I don't know what you guys are doing. It's humidity. I think the humidity just makes them bigger. I think they like the larva and water probably soaks up more like a sponge, but yeah, those mosquitoes are wild. That is crazy. Yeah, I agree. Getting your license greatly expands your options. Yeah, that's awesome. As a beginner, the payment I'll value the most is the knowledge I gained from experience. What kind of value can I offer to squad up with realtors and wholesalers and scoop some of that knowledge up? Bailey? Great. Be loud. Be loud. Be wildly. Have a lot of conviction for what you're doing. Be loud and go out there and take massive imperfect action. And that's what people, people, people like people that are taking a lot of action and that are exciting and have enthusiasm about it. They really do. People really love that. And so what's the best way? Go out there and be a magnet for really great people that want to come into your life because you're doing awesome things and you're sharing it with them. And so bring some deals to bigger companies and split it 50, 50 the first couple Times, you know, that'd be awesome. All right, Brent, do you know Ben the King? Great pick. Do you know a title company that will ensure a lot in Kings Mountain, North Carolina, that has mineral rights? That's well over 20 years ago. I don't. That might be a chat GPT or I would go into the Facebook, real estate investing groups in that area. Ben and I would pose that same question because a lot of those real estate investing groups, guess what, is sprinkled throughout the whole thing. Title agents. Yeah, really great title agents. All right, but how do you keep the brokerage you're working with from taking a cut of every deal? Sometimes you do, but Aria, sometimes. I mean, a lot of brokerages are flat fee, so it's, it's, you know, you pay a couple few hundred dollars a transaction. Some of it because you're out, you're a principal in the purchase agreement and then you're out of the, of the deal. Then there's no representation there. So there's no commissions. And so it just depends on if your broker wants you to put all that through them and, and pay the transaction fee. But I would just find a broker that has a flat fee. So it's, you know, isn't too bad. All right. Yeah, getting a really great title company and escrow agent is key. It's absolutely key. They are, they, they make or break it. You know what I mean? They really know how to help you out, how to give you great buyers, how to solve complex problems that might pop up, or at least how to point you in the direction of how to solve those problems as they pop up. It's really cool. Brett, if you were to expand outside of Arizona market, which market would it be? Oh, great question. I don't know. You know, I think that I'd like to try my hand in maybe a, a lower priced market. You know, maybe something in Indiana, something in Florida, certain parts of Florida, maybe maybe in Texas. But Texas is non disclosure, so it's a little bit trickier. But I think that there's some opportunities there. But I could take, I could take our pay per click strategy anywhere and have the best of the best leads. I mean, guys, nothing's like pay per click. Google Ad leads, Google leads, web leads. People literally searching to sell their house fast is what we mastered. We've mastered it here and we do it all across the country. If you're interested in that, go to talktople.com but you need to have a significant budget to do that. Small markets, you need 7,500amonth minimum. Major markets, 10k a month minimum. And you want at least three to six months set aside to season your account and really build it up and give a lot of feedback on the leads that you get. But they're phenomenal. Phenomenal. Phenomenal. We also have a done with you Facebook training and, and we help you put together all the different ads every month too, which is really interesting. But that's not. That's right now. That's just with the Rhino tribe and. But we'll release that in, in a little bit. But it's only available to the Rhino tribe members. It's gonna be. It's phenomenal. It's with my marketing guy that's run my ads forever and ever and ever and it's phenomenal. It's a done with you type thing. So you learn how to actually build ads in Facebook and you can get really great deals or leads from. From Facebook ads if you know how to run them and you're. Your systems are really in place. So I'll tell you guys more about that later for sure. Once that's out. Yeah, RJ Bates is into cold calling. Brent is all ppc. Well, RJ Bates is ppl. Yeah. So those aren't cold calls. Those are lead calls. He's not calling out of the blue. He got. He got a web lead in. So some of that is PPC market mark. Yeah, I think, I mean maybe he changed it, but I can't imagine that he's doing cold calling. No, he's just doing ppl call. So those leads come in from. There you go. Yeah. RJ loves ppl. Yeah, he's like a high speed to lead or lead Zolo or some of those other ones. Yeah, for sure. Yep. What is the fastest way for a realtor to do wholesale deals versus retail? If the property's ugly, then buy it. Buy it and sell it or wholesale it. Right. And so if you're running across or if you're. If you're going after the properties that are in rough shape, then. Then that's a wholesale deal. If it's retail. Retail. You know what retail is? I mean retail is properties that are especially now to sell a deal retail right now, the property better be in great shape. Shape. Really great shape. All right, Awesome. I use off mark. Here you go. I use off market investor lift and sauce my deals to find off market leads. Awesome. There you go. Who's a great. RJ was a great guest. Yeah, RJ is a great guest. Systems and processes. What's the best For a team in wholesale. Well, I wouldn't hire a team until you've made 30 grand. Three straight months. That's an old Sean Terry rule. Don't hire anybody until you do 30 grand. Three straight months. Right. Now, obviously, people have diluted that a bit because Vas came onto the scene about 10 years ago, and you were able to get some. Some okay, talent. I mean, some. Some people claim excellent talent for, you know, three to eight dollars an hour. But I would. I would want you to. To really know the business before you hire anybody or you're just setting them up for failure anyway. Systems and processes most of the time. Listen, the. You don't need a lot of systems. You just need to. You need to know what your marketing budget is, and then based on that, depends on how you go and generate leads. And so, yeah, that's. You know, there's. There's certain tiers, 0 to 2000s, the first tier. That's when you're in hustle season, right? Your door knocking or you're calling or you're doing handwritten letters. 2000 to 5000 is when you start getting into direct mail or paper leads. 5,000 to 10,000, that's when you start getting into more of those things or into PPC. And then 10,000 plus. Pick. Pick your best. What's working best for you? You know, is it. Is it ppc? Is it ppl, Is it direct mail? And then go real deep in it until you really have a big budget, and then you can, you know, start expanding into different marketing channels. Yeah. If you don't have the money, would you skip the line and go. If you have the money, go straight to ppl or sick. Yeah, for sure, Michael. 100. Listen, inbound leads is the best. People reaching out to you because they want to sell their property is the best. No doubt about it. Nobody will. There's. There's no argument there. So. But a lot of people don't start out with a lot with a big budget. And so, yeah, skip straight. Skip the line. Yeah, absolutely. I think ppl is fantastic, but you got to have your systems down. You got to make sure that once a lead comes in. Here's the difference between inbound and outbound. Outbound, you do it on your schedule, right? You're reaching out. But inbound, they're calling you. You better answer inbound, they're filling out a form. You got 30 seconds to get a hold of them. Okay? But yeah, Michael, go bananas. If you're in that two to five thousand a month and you've got three, six months set aside and you're good there. I do inbound all day long. In all. All day long. Yeah. I don't need a team yet. I'm using free inbound alerts to get the I leads or working with companies who are doing ppc. Then I use Gemini AI to evaluate my deals and Bravo CRM that offers deal tracking. Guys, look at this guy or gal. I don't know what who you are. Real estate trader. But thank you. This is awesome. Bailey Brenham starting in Boise. Advice in comping in non disclosure state. Yes. Make friends with a realtor. Make friends with a realtor because they, they have the info right? The. It's going to be in the MLS and so yeah, get, get. Make friends with the realtor or get a license and that way you have access to it. Hey Brent, what do you think of ICE Be the lead. I sometimes see Jerry Norton advertising it, but I wonder if that ad is an AI generated version of Jerry. I don't think so. I don't think that Jerry's got that yet. But it's coming, I'm sure. Little did you know, this has been AI the whole time. I'm not even here. I'm still at Disneyland. Isn't this wild? You guys didn't even know. No. If that was the case, we'd probably all be on the show today. But yeah, no, he, he likes it. He, he promotes it for a reason. I mean Jerry, Jerry doesn't promote something unless he's using it and having success. So yeah, I think it's great. Test it out, Gene. I love you, bud. Gene's the owner of I Speed the lead. Anyway, Brent, you used this American cold calling VA company. Yeah. Call Motivated Sellers. I don't use them to, to call homeowners anymore. I, I use them in other businesses to reach out to companies around the the country and follow up with some leads for our marketing company, which is awesome. I mean they have the best talent. Excellent. Call motivated sellers.com. i'll put it in here. They are phenomenal. Yeah, they're, they're, they're really great. So definitely check them out. All right. Jerry is a flipping genius. You know it. Brent, do you have people working 24 hours a day contacting your PPC leads? Not really. 98% of the leads that we close came between 9 to 5 Monday to Sunday or Sunday to Sunday, however you track your week. But 98%, the 2% that came in late, we would follow up with them or text them. Right. And. But they Were they. They didn't turn out to be deals for whatever reason. I don't know. I don't know what the story is, but they, they didn't turn out to be deals. Yeah, I'm actually working with real estate agents using the 10k club to find and close deals. That one time investment has unlocked my motivation. Awesome. I don't know what 10k club is, but if you want to fill us in, that'd be awesome. Is that a. Is it Jerry's? Oh, that's Jerry's. Yeah. Yeah, that's Jerry's. My bad. Yeah. Yeah, that's Jerry's training. Awesome. Yeah. Yes. I remember you saying they were awesome. Yeah. Call motivated sellers. Is the coupon club worth it? An I Speed Elite, or should he be targeting only exclusives? Why not? I think it's like nothing. So I mean, you could test it out as long as it doesn't break the budget. But I mean, think about it. If you spend a thousand bucks and you get a great deal and you make whatever, 10, 15, or you flip it, make 50 or whatever. I mean, it's a nice ROI. So, you know, test it. How many hours a day would I need to get a wholesale deal? I mean, you could get on your first call, but I would highly suggest that if you're going to be proactive and go out there and talk to people, spend three hours a day. Find 15 hours a week. You can find 15 hours a week. That should be the minimum. And I would set, I would, I would challenge you to talk to 30 people a day. And that could be real estate agents. That could be, that could be properties that are listed on the market, that could be properties that are off market. It could be all sorts. But talk to 30 people a day. All right. Do you comp before every offer you make? We're real fast. Yeah, we, we know the, we know the market really well and so Chad and Jeremy are really good at comping and they do a great job of, of getting us good buy prices for sure. Yeah. So yeah, we comp everyone, but we, we already kind of have like, like the maps are already downloaded, so to speak. You know what I mean? Like, we already have an idea in our head of, you know, where it needs to be. So. Yeah, and I agree. It's not about the hours, about knowing the deals we're chasing. Yeah. I mean, I also think that there's, I mean, hard work can be the goal. Why not just make hard work the goal? You know, every conversation you have is going to build on the next one. So I think that it's. I think that, you know, the more conversations you have, the faster you're going to go in this thing. Yeah. Awesome. Let's see. Does this look. Does this look better than the cat? Anonymous, no name. Hey, yeah, you know, I don't know. The cat was pretty cute, you know, not pulling me into a political. Let's see. Does this look. Does this look better than the cat? Anonymous, no name. Hey, yeah, you know, I don't know. The cat was pretty cute, you know, not pulling me into a political discourse here. Nice try. How do I actually start? Is there programs? Yeah, there's a ton of programs. Jerry's got some. I've got one wholesalinginc.com pace has one sub two and. And Jamil's got one astro flipping. And I, I don't know if it's astroflipping.com. i think it is. And yeah, there's, there's a tremendous amount on YouTube that you can get started with. So. Yeah. How much money would our industry have to put together to combat the nar? You know, I think that there's. There could be more collaboration. I think NAR really is just pushing for licensing. And so I'm probably not the best to ask for that because I think that, you know, getting a license is a good idea. And so NAR is just. I think NAR just is always looking for opportunities to, to bring people, you know, under the fold and, and have more people out in the industry that are, they, they have to, they have to fall in line with the code of ethics. It's not, it's not too difficult. And so I think it's good. I, I think that there should be more collaboration than combat. My opinion. Yeah. Jerry's YouTube channel has hundreds of videos teaching how to wholesale. Absolutely. Awesome. Awesome, guys. Great show today. Really great show. Thank you so much for connecting in the chat. Thank you so much for showing up to wholesale hotline number 280. We'll let you guys go before I lose my voice, and it probably won't happen, but I love you guys. I encourage you to go out there and talk to people. If I can do this business, anybody can do this business. You guys are so powerful. You're so incredible. And yeah, I think that you guys should go out there and take massive, imperfect action every single day. All right, guys, see you. See you next week. Or just say squat up. So squat up and enjoy.
