This is a YouTube video titled "Now vs 2008." containing a discussion between two speakers analyzing the differences in the housing market conditions compared to 2008, focusing on homeownership trends and rental market pressures. The conversation appears to be an informal dialogue but does not include a speaker named Michael Martin.
I know the market is changing. What are you seeing different? What's different about this than 2008?
Back then, there were a lot of people that were getting home loans that probably shouldn't have. And, you know, just like anything, a lot of buyers, not a lot of houses, drove the prices up. I know at one time there were 4 million homes on the MLS that just drove prices back down. So that's what was going on at, oh, eight. We saw a real shift of people into the homeownership space. Really, the only thing that happened is these homeowners that shouldn't have been homeowners moved back over to the rental side. So we started to see homeownership go down and the rental side of the equation go up. That put a lot of pressure on the existing supply of multifamily. So everybody's like, oh, my gosh, rent's going like crazy. They keep going up. It's because people are moving out of houses into the rentals, and it created all this rent growth. That's kind of what started this syndication.
