A short monologue by Ian Ugarte using his experience on a long run (noting ‘bad’ phases around 3–8 km and recovery signs after ~8–11 km) as a metaphor for pushing through difficult but necessary tasks in property deals and business. The speaker emphasizes that everyone’s painful point differs, that there is usually one disliked task that must be pushed through (e.g., meeting preparation), and that enduring that hard bit often yields better outcomes.

Ever wondered about how pushing through the hard bit has its better outcome on the back end? I got 30 seconds for you to watch this first and then I'll talk to you about it.
I've known consistently that when I'm running that at the 7 or 8k mark, from about 3k's to 7 or 8k's, I always feel like absolute crap. I feel like, oh no, this is not going to be good today. And I'm on a 24k run today and we just hit the 8k mark and so I don't know if you can see it, but I've just got a rush of goosebumps come through my body and I know for me that that's a sign to say, alright, we've chewed up the energy stores that are low and not making you feel good and we're just starting to release stuff that'll make you feel better. Now, I'm not saying that I feel wonderful, but I know for my body that that's a condition that I bear with. The same thing can sometimes happen with my body where between 8 to 11 ks I lose the feeling in my lower legs, but 11 ks, the pins and needles start to disappear. Now that's my body. When we talk about property deals, we talk about relationships, we talk about all these things that have the difficult times for you. There's going to be one thing in a property deal that you hate doing, the one thing that you want to make sure that you push your way through and that's going to be different to the person next to you. So I get a whole bunch of people say to me, oh, can I just come along and I'll work in your office for free and I'll work alongside you. Well, that's great, but you're actually not really going to get the full context of what we do on a daily basis, what I hate doing. And you'll miss all the phone calls in between anyway, the ones that are the difficult ones that get me over the line through a property deal, they get me over the line through a business structure which gets me over the line when I see an opportunity. And there's that little bit of work that I hate doing. I hate preparing for meetings, but it's that little bit of hard work that I prepare for a meeting that helps me go in and be very clear in my focus about what I'm doing. So remember, for you it's going to be very different to everyone else. In every property deal, the structure will always remain the same, but pushing through that little bit is always good. And I'm feeling a little bit better now.
