Ian Ugarte and other speakers present INVIDA/Invita’s co-living property investment approach as an "outside the box" strategy that generates positive cash flow for investors while delivering social benefits to communities. The design is positioned as adaptable across demographics for the next 50 years—serving singles, couples, multi-generational families, older renters, and professionals—and uses what the speaker calls a "circle of life" model where rental income helps owners pay mortgages and the dwelling can flex as occupants age. Testimonials emphasize transformative effects for tenants and investors and highlight professional, crisp designs that attract young professionals.

Nowadays, with investing in property, there's no financial stack up, there's no positive cash flow that comes from investing in the property. So we look at an outside the box strategy to be able to get people a monetary return while at the same time actually helping the community. More importantly, the designs that we come up with are not only just a design for a co living property, but they're adaptable to be able to meet the needs of a changing demographic over the next 50 years. So if you're going to build a house and investor, you, you're going to make sure that the house that you build now not only caters for the singles and couples that a co living house allows for, but you've also got multi generational families. You've got an older couple that may want to rent out some part of their house, you've got professionals that want to live together. Every point of demographic change will allow this house to be able to be rented, which means when your house is sitting full, houses next door will be sitting empty.
Invita gives people options. I think invita is very transformative. It transforms people's lives, it transforms the lives of the tenants, it transforms normal properties into co living properties.
They look professional and I think that that's why they draw in young professionals. They're clean and they're crisp and they're light. It's somewhere where you can imagine, oh yeah, I can imagine being here. I can imagine the space is mine.
It's also transforming the tenants because they're living in safe, affordable accommodation and it's transforming the investor big time because they're able to live a freer life with more options and more purpose.
It can be used by a young couple wanting to get into the property market by paying down their mortgage with income coming from the rest of their house. And then eventually when they have children, they can then grow into that house and as they get older, then we can actually start going back to the point where they become retirees. It's what we call our circle of life model.
