Who got it? Who got it? Who got it? Who got it? Who got it?
Johnson told me once he made much more money. He's a, he invested in a real estate fund and started one. He told me he made much more, more money in real estate in five years than he made in totality playing in the NBA.
I don't want to be comfortable. I don't want to live with the mindset of nothing's going to change, it's going to be like this forever.
What do you do with your money to prepare for that?
Do smart things. I'm heavy investment real estate. We just started a.
Who loves real estate?
Real estate.
Why do you like real estate?
I, I love real estate. And you know, real estate is just one thing that you know where your money is, that money's in the ground. So regardless of what's going on in the world, people are always going to need places to do business, places to live. They're always going to need places. So the more that you can achieve the, the, the buy or the ownership of these places, the more that you're always going to have revenue coming back to you. You're also putting yourself in a position to always go out and borrow or get. Because I have these things to leverage. So the more, the more that you, I guess you could say the more that you get, the more that you can do. And you know, sometimes I think people think that it's a far fetched goal to get and it's not really, it's not that hard when you gain the understanding of it. The game of Monopoly is a real game. Yeah, it's a real game. And when you play.
Can you repeat that? I don't know that everybody understand.
The game of Monopoly is a Real game, when you play Monopoly, the goal is to buy up as much property as you can and get people to pay you for that property when they land on it.
Rent, rent. That's the game.
So when, when I look at now my success, I'll tell you. Here's, here's. Here's a. Here's something that I do.
And tell us something that I'm getting. RS knows.
This is something that, that you guys don't know. Let's say I do a movie, right? That movie is whatever the it is. I make a nice amount of money to do a movie. Take that number, split that number in half. Half of that number goes to the government. That's the IRS.
No matter what, we're talking about 25 million because that's 12. Let's.
We can just call a number. I don't want people to knock me in the head when I leave here.
Let's just call it a number. Okay?
Let's say that number is a number. No matter what. When you make money, split it in half. Yeah, split it in half right away. Don't put the money in your bank account and look at it as you got all that money, because you don't, half of that money is not yours. So right away, put it over here, create a fucking account, call it the tax account. Put half of that there. So as you make money, you always put this money in the tax account. I never got to worry of giving the government their money because that money's over there. And I don't look at that like it's my fucking money. I'm never going to touch that money because it's not mine, it's the government. So now, off of my half, what do I want to do? I'm going to take another half. This half is going over here. This half is for my next real estate investment. I don't know what it is. I haven't figured it out yet, but I'm putting it over here. So when I do figure it out, I got it there to buy.
So now I'm only living. So ridiculous.
I'm only living off a quarter of my financial gain. I split it in half and I took a quarter.
This is the reason why money matters, okay? Without money, you can't buy food. To live, to be alive. So money, you. You have to have money to be alive. But I believe in creating generational wealth, you know? Yes. When you look at investments today, Floyd, what do you look at for. For. Is it a feeling? Is it a. Is it. Is it have to make sense to you? Is it something you like? If it's something that I know is paying off, lucrative and heavy, I got to go with it. I have to go with it. How much do you like real estate? I know, I know you own some real estate. I got $2 billion worth of real estate. I'm going to 10. So they're like, hey, maybe, maybe you partner with Floyd, you know, create a new fund. Mayweather Cardone Fund. Well, you know. Well, that's what I invested in from the beginning. The first, the first time I invested, my first investment was real estate. Wow. I went from commercial real estate. Huge skyscrapers, actually. So I own. Actually. What I'm bragging now. Now you're bragging? No, no. Well, you can brag, man. No, no, no. Actually, what I, what I own right now is nine skyscrapers and I'm building. I'm building my 10th skyscraper right now. So I own nine skyscrapers and I'm Building my 10th skyscraper. Remember one thing, and here's the important thing, that I was a millionaire before I ever did that movie, before I did Conan or Terminator. Because I became a millionaire because of real estate, the business that you in, or one of the businesses that you're in. I didn't want you to bring that up. No, no. But it's true. I saved every penny. I saved every penny. Imagine that. I did not have a blazer to go out in with the age of 24 or 25. I had nothing. I was just training and working and training and working and training and working and going to school, getting my degree, my business degree. And I was going around and doing seminars and exhibitions, and every time I made some money, I put them, I took the money and I stuffed them right here, my cash, into my boots. Because sometimes I was in England, sometimes in South Africa, sometimes in France, Canada. So I always was flying home. So I didn't want to go to sleep and have someone steal my money. So I was smart. So I stuffed my cash into my boots, then I took them home and then I put them in the bank. That's how I saved up until they had 27 and a half thousand dollars. And then I put down money for a six unit apartment building. And then you didn't buy a house? No, no. You bought. No, because I tell you, there was a real estate woman by the name of Olga. Olga. She was from Lebanon and she was Danny DeVito's height. She was like this. And actually pretty old already. I would say she was in her 60s. It's very unusual to work at that age. And she said to me, she says, arnold, listen to me. You need income, property. Hey, welcome back to the Real Estate Interactive. Grant Cardone here. I spent all day with you yesterday. Unless you're just showing up today for the first time, you could be through our stream where you get the PDF and the ebook downloaded for your notes. Also, we do Q and A there. That, that link is GrantCardOne.com now. No. 97. GrantCardOne.com 97. So you get the book, the PDF, you download, and you get to be part of the Q and A. For those of you on Instagram or TikTok or LinkedIn or Rumble or YouTube, wherever you are, man, if you want to join us here, you can get the PDF. It's very valuable, a way for you to follow through on what we did. I'm going to, I'm going to cover for anybody that missed yesterday. I'm going to just give you a summary today. But also what I'm going to do this morning is I want to walk through some scenarios. Chat, please. I want to walk through some scenarios of people with different situations. Let's say a person has no money right now, okay? We need to deal with that situation so you can figure out how you're going to buy a deal. I've done this, by the way, with no money. Many deals with no money. Okay? So if your excuse is you have no money and no credit, I got you. And I'm going to show you a scenario where you can buy a deal. What you're going to be looking for, the target assets you're looking for in your market, how you would do the math to find a deal with no money, no credit. Let's say you had $10,000, okay? What will that buy you? I'm going to show you how to do that deal today so that you're not limited to just the 5% rule with Fannie Mae and Freddie Mac, okay? Now, if you want to know what $10,000 buys, if you take just simple math, take your cash available. It could be cash from your house. I'm sorry, cash from your, your bank. It could be money that you're going to pull out of your IRA, 401k or a Roth. Or it could be equity that you got out of your home. If you simply divide this number by the down payment, you take $10,000. Let's say you could get a Fannie Mae loan with only 5% down, which is available today. $10,000 divided by.05, you could buy $200,000 asset. Just do the math here. Just giving you some cheat sheets so you don't have to go to a bank and look like an idiot and say, well, how much money would you give me? Like, you don't want to go to a bank like that. You want to go to a bank knowing what basically the, the, the formula is for them to lend. Okay? I'll also be talking about lending today and how to. You can walk in a bank with your first loan and you'll sound intelligent and they won't challenge you as much. Let's say this person had $100,000 or what can they buy if it's a 25% down payment? Let's say you're going to go a bigger deal here and you're like, I want to buy a deal. I have 100 grand. What will it buy? It's $400,000. Okay? These are the parameters. Now remember also yesterday we talked about, how do you do a deal that makes you $1 million? This is where it becomes a little more challenging because the limits you have here, okay, force you to only Maybe look at 1 unit or 4 units or 8 units. And the math on the 1 million becomes more difficult. Remember the more units we said yesterday, rent increase equals value increased. Okay? This is not single family homes. Single family homes. My home is limited to what my neighbor sells for. My neighbor sells for a monster number. Right? When I was talking about the value of my neighbor crash, so so does my own property. The whole damn network crashed. That shit ain't happening to me, see, because we'll take the Internet down before my property values come down, okay? So remember this rent increase. When the rents go up, the value goes up. When the rents go down, the value goes down. So very, very important when we're buying great assets in great locations, we expect over 3 years, 5 years, 7 years, 10 years, rents to go up. That being said, let me just say this about rents going up, okay? We're in 2025. Let's say rents are here. This is 26, 27, 28, 29. This is not a great grab, obviously. 30, okay? Rents can do this. Rents can do this. Rents can actually go down. Go, go down again. Then they'll spike. They typically do this. They go flat. They go flat. They do, and then they'll spike. That's what happened in 2021, 22, 23. They spiked. But they had been flat for a long period of time. Right now we're going to have this. We're going to have very flat Rents for probably the next year or two and then we're going to have a big spike in rents. So you can't figure out what that is. Nobody has a crystal ball. I know these graphs are terrible. I'm just giving you the kind of like the, the, the rough, simple way to look at this without getting super complicated. Nobody knows what's going to happen in the future. Our average rents right now around $2,000. Nationwide, I think they're 1680 bucks. Let me see the median rent. Median rent in USA top 50 cities. See, I could do the whole country, but that's going to include Iowa, Sioux Falls, Iowa. Nobody's there. Okay, top. The national median rent in the US sits at $1402. I doubt you can find fourteen hundred dollar rent anywhere in America. So just because that says that doesn't mean. That's right. I don't care how AI it is. Go ahead, Jared.
It just, your, your, your, your chain is hitting the mic and it's, it keeps, it keeps making.
Man, you guys got to get a chain, man, y' all got to get a chain of you. If you don't have the 10x change. How much of these in the store? 500. Yeah, you don't have the, you got to get a 10x change so that when you wake up in the morning, you know you're rocking 10x. Okay, let me get rid of this though. Okay, maybe that goes away and that's better. Okay, so let's see. I'm going to go, I'm going to go. Let's go average rent. And let's see what that tells me. I bet it's going to be a bit higher. 17, 13. Okay, so that, what they're going to do is they're going to throw out the highs and the lows to get an average. Okay, so I think that's how average work. Hey, grok. Or hey, what is the difference between average and median? I think average is everything. The average is the sum of all the values. Okay, so let's say I got a guy paying $40,000 a month and a guy paying 400amonth. It's all the average. The median is going to throw out both ends. I think you should look at average rents. 17 $13. Now if you go to, if you go to Houston, Texas, that is not the average rent. The average rent in Houston, Texas is going to be below that. Why? Because you have 3 million renters in that city, means you've got tremendous amounts of supply. More competition. Rents will be lower. But move that Same building. Okay. To. In Houston. Okay. To New York city. Rents are 5,700 bucks. You're looking, it's a one bedroom, by the way, looking at another brick building with one window. And it was probably built in 1910. This building right here in Houston, Texas, could be built in 2020. It's got a swimming pool, amenities, a gym. Fantastic location, this building. It could be in Palo Alto, next to Facebook. It could be $9,000 a month for something that was built in 1970. One bedroom, old stick build, but it's right across from Facebook where the, where the, where the salaries could be 500, $600,000 a year. Get it? Okay. Average rent in New York city today is 5,700 bucks. Average rent, probably a two bedroom. Okay. Thousand square feet. The, this guy moves down to Miami and he sees, he sees the property I just built or just closed, he sees this property that I just bought. Okay. And he's like, how much of the rents there? Remember he was paying? He was paying 5,700 here in New York City. He has no view of anything except another brick building. Right. And it was the home. The place was built. It doesn't have central air and heat. It's got probably window units. If you've been to New York City, it's got window units. It was built in the 1900s. It's an old building, old facility, old elevators. Yes, it was remodeled. Yes, it's cool. Yes, it's nice. Yes, the location is great. But he's paying big taxes over there. He's earning a bunch of money. Maybe he works for a fund and he's like, let's go to Miami. He's, he saves 13.3% on all his income. At a state level, that goes away. So he was making, let's say he was making 5 million a year. He saves $600,000 a year in taxes and sees this property that we just bought in Boca and the rents are 4,500. He's like, you know what? I'll take two units. Can you get two units next door to one another? I'll have one for myself. I'll keep one for my mother in law. Okay. To bring her down every once in a while, by the way. I'm going to move to Miami, but I'm going to keep my job in New York and I'm going to charter back and forth to New York every weekend, not pay any taxes and have a better lifestyle. I'm going to look at a golf course every day, look at the views of this Property. Okay. I don't know if we can see if I can pull it up on a map. Yeah, look at, look at these views. 3D. Look at this. And in the real estate game, this is what you're playing. You're playing always. You're playing location. Okay. You're playing, hey, somebody's going to move into my property. Where are they coming from? You have to know if you're in San Diego, California, you live in San Diego, you're probably not moving to Miami. If you're thinking about going from San Diego to Florida, you're probably going to move to Naples, Fort Myers, maybe Clearwater, Tampa. You're not going to go San Diego, which is a calm, cool surfer city to Miami. It's just not going to happen any more than New York City is going to move to Fort Myers. What?
I did.
Well, he did. No, no, no, no, he didn't.
No, no, I went to LA first.
He went San Diego up to LA for opportunity. Yeah, he went LA to Miami for opportunity. Okay. For opportunity.
And I didn't own a house, so I wasn't.
By the way, if I had gone to Nashville, he'd have come with me because he did the right thing. What you guys all should be doing is moving for opportunity. This is why I tell you, if he'd have owned a home and he was like, let's say he owned a home and the home was worth 600 grand and he had $500,000 worth of debt on it, he could not have moved because he couldn't have sold at that time. This was 2000. What? 12.
We were leaving 2010. Yeah, 2012.
You weren't selling a house in San Diego, California or la. Nobody was selling anything.
I couldn't move from San Diego to LA. Cause that was 2010. 10. Yeah, the market was destroyed.
Yeah, it was terrible. I lucked out, sold my house in 2012 in LA, grabbed all my equity. I'm just telling you guys what I would do. Like people, the mentoring group, you guys, you guys should ask me when you come in these calls that what would you do, Grant? Like, if Sam Zell was alive today? I'd go to Sam. I went to Michael Saylor two weeks ago. What would you do if you were me right now? You guys never asked that question. Okay. You're like, what do you think about this deal? What do you think about this deal? No, why don't you just ask? What would you do if you were me, 28 years old with no money and I. And I'm thinking about Buying a house. And I just finished. I got two years left in college, whatever your deal is. And then I'm going to tell you what I would do if I were me. It doesn't mean it's right for you, but it is what I would do. Knowing what I know now and looking back and also considering where I want to go, see my ideas of where, how I answer a question is, might be different than yours because of where I want to go. I want to go to 10x land. I want to 10x my income. I want to 10x my net worth. I want to 10x my family. I want to 10x my friends. I want to 10x my charity. I want to 10x life. I want to 10x my choices. I want to do what I want, when I want, how I want, wherever I want. And to do that, I need to give some stuff up. Okay? So for me, like, I'm like, I had a house. The house had equity in it. I had a. I had a property I wanted to buy. I had a retirement account. I had this target, okay? There was a target over here. Target asset. I wanted to buy it, okay? I did not have the money for the target. I had no money, okay? So rather than saying, I don't have any money, I don't have any credit, I don't have any connections, and I don't have any, like. Okay, there's all my excuses. That's my excuses. Okay, where can I get the equity? Okay. Oh, bang. I got some equity in my home. I got some equity in my retirement account. I have some credit cards, okay? I got some friends I can borrow money from. And that's what I did. Oh, I had some money in my business. I took the money out of my business. I literally drained every account. These guys watched me do it. Sold my house that we loved. We had two. Two baby. I had a baby on the way of one already born. We had this. Four dogs. I gave up four. Four dogs and a parrot so that I can have the life I have today. Most of you guys are not willing to give up what you have. You've made all these past commitments that are keeping you from going to your next thing. Okay, we talked about yesterday, how can you get rich? There's only a handful of ways to get rich, and it's not on your past. Your past. Your past is not your future. Your past cannot create future money. And this is the problem with buying a home. It's also the problem with retirement money. This money is basically dead. You don't Even know where it is. You've retired the money retirement account. You retired the money. Trust somebody else with it. It's spread across hundreds of things. If you want to get rich, folks, you cannot diversify your investments. Listen to what I'm telling you. If you're going to get rich, okay, you will not do it with a home. You will not do it with a retirement account. You will not do it without credit. You will need friends, and you need to buy a business. Okay? The best and easiest business in America to break with. The lowest default of any and all businesses is apartment buildings. Okay? There's seven ways to get rich. I shared this with you yesterday. One is to inherit the money. Somebody's going to give it to you. Probably not going to happen. If it hadn't happened to you yet, it's not going to happen to you. Two, marriage. Okay? Again, good for you. Go get it. Okay. I would three, start a business. If I lost Elena right now, I would find the richest woman I could be with. I'd be. I'd find some. I'd go down to top 100 richest women in the world. Probably go get Duggan's wife. Okay? Number four, buy a business. Okay? You can buy a business. Very, very difficult, okay? To start a business, easier to buy a business. But if you don't have any money, no credit. You have to get very creative about how to communicate to people about how to buy their business, which is no problem, by the way. Number four is very similar to buying real estate. Five, you can make it some investment. Maybe make one big investment in Nvidia. Put 10,000. What if you bought Nvidia 12 years ago, what's Nvidia worth today? 10,000 bucks.
If I invested in Nvidia, how many years ago?
12.
10K.
Calculating.
Jeez. What? Yeah, it's three and a half million dollar today. It's not. Not really any money.
I feel like that's. I feel like.
I think. They think. I think it would be more than that. But anyway, you can make investments. You're not getting the tip. Okay? You understand? 12 years ago, nobody knew what Nvidia was, right? It's. You could get lucky. You could walk into a casino one day. You have to still walk into the casino or you'd have to go buy a lottery ticket. They have them. I think we sell about $100 billion worth of lottery tickets a year in this country. $100 billion. You guys that joined the mentoring program yesterday, okay, $5,000 to be mentored by our group and our coaches. For a year. And you can extend it as long as you want. Okay? You got a better chance of winning here than you do buying $5,000 worth of lottery tickets. At $1 each, you could buy 5,000. What's the lottery worth right now? They got one going right now. Oh, you know, okay. You know, they do $108 billion in lottery tickets. Last year these were sold to accredited and non accredited investors. By the way, notice how the SEC doesn't.
1.2 billion.
1 point. No, no, it's next.
Next. The next drawing.
Yeah.
Powerball is 426 million.
How many lottery tickets are bought in America annually?
Says In 2023 we spent. Americans spent 103 billion.
103 billion dollars on lottery. Now watch this, watch this. You go to the SEC and you like, hey, I want to buy a lottery ticket. Sure, Bright. Buy as many as you want. I only have $5,000 left in my name. I'm going to buy $5,000 worth of lottery tickets, okay? It's none of our business. Okay, Check it out. I'm going into Vegas. I'm 21 years old. I'm old enough to walk in. I say, I only have $5,000 and I want. Will they let me do it? Put it all down. Okay, $5,000. The SEC does not get involved. I want to take $5,000 and buy some drugs. Okay? The SEC doesn't get involved. But the moment you want to invest $5,000 of your money into an investment, all of a sudden the, the securities and Exchange Commission gets involved and says, no, you can't do that because you're not accredited. You can buy dope with it, you can buy alcohol with it, you can waste it. You can, you can, you can, you can gamble with it, you can buy lottery tickets. But when you start investing, we're going to control what you do. By the way, the SEC shouldn't have anything to do with your investments, okay? You guys should be taking this $5,000 every time you get five grand and figuring out how to convert that to a real asset that you cannot spend. That's real estate. And that asset would produce cash flow, okay? If you want to get rich, the easiest way to get rich is, is to buy real estate with your money and others. It would protect your capital PC, okay? It would give you cash flow immediately. The cash flow on $5,000 on a good deal, oops. Might make you 400 bucks a year. Okay, you're like $400 a year. Yeah. That's $38.50 a month. And you're like, bro, I can't get rich with $38. Don't do it one time. Do it 50 times. You could put $5,000 down. Go get five grand of other people's money at your job, at your work. Every time you get five grand, find a deal to park it in. You park it in the deal, you got $38. Do this 10 times, you got $380 a month. Do it 100 times, you got 3,800 bucks a month. You got to start somewhere. Jared started with, would you give me Jared?
How much Grand?
Jared had $100,000. He was at his job. He knew I was doing this deal. What did that pay you? 800 bucks a month?
Yep.
Times 12. $9,600 a year. He's like, man, I don't know if that was a good deal or not. I said, bro, it will be a good year. In 10 years. In 10 years, you earn $96,000. Okay, watch. 100 grand. He earns 800 bucks a month, times 12. $9,600. He does it for 10 years. He's got $96,000, and he still has his investment. And if the rents went up over 10 years, which they did, by the way. They did. Okay, guess what? I can give him his whole hundred grand back, which I did. Plus he keeps his 96,000, which he. He still has. And he got his cash flow, his money back, and he still has his investment. Something happens to Jared today, he passes it on to his wife and his kids, and that thing continues to cash flow into the future because the value of the property goes up as rents go up. That's why I'm telling you guys. Invest in real estate and do not diversify. Okay? Leave this diversification thing for the banks.
I saw. I saw something interesting about diversification. And. And it said that diversification is a strategy for people who lack conviction in their investment.
That's right. That's right. The best investors in the world do not diversify. This is a myth. Do not diversify. The best. The best investors. Okay? You're like, well, what are you talking about? Warren Buffett diversified. No, he did not make his money diversifying. He made all his money in one big bet. Okay? Study his story. He had such an investment in one company. Boom, it blew up. He had a bunch of money. He could not take, by law, a bigger position in that company. So then he had to find another company. Then he made a second investment, Steve Jobs. When Steve Jobs died, he had two investments. Apple Computer and Pixar, by the way. He was. He was heavily involved in both companies. The only thing he owned, Elon Musk. Elon Musk has five investments today. Maybe. I mean, he's worth $400 billion, probably be a trillionaire. Okay. He has an investment in SpaceX, Tesla, boring, new York. Just the companies he. He invests in. Okay? Michael Saylor has two investments. He's worth. I know Michael's probably worth eight or ten billion dollars. My friend Bob Duggan, 17 billion dollar guy, he's got one major investment, okay? He's got a handful of little things, but they're nothing. They're just. They're toys. And by the way, he got rich by not diversifying. Okay? Also, you want to not lose money, don't lose your money. How can you not lose money? How is it possible? If I invest in a piece of real estate like that Boca deal, this deal I'm showing you right here. Let's say I took all my money and put all my money in this one deal. Did we ever talk to Ms. Cash? Do we ever get a call with her?
I. Yeah, I actually just sent the email.
Need a call with her. I want to talk to her. Okay. I want you guys in the chat to tell me how I lose my money in that deal. Forget what I paid for it. It doesn't matter. I paid $2,500 for it or 250 grand or 250 million. How do I lose my money? Give me a way. Yeah. Somebody said, what about the theory of not putting your eggs all in one basket? No, you need to put all your eggs in one basket, period. And you need to make sure that basket works.
Everybody in the beginning does not diversify.
They don't. Guys, Mark Cuban made all his money in one deal. You can go down the list of people. LeBron made all his money in one deal. He did not diversify. He had. First of all, he had tremendous amounts of income coming in. So it's kind of a weird scenario because he's making $800 million a year in income and endorsement deals. You want to find one thing to invest in and go hard on it. Okay, okay. Now, Kelly said, well, hurricanes and insurance. A hurricane comes and the insurance company doesn't pay off, nobody's going to let you buy that deal without insurance. And you're going to have. By the way, it was built, this building is only like five or six years old. It's a modern built building. It is category 5 protected. It is not on the ocean. Okay? Yeah, I guess it could get, I guess it could be torn down, but it is covered by insurance. Okay? We would have $100 million worth of insurance on that deal. If you're telling me a hurricane is going to come in and remove the building from the lot like wizard of Oz and go, it's completely disappeared. The likelihood of that happening is so small now. Could I had $25 million worth of damage to it? Yes. Would that be covered? Hopefully you'd have insurance to cover that. Okay. Hope said, well, what if you didn't have jobs to support the population influx? Exactly. Now, if you're buying in a market where there's no jobs and everybody leaves, the value of your property is going down because the rents went down. If you have a bunch of vacant real estate, you're going to have a bunch of lower rents. So, yeah, there are situations, okay, but you only lose if the rents go down. Let's say the value of the property for some reason went down. Let's say you had. In this case, we have 366 units, and they're paying $4,500 a month at this property. And let's say for some reason the value of the property. Covid happens. Another Covid. And the $235 million property, for two years, it goes down in value, okay? Because for. For whatever reason, it's not worth 235 anymore. It's worth 200. The next year it's worth 180. It would appear that because of the market, nobody will pay you enough money for the property. But if it's still cash flowing, why would you sell it right here? Okay, so this is the formula. You want enough cash flow to get you through a cycle so that you don't have to sell every 10 years. This is something you should write down every 10 years in America, or rents almost double. And you could go all the way back to like World War II. Okay? Now, why does real estate work so well? Why. Why is real estate the thing you could choose to go all in on? Capital, capital protection, okay? If you're 55 years old, let's say you got a couple hundred grand in a retirement account, and you're 55 or 65 years old, you're like, man, I cannot afford to lose money. Real estate is your best play, okay? Because you could put the money, $250,000 into that deal. I did this with my sister. She was at that time, she was 60, 65 years old. She took all her money, dumped it into one deal I had. I said, diane, the reason you want to do that is you protect your capital. She was invested in a bunch of stocks. She, she didn't know if those stocks were going to go up or down. Okay, so capital protection also, it gave her cash flow. Okay? In this case, that deal I put her in, man, was paying her about $20,000 a year, 1800 bucks a month until the rents went up. If we pick the right deal, the rents are going to go up over time as the rents go up or cash flow goes up. Okay, so you want passive income, capital protection, you want long term appreciation. In this case, this was her retirement money. We sold her retirement position out. She paid a penalty of $25,000, by the way, she still earned 20 grand a month. She made it back 20 grand a year. She made her, her penalty, her tax penalty. Oh, man, I don't want to pay the tax penalty. You're going to pay it in about seven years anyway. Just pay it now. Okay? She got eighteen hundred dollars a month until the property's value. This Property was worth 58 million. And five years later, the property was valued at 108 million. I'm sorry, 148 million. We got a new loan for 108. I paid her back her 250 grand. The 250 went back into her bank. She still had her investment and her cash flow by then had gone to $30,000, not $20,000. She was still earning $30,000 a year, but she had no money in the investment. Today, fast forward 12 years she's been in that deal. 12 years. Her 250 has paid her back millions of dollars and she still has probably a 2.5 million dollar position. So her capital, her capital account grew 10 times. She's got all her money back. She's made three other investments with me and she has about $20,000 a month in cash flow after getting all her money back. So what do you get? Passive income, long term appreciation. Tax benefits are enormous. She's retired, so she doesn't see as many of those. And leverage. She has leverage, okay? She's putting money in a deal.
We'll get it.
Get it. We'll get it. She's putting money in a deal, okay? She's putting three charm. She's putting money in a deal, okay? She put 250 in a deal. The deal was worth 58 million. That's called leverage. You guys understand my. For my sister to lose her money, that asset has to go from 58 million back to 250. That's the only way she Loses all her money. Okay. She's got equity at all times. 6. She's got principal pay down of the asset. We're paying the asset down over time. She has multiple exits. She's not managing the asset. I'm her. I'm her manager. I'm basically working for her. Okay. And she's got an inflation hedge. Okay. How many of you out there have a retirement account right now? Put in the chat if you have a retirement account. And who's it with? Who's your retirement account with? Merrill, Vanguard, Fidelity, Principal. Good.
I just sent them a graph. I want to. I want to.
Schwab. Got a lot of retirement accounts in here. Okay. Okay. Who. Who. Who has a bunch of money in a retirement account? Can you bring up somebody that said me? I want to ask him a question? Now, this is a random question. We're going to be doing Q and A today. By the way, I promised you two other things yesterday. What were the two things I promised?
We are going to give them a list of the brokers that they need to go connect with.
Yeah.
Get on their lists. And we were going to help them build out their business plan. So what?
Mark got it. Do you have somebody?
We're going to get Lisa. I believe in a second.
Hey, Lisa. Lisa. What's up, Lisa?
Hey.
Hey.
So, Lisa without AC Right now. It's fabulous.
Oh, my God. I wouldn't know that. Okay, so, Lisa. Lisa, let me ask you a question. Lisa, how much is in that retirement account?
Close to $800,000.
Okay. And who's it with?
It's with a money manager.
Okay.
Affiliated to Fidelity.
Okay, good. It's an infidelity. How many different investments is it. Is it in, do you know?
Maybe seven or eight.
Do you know what they are?
Not off the top of my head now.
Okay, good. So you don't know what they are. You'd have to look them up. You don't. You probably don't really know how they've done.
We go over it once a year. I have a halfway decent idea, but. Yeah.
Okay. What do you think? You. What kind of return you think you're getting?
It's probably pretty low right now. It's bouncing around so much.
Okay, okay.
Been averaging maybe 8 or 9, but.
Okay, good. 8 or 9%, maybe. Okay, but we really don't know. We're not sure.
I mean, I can. I can just run a comparison projection for her because I just sent this over to them. Do you guys have that yet?
Okay, now, now, now, now. How old are you? 50. 8. She's 58. Okay, now you understand that at 70, is it 2 or 3? Now they keep moving it. No, no, they keep moving. When, when, when do they start withdrawal, forcing you withdrawals with 73. 73 years old in 15 years, which is a long time. Do you agree? 15 years is a long time?
73.
Relatively. Yeah.
Yeah. So. So at 73 years old, they're going to force you to withdraw $32,000 a year from that account. Let's say it's still worth 800. They are going to force you to withdraw, pull back. You're self employed now.
No.
Okay, they're going to force you to start withdrawing $32,000. If you multiply that times 25 years, that will exhaust that account. So when you die, you will have zero in that retirement account. And by the way, 30, 15 years from now, the chances of your taxes being higher are much greater. So you have a partner, all of you guys have a partner in the retirement account called the IRS here. And they're like, we're not. You're not going to pay taxes today. But when you need this money the.
Most, do I need to email it to.
There's a real good likelihood that your taxes won't be 19%. I don't know how many of you know this, but a year and a half ago, Canada suddenly went from 25% capital gains to.
Hang on, I got a new one.
I got a new one to you. 60, 63% overnight. They, they got rid of that because the people were so upset about it. Okay, My point is, she could take the same 800 grant. Okay, she could take that same 800 grand and leverage it into a $3.2 million asset. Okay. I would expect this asset would pay you in cash flow. Great deal. Is going to pay you 40,000 bucks a year in cash flow. Okay? This is not, this is like, this is pristine real estate, like that deal I just did. Okay, your 800 grand is protected, Lisa. Your 800 grand is protected, is in the invested deal and it's protected by this 3.2 million dollar investment because we borrowed money to buy the asset. Okay, so you have 3.2 million. You have to lose 2.4 million to get back to your 800. You follow me?
Yes.
Okay. You're earning $40,000 a year. Next 10 years you would have earned $400,000 in cash flow if the rents didn't go up. Now, where do you live?
I live in Melbourne, Florida.
Oh my. You're in a great market. Probably own a home There too, huh? Yeah, yeah, of course. Oh, my God. Now we're going to get into the weeds.
Okay, so how much equity is in the house?
How much equity is in your house?
Obviously gone down in value, because I.
Bought at the height of the market.
Lovely. Maybe about 180.
Yeah. Good. Well, good for you. You've done great. I mean, compared to most Americans, you've done phenomenal.
Can I show something? Are you guys. You guys ready? Can you show this real quick? Show this chart. Okay, so basically what I did here. What's her name?
Lisa.
Lisa is I put in a assumption of you investing, starting with an $800,000 investment investing in the S&P 500 versus investing in real estate, which would have a 12% internal rate of return. And this, if you invested no more money into your. Into your account, you bought no more real estate. All you did was left your 800 at 8% or invested that 800,000 into real estate. This would be the projections for you at year five, year 10, year 15, year 20, and 25, with the annual passive income that. That, that that investment would be generating. Now, if that's invested in an ira, you would have to put those income distributions back into the investment. You can't pull those distributions out. So if you continued to invest your income until you were 73 into real estate, the numbers for real estate returns would be even higher. But I thought this would be good for you, because just based on your exact situation, if you compare the two investments, this is what it would look like. This also doesn't factor in the tax benefit of the real estate as well.
Great.
Yeah. So this, this is how her money would play out there, because everybody has access to money. It's a retirement account, equity in your home, a bunch of stuff that you have at your house, jewelry that you're not using or wearing or, you know, it's just whether you're willing to dispose of those things and get access to the capital and get control of the investment. So if Lisa picked the right investment at the right time, this $3.2 million, we're going to assume those rents that I showed you guys earlier. 1700 bucks a month. Melbourne's a great market to rob right now, by the way. We're buying in Melbourne. You probably saw the Melbourne deal I did. The bitcoin deal I did in Melbourne.
I think.
So it's called the 10x space ghost deal.
Yeah.
Okay, so the rents are 1700 today on her investment. Let's say those rents. Lisa, do you think the rents will be higher 10 years from now than they are today.
Yes.
Good. Let's assume the rents go up to $2700. And let's say she went out and found at $3.2 million she could buy 32 units. Okay? Remember, she's going to buy a 3.2 million dollar asset with her 800 grand. Okay. She's going to buy 32 units. And let's say she paid. Well, yeah, that's what she paid. She paid $3.2 million. Okay. She's got 32 units. Let's say she could find those. And let's assume that the rents went up. All we're doing right now is figuring out the increased value of the asset. That's $1,000 a month in increase times 32. This happened not because of Lisa, but because the rents went up. So we're going to take. Everybody's going to do the math with me. $1,000 increase. 32 units times 0.9 times 12 divided by.06. I'm going to give that math to you again. Okay? 32 units, $1,000. I'm sorry. Times 32 units Times 0.90 times Point times 12 divided by.06. For 10 years, she would have earned somewhere between 5 and 10 or 12% on her money cash flow because of the rents increasing. But what we haven't figured is the increased value of the asset. Forget what she paid for it. The increased value because the value of the rental property is determined on how much the rents went up, period. Okay? The year's 20, 35, 10 years. It's going to go by this fast. Lisa is no longer 53 years old. She's 60. How old are you, Lisa?
58.
58. You're 68 years old now. You're probably more concerned about your money now than you are today. Okay, it's becoming more concerning. Things are probably getting the one or two things are happening. They're getting more expensive, they're getting less expensive. You're either going to live longer or shorter. We don't know which one. By the way, both of them have a bunch of risk. Living longer actually has more risk than living shorter because if you die, you don't have anything to worry about anymore. But what if you live until you're 105 because of longevity supplements, breakthroughs, etc. Okay, now, only 10 years from now, how many of you think it's reasonable that the rents where she lives will average $1,000 more than they are today? That's only $100. $100 increase per year for 10 years. That's only $25 a week increase in what it costs to live at a place. Everybody think that's real doable? Okay, now watch the new value of that asset. Let's do the math again. 1,000. We're going to do it again. Everybody's going to do it again. Times 90. Be sure our math is right. Divided by.06, what I got was 5,760,000 of new value. That means the value increase is greater than what she paid for the asset. Everybody with me, this is what she paid. 3.2 million. And the increased value based on the new rents is 5.7. If we put those two numbers together, we're going to come up with $8,960,000. Now watch. Now. She's 68 years old. Her cash flow is booming, folks, you understand? She's probably making right now because of the rent. Rent increases she's probably making on her. 800,000, 80,000 bucks a year, seven grand a month. Not quite enough to put her in one of those dementia homes. Okay. It's probably half of what it takes. I'm just being real with you guys, okay? Anybody can. That can happen to anyone. If it can happen to my guy, the. The movie star, Bruce Willis, man, it can happen to anybody. Hurts me. That's Marmageddon guy, man. Oh, man.
Don't let. Don't let. No, no, no, no. No tears today.
I remember making that movie.
No tears today.
That's sad. Okay. All right. Okay. She's 68 years old. Now watch what happens. She's going to come to me and say, hey, Grant, what do I do? The property's worth. She's in our mentoring group. She's like, what do I do? I said, look, the property's worth 9 million. She's going to have somebody come offer 9 or 10 million dollars for the property, and I'm going to say, no, don't sell it. Do not sell the property. Lease. So this is what you want to do. You want to get a 75% loan on that property. $9,000,000 times 0.75. You're going to get a loan for $6,750,000 on that property. And she's going to be. Yeah, but I have a loan on my deal. Yeah, you owe to $2.4 million on the deal you have. Now, remember, it was 3.2 less.800. She owes 3.2.4. She's going to get a check for 4 million 370. This is never going to happen to her retirement account. Everybody agree with that? Okay, I'm going to give you a check back for $4,350,000. We're going to do the deal with my friends at Wells Fargo. I'm going to help you get a Fannie Mae loan. Lisa, because you've been in our mentoring group all this time, we're going to help you. I'm going to make the connections. I do it all the time for people. Okay? The nine, nine. You're going to keep the $9 million asset. You're not going to get rid of it. Okay? Watch. We're going to get, we're going to get you a new loan for 6750. We're going to pay off your old loan. That's going away. You now get a check for $4,350,000. We put the money in your hand. That is a non taxable event, Lisa. No federal taxes, no state taxes because of where you live. Okay? Now she still owns the asset. So you guys got to quit getting rid of the asset. Now. Fidelity doesn't care. Fidelity gets paid the little 1 1/2% fee whether you sell it, buy, keep it, trade it, whatever, no matter what happens. Now, the financial planners hate this because they don't make any money on this transaction. Now they're going to say it's too risky. I'm like, how's it risky? I bought a piece of real estate in a market that I understand didn't over leverage. I didn't over leverage it ever. It has passive income forever, by the way. And when you bought it with the 800 grand, it came with a big tax deduction. That's why all the insurance companies buy these assets, okay? That's why there's $4 trillion in America invested in this kind of asset by some of the biggest companies in the world. Okay? Now watch what happens. We're in the year 2035. She's 68 years old, but guess what? She's not done with life. She's going to be 78 one day. My mom was 89 years old when she passed. That's another 10 year cycle. Okay, okay, now, how many of you think the rents are going to be $3,700? I'm sorry, 30, 30 $700. They're going to go what, 17, what did I say? 17, 27.
Yeah.
How many think they're going to be $3,700 when she's 78 years old? Guess what's going to happen then? Let's do another Thousand dollars. That's another $6 million. Oh, by the way, what did she do with the $6 million I gave back to her 10 years ago?
Reinvested it.
She probably went and bought a 24 million dollar asset. This is how you get rich, folks. See this? I'm sorry. I gave her a check for 4 million. She, she's going to take that and go buy a $16 million asset. Now she's got two assets. She's never given her money up. She's got permanent cash flow coming in forever. She's got assets that are big enough, she doesn't have to manage them. She's playing tennis or going on cruises or fixing her air condition or whatever she's doing. Right. Okay. And then, and then she's waiting over time. She's fully retired now. By the way, in the. When she's 88 years old, these rents are going to be $4,700 a month. This will be 20, 55. How many think these rents could actually be $10,000 a month by then? When I grew up, the rents were 275. $243 a month was the average rent. And we all complained and I was late three times a year. Gasoline was 25 cents. Okay? You go to a movie, it was like 15 cents to go to a movie. Things go up, folks, okay? It's insane to think about how much money Lisa could make from this age right now without working. By the way, this is not a job. This is a decision. She would decide to move her money from Fidelity. By the way, they have $7 trillion under management. 7 trillion. They don't need to give you the best advice. All they want is 1% on $7 trillion. How much money is that? Can y' all do the math on that? They don't want you. They don't want you, Lisa, to have any big spike or any big loss. By the way, they're never going to outperform the market because they don't want you to move much. They just want to secure your dough. There's.
Billion.
Okay, notice Lisa has not made a withdrawal from her real estate by year. By the time she's 78 years old, she would have her original 800 grand back. Let's see. She would have had cash flow from 58 to 78. She would have had 20 years of cash flow. If she only did 80,000 a year, that would have been one point. How much is 20? 21 point something. 80,000. 1.6 million. Yeah. Huh. She's got $1.6 million in cash flow. She got a check back for $4 million in year 10. So she's got $5 million $6.4 million. And she has an asset. Still has an asset. Two assets now, one worth 6 million and probably another one worth 4 million. She got $10 million worth of assets. Let's say something happens to her and she dies. She passes all on, all of it over to her. The people that have helped her, taking care of her, that she loves, her church, her charity. And she leaves a little piece for Grant Cardone. She's like, God damn, I got to leave a little bit in here for gc man. He helped me get the game on.
They not like us.
They not like us. Okay, Lisa, what's wrong with this plan? This is why MetLife New York Life, some of the biggest companies in the world, if you guys look at MetLife, they have $100 billion just invested in apartments. This is an insurance company. What do insurance companies need? They need predictable money in the future to pay death benefits. So what do they do? They, they, they're forced by their entity and by the structure of their organization to be very conservative. So they invest a lot of money in real estate. The cash flows not in single family homes, by the way. You're never going to see MetLife, New York Life, Allstate, State Farm, none of these big giant mega companies, many of which are bigger than Microsoft and Apple. You just don't hear about them. Okay. These pension funds, most of the pension fund money invest in these kind of properties. They don't invest in single family homes. They don't invest in small businesses. They don't invest in laundry mats. Okay? They invest in quality real estate in great locations over long periods of time. And this is what I would recommend for all you guys that are in retirement accounts. Okay? Anybody that's in a retirement account, by the way, that has a self directed. If you have a self directed retirement account, you should Download. Is it GrantCardOne.com 401k. Let me just see if I, Let me see if that's. Oh, it's CardoneCapital.com Cardone Capital 401.
Yeah, let me have one of those too.
Oh, you got a 401k too?
Well, I have a 401k plus I have a self directed IRA. Oh yeah, recently opened.
How much is in your self directed?
Not much less. 20,000.
Yeah, okay, well 20 there.
I can move it easily and you.
Can contribute to it.
Yeah.
What type of account is the 800 grand in IRA? An IRA?
It's well, between an IRA and a work for 1K.
Who do you work for?
KPMG, one of the biggest.
Dan, that's a big company. Yeah, we're trying to do something. What do you do for them?
I'm a consultant.
Yeah.
Mostly project management. Yeah. A lot of independence rules. Lots and lots of independent rules.
Yeah. We're doing some stuff with you guys right now and people like you. We're just starting to deal in your world. Okay. Lisa, great. Great to have you here. What did you hope to get from this? This. You were here yesterday and today?
Yes, yes.
Why did you sign up for this? Yeah.
To learn more, to see what was possible and start networking. So I signed up a couple weeks ago for the broader package.
Yeah.
And this was part of it.
And what did you, what, what was kind of driving the interest in this?
I got interested in tax liens and all that process as an investment as well, or is a good state for that. And then just going down that real estate path. And then I've, I've actually, I have about $10,000 from about three years ago. I think it was a Fort Lauderdale property in one of your funds, so.
Oh, that's cool.
I'm interested in, in, in real estate and dabbling here and there. So now I'm kind of like, I need to learn more and really get a. Yeah, okay.
I look forward to working with you and helping you. See, See, if I was single, I'd go, I just go hook up with Lisa.
She posted in there and somebody wrote on my way.
Okay, so I'm just showing you guys what you can do now. You guys, everybody has to figure out what their situation is. I mean, Lisa could do all kind of creative things. She's got 800 grand. She could take out her 800 grand and say, hey, you know, I'm gonna take my 800 grand and I'm gonna match it up with four other people that have 800 grand. And now we have $3.2 million and we're going to take, or in this case you'd have four million dollars. We're going to take a four million dollar piece of cash and we're going to go buy 16 million dollar piece of property. Let me see here, let me see what's available over there on the east coast of Florida. I mean, here's the real estate in our market. Oh, there's Melbourne, there's deals out there. There's the Space Coast. I have real estate all up and down this market. If I'm buying real estate There. You got to assume like, I know something. It doesn't mean I'm right, but I. Like. Like, why would I be pouring money into this market? I put $58 million in this market 12 years ago, and I put another, probably 4 or 500 million in it. I know this market's good. So the Palm Coast, Ormond by the Sea, Daytona Melbourne, all this is just tremendous real estate that's going to continue to benefit from the growth in Orlando. Down from Jacksonville. Let's see if I can find. Look, here's four units in Jacksonville. I just mentioned Jacksonville. You could buy that deal right there for you guys with no money. $989,000, whatever kind of weird number that is, okay? You can buy that deal with 5,000 bucks, 50,000 bucks. You're like, but I don't have 50 grand. Okay? You can't keep talking about what you don't have. Oh, I joined the mentoring program, but I don't have five grand. Okay? How are you going to do a deal? How are you going to get a lawyer? How are you going to get a title? How are you going to get a deed? How are you going to get a deal? Like, if you keep talking about what you don't have and don't figure out, there's $900 trillion worth of assets on this planet. 900. I don't even know how to write this number. Okay? Half of this, a third of this, by the way, about 370 trillion of that is real estate, okay? About 20% of it is bonds, 25% of it is equity, okay? There's probably a third of it is just dumb money, Stupid cash from Mexico to Argentina to Venezuela, Just money. Money just. And it's not even worth anything. You got $20?
No.
You got 100?
I came with my pockets empty today.
Sherry, do you have $20? No. No, Robert. Robert's got the $20.
I got 20 right here, okay?
Like, they've been printing this stuff.
An economy. We're running the economy, right?
They've been printing this stuff forever. Guys, the job, your job is to convert this. Convert this to something better than this. This, okay? And I would tell you, don't go sideways. Don't convert to a share unless you're an insider in the company. Unless I'm going public and you know Grant Cardone's going to blow this thing up. And I'm his boy and I believe in him, and I know he's going to blow it up. Do not convert this to another piece of paper unless you know Something for sure. Why would you convert this to a bond? It's a piece of paper. It was made up by the same people that made this up. Why would you convert it to a certificate or to a share, much less into a hidden. Like a black hole called Vanguard or Schwab or Fidelity. These are massive companies, folks, and most of you don't know you. It's a black hole. You have no clue what you're invested in. You're just crossing your fingers and hoping as opposed to saying, I'm going to upgrade this piece of paper into that asset right there. Can they see this asset? I'm going to take this 20 bucks. I'm going to get 100 of us to put $20 together or 200 or 2000 or I don't have any money. All I got is 20 bucks for my last $20. I'm going to get the deal under contract. I'm going to put my last 20 bucks in it and I'm going to go live on the property and fill it up. And my deal. My deal is going to be. My deal is going to be the sweat equity, okay? So I'll show you how to buy a deal with no money down. This deal right here, let's pretend it's worth it's $900,000. And let's pretend that it's going to earn 6%. And let's pretend that it's in a great location, which, I don't know, I'm just looking at it right now. I have $20 to my name, okay? I'm not going to tell anybody what I don't have. I'm going to tell people what I do have. Look, what I do have. I have an asset under control, okay? I now have $1 million of assets, okay? I have the best piece of real estate. New construction, four units, Oakville Circle. You can go visit the property, but you don't need to. I already did all the homework, okay? The last time this traded, traded for $1.1 million. I need a story, okay? A true story, by the way, because all this is going to be validated. I'm looking for four people to put in $250,000, okay? And we're going to pay cash for this asset. My plan is to pay cash for the asset right now for people. And we're going to split this five ways. I'm going to become a 20% partner with no money in the deal. I'm going to go to four doctors, lawyers, chiropractors, cosmetologists, whatever people that have money and say, look, I found this great piece of real estate. You don't have the time, I don't have the money. Okay, I'm going to put all my money in the deal. We're going to have five people on the deal. I find it, manage it, fund it, take care of it, everything. Okay? And we're going to get this piece of property worth $2 million, and then we're going to split a million dollars of profit five ways. I'm going to make 200 grand, and you're going to make 200 grand. Would that be of interest to you? See, I don't need anything. I need a story. I need to understand what I'm doing. I. I need to. I need to have the confidence. But most importantly, you need an asset. You need a deal. Okay, let's see what else I got here. Let's see if I can find a better deal in this market. But you guys got to. You're going to have to pay the price and learn how to underwrite these deals. Here's the deal. 48 units. Oh, it looks like that, doesn't it? 10 times. That's what that is, by the way. See that right there? That is that four units. Or you could buy 12 of those. Now, you guys don't know, but I know there's a reason that's for sale right now. The second thing you're going to do is find a deal. The second thing you're going to do is what? Who knows the answer to what you do next? Call the broker. There's the broker right there. Discover strategic investment opportunity. There's 12 buildings. It's 12 buildings is exactly the other deal. Jacksonville, Florida, fully equipped. Now, this is what you guys don't know that I know because I do this every day for a living. There is a reason this is being sold right now. This is a distress situation. Distress comes in multiple forms. The deal itself, the debt, or the partnership that owns it. Okay, this is probably a partnership debt distress, not a deal distress. I can look at the asset and tell the assets not distressed. The asset, like the property I bought at Boca can show the Meisner deal, that property I bought $235 million. The property is not. It is lightly distressed, but it was the seller and the debt that was distressed, not the property. The property does not look distressed to me, even though it is. It is having some issues because of the owner. Ownership was distressed. It was too much debt on the deal. The partnership collapsed. Okay? We went in and bought a distressed perfect asset from a distressed owner. We actually kept the owner in the deal. Okay. Because that's how we put that deal together. So this could be that same thing. Okay, let me just see if I can find something on this deal. See, here's another deal right below it. Here's another deal. Looks good. My God. This is what happens on, on these things. Okay? These are supposed to be like an. I was supposed to spend an hour and a half with you today. And then I start seeing deals and I'm like, man, if I was 28 years old, I'd buy this right here. I'd figure out how to do this deal. In fact, you know what? Let's just call this dude. He's probably not working today. Let's see, what's his name? Oh, there it is. They call this my burner phone. We got to quit calling it that, dude. Something that makes me sound like a drug dealer. 9343.
Please hold while we connect your call.

Each one of those units is almost 1100 square ft. Para Espanol 4 favor Peron Webe. For Southern impression homes, press 1. For Sun Coast Property Management, press 2. If you are checking the status of.
Your rental application, press 3.
Wrong brokers. I tell you, there's so much data right now, man, that you're getting on this deal. Wrong broker. Great asset being sold at the wrong time. No one would sell real estate in this cycle unless they have to guess. Need to write this down. We are in the biggest gut correction cycle I've ever seen in my career, ever. I have never seen this much, this many assets for sale at the same time that are distressed by real sellers. These are professional sellers. Okay, this is a building, class B, garden style. They want 239 a door. Can you pull up anything on this thing? Jared, I need help. I know you got a lot to do over there. Yeah, look at this, look at this little neighborhood. Who wouldn't be proud of owning that? Yeah, you got the address?
9612 Hood Road.
How, how many units is this? 48.
48 units.
Listing price expired. Eleven and a half million.
Yeah, cuz they didn't sell it.
Yeah, yeah, yeah, yeah. Let's see here.
Oh. 1031 exchange.
Look at this, look at this.
This one doesn't have any transaction data that might be. Is that a new build?
Well, yeah. You have no data on it.
It's if. If it hasn't transacted, sometimes it's because it's Based off county records.
Yeah, let's try this. Let's. Let's try this other hacker, Director of sales and marketing. Now, see, it sounds to me like they're. I don't know who this dude is. Let's see, 904.
He'S not part of a company. Does it tell you?
Southern Impression Homes, Suncoast Property Management.
Suncoast problems may be recorded for quality.
Assurance purposes for Southern Impression Homes. Okay, so there's a lot of things I know right now. Like for instance, okay, if this was a really proper professional seller, this is going to benefit you guys. The fact that they didn't pick the right broker either means it's overpriced because this should be cbr, Cushman, Wakefield, JLL Newmark. That's the only four people that should be representing this. If it was Marcus and Mil Chap, I would also know the same thing. Wrong broker, seller doesn't know what they're. I must steal this piece of real estate.
Well, it looks, basically just making an assumption here. It looks like it's a new build, new construction, which meant it probably got done in the magic window, which you guys need to know about. The magic window for. Deals under distress are going to be three, five and seven years.
Yeah.
Because that's, that's typically how loans are termed with this type of asset. And so now what you want to be looking for is in 2025 or 2026 deals that were done 3, 5, 7 or Magic Window.
Good, good point, Jared. Good point. Okay, okay, we got 22.
Oh, yeah, they're going to get nailed. What the builder's going to be getting nailed right now. 2020-2018-2020-2020 and 2015.
And I'd go all the way back to 2015. Okay, this one's going to have equity in the deal. So what does that, what does equity mean? The guy bought it in 2015, he made a great deal on it. He's got a bunch of equity on it, but he's going to sell it, not get what he should get for it. And he's doing it to use the money from this deal to rebalance these deals. Okay? The people that I'm buying from and that you guys are going to learn how to buy from don't have one deal. Okay? Make a note here. You're better off buying from an institution, okay, that has a thousand properties than you are from Mr. Johnson, the local guy that has one. He's personally involved. He has some personal attachment to it, you know. Now, now, now, now, John Is the guy you could get no money down financing with which we haven't talked about today. We do do that on our Friday calls though. How to do a deal with John or Mr. Johnson or the local dentist or the local real estate guy with no money down and why he would want to do a no money down deal. My wife just did a deal right this, this week with a guy right here in Miami on a condo with very little money down compared to the price. Okay, okay. This guy right here, he bought in 2015. He had a 10 year loan. This guy had a five year loan. This guy had a seven year loan. This guy had a three year loan. Okay? So you're looking when you go to your 10x deal finder. Look, folks, there's three, four things you can do today with us. There's four simple things you can do. Like you could sit here a nothing, just sit and learn, watch, whatever. Okay? By the way, learning doesn't mean you're buying a deal. The goal here is not for you to learn. I am not here to teach you. I am here to get those of you that are serious into a position where you can buy deals, period. I'm not here to teach you. Like if you leave here and say, oh, Grant Cardone made me smart in real estate, the next question is going to be, what'd you buy? If you don't buy anything, nothing happened. Okay? So you can do nothing today. Just sit there, learn, be a passive person, take notes, think that you're smarter. I know a lot of people that are smarter than me. They would love to have $5 billion worth of assets. Okay? The b thing you could do is get the deal finder. It's 1500 bucks. You still need to know how to talk to people. Okay? It's going to, you're going to be able to dig into deals. If the deal has any history at all. Debt, it transacted, it was bought, it was sold. When the loans come and do have you showed them the deal finder?
I'm pulling it up right now.
Third thing you can do is, is to join our mentoring program. It's 5,000 bucks and we're going to meet weekly. If you're not, if you're not available for the weekly call. Okay, we have that recorded so you can, so you can go back and listen to it. And we give you access to entire network show. The network show. All these people that are in here right now. That zoom, that zoom thing I just saw.
Let's go to my screen.
Yeah. See, it's beautiful. All these people are connected, man. Everybody wave. Wave at me, man. Give me a wave right now. I loved it when we used to do that. See, that's a network. That's a network of people, man. There's plumbers in there. How many plumbers are in this room? Let's see. I'm just going to be random, show you the value of a network. Any plumbers? H vac, Landscapers. Okay. Put your career down. Let's do that. Put your career down. Masseuse's. I need one. Doctors, dentists, teachers, investors, contractors, designers, landscapers, engineers. Look at this. This is your network. Hey, man, my gutter went down. Anybody know anybody that does gutters? Okay, I'm looking for pilots for a 7500 a go. Bombardier Global 7500 right now. I go to my Facebook page, post it on there. Somebody's going to hit us. I don't know if you got any hits yet.
Yeah.
Okay. Did we?
Yeah.
Any good recruiter? Okay, recruiter. Yeah. Yeah. So. So what I'm trying to do is bypass the recruiter and go straight to you guys, Accounts receivables. I do hair, part Salesman, Project Manager, CPAs. Okay, how many of you want to run a deal? Let me just see. Let me just put. Run a deal. You want to be the. The general. General partner, the gp. Okay, how many of you, like, dude, I don't want to run a deal. I just want to invest in deals. I want to be a limited partner. Put LP if you want to be a limited partner. Okay, put in here both if you want to be a GP and an LP mean you want to do your own deals and you want to be a limited partner in other people's great deals. Exactly, man. We're putting. We're building a network.
Yes. I just want to show them how the deal finder works really quick.
Yeah.
So if you guys open up my computer. So basically what we have is we have a platform that is tied to all the county records for all of the real estate. Like Grant said, real estate is a public transaction. It's public record. And so this platform goes into all of the county records across the country and helps you identify deals that fit certain criteria. Now, the great thing about the deal finder is it's not a listing site. It's a site that tells you all the history on properties that exist. And so, for example, if we wanted to look at, like we were talking about a minute ago, we wanted to look at asset types, apartments, we've got that. If we wanted to do loan maturity date. Let's say we want to do loans maturing through. Whoops, wrong way. Loans maturing through March of 2026. And we want to go back to the map here and just go, let's look in Texas. There's 606 deals in Texas right now that have loan maturity dates that are going to be maturing by February or by March of next year. So, like, let's look at this unit here, this deal here. This is a deal in San Angelo, Texas. One thing you always want to do is, is you want to be using multiple. So, like, I'll always. Yeah, I'll always go like this. And I'll Google the address and I'll pull the property up. So now I can see in the property, this is what the deal looks like. And then I'm going to go back to the deal finder and it's going to tell me that Donna Spring is the owner. Estimated equity, 58%. It's going to give me some other data on the property.
That means almost half the value. So that's a good deal. You could actually assume her loan and work a deal out with her for the other 42%.
So she did. Her initial loan was $60,000. Maturity date was 2020. Last transaction in 2015 was a vendor's lien that was put on. So it has lien activity, which is also a good indicator of potential distress. But what we can do here is we can just go in and we can add. We can add this deal to our leads, and it will allow me to do a skip trace on Donna Springer's contact information, and I can send out a direct mail piece to her. So there's a cost for the skip trace in the mail piece.
What's a skip trace?
Skip trace basically will take Donna Springer's info and run it against basically a database, and it will tell me her address, her mailing address, her phone number so that I can actually reach out and contact her. But this is basically the access that you'll get across these 600 units. Again, this is just in Texas. Yeah, here's another deal.
Come out. Come out. Now I want you to pull a deal up. I want you to go to 5070 Orange Boulevard. Okay, guys, the fourth thing you can do with us is join the club. The club is 25,000. No, no, it's 30 grand a year. Right? $30,000 a year. Okay. This is where we actually raise money. Do you find it?
Orange Boulevard. Where is it? Is it in Orange, Florida?
No, it's in Sanford. It's in Orange, Florida. Yeah. It's $30,000 a year. And this is where we buy deals, fund deals, and do deals. Okay? Now you can do nothing and just learn. You can get the deal finder so you can find deals and then start calling people. But I'm going to show you why you would invest in any of these. I'm going to show you a real deal that I just ran into. Three units. I found a deal. Three units, they want. What do they want for this deal? $1,050,000. I can tell you already it's overpriced. Okay, I know it's overpriced. It's three units. But I could buy this deal with 50,000 bucks down, and it's got $90,000 of NOI. The NOI on this deal is $90,000 I could buy with 50 grand down. I know it's overpriced. I'm not worried about price. Remember, price is like 76 on my list. If I finance $950,000 times.06, I'm going to have a note of $57,000 on this deal, and I'm going to make $33,000 in free cash flow at the price they want. And I'm not paying that price. Okay, you guys understand if you have 50 grand down, you would have almost all your money back in year one. These are three units. If the rents raised 200 bucks a month, that's $600 extra. Times 12 is $7,200 a year. I just increase the value of the property by $120,000. Every $200 in this property is $120,000. If I can do that three times, that's $360,000. I made 1/3 on the price, 60x on my investment. You're like, bro, you're going too fast for me. Okay, that's because you don't do this yet. You don't. You don't know what I know yet. You don't look at deals enough. Okay, Now I know this deal is not. Is overpriced. Jared, did you pull it up?
Yeah.
This is zoned because one thing we're going to do in the mentoring group is keep you out of bad deals. I can briefly scan this zone for short term. You're not going to. You're going to. Don't even buy an argument about short term rentals. There is no short term rental universe. I have been telling people this for four or five years now. Airbnb, the short term rentals, the Night lease. Leave them alone, okay? They're not happening. This is already. There's a offer right here. This property is probably worth four or five hundred thousand dollars.
They bought it for 382, 700.
There you go.
Yeah.
What'd I just tell you? It's probably worth 400 grand.
And they probably put a little bit of money.
They bought it for 382, did a little rehab.
That was 23, 23 and 23, they're.
They'Re in the zone right here. 24, 25, 26. Is there a loan on it right now?
Yep.
How much?
6.9%. 6.4%. Two hundred ninety thousand dollar loan.
They owe 290. They, they're, they, they did what I'm telling you guys to do. They paid 382. They put, they put some money in the property, $90,000 down. They spent some money on it, paid it. I've done this many times. Times. Me and Jared bought a deal. These are, these are all over the place right now, folks. The guy wanted $5.8 million. I think we ended up paying $4.8 million. I put $400,000 into the deal. Jared did 150, I did 250. It's worth $15 million today. I know you guys think that this is impossible. These deals are everywhere. I am randomly just looking at stuff saying, okay, deal, at what price? Okay, you could tell this lady, I'll give you $100,000 of profit. Go away. I'll buy your deal. Okay, now, now we're buying a deal, by the way. Not for 900 grand. I know what she paid 382. I'm like, look, I'll give you 100, 100k in profit. Go away. Okay, I know what she's making on the deal is she's either making money, hey, how about I keep you in the deal, don't give you any money. I just take the deal over. She doesn't want this deal anymore. How do I know she doesn't want the deal? Because it's only three units. She's not going to make 500 grand on it. Not. Nobody's going to give her 500 grand on it. Why would anybody pay her that much money for it when I'm buying the same asset in Fort Lauderdale for less money than she's selling her little, her little motel for? Okay, so what? One thing we want to do is want to keep you guys from. We want to get you guys started. Two, we want to keep you from doing bad deals because there's Nothing that will throw you off in this game faster than doing a bad deal. Okay, look, here's another deal. Here's a two unit deal in Gainesville. Leave it alone. It's student housing. You're not going to win here, okay? Oh, God. That, that was my plan. Leave it alone. Here's 25 units. Oh, yeah, baby. Now we're getting into it. Here's 25 units for $1.1 million.
Three properties.
Yep, three properties.
Go back to the, to the listing so I can get the address real quick, okay?
I don't love it. I don't love it because it's broken up and it's going to be hard to look at.
Yes.
Yeah, it's going to be okay.
Three separate properties.
This is in Daytona. It's a great market, by the way. I don't like this. And the reason I don't like this for you guys is you're going to be running from one property, the next property, the next property next. Now, if you could steal it. Look, everything's got a price, okay? Everything's got a price. Somebody said, is student housing bad? Student housing is a problem because AI is going to come through here and destroy colleges in the future. If you guys don't think that, that, that the colleges are going to get destroyed, you're wrong. They're going to get destroyed. All bad products are going to get destroyed. Credit card companies, Mastercard, Visa, big banks, okay, all of them are going to. Every company you've ever hated will get destroyed over the next 10, 15 or 20 years. And colleges have to be a hated commodity, okay? They're overpriced. Inflation wise, they've, they've gone up. They've had more inflation in college tuitions than any other sector in the marketplace, including shelter and food for education, okay? We have $1.7 trillion worth of debt on the backs of middle class people. Not the rich people. The rich people don't care. The rich people paid cash for their kids to go to schools and they connected them up with other people. Okay, here's the deal. Two units. Look at this. In Delane, Florida. Now, guys, I'm just doing a random search right now. These two units are $337,000. If you guys are a handyman or something, you can buy this deal with 15,000 bucks. Oh, you got 15 grand? Well, you got an excuse. You ought to replace your excuses with where you can get 15 grand from. Any human being on planet earth can find $15,000. If you guys can't find 15,000 it's because you quit on yourself. You got panhandlers that are going to make 15 grand working a street corner this weekend. Stop the madness. Okay, man. Man, if I had five grand. Go work a goddamn street corner, okay? Go get it from your mom, your dad. Go get it from your grandma. Take it from your grandma. She ain't going to know any better. Take it from her. It's in a little freaking. It's in a little. It's in her underwear thing. Go grab. Go. No, that's wrong, bro. That's wrong. I ain't doing my grandmother.
Inappropriate, dude.
Inappropriate, bro.
Bad timing.
God, man. Hr. Okay? Go grab the five grand for her, do a deal and put the five grand. She's not gonna miss it. You got. You guys got uncles, aunts, moms, dads, grandparents got money buried all over the place and nobody's even using it. It's ridiculous. You just got to quit making excuses. Take that five grand, bury it in here, or go talk your grandmother into it. Grandma, be my investor. Be my backer. Okay? 337,000. I'm paying 160 a door. Okay. What are the rents on that little deal? Fix it up. Put some landscaping in, put some grass down. Up front.
No, I could. I couldn't get the address.
Okay. I mean, do I love this deal? No, I hate this deal. It's terrible. Okay, But. But right now, this thing says it earns. If you wanted to do it times 0.08, it's earning $28,000 a year. So, I mean, I. I'm starting to like it a little bit. How many of you like to earn $2,250 a month because you own something, not because you did something? Okay. It's a cute color. I'd leave it yellow. Okay. I'd probably get rid of all this brush up front on the. In the right hand corner. I trim all that back. You can do that on the weekends, but it's still a piece of garbage. So what are you going to do? You're going to get in and flip it? You don't want to flip. You want to own. Okay, so we're going to say no to that deal. I'm not going to let you do that deal.
It's outside of my criteria because it's.
Only two units, but look at it. Just to show you the prices, okay? This 400 grand a door. If this is 400 grand a door, how much am I going to be worth? Okay. I look at this, I get so excited because I'm like, oh, My God, look, I bought this for less than the edge in Fort Lauderdale. I bought this asset for 400 grand a door. So I. I don't know, like in Miami. This is in Fort Lauderdale. Let's see. Gallery, it's got a gym, it's got a swimming pool, it's got virtual. It's got a great website. Look at that. So if that's 400 grand a year door, why would you pay 400 grand a door for that?
That stick build in Daytona.
In Daytona. And by the way, heads up here, you got an insurance problem up there. You probably can't even get insurance on this property. Your insurance could cost 1500 dollars a door on this. So you're like, your mind's exploding right now. You're like, damn, what am I gonna do? First thing you got to do is make a commitment. You don't have to make a commitment to me, by the way. Just make a commitment to yourself, okay? And the commitment to yourself right now is not what you do here. It's not which, which one of these you do. Okay? You do nothing. Okay? I don't. Don't worry about this page yet. The commitment you need to make right now is this. Do you want to become a real estate investor? If you're, if you're still thinking about stocks and cryptos and bonds and trading and. Or buying a new business, then you haven't made a decision. This is your wealth pass. Wealth path. If you've made a decision to like, I'm going to take money and put it in a piece of real estate in my market, and I'm going to learn my market. And I'm a scale that portfolio. I'm going to go from four units. Then I'm going to do another four units. I'm going to do four units 10 times. I got 40 units. Okay, then, then you got to make a decision. Okay? What are you going to do to start learning about this game? Okay, which one of these do you want to do? I lost my pens again, guys. I don't know how they keep disappearing from me except that they're hard to find, okay? Because they're so skinny. Okay, so then you're like, okay, I can't do nothing. That's not a possibility. Okay? I need to find deals. I could get a deal finder. Here's the problem with the deal finder. When you find a deal and you don't know how to talk to people, it won't matter. You still got to know how to do the math. I still got to Be able to underwrite deals, do deals, work deals. So you're in a bit of a conundrum. Okay. You know this, you know, money is depreciating. Everybody agree with that? If money is depreciating, if it's going down in value, when it goes down in value, naturally, when they print more, which things go up in value? What goes up in value if money goes down, if they print more money, if you print bigger, supply what's hard to build and replace real estate. So then we got to figure out your market. Okay, so I'm in Daytona. This is how my morning might start. I might be like, okay, let me see what I got here. Let's say, let's say I've. I've decided this is my little circle. This is where I'm at. Okay. I'm in this little circle here. Here's a 16 unit deal. Oh, man. I'm getting data divided by 16. Oh, these are 137 a door. Wow, that's interesting. Okay, make a note here. If they're 137 a door, all I need is about a twelve hundred dollar rent. Thirteen hundred dollars a door, $130,000 a door. All I need is about a nine ratio price per unit to the rents. Okay. It's kind of cute like this. Kind of cute. A little starter, right? Oh, the insides have been done. Wow. I wonder why they're selling this. Okay, so I take interest in it. Kitchens have been done. Somebody rehabbed this. The floors have been done. Okay. Oh, they painted it. Oh, wow. I wonder when they bought it. Jerry, can you pull this up?
Let's find out the address.
It's 450 Tomoka, Tamaka Avenue in Ormond Beach. Okay. Looks like a new roof on it. So what do I know right now? What do I know? Those are workers on the property right now. They're all parked together. Renters would never do that. A renter would be at one end, stay away from the other cars. So they're rehabbing this. Okay. You got to know what you're looking at. What you see, that's different.
Year built 1974. Owned by Tamaka Garden LLC, which we through deal finder. You can actually pierce the corporate veil with the same skip trace. So we could find out who the actual owner is rather than just the LLC and their contact data. See here.
So, and a half acre. There's eight one bedrooms and four two bedrooms. They want $2.2 million for the property.
They have a 30 year, $760,000 commercial mortgage they signed in 2006.
How much?
760 is the. Is the debt.
And they want 2.2 million.
And the last seven 60s the debt. The last sale price in 2006 was.
A million 60 and it sold for a million 60,000. So they're trying to make a million dollars. Okay, but why are they selling it right now? I've already told you guys, this is the worst time to ever be a seller. There's times to be a buyer. There's times to be a seller. Right now is the time to be a buyer and not a seller. So why are you guys selling it right now? I'd want to know that. Okay, I already know he's got the wrong broker in the deal. And the reason I know that is because it's on LoopNet. If this was a real deal, a great deal, a good deal, something I would go after, this would not be on LoopNet. Where would it be? It would be with Newmark. Jll, cbre, Cushman, Wakefield East. Deal. I'm giving you all the names of the companies right now. Collier, maybe Newmark. Did I say that?
Yep. Jll, Cushman, cbre, Northmark, Arson, Young, Transwestern.
Northmore. No, not gre. Not the last words. Those Trans. Western. That.
That's not Nai and I.
Maybe, maybe. Okay, but really, it's going to be in Florida. Cbre, Cushman, Wakefield, Newmark. Okay, I don't know about these deals. I don't know who Joe Lafleur is. Okay, let's call Joe. Let's see. Y' all want me to call Joe? Let's see what Joe's got to say. Let's see if anybody actually works on Sundays other than me. There's a bunch of God fearing people that are like, I can't work on Sundays, bro. You don't work anytime. You guys. Like, I don't work on Sundays. Yeah, you didn't work the first six days of the week either. You. You. You don't need another person to be your message. You guys are to have your own message.
Like it's on the.
It's. It's up to the last. Yeah, it's your forwarded to the voicemail for answering service. Nobody's available like you. You.
Let's say he's not there.
Yeah, well, first thing I do is find a deal. Second thing I do is. Is contact the broker. Now I'm not even leaving a message for this. This joker. Okay, I'm going to under. But. But if I was interested in it, I Would. Okay, but a professional doesn't answer the phone like that, folks. I called some professionals yesterday. Hey, this is the phone of Grant Cardone. Leave your name, your number and message. I'll call you right back. That's a professional. A professional is not. I'm sending somebody off the air. Okay, underwrite the deal now. Okay, so I have a deal right now. I'm like, I need to know what the rents are on this. See, where's this deal at again? Is this the deal, Tamaka? 16 units. Okay, let's see. Did anybody have the rents? No, no. Here, here, here. Okay. Okay, look, there's the rents. 675. 935 and 1000. I have 16 of these. So I'm going to take an average of those quickly. And I'm going to be like, let's do the underwriting. Okay, this called the underwriter calculation. Okay, you want to go to free notepad something blank. I got 16 units times 850 bucks a month. I'm pick. I'm guessing. If I didn't know, I would guess. 850 times 12. Total possible income on this deal. The most income you could get is if everybody paid you, and they won't is $163,000. I'm going to put times 88%. The reason I'm going to do 88% is if I lose one unit, I lose 6%. If I lose two units, I lose 12. So it'd be 88. You'll never have a 95 on this property, and you'll never have a 92. It's going to go 194, 93.5, and then it's going to go to 88. So I'm going to use 88. See, you guys would make this mistake and say, oh, oh, it's going to be 95. It can't be 95. There's only 16 units. If there was 160 units, it could be 95, but it cannot mathematically ever be 95 because 1 into 16 breaks up into sixes. Man, there's so much to learn. No, not really. It's the same stuff. You're going to learn the same stuff over. And this is so simple, folks. I'm telling you, if I can do this, I started with $3,000 and a commitment. Everybody's like, man, you started with three grand? No, bro, I started with a commitment to get rich. And I believe that real estate was my path, not stocks. It wasn't even working hard. Even though I do work Hard, okay? It was real estate. I'm going to take all the money I earn and I'm going to dump it into real estate. I'm not going to play golf on the weekends. I'm going to go shop. Real estate, okay? My friends are shopping, playing golf, okay? My friends are going off to Europe. My friends are celebrating. My friends are having families. I didn't do that. From 25 years old until 45 years old, I did one thing. Every weekend I took my money that I earned and I tried to find some place to dump it into, ok? And that's why I know some of this stuff. I've done the math enough times. So watch. We're going to take of the 163 times 88. The most money you really can earn is $143,440. And then I'm going to multiply that times point 60. And that's my NOI. $86,000. Basically, I'm rounding, I'm rounding down. $86,000 is what's called my noi. My noi is the factor that determines what my real estate is worth. Please don't show that yet. Divided by 06, okay? This says if, if this noi is correct, if divided by 06, I could pay $1.4 million for this property. Now why is that number important? Okay, because These people want $1 million. I'm sorry, $2.2 million for the property. So I know right now based on my numbers because I can't talk to off today and probably off all week. Part time real estate amateur. Boo boo. Okay, if y' all talk to him, tell him I called him Boo Boo because he made a boo boo today. He's not at work. All right, I know I could pay between 1.4 and $2.2 million for this asset. If this is right now, if this is more or less, it's going to change everything. There's three people on this one deal. What are they going to split this commission? Let's see, let me call, let me call Orlando girl, okay? She's in Orlando. How do I know that? Because that's a 407 area code. It's not an Arman area code. 7 7, 4, 6, 6. She probably knows nothing about it. 6, 6. Let's see if she answers. What am I going to do? Find a deal. While I'm trying to make contact, I'm doing some napkin underwriting. Now I'm going to show you guys the underwriting calculator here in a second. That's what we're doing today, showing you how to work through the numbers. Hi, for all property information you can see 100units.com 100u n I its.com 100units joe j-o e@100u n I dash.com or you can leave a message, whatever works better for you. And we'll get back to you as soon as we can. Thanks for calling 100units. I'm calling for Britney Joe with 100units.com. Grant Cardone with grant@grant cardone.com. hey, I was calling for Britney because she has this listing of this little, this little deal. What's the name of that thing? Boo Boo. The Tomoka. The Tomoka Gardens. Okay, I got a friend that wants to buy that. You know that's not my deal, but I got a friend that wants to buy 16 units in Ormond Beach. He's got an exchange. Can you give me a call back? I'm trying to figure out who in their unright craziness would think that they could get $2.2 million for that asset. But my guy be willing to pay it because he's got this 1031 and you are Britain. If you come back, I'd appreciate it. Thanks. It's a lot of work. Better than digging a ditch. Let me see. I'm looking for that deal again, man. That's a good deal too. You see this little deal right here? I'd love to find this deal. What are we doing right now? I'm looking at deals. This is what you're going to do is this, is this hard work for you guys? Like what would Jay Z call this? I'm exhausted. This easy work, baby. Okay, but it is work. It's research. Okay, now. Oh yeah, there's, there's the hundred units. Calm. So good. Now you got a contact. Why am I trying to build my contacts? Because your contacts are your network. And even though I'm making fun of some of these people because they're amateurs, it's just, it's, this is your network of people that you're going to be dealing with. The hardest thing about real estate, the hardest thing about real estate, the most difficult thing is not what you guys think it is. The biggest challenge is two, two fold. Okay? Who knows what they are? The two biggest challenges in real estate, it's not the money, it's not the debt, it's not the equity. It's not managing. Okay, who knows what they are? Let's see if anybody knows.
Confidence.
No, not confidence.
Getting A hold of brokers.
Yeah, brokers. Why you think that? Look, look at this. This is a clue right here. And find broke er than you. And finding the deals, it's just getting like. How do I get deal flow? How do I get deal flow? Most important single thing in real estate. Remember the order of things. First the deal. I need a deal. If I don't have a deal, I can't do what. Contact the broker. What am I going to talk about? Hey, how you doing, buddy? Okay, no. 3, underwrite it. Okay. 4, go get some debt. 5, go get some equity cash. Okay, this is the easiest thing. Where's the deal? How do I make contact? How do I underwrite the deal? I do it in this order exactly. Going, going down this way. If this guy doesn't answer the. I'm sorry, if this guy doesn't answer the phone, I start underwriting. How do you underwrite it? Go to that screen we were showing a few minutes ago. Okay, we're going to show you how to underwrite these deals real quick. And by the way, if you, if you guys are paying attention today, man, the fact that I could show Ms. Lisa how to take 800 grand and turn it into $15 million while she's retiring, okay, that's a real doable, accessible way. So how do you determine what price to pay? This is the underwriting for your deals. Okay, if you go to page 37. Are they on 37? Where are we right now? In the book. No, no, no, I know where I am, but. Well, where are they?
Oh, well, they're, they're, they're, they're, they're back here. They're on page like.
Okay, good, good. Okay, well, let me, let me back you up then. We'll just back up and let me get back in your book so I get you the data you need right here.
Keep going.
No, I did that yesterday.
I know you. This was the summary.
Yeah, I did that. I'm done with that. Okay, keep going, keep going. Let me see, let me see.
There you go.
Okay, we're going to start right here. We're going to start on page 26. Where to find deals. Okay, where to find deals. Yeah, where to find deals. How do you find million dollar deals? Because remember that, that, that, that deal they want $2 million for. What if I could buy it for a million and then get back to 2 million bucks? Why are they selling it right now? You shouldn't be selling anything right now. We don't have anything for sale. We have 45 properties. I'm not selling any of them. I'm not a seller for any of them. If you made me an offer, I'd be like, okay, whatever, make me an offer. But bro, I'm a clobber you. I'm a clobber you or I'm not a seller and I can't clobber you in this market because debt determines price, okay? Debt determines how much money somebody can pay. And the debt markets are frozen up right now. And the debt markets are the only thing that disrupts this kind of real estate. So where do you find million dollar deals in 2025? It's August 2 or 3. The deals are out there, okay? You're, you're not going to see them if you don't look for them. Look pretty precedes seen, okay? If you're looking for a miracle, you ain't going to see one unless you're looking for one. Okay, so where do you find them? One, you start where you live. Go to page 27 of your workbook. You start where you live. Two, third party resources, a loop net. I've been using that today. Why? For contacts. Costar. Great. That costs you about what, 6,000 bucks a year?
Five for four. 4,000?
Yeah. Four to. Four to $8,000 a year depending on. On what your deal, how big your company is at Costar Brokers Circle that, that's the best place to get deals, is brokers. Crexi 10x deal finder, okay, is a place to find deals. Clubs are a place to find deals. Working with other people. Okay, Sold deals. Deals that just came off the market watch. Sold properties. Number four, local city and county records. You can go down to the local city, county records and literally put in, I want to see every hundred unit deal available in the marketplace and they'll give them to you. Okay? Deals that are under contract. Number six, expired listings. So when I'm talking to a broker, I might ask, is there anything that didn't trade last quarter? Okay, let's see here. See, this is Crexy writing me. Every day. Every day they give me an update. Here's 22 deals that fit your criteria. Costs nothing to do this. I still got to know what I'm looking at. There's a jet, relaxed Naples paradise. What is this? Florida review. I'm not going to read that. Critical tax advice. I'm not going to read that. Seven Heaven properties in the Caribbean. Never going to invest in the Caribbean in my lifetime. Let me see here, let me see. I'm looking for deals. Crexy Again, let's see here. Looking for deals. I'm looking for deals. I might have. Nothing came to me this morning, but most of the time I. Oh, there's a deal. This is what you're really looking for. You want to be on these lists. Okay, see, so I'm going to click this. I'm going to click this deal. I'm going to walk you guys exactly through what happens and what you need to do. Right here, okay? Oh, is this gorgeous? Beautiful. Okay. Nice layout. New property looks good. New roofs. Why would I buy something old if I could buy something new? Okay, there's the photo gallery. Great. I'm not. What am I looking for right now? Who knows what I'm looking for right now? Oh, by the way, same market I was just looking in. Now my. I'm concentrated research. This is what I'm looking for right here. These guys, the. This is a professional website done by professional real estate people. Not a hundred units dot com. And I bet you I could call any of these guys and I'll bet you it's not going to go to some hack AI. Thank you for calling. This is Hampton, Scott, Ramey, Avery Clan. Those three guys do the real estate. Here's the director. You're probably not going to talk to him. You got another director. Brad, Steven, they all have big names. Director, director, director. Really what you want is these first three guys. Underneath that is going to be the debt guys. The. Okay, there's what, four, eight, eleven names to add to your contact list. Now, once you see the list, you might copy the name, start putting them in Excel spreadsheet, and then you're going to do this right here. Click to access the data center, at which point it is going to ask you for your data grant@cardonecapital.com. i'm the principal here. Oops. You're going to click that, you're going to submit and you're going to be into their data file. Now, okay, you got to click right here and right here. I'm going to agree to the non confidentiality agreement. Only sign a confidentiality agreement when it looks like that. If somebody calls you on the phone and says, hey, sign this ca and I'll get you the data. Do not do it. I'm saving you a million dollar lawsuit right now. Do not do it. Is this it? Yeah. Now they're going to give me. No, that's not the deal. Where's the deal at?
You got to scroll down on the. On the ca right?
Yeah, I agreed.
Scroll up on the left Hand side there. See if you missed anything.
No, it's stuck. It's stuck in their system right now. Yeah, yeah, yeah. Thanks. Thanks. Good. So contact us if the records indicate you've already executing an agreement. Great. So what can I do? I could call Hampton right now. Call 561-317. 1910. What's the name of this deal?
Hello?
What you doing? Why. Why are you working on a Sunday?
What's up, Grant?
What are you doing, man?
I just got done playing golf.
Oh. How'd you. How'd you hit him?
I hit him pretty good.
Yeah. What was your.
This new course up in Martin county called Apogee.
No, I haven't.
It's. Steve Ross did it with this guy Pascucci. It's like a city. It's like almost 2,000 acres.
What was your best hole, man?
My best hole for the last hole. Birdie.
Hey, let me ask you. You got a minute to talk about this Coastal Coastal portfolio? Sure. What's the deal there? Is it a deal or is it a waste of my time?
No, those are the three way point deals that we talked about.
Oh.
After Mason Sewer. So one of them is in. One of them is the best deal they have in St. Lucie County. It's immediately next to a Publix. And, you know, it's in a good neighborhood. That one's 265A in it. The Veronica deal is right next to the Griffin that we're selling. It'll be closing in the next couple weeks. That one's 290 A unit.
Yep.
And then the one in Palm Bay is on the Space Coast. That one, I believe is 275.
Yeah.
All under 300 unit. All, you know, under replacement costs.
Yeah. What are the rents? What are the rents on them?
They're all like plus or minus $2,000. The reason that the Vero deal is higher in price per unit is because the taxes are significantly lower.
Okay, so how many units total?
Like around 600.
Okay. Now, did the other deal ever happen? The one I bid on twice and it just never went?
Yes.
What did they finally pay? 268.
Mesa Stewart is 275.
Okay, so somebody finally stretched 1031. Ah, 1031. Okay. Okay, cool. So when's this gonna happen? All three of these are available. I could buy the whole thing or I could buy the whole thing. Or not, not, not, not. The. Not the Vero beach you combined. Yeah. What. What cap rate you think it's going to be at, like, real numbers on today's Numbers, everything adjusted.
Probably five and a quarter, huh?
Okay. Hey, what's the word on the street about what I'm doing right now? Is there a word out there? Are they saying, hey, Grant Cardone's playing with fire with the bitcoin?
Yeah, I. I just don't think anyone understands it. I mean, you explained it to me in Vegas. Yeah, I kind of get it. I just don't think people understand it.
Yeah. Okay, well, that's good. It's good. They don't understand that they can't compete with me. Yeah, exactly. Okay, man, I'm gonna dig in these deals. I didn't know it was the Waypoint thing. You got anything else you like better than this?
I mean, I really. For what you're doing, just trying to, you know, build a great portfolio. You should be looking at that Atlanta Crossing deal that we have on it in Delray.
Huh?
That's a big deal. 230 million.
Yeah. How many, how many units is that?
250 apartments, 50,000 square feet of retail. 50,000 square feet of office and a parking operation.
Huh.
It's a blended five and a half cap.
Okay. When is that going off? When is that going off?
It's been out there. We've had it out there. I mean, Ryan looked. Looked at it.
Huh. So why didn't it. Why, why didn't it happen?
We.
We're.
We're close. It's just. Well, first of all, it's a big deal and it has office and retail, so it didn't appeal to a lot of your traditional multi buyers.
Yeah.
So we're close, though, with a couple groups. You know, I. I think there's one group that really is trying to negotiate with the seller and try to get it for the best price. But, you know, there's.
Say that again. They're. They're what? Say that again. They're two. They're at 230.
There's seller at 230 million. We've got groups in like, the low to mid-200 twenties.
Yeah. How much time could I get to close that? I think I lost you. Yeah. I said how much to close it?
I mean, if you had significant dollars at risk, I think that they would give you probably 90 days.
Yeah. Okay. Let me dig in on it, man. It's beautiful.
It's amazing. It's right on Atlantic Avenue.
Yeah.
The restaurant build outs are stunning.
Yeah, stunning.
They're not your run of the mill Atlantic Avenue restaurants.
Yeah. I don't know. I don't know why I hadn't seen this? I don't. I don't know why I didn't see this. Why don't you ever call. Why don't you ever call me?
Dude, you were focused on the. The boca deal.
Yeah. What do you think about that boca deal? I did?
I think it's gonna be amazing if. If what's his name can figure out how to finish the rest of it.
Yeah, he's in it. Yeah. Yeah. Okay, cool, man. I'm gonna dig in on this. All right. Thank you for your time today. And, hey, congratulations on your birdie. Bye. Okay, so see, what I did with there is I call a guy, contact a guy. I'm not even doing the underwriting, okay? I call a guy, see a deal. I call a guy bank. I start talking, he starts giving me the data. Now, I know I got 600 units over here, but out of that phone call comes this other deal. I asked him. I'll ask him on every call, hey, man, is there anything out there you like better than this? And he says, boom, the deal you ought to be looking for. He basically trashed this deal because he believes this is better suited for me for whatever reason. Okay. Anyway, you guys have to get to a place. I did not have these contacts 30 years ago. I did not have them, and it took me too many years to get them. And I'm telling you guys how to access. You have to have people to talk to. Expired listings. Those three deals right there are from expired listings. They tried to sell them last year, and they didn't happen, so they keep dragging them through the marketplace. Okay, Seven merchant builders. This deal that's happening right now, this new deal he talked about in Delray. Beautiful deal, by the way. You guys know where Atlantic is? Atlantic is oceanfront.
Yeah.
Okay. Eight commercial brokers, nine real estate clubs. Okay? We have a club. How much is our club, Jared?
30 grand.
$30,000, by the way. Also, I want to invite anybody that's interested into the club to call our offices to get a full explanation. 310777. This is for people that are serious. Serious, serious. Like, you're like, I want to be Grant Cardone. I want to be the next Grant Cardone. Call about our club. Guys will answer your phone right now. It's 30 grand. Ask them what you get, what we do, what the guarantee is, what the promise is, what we can do, what we can't do, and what we expect you to be able to do in that club. But if you're a serious. You're a serious person about really buying real estate this year. And in addition to buying real estate, you want to learn how to raise money from other people so you could buy bigger deals. And you have 30,000 bucks sitting around. You're like, I'm willing to invest that in my future, in my career. 310-777-0255 for any of you that joined our mentoring program, okay, I just want to make this offer to you. When you do that, you decide to do this club later, I'm going to give you credit for the five grand. So you're not going to have to pay more money. Yeah, the first hundred people that, that take advantage of this opportunity get to come to our wealth conference two days in Miami, and you get to come to our real estate conference. What are those dates?
December is for the wealth con, and I think it's December 12th through the 15th for the events. For both of them. They're back to back.
Okay, 12th, the December. If you can't go to the December event, no problem. We'll hold the credit for you to go next year. If you want to go to either the real estate or the wealth. Yeah, yeah.
And then you can make payments on it.
Okay. Yeah.
Or you just can do a one pay. We give you.
Okay, 6,000. Or you can pay 49.97 as a one pay. 6,000 on payments or 49.97. One pay. For you guys that want to do the club, you guys that are maniacs and you're like, me, like, I'm gonna build a billion dollar. Excuse me, I'm gonna build a billion dollar real estate portfolio in the next 10 years. You could, by the way, very easy to do it. Not like, not even a big deal. Okay. If you found that one deal, that one deal we were talking to.
Avery.
Lisa about, Lisa would have a 25 million dollar real estate portfolio in the next 10 years based on me telling her what to do with 800 grand. By the way, that's without her raising money from other people. No, no. In 20 years, she could have 20 years. She'd build a 25 million dollar real estate portfolio. You like 20 years. A long time, bro. You're going to pass this on to your kids. It's going to last 50 years. Okay? I bought this deal. 66 Claremont Avenue, I think it was called. 66 Claremont Avenue, San Diego. See this property right here? No. No. Yeah, yeah, that's it. No, no, that's not it. It. Y' all remember the name of that deal? I pulled it up the other day. I forget what the name of it was. I don't. Here, I'll pull this one up. Let's, let's, let's do 210. What was it? 210 Mesa Boulevard. The. The deal in Vista. No.
210 Cedar Cedar Road.
Hold on here, here, I'll do this one. No, no, no.
Is it. It's 5325 Claremont Mesa Boulevard.
I believe we say what is it again? 5325.
5325 Claremont Mesa Boulevard.
Mesa Boulevard.
See if that's right.
Man, I got to go back and get these old pictures. I remember I got a bank loan on this, and when we called it into the. The bank asked me not to paint it that color. Like, bro, this property, okay. Looks terrible, doesn't it? I painted it yellow, bright mustard yellow. And the bank's like, please don't do that color. I said, oh, no, I'm doing that color. It was probably a bad idea.
Looks good now.
Looks. Looks good, doesn't it, at those doors. Let's see how long. That's. Let's see how this. How long this piece of you guys, like 20 years. A long time. This is for you long time people. You people that don't understand what a long time is. Let's see. It's on a 4.4 acres in San.
Diego built in 1963.
Yeah, it's been around for 62 years, producing income. I paid $3 million for this property, sold it for $13 million.
They just pulled cash out. They did a refi. $13.7 million loan at 6.89% interest.
What did they refinance it for?
They.
The loan. Sold it for 13. They have a 16 million dollar loan on it today.
Last sale was 22 for 21 million.
They sold it for 21 million. Okay? Everyone's made money on it. I bought it for 3 million, stole it, and by the way, second guess myself the entire time.
Sold it. And you sold it in 2015 for $3,050,000.
No, I didn't. No, I sold it for $13,000,000. That's. That's the wrong record. I bought it for 3,050,000.
Oh, yeah, yeah, yeah, yeah, yeah, yeah, yeah.
I bought it for 3 million. So what's the next sale?
It doesn't have the sale price. ALS spread. Spring Mountain LLC. 8.9 million dollar loan.
So, yeah, I sold it for 13. They borrowed 9 million. They then sold it for what, 21.
21.
Yeah, they sold it for 21 million. Somebody will lose it during the process and things can get corrected again. So you guys want to learn how to do this? Who wants to learn how to do this? Like, you want it? You're like, you're serious? You're like, I want to make some money, bro. 20 years is nothing, folks. You're 25 years old. 25 years from now, the year will be 2055, and the rents in this country will be $10,000 everywhere. Okay? Do the math on this. Just do this math. I started with no units. I have 14,200 units today. I started with no units, no money and no credit. And by the way, no mentoring. How many of you believe if I'd have had me as a mentor when I was 28, I would have more than 14,000 units today? I would have had somebody mentor me the whole way. No, go do this. Make this move. Go here, go there. Move to this market. You can do this, bro. Okay, I probably wouldn't have bought this. What?
They made seven. The people you sold it to made $7 million in four, five years, I made 3 million.
I made 10 million on the deal and thought I crushed it. Sold it, and the guy right after me made 8 million. How many years in five? Five. Okay, so I shouldn't have sold it. I'd have had somebody say, grant, don't ever sell it, bro. Why sell the asset? I could still have. I had 500 units in San Diego in 1998. That is 27 years ago. I had 500 units in San diego. Those rents are $4,000 now. Okay, 14,000 units. Just. Just increase the rents by $25. Take 14,200 units times 25 bucks times 12 times 90 divided by.05. $76 million every time I do that. Right. Let's just go forward. Let's say the year's 2025 today. Let's go to 2045. That's going to be. I'll be 87 years old. I'm still going to be around. Who thinks I'll still be alive at 87? My mom made it till 89, bro. And she wasn't using red light therapy beds, top grade supplements, freaking taking care of herself. She like, like everybody's going to live longer. Okay? I'll be rocking at 87. You know, I'm doing deals. Okay, what are the rents? They went up $25 a year for 20 years. The rents are 500 higher. How many? Think the rents? Just plug a number in. What do you think the rents will be in 2045? In Miami, where most of our assets are, there's going to be people living to 105, 110, 115. All you got to do is keep the bone structure and the muscle structure Good. If the bones and the muscles don't go, man, the organs will keep rocking. Okay, somebody said $10,000. 20,005 to 10,000. Okay? If the rents are 20 years from now, the year is 2045, bro. You're full autonomous. Everybody's got a robot, okay? Like, the whole world's changed you. Nobody's. Nobody's going to movie theaters, bro. You're. You're strapping a headset to your head or you got some sunglasses on or something. You're going 3D everywhere. You could literally be on a bus and boom, hit a button and you're in Singapore. You might not even have jets, air travel anymore. You're like, why would I get on a plane? Okay, These rents could easily be. I don't even know what they're going to be. What number? Give me a number, Jared. Six. Six thousand. Six thousand dollars. They're two grand now. The rents went up 4,000 bucks. Okay, once you talk about how to create real wealth, 4,000 times. If I never bought another unit, how much is that? $4,000 more rent times 4,14,200 units times 90 times 12 divided by. 0, 5, that's 3, 6. That's $12 billion. 12 billion. And there's no job I can get where I make $12 billion, folks. There's no job, no talent, no book. I'm going to write. Ain't going to happen. This is the fastest, easiest, most guaranteed way for you and your family to create tremendous wealth for long periods of time. You guys just got to make a commitment today. Say, okay, I'm waking up. I'm not going to save money anymore. I'm not going to do the retirement account. I'm not going to have equity in my home. I'm going to pour all my time and energy, my time off, and I'm a poured into this asset class, and I'm going to do what people have done since the. Since Adam and Eve. Boom, boom, boom. They hit it and then they look for shelter. Okay, all right. Look for external pressure where sellers will compromise. This is a little tip. When you start looking for deals, you're looking for pressure on the buyer. Now make a note on this page. You're never going to ask that directly. This is not an overt question. You have to be slick about how you ask this question. Hey, why are they selling? Right now, I'm just curious, why are they selling? Well, that was their business plan. Make a note here. When you ask, why are they selling? You will never, ever get the real answer. The first Time. I might get the answer the first time because I have the relationship, but most of you will not get the answer. In fact, I might not even have to ask the question because they know I'm going to ask the question, okay? And they'll offer it to me. Grant, let me tell you why they're selling right now, okay? Now, when you're finding deals, okay, deals are everywhere. I showed you where to find some deals right now. LoopNet, Crexi, costar, Dealfinder, clubs, local community. Go to your city records, lost deals, existing deals, deals that are listed, Expired broker community, expired deals. Hey, you got anything you like better than this? Remember that question. Underwriting formula. How do you determine what price to pay? Okay, number of units. Do this math. Blank piece of paper or you're on page 37. If you have the book downloaded. Page 37. Number of units. Make a note on number of units. The single most important number in real estate, all of real estate, is the number of units, okay? If these rents go up $6000 and I only have one unit, by the way, sometimes I had 100% occupancy, sometimes I had zero. If you only have one, but when you got 14,000 or 1400, your first target should be 1000 units. Just so everybody knows, if you were asking me to mentor you, 1000 units is your first target. Okay, how do you do that? 10 times 100 units or 5 times 200 units or 1 times 1,000 units, okay? Probably not going to get one. That's probably not an option. Okay, so you could get 10 deals, you could get 20 deals times 50, you could get 40 deals times 25. Okay, which one's easiest? You got to pick which one's easiest. You do one 100 unit deal this year, what's that going to cost me? 100 units. Remember, all you got to do is raise the rents like $24, and that makes you $1 million for you and your investors. Okay? 100 units. Let's say it's going to cost you, I don't know, 15 million. 15 to 20 million. You need. Oh, you need like I need $4 million down. Exactly. It doesn't have to be your money, though. You're going to get a loan on this easier than a deal for $1.5 million. This loan is easier to get than this loan. A 15 million dollar loan is easier than, than this loan to get. That's got maybe four to eight units. I'm just telling you it's easier. Now you're going to think it's easier to get a smaller loan, but it's not because you got a different lender. Okay, how do you do the math? Because the bank's going to use this math, the seller is going to use this math and the broker is going to use this math. Number of units times the actual rent. This called the T12, T12. There'll be a T12, a T6 and.
A T3, which is basically the trailing twelve months.
The trailing twelve months, trailing six, trailing three. There could even be a T1 last month. Okay, number of units times the actual rent, not the pro forma rent. Nobody is going to credit you for pro forma. Pro forma is. That's what it should do, I think. Also do not use the number market rent. Market rent is ridiculous. What is the actual rent? Okay, times 12 months divided plus other income. Other income could be zero or it could be 10 or 15%. The higher the other income goes though, you need to be suspect of why.
Back to the slide, guys.
Okay, times the occupancy, that'll be a percentage point. 90.88, 0.85, 0.82. Equals your actual income. Less your expenses equals the noi. The noi. Make a note. Determines the price I can pay for the asset divided by the cap rate equals the price. To offer questions on this. Okay, let's say I found 10 units. And let's say the rents are $1,000 a month. And we're going to multiply that times 12. Everybody's going to do this with me. You're not watching me. You're doing this. Plus other income. Let's say the other income is three grand times the occupancy and we're at 90% all the time. Annually we're full. Really? But once a year, one person moves out and we got to replace them and we lose a month. Whatever you're going to use in 90. What is that? What is that? Where am I at here? Equals actual income. Okay, this is my actual income. Actual income. AI, let's say my expenses are 60%. Let's say my expenses are 70%. Actually, it's a smaller deal. 10 units, it's down the street for me. I'm going to do everything, paint, collect the rents. It's easy. It's a no brainer deal. It's in a great location. Well, that doesn't really make any sense because the rents are only $1,000. So it can't be that great of a location. But maybe, maybe it's in a great location. The guy that owns it doesn't really know what he has. He should have raised the rent. These rents could be $3,000. You're like, what a minute? Why didn't he know that? Because he bought it in 1944, and he's collecting $1,000 a month in rent. He bought it when it was like 400 bucks. He bought the whole thing. Somebody gave him the property. His grandmother. The deal I looked at in Pueblo, Colorado, when I was doing undercover billionaire. The guy that owned it was given the property. It was worth probably 12 million. I offered him 8, and he took it. Why did he take 8? Because to him, it was $8 million. He knew nothing about real estate. He owned one of the largest real estate complexes in the city of Pueblo and knew nothing about real estate. Why? Because he was given it when he married the daughter. And daddy gave. Daddy gave it as a gift. Daddy died, and son in law was now allowed to sell it. As long as daddy was alive, he couldn't sell it. As soon as daddy. Daddy's like, I'm getting rid of this piece of. Okay, it was worth 12 million. I offered him 8, and they took it. That deal is being traded right now, by the way.
Wow.
Okay, 60% of this AI is expenses. So that gives me the NOI. And then we divide by whatever the cap rate is. So let's say in this case, it's a six cap market. Okay, so what do I got? $12,000? 144,147. 147 times 0.9. What is that? I'm doing this in my head now. So I got 132. I should have 132 right here. Everybody got 132. Is that right? Should be 1 times 0.6. I'm sorry. Times 0.4, right? No, no. Or no?
Minus. Minus 60%. You can do it either way.
Yeah. My expenses are my expense. No, no, no. My. My expenses are 40. My expenses are 40%. Okay, what did I put here? Expenses. 40%. So I put expenses of 40. They won't be 60. Actually, you know what? I want to put expenses at 30. Change it again. I want to put expenses at 30. Okay, so we'll start over. We'll start over. Okay. Right. 100 units. 100 units times 1000.
I thought it was 10 units. It's 10 years.
Oh, sorry, sorry. 10 units times 1000 times 12. Because we do this for 12 months plus $3000 equals $123,000 times 0901-100071-10110. Okay. Now, my expenses are 30%. So the simple thing to do is just take 70% of this and my. You, you. Everybody should come up with this number. Noi. And you divide by.06, okay? And I. And I can pay one. I can pay. What is that?
1.2 million?
Yeah, sorry, 1.3 million. Basically, I can pay $1.3 million. Now, once you get the price, you can pay. This is the price. The next thing you do, $100 for this. What's the next calculation you do? Once you. Once you determine the price, you can play. Hey, little buddy, can I call you back in a few minutes?
Yeah.
You're the best, dude. Got anything you need right now? No. I love you. Yeah. You don't factor in depreciation. Depreciation is after. Okay, price. That's the 1.29. Once you do that, the next number, the next metric, and it's not on your sheet of paper. The next. The next metric, I need you to assume is the price per unit. This is kind of a check on whether you're offering too little. That's right, too little. I'm paying 129 a door, okay? I'm in Seattle, Washington. That ain't happening. I mean, l. A. Not happening. I don't care what it is, what it looks like, or where it's located. You're in Miami, Florida. That ain't happening. Okay. You're in New York City. Wrong numbers. Some numbers are wrong here, by the way. That $1,000 a unit isn't happening either. The rent's not happening. Like, there's so many missing things here. So this is a check to make sure this offer is not too low. You tell a guy, hey man, I'm thinking It's worth $1.2 million. The guy's like, Bruh, you're off by 4 million. Like, you don't want to sound like an idiot. You're better off offering. You're better off thinking, hey, man, based on this is what I would say based on the information I saw. I'm thinking, let me see. See, I need very little data to actually talk to somebody credibly, like that guy that was on the phone a few minutes ago. Let me see. Where am I at? See this guy right here? All I need to know is how many units are here. There's 200 units here. I'm like, based on the. 265.
Per door?
Yeah, per door. Oh, he already told me the price. Yeah, see, I forgot. He told me the price. Many of these brokers are going to talk to you about per price, per door, because that's what the seller wants. Why would a seller want that? Because he knows what he built it for. And they have a target. Like, you need a target. Remember this? You guys need a target. Okay, hey, maybe my first target is 100 units, and maybe I can do 12 doors, and the next deal is 20 doors. Okay, what is your target now? You got 32 done. You got 68 left to go, and you got 100 units. And if those units go up $1,000 over the next 10 years, you're making money. Now I got 100 units. The rents went up a thousand bucks over 10 years. I got 100 grand a month coming in. How many of you like to have a new 100 grand a month coming in? And you didn't do anything but make a decision 10 years before that? Okay, the biggest mistakes you're going to make on page 40, number one is not get started, you guys. Today you. You got started today. You got started yesterday, and today congratulations. And then you're going to be like, stop. Okay, number two, you're going to think too small. You're going to go too small, and you're going to go without a target. Number two, I did these. I'm telling you what you're going to do. I got. I started too small, and then I didn't. I didn't continue to scale. Number three, selling a property is going to be a mistake. You're going to do it because you're going to be tempted by the profits. One, one, deal. First deal I did cost me at least $2 million. I sold it. Second deal I did cost me $4 million because I sold it. Third deal. Idea cost me 15 million because I sold it. Fourth deal I did in Point Loma, Florida. Point Loma. 38 units in San Diego. San Diego. I paid 19 million. I paid $3.9 million for that deal. And it's probably worth $39 million today. It's going up 10 times in price. Four, not raising money. This is a big mistake. The first 25 years of my career, I never raised a penny from anyone other than brother, sister, handful of people, credit cards, mom, but I should have scaled that. And number five, the biggest mistake you're going to make is trying to do this on your own, like by yourself. You're the only one. Okay, now, excuses why you're not going to do this. Here's the excuses. You don't have money. It's too complicated. You're no good at deals or there's no good deals. There's no. You don't have any credit and you don't have any information. I'm giving you your excuses. Okay, I guess you could add Lyme disease to that. Alcohol, divorce, you can blame kids. Come on, man, how many things you want to blame stuff on? I'm not good at math. I don't have the energy. I got depression. I got ptsd. Well, good. You got a whole bunch of stuff I couldn't afford to have. I just can't afford it. So, you guys, you're so entitled you can afford to have all these. These made up things that you say you have. I got PTSD and ADD and ADHD and I got alism and drug addiction and what?
Dyslexia.
I got sex addiction. Dyslexia. I can't read. Real estate's perfect for you. You got. You. You just need to come up with some excuses to raise the rent. You raise the rent, bro, you're going to get rid of all your problems. Maybe not all your problems, but if the rents go up a thousand bucks and you own 100 units, you're making an extra 100 grand a year. Better for you to have some money with your PTSD and your ADD and your ADHD and all your other. Don't be broke and have all these excuses. Okay, so how many of you are ready to get rid of your excuses and get on with the game of creating wealth for yourself and your family? Let me see a 10x if you're ready to go. Look at it, look at it. Look. We got some people ready to go. By the way, I want to congratulate everybody that joined us. When are we starting on with onboarding?
It starts when we finish.
Okay, we're going to onboard everybody today. You're going to get the instant value calculator. So you're going to know how to use two. Two tools that we're giving you. How to underwrite a deal. We're going to give you that. Show you how to use that today in the onboarding and how to use the increased value calculator. The increased value calculator matters because I need to be able to show my investors how we take a $1 million deal and expect to turn it into $10 million. If there's no path to that, I can't tell that story. Okay, Q and A. Let's do some Q and A.
Let's go to. Let's go to Jason Attilo.
Hey, Grant, how are you?
Yeah. What's your question, Jason?
Yeah. So my question is about scaling without cash. So I guess, Grant, if you didn't have cash and you talked about. That's an excuse, right? But what would you do as a strategy to say, hey, I don't have any cash with me. How would I set up a strategy to kind of build to a $10 million portfolio? Well, I'm going to be like, how can I, how, how can I get cash like that? Del Rey deal. I have a deal right now. It's $235 million. We're adding $100 million to that. I have $144 million worth of debt. Already got that. And I have. What is this? 335. So I have to, I have to raise $195 million. I'm doing that right now. But then the Delray deal pops up. What was the name of that deal?
Atlantic.
Atlantic Crossing. What do you say? He wants 230. Yep, 230 buys the deal. I don't have 230 million. What did I ask him for? Hey, man, how much time can I get? Time is okay, so what I'm going to do now is I'm going to piece time first, find a great deal. Great deals are easier to raise money for. Why? Because they're sexy, dude. They get a lot of attention, right? So if I can get the contract, get the deal under contract and get time, 90 days, 120 days or even longer. And he already said I could. He said, you know, if you put enough money at risk, we give you 90 days. 90 days is really 120, or probably 150.
Meaning at risk would be like you're putting non refundable money down payment.
Okay? Like here, I'll give you $2 million to hold this deal. So now where do I get the $230 million? Okay, you start chopping it up. What you do is you start chopping this thing up. Now, hold on. This might be a broker. No, it's my daughter. My other daughter. Hey, buddy, how you doing? Can I call you right back? My friend, I love you so much, man. You. You need anything right now, okay? I can't wait to talk to you. Bye. Okay, so, so now that. Now, now, now I'm going to start thinking in my mind because I, I suffer from the same problems you guys do. Oh, my God. I'm never going to be able to do this. I'm having trouble with this over here. Don't do that. This is where you need somebody in your camp. Saying, bro, the go. My goals, my goal is to have $100 billion worth of real estate. I have 50. I have five right now. I have to 20x. I suffer from the same problems you have. Everybody, everybody, guys understand. Your guy that's in your court has the same problems you have daily. Okay, Jason, I got the same issues you have. I have 195 million I got to raise right now. But my ultimate target is $100 billion worth of real estate. I'm 20 times. I got to grow. So now this is a big deal. This solves some of this problems. $250 million, right? So I'm like, okay, how could I do this deal? Well, I know I can get probably 60% of debt on this. I can get $150 million loan. Anybody can, by the way, because the.
Bank'S going to loan on the deal, not you.
This is going to be a loan. There's going to be debt, right? This is going to be big D. First the deal, then the debt, then the equity. Now I got to raise 100. You're like, damn, dude, 100 million. Okay, how do I chop it up? 100 people give me a million dollars. Do you know 100 people with a million dollars? Do I know 100 people with a million dollars?
I know some people, not 100 people. But I mean, it sounds like, yeah.
But how big's your deal? How big is the deal you're doing?
How big is the deal I'm doing?
Yeah, that you want to do?
It's 15 million.
15 million. Okay. I can get a $12 million loan. You need 3 million bucks? Yeah, I'm chopping it up. How much do you have?
How much do I have?
Probably half a million. Okay, you got 500 grand. So now what do I need? I need $2.5 million. So I mean, the problem is the same with everybody.
It's just been number of zeros.
Yeah, exactly. So now, but, but, but let me. Let me ask you guys a question. In the chat, how many of you here, if. Let's assume just for purposes this commit you to nothing, let's assume this is a screamer deal. Is it? Yes, it is. It's a screamer. It's a screamer. Let's say you're going to make 10x on your money. How many of you just put a number in here if you knew for sure it would 10x your money? How many of you have. Have some money and just put the number in? It could be 5,000, 10,000. Minimum of $5,000. I know. Okay, there's 500, there's 200, there's 20, there's 60, there's 50, there's 10, there's 70, there's 10, there's 100. 130. Bro. This is how you do it. Yeah. I raised all the money for your deal. You're on our Friday calls, right? Yes, I do. I am on the Friday call. Yeah. What's happened for you so far, Jason? So I joined through one of these webinars. I joined in a Starbucks.
Ironically, I had zero, zero knowledge of real estate.
I. No idea. I just. I know I looked at single family homes and realized the math doesn't make sense here. Like, I'm literally putting a bunch of capital at risk and I'm making a couple bucks and then listen to you guys. And I joined the mentor program, and since then, I've gone from. From zero knowledge to an incredible amount of knowledge. And I also the investment into myself here joining the mentor program has 100x my returns. So that 500k that I was just talking about, that's. That's been my returns since joining the mentor program. That's amazing, man. How long you been. How long you been in the program? It's about two years. But that all happened probably in the first 18 months. A lot of it to me has.
Been networking because you can't do this alone.
You're gonna need plumbers, roofers, contractors, architects, probably designers, a lawyer, an accountant like us. You're not doing anything great by yourself. Okay? Everybody needs somebody. And you need partners to partners to help you close these deals. Yeah. And you need deal flow. Hey, great to have you here, man. My deal, My deal flow alone. Deals that I don't want. There's at least. I see at least 80 deals for every hundred I look at that I have zero interest in. But somebody should buy. Okay, some of those are just garbage, but there is some percentage of those 80 deals I say all a daily basis that I'm like, I wouldn't, but somebody else should. Okay, let's go to Regina. Gina. What's up, Gina?
Regina.
Regina.
Hey, Grant. How are you?
Come on. I'm doing great. I'm good.
Anyway, I'm Regina, so I'm actually in the mentor program as well. So I know Jason pretty well. Yeah, but my question is, you know, lots. You talk about, of all the times I've been watching you, you always talk about the brokers. You did your burger call this morning. I've called brokers and, you know, looking to build that relationship who else should we be building that relationship with that we keep in our front pocket, besides just brokers that we really wanted. When they answer that phone, they're going to say, hey, Regina, how you doing?
Probably lenders, lenders and leasing agents. I would have brokers, lenders and leasing agents. Like, when you guys are shopping other people's real estate, go look at the real estate. If you meet a great. Let's say I walked into one of my properties and I'm at a great leasing agent. Bro, steal the leasing agent. You can never pay a leasing agent too much money. Somebody that's creative. Like, we got a chick right now that works in our Los Alas property. She puts events together, comes in and photographs everyone and gets photographs and make sure everybody has photographs. Like, nobody likes anything more than a good photo photograph of themselves with groups and pictures. And she sent, like, just think about creative ways other than like, we're giving a Starbucks card to, to our tenants. Okay? Everybody can do that. You got to come up with creative ways. When they pop up out of their desk and they walk to the front, to the front door, or they walk out to your car and bring you in, say, welcome home. I want to show you the property. It's fantastic. Oh my God. We just had a unit come due. As opposed to the ladies. Like, I don't know, let me go see what we got right now. I'm not sure, like, when you have pop and hop and excitement, that makes a big difference. What have you done with us since joining us, Regina?
So I joined the, actually the club and the mentorship program in November where I really had no experience, no knowledge at all. And since then, yes, met a lot of people. I'm at every event that you come into, all your real estate summits. I do that and really enjoy it. So I've actually now to about 452 doors ownership as an LP, working and looking for a deal now as a GP and connecting with the right people. So I've definitely learned a lot and this has definitely helped me.
And where do you live?
I actually live up here in Fort Lauderdale, not far from you.
Oh, great.
We talked about Dany beach this past week.
Remember that property in Danny Beach? Oh, yeah, yeah, yeah, yeah, exactly. Well, great. Great to have you here today. Thank you for your question. Let's go to Hope. Notice how many women are coming into our, to our group. You know, women traditionally have been the big, big agents they need to become the owners.
Hey, Grant.
Hey there, Hope. How you doing?
Hey. I've Been doing a lot of thinking about yesterday. I kind of turned my head around more to, you know, what you're saying. Now I'm gonna do what you ask. I'm gonna throw a what will Grant do? Scenario without you.
Okay.
Last night looking at the news, Amazon is building a 270. Well, they bought 270 acres where I'm at. So that's going to be bringing in a lot of jobs.
Yeah.
And we're in rural areas. So I was just like, you know, I'm going to look at some apartment complexes that are kind of close to this and see what's there. So I find this on loop net. It's 162. 184 Blake Avenue is called Viewpoint Point Villas, the town home.
162 what?
162. 184 Blake Avenue. It's in Jackson, Georgia and it's called Viewpoint Villas Townhome.
Okay, Viewpoint. Okay, There I found it.
Okay, so they're not, they don't, they're not, they're not telling me what they want for it, but when I looked at the price per unit, I'm kind of guesstimating 1.2 somewhere around that ballpark.
Okay, let me, let me tell you what I think they're wanting for it. Okay. I'm gonna, I'm gonna do this. In most your deals are going to go down like this. The rents are only $1380. 16 times 1380. By the way, if Amazon's going in, it's going to be a blue collar, it's going to be a blue collar space forever. Right. So if you see, if you see a, oh, let me see, Target, a big target. You see Amazon going in or Costco or like those are typically going to be blue collar markets. They're not, they're not next door to Whole Foods or Starbucks or Trader Joe's Chipotle. You don't have a bunch of retail, you know, so let me see. It's inexpensive real estate is my point. Times 12 the most income you can receive on that property. 62 times 1380 times 12 times point 90 is $924,000 a year. Times 0.70. You're going to earn about 646 a year in NOI. Divided by 055. Let's say it's going to be worth $11 million. My next math is divided by the 62, it's 189,000 a unit. I'm paying, I'm getting 1380 a door. I'm probably Paying too much there. So it's probably going to be times 62. Yeah, it's going to be, I don't know, somewhere between 8 and 11 million dollars.
Why would they not be listing what they're asking for?
Well, they're not because it's not a house they're looking for. They're looking for intelligent people. So. See, it's 92% occupied. I use 90. Jim. Let me see. Jim. I mean, you could call. Have you called, Jim?
Well, I found this last night around midnight.
894, 22, 23. It's midnight. You can call Jim. Wake his ass up.
What would Grant do?
What would Grant do? I wouldn't make an excuse. I would call him. He won't answer. Anyway, like you guys are worried about talking to people, that they're scared to talk to you. He's not listing the price because he wants a phone call and then he doesn't answer the phone. Jet brokers do this. Land salesmen do it. They do it on farms and ranches. Hello, this is Jim.
Sorry I missed your call.
Please leave a message at the tone. Thank you.
Leave your message at the tone. Press pound when finished.
Hey, Jim Grant. Give me a call when you get a chance. I'm calling about your. Your 62 unit deal with the Amazon's going in next door. Very interested. I'm a. I'm a real estate investor here in Atlanta. We're looking to take a position. This is exactly the kind of stuff we buy. Call me back when you get a chance. You see me match that Female voice. Okay. Anyway, I'm so wrong. This guy's markets, Atlanta, Charlotte, Jacksonville, Tampa, St. Petersburg, Greensville. But you can't cover this many markets. Charleston, Chattanooga, Columbus, Montgomery, Savannah. Okay, that's cool. But you cannot cover that many markets. No, listen to me. No real broker. Now, he's ambitious and he answers his own phone. Exactly. I'm measuring the dude up right now. Okay, and then when he calls up, what you're going to do. Is it hope? Yeah. Yeah, hope. What you're going to do, Hope. Hey, Jim, man, I did the math on this deal. I'm thinking this deal somewhere between 8, 11 million dollars. Man, am I in the neighborhood.
Or.
What is their expectation? Now, once they tell you the expectations, you guys are taking notes right now. Let me ask you a question, Jim. When did it trade last? Did you pull it up yet? Jared, you're supposed to be on that when.
Yeah, I know, I could. I didn't find the address in it. Okay, she gave me A range so.
Well, because it's. It's got more than one address.
I know.
That's the hard part.
And figure out what this thing has been sold for before to get like an idea of.
Yeah, that's what we're trying to find out right now. When I get help in here, I can't. No, it's not in there.
It's giving me a range of town home addresses. That's 40 units.
Yeah. Okay.
It doesn't have an address.
Look, I mean, at the end of the day, you know, Jim may not know either. Okay, let's see here. It's a good looking deal. I can believe the rents are 1380. I don't know why nobody's there. You guys see what I see? Where's the people? This looks like a movie set. That's a movie set. Doesn't it look like a movie set? Look at like, where's the people, bruh? Okay, like, where's the cars? What's missing here? Oh, now that looks real. Cars. Oh, there's some cars. We got cars. No stars. All cars. Okay. Like, oh, man. You see that back, that back door right there, man. Artage. What you ought to do on this deal. Let me show you. You see those? You guys are to enclose those back there in that backyard and let them have dogs. I did this in San Diego to 162 units. We added. There was 81 units on the floor. We went. This 2012, Man Market was terrible. We went and added fences to every backyard. Raised the rents 200, got it on every single one of them. I think it cost us maybe 1200 bucks to add a fence every six months. We paid for those fences. Increase the rents on 81 units. Do the math. 81 units times 200 bucks times 12. We got it all divided by 0.05. The fences made us not. Let me see.
3.8.
$3.8 million in a bad market. So you just got to be smart. So hope. I don't know if that's good real estate or not. I can see that they're doing some rehab to it.
I was just looking at the potential with the Amazon center. Like a job.
It's still. It's still going to be a blue collar. It's still going to be a blue collar job. I don't know. It's affordable housing though. Thirteen hundred dollar rents or three hundred below the average.
I appreciate it.
Yeah. How long you. You've been. You've been in our mentorship. How long? I didn't hear. Let her talk. Let her talk to me. I'm talking to her. I'm not talking to y'. All.
I haven't actually joined yet. My husband has been in your car. Don't Ventures for a while. So.
Okay, what's hanging you up? Hope.
Just not know when. Well, I mean, I guess it would be partially the funds and then just understanding the market a little bit more.
Yeah. Okay, well, when you're ready. Hey, when you're ready, we're ready. Okay, when. When you're ready for. For my assistance to get these deals done. I don't personally love this deal. I don't love the Amazon story, by the way, going forward for jobs, I think those are more likely to be robots in the next eight to 10 years than they are human beings.
I got you.
And if they are, what will happen in this country is you will have destruction across those marketplaces where you do not have populations. You could have deceleration of rental prices around the country in markets that do not have populations, and you could have everything moved to micro cities. You know, this, this thing about, hey, you will own nothing and be happy about it. That ain't going to happen everywhere because some people are going to live off the grid. I'm going to live over. I'm going to live in Texas. You going to live in Texas, bro, And it's going to be cheap to live there. And you ain't going to have any neighbors. And most people cannot live like that. So where do you live now?
Well, we're currently in Yatesville. There's nothing here except for Dollar General. It's very rural. But this build is really kind of big for the area because, I mean, it's just country. And a lot of people aren't happy about it because from what I understand, these data centers are water suckers.
Yeah.
So no, people aren't happy about it.
Yeah.
But I mean, it's an opportunity that I was thinking capitalize on because it's like I'm looking like five years down the road of, like, raising the rent. You know, there's going to be people, like an influx of people coming in, hopeful for jobs and keeping an occupancy. That was just like my mindset, but again, like, really know.
Okay.
Okay. Well, thank you for being here. Hope. Tell your husband hello. Okay. Let's go to Teresa. Q and A. Q and A, folks. Teresa, how you doing?
Hey there, Grant. How are you?
Good, I'm doing great. Who's that dude just sitting next to you? Man, you must be blind. Teresa.
Face for Radio.
Where do you guys live?
So that actually leads right to our question. We're from upstate New York, St. Johnsville.
Okay.
And tiny little one, one stop Lake Town.
Yeah. After Covid, a bunch of people moved up there, right? Yeah. Actually, are they moving back to the city now?
Our area, I think we kind of heard stories, hit or miss, but not nothing. No huge influxes where we saw any numbers change.
All right, and what's your question?
So basically we've been in the investing arena for almost 10 years and now we've done it chipping away slow, one property at a time. We started with the duplex. We've almost 10 times that. We have 18 doors in our tiny little area right now. And our goal is to 10x that again. So our question to you, as we've heard, you know, you say before, stay in your market. Stay in the market that you know in.
Yeah.
That you're in for us to. Our little area doesn't have these multi, multi unit properties. So our question is to get into that kind of the next level investment. We feel like. Or we think we'd have to learn a new market no matter what.
Yeah.
If we're in New York, New York, that's Albany, Syracuse, Buffalo, Rochester, or do we, you know, Talking to the 10X staff, we've, we've heard that there's people in the club all over the country that are investing in other states. So if you are in our shoes, we have a lot of equity in the doors that we do own. We own our house outright. If we were to get into this multi unit game, do we learn, what next market do we go to?
Good, good, great questions and very focused on your questions. So number one, how many units do you have right now?
18.
You had 18 units right now. And how much equity in those 18 units?
We have about 1.1 million in equity.
Okay, and those, those are located where?
Right in the Mohawk Valley.
Mohawk Valley, Saint Johnsville, New York. Right where we are. I didn't even know you guys could call something Mohawk anymore. Okay, so let me ask you this now, the 18 units, you got $1 million. This is equity. If you guys sold the deals and what is your target? This is where you want to go. How many?
180 units.
180. She wants to 10x. It's an arbitrary, it's, it's a way to scale something. Right. You just say, I'm at x, I'm at 1, I want to go to 10, I'm at 10, I want to go to 100. I'm at 100. I want to go to a thousand. Okay. It's a game you play. Now if you sold these and ended up with 180, would you be fine with that?
Yes.
I would use the $1.1 million. I would find 10 people that could add $1 million. You have $11 million to go buy $33 million worth of real estate. That could be one deal. You could make your entire move. One deal, one raise, one time. Where do you go now? Now you picked your vehicle. This. I, I need, I need a car to take me eight hours. You can't get an Uber with a four hour battery. Okay, so you're like, I'm looking for 133 million dollar deal. Where do I go to do that? Okay, now you're going to pick Rochester. I mean, what if you're going to stay up there, right, with the ice and the snow? Rather move south.
Yeah.
Okay, so where, where, where? When I look at a. When I look at a. This is what I was doing when I was in Los Angeles. I'm sitting in Los Angeles. It's 2010. I'm like, what's happening? And I start looking around the market. I took the whole map of the United States, pulled out and I'm like, where would I live? Where do I think people are going to end up going? There's only so many places. Folks like, just don't look at where you are. They have to. Literally, this is where they are. This is pt, this present time, this is future. This is where they want to be. Okay, you can't get here, staying there. So I'm in Los Angeles, California. I see things changing. Taxes are going up, the people are going crazy there. Housing is going expensive. It's ridiculous. All kind of problems. And I'm like, where would I move my family? I made a list. I'd go to Austin. No way. I go to Florida. Impossible. Not going to Florida. If I went to Florida, it would have to be somewhere sexy like Miami or, or Naples. But I don't think I'm going to go there because they got mosquitoes and they got, they got humidity. Okay, maybe I go to Austin, maybe Miami, but I doubt it. Oh, Nashville. I'm going to go. We're going to go buy some property in Nashville. Both of, both of these, three of these markets had no taxes. Oh, maybe we go to Vegas. We actually flew to Vegas. Looked at Vegas. No, we actually looked at Utah. No, it was too cold. When I was going in, there was 16 degrees. I'm like, that's what I got for 16 degrees. I ain't doing that ever, okay? I'm like, I'm never going to Florida because the humidity. And then I had Jared booked me because Jared basically is your pimp. Yeah, my pimp. And I'm the hoe, okay? And Jared's like, you got a deal in Miami. I'm like, I hate Miami. He's like, you've never been to Miami. I said, I know. I just hate everything about it. Flew into Miami, went to this gig.
Well, you.
You had a bad feeling. Feeling about Miami because you did a. You did a seminar there years ago and got.
Years ago, like, 30 years ago, I'd done an event here, and I wasn't very successful with it. I'm like, the people are so nasty. A bunch of New Yorkers, by the way, a bunch of you people from upstate New York. And. And then I came to the deal, and New York and Miami had changed over 30 years. And I drove across the causeway and I called my wife and I said, hey, we're going to Miami, okay? And so we started making our plant here. Now, I did not buy any real estate in Miami. I bought it in other little markets around Florida. So you guys just got to pick. Now, when I'm looking at a map, if I'm in New York today, I'm your. What are you guys, 30 years old? 35, 40. Okay, well, you look good. So I'm looking at this map and I'm like, I'm going south, dude. I like everything that turns into North Carolina. South Carolina, Savannah. Okay? All this stuff. Greensboro, Greenville, Augusta, Charleston, Myrtle Beach. All this stuff is for sale. Savannah. Guys, you can buy real estate in every one of these markets right now for 20 and 25% less on these units. He wants to buy $11 million. No, no.
33.
$33 million worth of real estate. $33 million worth of real Estate. He's going to need $11 million down, okay? He's going to have a 22 million dollar loan, and you guys are going to be in the real estate game, okay? And you're going to look for something that sold in 2000. No, no. 2000. 2015. You should be looking at those magic windows. 2015-2018-2020-2022. Now you got to pick your market. Have y' all been to Savannah? No.
Nope.
Beautiful real estate. Unbelievable real estate, okay? You're gonna see oak trees that are 150 years old with moss dragging 15ft. Like, it's spectacular. Most people don't even know about it. Okay. These are, these are because there's no big movies have been done around it.
Charleston.
Charleston, beautiful real estate. Myrtle beach, awesome real estate. Golf communities. You're going to have a bunch of retirees move there. And a lot of new. A lot of you New Yorkers. I mean, y' all brag about how, how unbelievably tenacious y' all are, but most of you don't. Y' all want to go to Miami and you get halfway and you quit. And that's all this real estate I'm talking about right now. Okay. Would I go to New Jersey? Probably not. Just more problems. Okay. Would I get out of New York City? Probably, because you're starting now. If you could build a bigger portfolio than this and you're in New York City and you're willing to gut out all the problems y' all have over there, it's going to be a great real estate market long term. But you're so young. I would just tell you guys, you could sell the. Sell what you have, use it to fund what you're doing. Okay? Okay. Go get 10 people, or two people, by the way. You could get two people to each give you. How much?
Five million.
Five million each. Okay, what do you need? First? You need a deal. How big a deal do you need? You probably need a deal, let's say Savannah. I'm just picking the target. It's a 33 million dollar deal. Okay. It'll buy you 150 units at 220 a door. I think that's right. Something like that.
150 exactly. Good math.
Okay. Or you could find 200 units at 175,000 a door. It's going to be close, but now you know what you're looking for. You guys should be looking for, only looking for. You should just plug it in. Hey, I'm looking for 200 units. That's all I want. Maybe 180, 180 and above. Look for everything above that. And then, and, and then, and then, you know, you might find a deal. Like a guy came to me the other day and says, hey man, if you give me $3 million, I'll make you a 50% partner in this deal. I'm like, okay, it's 400 units. So there's deals out there. So maybe you solve somebody else's problems. All I'm telling you is your timing is perfect. As long as you have a deal, I can get you debt, no problem. I can help you with the debt. I can help you with the equity. This is the only thing I can't help you guys with. I mean I can help you with it. If I'm working with you, I can help you with the confidence. Because what you guys are going to do is you're going to leave here and then you're going to go, want to go do this and then you're going to want to pull back. It's natural. A rubber band wants to stretch and pull back, right? So you're going to stretch and then you're going to lose your confidence. Because the truth is you have no reason to have confidence doing a 33 million dollar deal because you hadn't done a 33 million dollar deal. Once you do one, then you're going to want to figure out how to do a 50 million dollar deal. Once you do that you're gonna be like, oh, you're gonna find out it's easier to do bigger deals than it to do smaller deals. Awesome. Now last thing I'm gonna say is I would put your portfolio on one spreadsheet, build a PSA P L on one spreadsheet, one deal. Advertise for investor, tell them that it's a must sell urgent. I'm in trouble. You're going to drag, you're going to troll for some guy that wants to beat you and then you're going to clobbering. Awesome.
Okay.
Okay, let's go to, let's go to Aaron. Hope that helped. Thank you. Yeah, appreciate you guys. I just gave them $33 million worth of advice by the way, for free.
Aaron.
See there's some people saying I'm in Savannah, I'm close, I can help you. Okay? Yes sir. How you doing Aaron? Doing good. So I'm sure that many of us, you know, here on the call today, we're looking to Transition from our W2 job to you know, doing full time real estate. My plan was like three to five years, right? I had it. I'm like, okay, I can do this. I got caught up in the recent Microsoft layoffs. So my question to you, Grant, is I wanted to transition, you know, three to five years. How do I accelerate that? You know, what are some things that I can do to accelerate maybe? And, and I'll give you a little, a little caveat to that. I got nine kids to feed, right. So I got, I got, I got a big, I got a big wagon to pull here. Right. So my question is, is like does it make sense to go back to W2 now and you know, do that for another three, five years? Or should I just, like, fully transition hard? And what, what are the things that I can do to make that happen? Well, how much money you earn in Microsoft? It was like 191 base and like 320. Yeah. And then. So when does that end? Or is it already ended? Yeah, the severance is for, like, I don't know, maybe two to three more months and then you're gone. Yeah, yeah, yeah. And how much dough you sitting on everything? About 800. Everything's 800. So I'm gonna take the 800 and I'm gonna invest it in a deal. All of it, by the way. I'm going to zero. I'm just telling you what I'm going to do. Okay. And I'm going to be earning, you know, $48,000 a year, and this is what I'm living off of. I'm living off of four grand a month from that real estate investment. That's all I live on. I don't know. I don't know what else you do for money or income or. Your house. You have a house? We rent. Okay, good, good. I like that. Any other dough anywhere that I just. I gave it. I give it all to you right now. Yeah. Good. So, I mean, I either take 800, dump it into one deal, or I take the 800, dump it into one deal. That's. I'm gonna feed this deal to go, you know, do a bigger deal. Now, would I have a job in between? I mean, can you live on four grand a month? No, I got. I got a wife and nine kids. Yeah, right, right. Oh, yeah, I forgot about the nine.
He's gotta get out of the house. Get out of that house.
Damn. Nine kids. God damn. Yeah. Would I. Would I go back and get a job with one of these companies? This is a four trillion dollar company. Laying people off. Yeah, four trillion. I get heat for laying people off. What do you do? You're an engineer? Engineer. Account manager. Yeah, yeah, yeah, yeah. I mean, look, I think I'm gonna. Am I gonna go hard on this? I think I'm probably going to replace my income with another job, just to be honest with you. Okay. But I know I can work 100 hours a week. A lot of you guys won't work 40. You won't work more than 40. And you got nine kids. You know, my kids are calling. I answer the phone, but I don't talk to them. I'm like, man, I got to call you back. But you know, I'm going to be available for Them, but I can't, I can't give them any quality right now anyway. So I say, hey, I got to call you back, and I will, but I think I'm gonna go pick up 100. I'm definitely gonna do this either way. And then I would go pick up 100 to feed the kids. Yeah. So. And then you and your wife got to get on the same page about, okay, what are we doing here? Like. Yeah, because you got to get busy now. You've been busy. Been a lot of that. Been a lot of that going on, bro. Okay, still going. Damn, bro. You, you, you're going to say the, the, the, the, the, you know, you're gonna say, be fruitful and multiply. That's what they said, right? I, I, I, I. Look, I commend you, you know, if you're actually the father, I commend you. I don't think you have any proof of that, but, bruh. But yeah, that's what I would do, bro. And then I would, I would start putting. I would start syndicating real estate deals. And if you could figure out how to, if you could figure out how to go from that to the syndication. I know that, Jared. It's obvious. Are you in the mentoring right now? Yeah, so, I mean, I'm in the process. Right. So I started off with the Real Estate Interactive, went to the mentorship. Let's see, was last January, met you in, in Scottsdale. And, and, and that's where kind of things just kind of unfolded for me. So I met people there. You say your net worth is your network or the other way around. However you say it, right. That's totally it. Right. I've met some people there. I went from zero to 339 doors. You're sitting on three. I'm living the dream. I'm making it. Tell me that you didn't, you didn't tell me you had 339 doors. Yeah, yeah. So it's, it's happening, right? Like, I got, I got a couple deals under the belt. I'm with, I'm with syndicators right now. And so we're, we're making it happen, but it's kind of like, you know, can I make it all happen right now, or should I do. Well, you can't make it all happen, right? No, but I can't make everything happen. Nobody can make everything happen right now. But you guys could start moving in the direction. Yeah, like, I can't. For all of you out there, like, I can't tell you the importance of being mentored and supported not just by myself, but by a community of people that all have a like interest in moving in a similar direction. And then you're going to get feedback from people, they want to move faster or slower. And then you guys get to decide what speed you want to move at. I also can't tell you how important it is to understand that the guy leading the group I'm always worried about, can I actually get to where I want to get? Like there's tremendous self doubt in all of us about where we can get. I'm Talking to my 13 year old this morning. I said, you think we could. There's this thing we're working on. I'm like, hey Scarlett, do you really think we could pull this off? And she's 13 years old. Like I really probably shouldn't even be asking her. Oh, papa, I know for sure you can do this. She has zero doubt that I can do this when I'm filled with it. And I think you guys hearing that, that happens to me. Regardless of how much I've achieved that, I still experience this self doubt and show up. Okay? Makes it all right for everybody to have some self doubt and continue to show up. So I appreciate you and your wife working on this, having the nine kids, man, that's. I wish I would have had more kids. I mean, I'm being really honest now. And the fact that you've already picked up 300 units and you got 800 grand is fantastic. So I look forward to helping you grow out of this problem of having to worry about a trillion dollar company getting rid of you when they're done with you. And that's going to happen to everybody. By the way, guys, you're going to see, I believe in my lifetime, I'm going to see the largest unemployment we've ever seen in America. In the future, we're going to see companies start moving to robotics. This is a real thing now. It's happening. You're seeing AI replace graphics and cameras and editing and like there's a lot of change. So we hope, we hope you guys take advantage of this opportunity, start investing in America. There's so many things that says, this is a great time to do this. I talked about this yesterday morning, okay, about timing. You know, in real estate they say, look, don't wait to buy real estate. Buy the real estate and wait, okay? You just wait. You wait for time. Now this isn't a single family home. So typically what you guys do is y' all wait until you die. And you're 89 years old and you die and then you sell the real estate and then your kids chop it up. In that case, they're going to chop up that house nine ways, okay? They're all going to make a decision to sell that one house. Now, when they go out, when Aaron and his wife decide to build a portfolio, and they got 30, 40 years to build a portfolio, and they end up with a thousand units, and it's2045, guess what? When he dies, he's not selling the real estate. They're just sending the cash flow. Bang, bang, kid. 1, 2, 3, 4, 5, 6. They disherited seven because he turned out to be a bad one. Nine. And the wife, OK? Everybody gets a check. They get it from where? From the thousand units. They never sell the asset. There's no reason to sell it and chop it up, okay? This is stupid. America is doing this. They. They're passing nothing on ever. You basically die. They chop up the house. Three kids, or the nine kids argue about, oh, dad died, bro, you won't even be cold, and they'll be chopping that house up, okay? As opposed to they have an asset. He dies, the rent's still coming in. 992 people are going to pay you next month, $3,000 a month, and that's what the rents are going to be in 20, 45. 3 grand. 4 grand. 5 grand. He doesn't have to do anything. He dies. He dies. The wife gets remarried, she goes and has another five or six kids and repeats the process, all right? And by the way, there's a big benefit of not giving your kids these thousand units. Just the drip kids, 18 years old, you don't want to drop, you know, $200 million worth of real estate on him. You want to be like, here, bro, I trust you with three grand. I trust you with four grand. Not. Here's all my. Because most people don't even want that. And all you guys that own businesses, by the way, you bought a business back here, this is your business, and you're going to pass it on to your kids. You ain't passing that on to your kids. Your kids do not want your company, okay? Most of your kids do not want to inherit your company. I'm talking about my own kids. I don't know that my kids want my company, but I guarantee you what they want. The cash flow from the real estate. They might not want to run this business, the education business, because it's a lot of work. Here we are on Saturday Sunday. Educating people. This is the easy part. This is the fun part, by the way. Educating you guys. Just getting you to come here. What did we spend just to get a million? We spent a million dollars. Everything that we'll earn on this mentoring program, we spent beforehand to build this network in advertising on Facebook and Instagram and YouTube. Okay.
Yeah. Let's go to Jamie.
Let's go to Jamie. Jamie, how you doing? Mm. And we're gonna go to Cynthia while Jamie figures out his. His audio. Great forehead, but I can't hear you.
Hi, Grant.
Hey, Cynthia. How you doing?
I'm doing great. Okay. As someone starting out in the real estate, investing without it is significant capital.
Yeah.
Okay. How can I position myself as a valuable partner or attract lenders to work with me? And what strategies can I use to demonstrate my value and make it appealing for others?
There's only one way to do that. What do I do? What do I do? What's the first thing I do every time?
The first thing you do every time?
I do the same thing every time. I am so. Oh, he's gonna do this right now. What do I do every time that I want to grab somebody's attention? I do one thing every time. Show you a deal, okay? There is only one way to get credibility in the marketplace. It's through the deal. You. You're talking to a broker. Hey, I saw your deal. I'm interested in buying it. I get the deal on the contract. I go to the bank, hey, look what I got. It's never about me. It's always, look at the deal, okay? Show them the Boca deal, okay? I'm always going to leave with the deal, okay? Because I'm not 5ft 8 anymore. Now I'm 14 floors. I'm 14 floors an acre. A swimming pool, 366 people. I go from making no money, okay, I have no money, to 366 units times 4,500. That's what my net worth is now. Immediately, as soon as I show the deal, Cynthia. I now have 366 units to pay me $4,500. It's 85% occupied. I know how to take it to 95, and I'll tell you how in a second. How much loan will you give me on this deal? And then suddenly the banker's doing the math. 366 times 4,500. I give you $140 million of debt. They will give this debt to you, Cynthia. They'll give it to Grant Cardone. You guys don't Believe this. They'll give it to anybody in this room. If you have the deal, they'll give you the debt. Okay. And it has nothing to do with your credit or your money.
Okay.
And.
And so I have the deal. Now, suppose I get other people to go in with me for that down.
Payment, and that's the only way you're going to get investors. Investors interested. You're not. Hey, would you invest with me? Maybe. Cynthia, what do you have? Well, I don't have anything. I was just. I would just want to know if maybe you would invest with me in the future as opposed to. Look what I got.
So I'm gonna have a deal?
Yep.
And then talk to people to invest with. Do I talk to them or the bank first?
Well, what's the sequence? What's the proper deal sequence? Can we go to that? Can y' all find that page? There's a proper deal sequence. And this is a great question she's asking, by the way. This is the value, by the way, of the mentoring. Her question becomes your answer. Okay, I think it's on page. What was it on page 25? It's the wheel, basically.
Yeah. There you go.
Go back. Don't let me do it.
Oh, there it is.
Y' all mess me up.
It's showing on this.
Oh, it is. Okay. Find the deal, contact the broker, underwrite the deal, write the loi, get a debt quote, raise the equity, close the deal, manage the deal and exit.
I must miss that part when I was on the phone with Jared.
Yeah, that's all right. But that's all right. You guys are going to miss a bunch of stuff. I'm going to show you something today. You're going to grow as an investor. You're going to grow as an investor. I'm going to tell you something tomorrow that I told you yesterday. And because you're different, tomorrow you're going to say, I didn't see that. That's right. So. So this is the value. This is the value of. Of not learning something that was written in a book 700 years ago, but learning something that is happening right now. That's why I always go back to show you guys deals. Some of you guys think I'm bragging about my deals. Actually, I'm sharing with you in real time the deal. Market it. I'm not showing you about a stock I bought four years ago. I'm sure. And how I made money on. I'm showing you, bro, we're buying this deal right now. If I bought that deal right now, how did I make sense of it? Somebody calls me up and says, you think Boca is a good deal? I just bought three deals there. What. What do you think? I think. Forget what I think or what I say. Watch what I do. Okay? And that is really the beauty. When you guys are on the Friday calls, you're going to hear the coaches say, let me tell you what Grant just did, okay? He just did this with a deal. Fannie Mae just gave him a loan. He did a deal with Fannie, but not Freddie. Oh, by the way, he just got some insurance from another group and it lowered his insurance cost 200. Like, we share all that with the, with the group and the other part.
With the people that are helping with coming up with the, you know, the, the lending and everything. How do you make. What type of deals do you actually make with them to make it more.
Interesting with them for them, you mean?
Yes.
That could. That. That deal could be any way you want it to be.
And that's where I'm confused.
Okay, so the deal is going to take care of your investor. Okay? The deal is going to take care of your investor. Just assume the deal services your investor. That's going to service your investor. Right? Now. The upside should service you. And that's why we gave you two. Some percentage of that, maybe. Okay? So the deal should support your investor. Ten people came in. That deal should support those 10 people. It's their money. If you had money in there, you would be 11 or one of the 10. And then the upside, this is where the, the value, the increased value calculator is like, that's plugging in for the future of how you get to monetize the future of this investment. That deal can be any structure you want, okay? And that deal structure is going to change depending on how sophisticated your investor is. If you were going to go to a family office that, that invests money every day and they expect to have an 8% return. You can't offer them 6%, right? Okay. So it just depends on what people want. If you go to family and friends, they're just. They just might just want to help you. Like, my mom's like, here, I'll lend you 130 grand. She gave me 130 grand in a deal. She's like, I don't want anything to do with the deal. I just want 10% of my money. I'm like, how about 8? She's like, how about 10 or not? Just get out of my house. I said, okay, I'll pay you 10 and by the way, I end up making like, I know 35% of my money and only paid her 10. So.
Great.
Yeah. So it just depends on your audience, really. Okay, let's go to. Thank you for by the way. Waleed. Let's go to Waleed. Waleed, how you doing, man?
Hang on. You gotta go ahead and unmute. Unmute. Waleed. We can't hear you. Go ahead and unmute.
Okay.
Now?
Yep.
Yeah, call Eugene. So my question is about like, other Canadian citizen. If it can like invest in the real estate on the street. The US I can't understand him. Guys.
Yeah, I can't really hear you.
Yeah, okay. So like, I'm Canadian. I live in Montreal.
You live in Montreal.
You live in Montreal? Yeah. They won't convince and do USA.
He wants to invest in the U.S. yeah.
You want to invest in the USA? Well, you should. Number one thing you should do is just become the 51st state. Don't fight it, dude. Don't fight it. Just lean into it, bro. And. And if you. If you. Look, if you make over 200 grand a year, you can invest in the United States without with very little issue other than regular forms that you have to sign. You make over 200 grand a year. We've changed all the rules since March of this year. $200,000 automatically accredit assumes that you are a sophisticated investor. You write a check for boom, you're done. You got it. Still got to do. I got to do know your customer.
He needs a tax ID in the.
U.S. i don't think so.
No.
I don't know. We'll figure it out, though. Text my office, 3054-070276-30540-0276 and we'll figure out how to get you invested in one of our deals.
Okay.
Or go buy one of those gold cards from Trump. $5 million.
Yes.
I don't know why you Canadians just don't just join the party. If I was Canadian, I'd rather be an American. Lucas with Canadian back back, you know, background. Jared hates me talking about the Canadian thing.
No, I like Canadians. They're really nice. When I'd had tough days and get hung up on all day, I'd call Canada because they're just so nice. They don't hang up on you.
Yeah, yeah, yeah. Okay, let's go to Mr. 10X.
Lucas.
I love that shirt. Dude, that shirt rocks. Me too. Thank you. Thank you for having my question. Well, I am in the process of relocating to Miami and to earn 1 million on my first deal. Which neighborhood? Near Miami? Fort Lauderdale. Hollywood. What price per unit? It's not really. It's not really about the neighborhood. The neighbor. I mean, the neighborhood's not the issue. The issue is you're going to go with 4 units, 8 units, 16 units, 32 units, 64 units, or 128. It's math, guys. This is pure math. Okay? Now, do you want a better neighborhood? Of course, because the better in the neighborhood, the more you can raise the rents. This is a $41 raise. I got to raise the rents. $41. This one. I got to raise the rents.$1250. Is there a neighborhood in Miami that you can raise the rents 1250? Yep, there is. Brickle, the Arts District, Boca, Fort Lauderdale. Now, you're gonna have to find something where the rents are only 1250. You're gonna have to go in there and probably put in a new kitchen floors, backdrop, fix it, get everybody out of there and raise the rents to 2500 bucks. We did this, by the way, in a deal in Boca. Can you show them the. The. The original Meisner deal? I think it's called 10x Meisner. Those rents were 2300 bucks. I bought it from a guy that bought it. He bought, I think it was like 80 properties. I called and congratulated him. Out of those 80 properties you bought, Jonathan, would you sell any of. Yeah, man. I got this one deal in Boca. It's too nice for us. I'd never heard that before. I said, what? He's like, we don't like it. It's too nice. They like value add. That's what his business model is. Everybody's got a business model. I know people's section 8 business model, entry level, government checks. That's all they buy. Then there's the value add. Then there's the newer stuff that has some increased value. Then there's the great stuff. He sold this to me. It was a different color. We raised the rents over a thousand dollars per unit. There's 232 units there. We increased the value of this property $25 million in 18 months. It was fantastic. And it's still fantastic. Two less than two blocks. Actually, less than one block away from this is that other Boca deal I just bought. So what do you guys see me doing? Concentrated investments in neighborhoods. So I guess my answer to you is do the math. You want to make a million dollars. Now the question is, how can you make a million dollars for you and a million dollars for each one of your investors, and that becomes even a better story and an easier way to make to raise money. Let's go to Marcus and then to Randall. And this is, this is what I hope to do with you guys over the next 52 weeks. If you guys find value in this, make sure you go to GrantCardOne.com for join. I think it's 2,500 free. Okay. The private networking group. You cannot buy this. The only way to be part of this networking group is to join the mentoring program. I'm 67, 40, 39 years. So we could have had this group for 39 years if we had the technology and we didn't. Okay, now we have the technology. We can zoom to you whether you're in Cincinnati or Singapore. Okay, let's go to Mr. Marcus. Marcus Lewis. How are you doing, sir? I'm great, thanks for the time. So group called last Friday. About 10 days ago. You talked about how you really want to avoid the blue states. Me, unfortunately, I live in Oregon. I'm tied here for a while. What do you, you know, what would you want to do? You know, because obviously I want to stay in my market where I can go walk down and, you know, get a real feel the property, everything you've been saying, what would you do out here in the northwest? Like, I've looked at Boise because Boise still stay in red and it's you know, seems to be growing pretty quickly from when I was out there two years ago. What would you do if you were in my spot? Where are you right now, Marcus? I'm in Eugene, Oregon. So college football, The Ducks, bro. I like it up there. I got to tell you, man, they beat these markets up. They do stupid stuff and then the people go rational again. They get rational insane and they. You're seeing a big flip around the United States right now. People are tired of the dumbness. Like it's not even blue or red anymore. It's just like, come on, guys, we're insane. This is insanity. We're destroying our property values. And Oregon is beautiful country, man. Like, it's. You cannot get Oregon anywhere except Oregon. So I don't know that I would give up on those markets. I would find those pocket spots people want to live in and make big bets. Okay. I mean, would you say I'm from Lake Charles? I'm from Lake Charles, Louisiana. Okay. Like, it's a refinery town. 90% of the people I grew up with, maybe 95 never left. I did, but they didn't. There's two dentists there, Mark and David Dolphin ball. I played with them when I was 10 years old. They're still there doing teeth 57 years later. So would you with everything with the universities here. I know you said stay away from like the student housing and such. With where I live in Eugene are constantly building a new high rise apartments because the city zoning. Yeah. They're not allowed, you know, sprawled out. Right. What would you start looking for here? You know, I would try to go buy some of that sprawled out stuff. The older that they won't allow you to rebuild anymore around some of the vertical stuff. Okay. Because I think that that sprawled out stuff is going to be very, very valuable in the future when nobody can build it again. Okay. And then the college thing. Look, I might be completely wrong on the college thing. I don't think I am, but I could be. But it has never been my. I know this. Freddie and Fannie are going to penalize you for buying college towns if you're more than 40% military or 40% housing. College. What's it called? Student. Thank you. They're going to penalize you. They're going to charge you more interest. They're going to be less. You know, they're worried about it too, so. But I would go for the sprawling thing again. Why? Because your city won't let you build it anymore. Los Angeles, San Diego, you can't sprawl. Anything, bro. They won't allow anything right here in Miami. I bought a deal. We bought a deal last year. It was 40 acres. If something happened to that property, there's 400 units there. They wouldn't even allow us to build. Build. They, they would force US to build 1200 units at that same location. Which means not only will no one ever build there, if they were to build there, they would be forced to spend three times the money to do it because the city will not allow sprawl. Expansive low density housing. Santa Monica. Santa Monica. They're going to get rid of all the single family homes over there. Somebody's going to, they're doing deals right now. They're going to go in there and they're going to build some 15 minute city over there. They're going to build probably they lost 18,000, 14,000 units there. Somebody's going to go in there and put in, I don't know, probably 25,000 in a town that had 14,000 homes. Well, that makes a lot of sense. It'll all go vertical, bro. There'll be one police department, there'll be retail around. It'll become a mega multi billion dollar project. Handful of guys will make a bunch of freaking dough and everybody's going to have a view. You're going to own nothing and be happy about it. They already do this in California. It's so beautiful here. I own nothing, but it's so beautiful here. This is what we pay for. They take it in the ass every day in California. Look, this is what we pay for.
Look what they just did in the Palisades.
Yeah, exactly.
They're getting back all that stuff and they're rezoning it for.
So, So I don't know how many of you know this, but the state of California just look it up. When they passed the UAD bill, the UAD bill was basically you get to have, I think it's called uad, the extra unit. Aaud. Aud. Okay, The AUD deal. Adu.
I'm sorry? Adu.
Adu. You had it wrong. I had it wrong?
Yeah.
Well you got it right.
2022.
This is the testimonial.
2022.
ADU. I'll give you my additional ADU.
Additional dwelling unit.
ADU. So the state of California passed the AD. DU. You want ADU? You want to read it?
Yeah. It says in California the term ADU refers to different pieces of legislation depending on the specific focus of several bills related to. Oh no, this is.
Oh my God.
Accessory.
Accessory.
Let's Let Annie do it.
Sorry. California has gradually been making the ADU accessory dwelling unit construction easy over time. The first statewide law allowing ADUs was 1982. But a more significant change occurred in 2016. Let's see here. Furthermore, assembly bill made permanently the ability to rent out ADUs and and removed owner occupancy requirements in certain cases was signed in 2023.
In 2023, they passed the additional dicking utility whereby all property in the state of California will be allowed to have an additional unit on the property in the state of California. Like, oh, look what they're doing. Let me tell you what they were really doing. They were approving the entire state in every square inch to be vertical buildings. That's the law they passed, okay? And the people in California said, oh, wow, this is a great thing. I could turn my garage into an additional unit and I can get income, bro. That was not what the law was passed for. The law was passed so that you guys all signed off on. Everything can be multifamily now. There is no single family housing in the state of California. It is all multifamily housing by law. And the state passed the bill, okay? And you ain't unpassing it now. Which means fire comes through and burns Malibu down. Altadena down, Santa Monica down. Guess what? They're already approved to build multifamily in those markets. So where you guys think we're going? America will. America allows more legal, legal immigration than any country and all countries combined. There's one hundred and eighty nine countries in America. We allow more people to come into our country than Canada, Europe, all of South America, all of Asia, all of China, everywhere. All of Europe combined. We allow that legally. In the last four years, we allowed a whole bunch of people to come in here illegally, okay? They don't have housing, folks. When you come in from El Salvador, you don't bring a house with you. You bring a bag and you bring a phone and you probably bring some drugs with you. But you don't bring a house with you. You come to this house without housing in a country you already had housing shortages. And when those people come to this country illegally, they're not going to cities where there's nobody there. They're going to cities where there's jobs so they can work in a restaurant or work on a farm or et cetera. So anyway, the play is there. All I'm saying to you is the future. The future is. The future is in multifamily homes. There's no argument. You Guys can give me where you can talk me out of. People won't live like this. Not only will this be the way people live because it's affordable, people will live like this because it's actually more desirable. Okay? What groups of people would live in a multi family complex?
You're 85 years old, homeboy, with nine kids.
Okay? Yeah, okay, you're 85 years old, you're single mother, you're a widow. You're 85 years old, you have no kids anymore. Do you really want a house? Mow the lawn, take care of the roof, the plumbing, Maybe. Maybe you do. Or like my mom, she. She loved living in an apartment better than she liked living in a home. She's like, the light goes out, I just call up Jim. Jim comes in and fixes it up. I go outside. She smoked her cigarette. She'd look at the swimming pool. Okay? She never got in the swimming pool, but she'd look at it, okay? She'd have a friend over, they'd come into her unit like it was easy living for her. This is desirable. How about for the kids? 28 years old, bro. They don't want a house, they don't want a fence, they don't want any responsibility. And hey, don't blame them. They're like, I'd rather travel around the world. I don't want a car, I don't want a house, I don't want a lawnmower. I want community. I want to be close to my food. Ryan Seko, that works for me. I don't think Ryan Seko has ever turned a stove on in his life. Okay? I don't know that Ryan's ever used a microwave except maybe on the plane. Okay, Ryan calls Uber. Hey, deliver my food. I don't think the guy's ever cooked anything in his entire life. Okay, let's go to Randall and then Deidre. By the way, we could do this all day long, answer questions. We're not going to do that though. We're going to onboard everybody here in a few minutes. Hey, we're going to take our offer down here in about 10 minutes, guys. I'm going to answer a few more questions and then take this down. GrantCardOne.com Grant. Join. Join. GrantCardOne.com join it's 5,000 bucks. It's tax deductible. Let me tell you one other thing. What's the tax code again? 469-C7.750 hours a year tax code. What?
469-467-C7.
Not only is this tax deductible, 100% tax deductible. That's a reason to do it. Okay? Not only that, it will. We're going to do one hour, 52 weeks of the year. That's 52 hours plus five times, 35.
Times the program's 22 hours for the.
Course, 35 hours for the, for the live events. This is the weekly events. The course is 32 hours if you only did it once. So that's 111, 119 hours right there. That applies to your 750 hours. All you got to do is go out and look at real estate two hours a day. By the way, you can do that online. You can do the research online however you want to do it. This applies to your 750 hours, which means not only is that already tax deductible, but everything you buy going forward becomes tax deductible against earned income. Okay? Now you should check with an accountant to do your homework to figure out how all your earned income in the future would be written off against all real estate purchases. Meaning if you made a million dollars a year in real estate or at Google and you bought a piece of real estate that had a million dollar loss. The way I understand this tax code and the way I've used it is my tax bill is zero. Okay? But you guys have to become professional real estate investors to qualify for that. Even if you don't qualify as a professional real estate investor, it's still tax deductible based on tax code 4, 6, 9C7. Look it up for yourself because your $5,000 is deductible when you pay it today. Okay, let's go to Grant Randall. Hey, Grant. How you doing? Good, sir. How you doing? I'm blessed. I want to thank you first off for doing the Arizona thing a couple of weeks ago, then for hooking me up with the veteran group. I'm closing on my first five unit right now. I'm able to out 200% in 210 days, which will give me a $3 million to invest again. Plus I've got $2.8 million with assets which I'm liquidating right now. That being said, can you get on your computer? Would you rec recommend that people join the mentoring club? Has it been worth the money to you? It's totally worth it. 100%. Okay, what's your question? Would you get on your computer, look real quick and look up 2730 McMillan in San Luis Obispo, California. Love that mark.
2730 McMillan I sent you a PDF on it.
I mean, I'm switching my screen if I can to show y'. All. Oh, no, my background's on two seven three.
What's the address again?
2732-2730 McMillan Avenue. With your underwriting tool, it is coming up at a 4% cap at 18 million. That is the cost to build. I wanted to know if you wanted to invest in that. Let me manage the property and give me 20%. And then I've got another lead for you for a. Another unit. A 26 unit place in Pismo Beach. I'm trying to put money in your pocket. And my pocket is. Is this it right here? No, that is not it. 26. 27:30 McMillan.
Oh, is this land?
That's it.
Is this land?
It is a brand new build.
Is it land? Is it built? Is it done?
It is not done. It's got the permits in place. It's ready to build. Total cost is 18 million, which is what your underwriting tool says. The value is now at section 8 income on here because we are in one of the highest paid. No, I would not do this.
It violates. It violates his rule. Doesn't cash flow from day one?
No, I do. This is a rendering. I was going to give you a cash flow deal that the accident. To offset that.
Yeah, yeah.
Look, the thing is, you guys have to know your investor too. Like. Like Grant said earlier, like. Like he doesn't buy section 8. He doesn't buy student housing, he doesn't buy self storage. Like that's just not his business plan.
I would let these people finish it and then go buy it. I just figured it was worth pitching you, man. Yeah, no, that's good. It's good. It's awesome. Dude. You got to look at a lot of deals, guys. I. I look at a lot of myself. Yeah. Yeah. Great to have you here, brother. Appreciate it, man. Thank you. Glad you're doing so well too.
Let's go to Deidre. Deidre Johnson.
Hello there.
Hey, Deidre. How are you?
Okay, so I'm following up on yesterday's question which I don't have any deals. I'm in the club. It's being mobile more. Grant, you had a story of few days ago what you were saying about a four unit. Something new, did you say? Fannie, what you said was I have the link, but you know it. 5,000 down on 100,000 purchase live in 12 months does not affect your income.
I have a question.
What does that mean? Do I not pay rent and then Move out and raise the rent 200 and make 2, 200,000 and I, and that depends, I asked the question. Depends on the numbers.
So Deidre, what he's talking about. So just. So Fannie Mae on a four unit deal or smaller, Fannie Mae will let you buy that deal right now for 5% down the loan you up to $1.396 million and you have to occupy the, the, the property for the first 12 months. Maybe you have a life event comes up that for forces you to move out earlier and then you have to put a renter in the, in the unit that you, you vacate. But what he's saying is you buy the deal, you rent one of the units from yourself at let's say they're a thousand. You rent one for yourself at 1200 and then when you move out, the new renter comes in at 1200 and then you raise the rents on the additionals to 1200 each.
Yes.
And now you have, now you have all four units at 1200amonth.
Okay, and then the 5%, what was that 1 million? What the loan did you say?
Let's say you bought a deal, four units. Let's where you live, Vista, where you.
Where you love and left but wherever. But I want something in the north immediately. Yes. San Marcos.
San Marcos, Escondido.
Okay, so let's say, let's say you bought four units for $180,000. How much is that? Four times? It's seven. How much is it? 723. Yeah, 720. Okay, it's 720,000. You can put 5% down. So it's $36,000 down. And you're going to finance, I don't know, whatever that number is. 684. Yeah, four units. And let's say the rents on these four units are.
1800Amonth.
Okay, 1800amonth. You're going to take the worst, let's say A, B, C, D. Okay, let's say three of them are renting right now. You're going to move into this one and you're going to change the rent to 2,800amonth. I'm going to hack myself. I'm a Jack me. Okay. So that can move all my rents up. I'm going to keep these guys at 1800amonth until they move out. Now you could have some kind of rent restriction in California, which you probably do, but I can do myself and nobody's going to complain because I'm not suing myself. Okay. So I'm going to put myself in at 2,800. I'm going to move into one of them maybe.
Or the immediate.
I would.
And then I'll handle the 12 month. I know people up here.
We'll figure it out. Good. Now you're like, why? See some of you guys, y', all, this is what y' all do. I'm a living one for free. You just, you just blew. You just destroyed the value of your own property. What do you mean? Well, if you move in and live there for free, you just. That means that unit's not getting any value. And the value of your real estate is. Is based on whether the rent. Rent is collected. So don't do that. You basically pay rent. So you increase the value of the real estate more than the rent you paid. So watch. I pay 2,800 and I go to B, C and D and I'm like, hey, guys, I have the worst unit. I'm telling you. I have to raise the rents to 2800. What do you mean? I have to pay 2800just to pay the damn note and the taxes. So I want you guys to know, man, the rents are going to 2,800, okay? By the way, yours is bigger, you have a better view, and you got VIP parking, okay? So the goal is to get these people convinced that that's the good thing to do because you did it right. Now watch when the rents go there. I have four units now times a thousand a month. If I can pull this off, times 12 is 48,000 divided by 04. Because her rate cap, her cap rate is going to be a four. How much is that?
1.2 million.
Okay, I just made $1.2 million because I paid $1,200 a month. No. How much did I pay more? No. A thousand a month, right? Yeah. I paid, I paid. How many of you would pay $12,000 extra to make $1.2 million? Just so like 100x return. 100x.
Okay, but I missed that.
What?
How many units was that? This last one?
Four. Four units.
He's doing the math right now on the thousand dollars of additional rent per unit for the four units. He's doing the increased value calculation.
So what am I looking for? I'm looking for four units in North county where the rents are $1,000 too low and I can raise them. See, now you guys, okay, you're backing. You're basically doing reverse engineering on the calculation to hit your target.
Huh? Okay, so, so what is it? What is the starting. If it's low. What's the starting rent and what's the.
I don't care. I don't care what the starting rent is. I just. Okay, just. The rents could be 3,800. If they can go to 4,800, it works.
Okay, so you're just saying look. You're just saying look for something low for that market.
Look for something that's under rented in that market. There is always something under. Under rented in the market. There's always some mis value in the market. Why would someone miss the value? Let's say this guy bought this thing in 1990, and he bought four units in 1990. You couldn't get a U haul in the state of California. There were so many leaving the state. 600 banks had collapsed in this country called savings and loans. You couldn't get a loan on a deal. You could buy this real estate. This guy, let's say this guy bought this real estate for 10, 25,000 a unit. 30, 35 years later, the rents are $1,000 a month. Do you guys understand that every month he earns $4,000? Let's say the rents are two grand a month. Now he's earning $8,000 a month times 12. That's $96,000 every year he makes what he paid for the property. 36 years, 35 years ago, he's been paid on this thing so many times, he don't care. Man, you should raise the rents. Nah, leave these people alone. By the way, he could have 12 of these deals. He was smart enough. He's a surfer dude, and I know a surfer dude down there. He ended up with a thousand units like this. Buying them cheap, man. Just sat there and every cycle he'd go surf every day. Just wait for the wave to come to him. He'd wait for that wave, baby. He'd pick it up and hang 10. Okay? He did this for 30 or 40 years. My friend Dale Christiansen, who I got started in real estate, he called me the other day, man, Grant, thanks for getting me started. He's 52 years old. He's got 400 units. Just gush money, okay? Now what he's going to do is he's going to sell all his 400 units and try to move into newer stuff. The new, he doesn't have to manage as much. But you guys understand. Why did this guy not raise the rents? Because he don't need to. He has no debt. He has no expenses. Basically, he's 80 years old. He doesn't spend money. You guys Understand, when you get older, you're not going to need money. Your spending is going to collapse, which is a big concern. Should be a big concern for America. When all these people my age hit, no matter how much money you have, if you don't have the energy, you're not spending the money you got. 75 million people all get old at the same time, bro. Cruises go get clobbered, trips will get clobbered, Vegas will get destroyed. European travel, I'm like, yeah, I got money, but I don't want, I don't have knees. Okay. Yeah.
Yeah. And right Now I'm renting 2500 two bedroom and I haven't rented the second room, so I'm just busy.
Yeah. So.
But it's a two bedroom, it's done a done deal. So.
Yeah. Okay. Hope that this is just simple math. Okay. And keeping you guys focused on where to go to do a deal. How old are you? I did, I didn't hear. She got muted again. I mean, she's old enough that she's not going to probably go back into coding or in the sales, pharmaceutical sales. So.
But okay, I, I said jokingly, and I'm 4 years old, but I, I just, I've been, I've been just.
What do you call it?
Doing watching all these Internet businesses. I just so happened it got four. Four of them and I don't have to work 100. So I just been letting my money ride and now I have to put on the brakes and, and I can quickly do, you know, get some money and then. Yeah, and then, and then focus on you. Because I'm really bought because this debt inventory.
Yeah. My point is, Deidre, no, Regardless of her age, everybody can play this game. You can be 17 or 77, it doesn't matter. There is no restrictions in real estate. You don't need a license, you don't need money, you don't need credit. The way I'm buying it, you don't. Okay. You don't need credit because they're going to lend you against the property, not against you. So Fannie Mae cannot turn you down on these because of your credit. They can turn you down because you can't manage it or they didn't believe your story or because of the debt coverage ratio. All these things will be going over with in the Metro. Okay. All right, in summary, who's on right now, how many we got on right now? I want to be sure. Okay. Because I can't. We. You got. I know you guys will have questions until midnight784. What I want to do is transition into the onboarding right now. I think that's the best thing to do. What do y' all think?
Yeah.
So for all of you that took advantage of the opportunity we proposed to you today, okay, this is going to be the last time we offer to you. If you don't own the property, everyone else has control over you except you. And I'm not talking about you owning your little house, okay?
